Arrived for furnace check today. Static pressure is running over the max rating. Heat exchanger looks good. Carbon monoxide test was 0 ppm. There is a 53 degree temp rise. All electrical is running in spec. I changed filter. Today you renewed your membership. System is running upon departure. Thanks for choosing LBA.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. 10-28-25 Start the boiler tuneup had a problem with the fill valve as a switch over to a repaired ticket

Started job at 8:45 clocked out at 10:08 Shop minimum//no parts used *)*)*)*)*))&)&&*)*;&&&))*)* Today when I arrived I met with Mr. Kraft. He relayed to me that the upstairs office furnace was cycling on high temp limit. During the diagnosis I discovered that the slow speed motor tap had become unattached at the spade connector. It was checked for proper voltage and reattached. The furnace returned to normal function. The furnace was then checked for proper component operation and a flue gas analysis was performed to confirm that the furnace is safe to operate. The furnace is now back in service and cycling via the thermostat. Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Customer called in about kitchen sink backing up. Upon arrival customer mentioned that when she was using her dishwasher, dishwasher started backing up into sink and also at the bottom of dishwasher. Ran water in kitchen on both sides and water draining perfectly normal. Informed customer that if water remains at the bottom of dishwasher, it’s going to be a dishwasher issue. Discharge drain for dishwasher is installed correctly. Checked water heater and water heater is 20 plus years old.

Found a crack in the heat exchanger. Furnace is under a parts warranty. I will have to order the heat exchanger tomorrow morning. I will call customer after I order it and update them on when it will be here.

Performed furnace maintenance on all three systems. I checked amp draws and tested components. I tested airflow and temp splits. I checked air pressure and checked for carbon monoxide. I ran a camera and checked out heat exchangers. Master bedroom indoor coil has bacterial growth growing on it. I showed customer and with customer approval we will need to order a UV light and schedule a time to return to install it. Main floor furnace heat exchanger is showing some signs of wear. All three furnaces are operating within manufacture specifications.

Arrived to remedy and inoperable system. Upon inspection of the system found that the burners would not ignite. Performed diagnostic on the ignition system. Determined that the issue is a bad gas valve. Called and ordered a new gas valve and sent a parts runner to retrieve it for me. Removed the old gas valve while waiting for the new one to arrive. Once the new gas valve arrived installed and tested system operations. Furnace is still not operating as designed. Reached out to York technical support to help diagnose the system. With the aid of York tech-support determined that our issue is a pressure transducer. Called and retrieved the part. Installed the transducer in the system. Tested system operations. Furnace is operating properly at this time.

Arrive for no heat. I found the inducer motor has seized up. I took it apart and oiled the bearings to see if it would start up. It did, but it’s very loud. Motor is on order and we will b back on Friday morning the 31st to install.

Went for a heating tune up. Tested for static pressure, system is passing when in heat. Did a combustion test system is within range passing. Inspected heat exchanger and there were no wear and tear. Did amperage draw on inducer was bit higher than max rating as well is leaking. Amperage for blower is passing and blower wheel is clean. Did clean flame sensor and pressure switch hose.
