Checked all operations in the cooling mode and inspected the furnace filter. I did find that the blower wheel was dirty and the static to be failing. Checked the outdoor unit and found all electrical components to be working and within spec. Found the refrigerant levels to be low, refrigerant was refilled with 2 lbs in 2018. Talked with the customer about findings and solutions to fix them. Customer decided not to do any repairs today.

Indoor Air Quality Enhancement: Responding to allergen concerns, our inspection identified a contaminated air filter compromising indoor air quality. We replaced the filter and recommended an air purifier installation for enhanced air quality. Regular air filter replacements and air purifier maintenance were emphasized to ensure continued indoor air quality improvements.

Full maintenance

1/4/24 - Completed heating maintenance on one furnace. Changed the filter, took amp draws and temperature splits, cleaned the flame sensor, and checked bearings. Overall, the unit seems to be running fine at this time.

Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Found that the system was operating beyond the maximum rated static pressure. Verified operation of all mechanical and electronic components in the furnace. Found that the inducer is leaking condensation into the furnace. Found that the furnace filter is packed with dust and debris. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan is starting to get coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth present on the humidifier panel and on the basement vents. Verified operation of the humidifier. Found that the solenoid valve is not allowing water to flow. Preformed maintenance on furnace for east side of house found high static in cooling mode found dirty blower fan and squirrel cage suggested blower clean also found capacitor for inducer motor was leaking acid upon customer approval replaced capacitor also suggested a I a q light and electrostatic filter for air quality . On west side furnace found everything checked out great only suggested an I. A. Q light for that system and electrostatic. I also brought up with the homeowner that there is no humidification on either system. The home has hardwood floors and in some of the rooms, ceilings and walls. Because of this, it would be highly beneficial to have a humidifier installed and at least one of the systems. it would also help with carrying heat. Keep the moisture in the winter. called sup out for further diagnosis on static air

HVAC Service: To address airflow imbalances and energy wastage, I conducted a thorough inspection of the ductwork and used Aeroseal duct sealing to thoroughly seal any leaks or gaps. This repair improved overall HVAC system efficiency and reduced energy consumption.

Upon arrival I checked all refrigerant components and checked the airflow through the system. Refrigerant levels were within factory specifications and I found the filter had become slightly dirty. I checked the static pressure and the blower wheel and found static was high and mostly coming from the return, and the blower was getting dirty. Upon customer approval we cleaned the blower and a supervisor is out evaluating static at this time.

8/28/23-performed cooling maintenance, washed condensor, took amp draws and delta, filter plugged upon arrival, changed and now has normal function, no issues found at this time

Arrived at 3:50. Found unit cooling as intended, looks like it went off on high head pressure, washed coil and found no issues at this time will attach picture of temp split. Watched it go from 82 to 79 in the time I was here.

Installed 50 gal. WH and installed PRV and set to 75 psi. Tested for leaks and cleaned work area. Presented work to customer.

Need to monitor refrigerant pressures and test static

I will be arriving Wednesday, July 5 to address the cast from her concern about water heater. Customer has noticed that water heater is leaking around the bottom. And water heater is 22 years old. Tank lining has been compromised and water is leaking. Based on age and condition replacement is needed. Also noticed that water pressure is very high and there is galvanized piping at the main entrance. Field supervisor arrived and assisted with building estimates. Customer did not want to move forward with estimates at this time.

Out today for a leak found coming from the bottom of their water heater. Water heater is more than 20 yrs old. No thermal expansion tank & no PRV (pressure regulating valve). Water pressure was in excess of 90 PSI. Water heater was actively leaking & their was water inside the pan under the burn chamber. This is a “non-repairable” event & we can only replace the water heater. Water lines have a good amount of galvanized throughout including after the meter. Presented water heater replacement options along w/ installing a PRV & filtration system. Customer wants to get another set of eyes on the problem. Thank you for choosing LBA Services. Cut out leaking press fittings and replaced.

Company arrived to install new tankless water heater. Company removed old water heater from home. Company routed new water lines to tankless water heater. Company moved mop sink over a couple feet and then made all necessary connections back to mop sink, company also installed to boiler drain hook ups to sink. Company also installed new ball valve main water shutoff along with PRV, 2 gallon expansion tank and sediment filter. Once install was complete company tested function and everything is functioning properly at this time.

Quoted customer different options for power vent style or standard with chimney liner.

Company came out for estimate on water heater replacement.

Performed ac maintenance x2 Front half system: Pressures are great on a 20 year old r22 system. Amps are a little higher than rated for and the inrush amps for compressor are over max LRA, so did recommend a hard start kit. Capacitor was almost 10mfd lower than is should be and advised getting it replaced but wants both hard start and capacitor as an estimate for the time being Static pressure is high on return side and was discussed with supervisor. Washed outside unit. Back half: All pressures, amps and electrical are within designed specs. No issues with how the condensing unit operates. Static pressure was high on this one as well but overall outcome he doesn't want to do anything about it at this time. Washed outside unit. Replaced both filters

Arrived to hvac maintenance. Upon arrival I spoke with the customer and was shown the location of the furnace, ac, and corresponding thermostat. We spoke about the poor airflow upstairs and how I would be checking the systems static pressure. During my checks I found the static pressure higher than the maximum amount allotted by the hvac and scheduled my supervisor to come out tomorrow and find airflow solutions. I replaced the Merv 16 air filter and flushed the condensation drain with water. I ensured proper blower operation and temp split. On the outdoor unit the compressor and fan were performing properly and the refrigerant temps/pressures showed proper heat transfer. The capacitor that fed the fan and compressor however had failed on the fan side and with customers approval I replaced this. I cleaned the outdoor coil with water. System running upon departure.

Company arrived Tuesday, May 16, 2023 to perform plumbing inspection. Upon completion of inspection company found water heater is one year old. Basement bathroom is in the process of being removed per customer. Kitchen is under current remodel, was not able to check functionality of sink. Although shut offs are quarter turn ball valve. Company found hot and cold shut off’s in master bathroom show excessive signs of corrosion. Customer accepted estimate to replace two corroded shut off’s in master bathroom with new quarter turn ball valve shut off‘s. While performing work company found cold line from supply line to fixture showing signs of corrosion, will not be able to fix without replacing faucet. After work was performed company removed aerator from faucet to clean out debris. Company found inner workings of faucet are full of corrosion. Recommend replacing faucet in the near future. Upon completion of work no leaks were present at emergency shut off’s. After clearing debris from

Company came out for gurgling noises coming from any sewer ran in home from upstairs. Company determined vent stack has obstruction blocking air flow so noises are occurring when plumbing is used. Customer mentioned kick then stack is backing up in floor drain of basement. Company determined physical shape of drain is in rough condition. Gave estimates to solve issues in drain system.
