Performed full heating preventative maintenance on one split system. Changed the filter and checked all electrical and mechanical components. The unit is operational at this time.
Upon arrival tankless unit was very loudly operating when fan would activate, and was having issues with hot water consistency. Performed diagnostic of heater including removal and cleaning of fan. A good amount of debris was retrieved from fan. Fan returned to normal function after cleaning. Checked the condition of flow and temperature sensors as well as the burner chamber and wiring harnesses. They looked to be in decent condition. While cleaning the intake screen hard water build was noticed. Hard water build up also broke loose and clogged the kitchen faucet upon operation of isolation valves. Discussed the flushing of the unit as possible solution. Though the outcome could not be determined. Unit will be replaced.
Andy has us out today because his pilot light went out and he could not get it to stay lit. We had someone out for maintenance and repairs two weeks ago. I cleaned the thermocouple and the pilot lights and stays lit. Waited for things to start heat and cycled boiler on and off 3 times. No concerns at this time. Callback on service.
Made repairs to boiler piping. After making repairs found that another boiler pipe started to leak at is at a small hairline crack. Made an absolute band-aid repair to it sealing it up. Replacement of the pipe will need to be done if band-aid repair does not work. Email An estimate to make correct piping. repair
12/20/2021 Company arrived at customers house to jet the main sewer line. Company found 2 big root balls and the main connect is disconnected. Everything is flowing at this time. Customer is aware of the issues and has a previous estimate for a spot repair.
Checked all operations in the heating mode. Cleaned out boiler as well as performed a combustion analysis. The auto fill valve is operating within factpry specifications. All radiators were heating up at this time and All water separators on the radiators were operating properly. Boiler is operating within factory specifications. Found A plumbing pipe on the boiler is very coroaded and very susceptible to springing a full on leak. Who will return this Thursday to complete the prepaid work of replacement of the pipe.
Upon arrival customer has had problems with sewer backing up. I performed a 73 or itâ€™s free drain clearing and sewer camera. I ran approximately 60 feet and hit tree root.I located beginning of tree roots.Camera was 5 feet deep just on the house side of the tree. Tree roots extend to sewer main. I am preparing two options one to jet and want to dig up and replace. No warranty on drain cleaning for today due to tree root issue. If customer decides to jet sewer after jetting one year warranty will apply.
Annual P3 boiler maintenance and inspection. Today we, cleaned and inspected the heat exchanger, cleaned condensate trap, flame rod, and spark ignitor. Performed combustion analysis, bled top floor radiators, checked system pressure and tested pumps. Spark ignitor rod has separated from porcelain insulation and should be replaced, rear heat exchanger insulation is breaking down and will need to be replaced upon next years maintenance.
Customer had company out for jetting on Monday, December 13 companies sure specialist and water quality specialist came out to further investigate line and self due to the fact drain technician/jetting technician Saw multiple breaks. After water quality and sewer specialist came out and conducted diagnostic/Camera inspection on line Company determined customer has three breaks the two first breaks at 20-25 ft are minimal offsets from roots Traveling down to saddle where line dips into main sewer. Customers main problem area is right on tap of sewer itself. Company determined based off of what camera has shown company cannot warranty line itself based off of breaks and company recommends 10 foot spot repair starting next to lantern light in front yard and going out to portion of concrete driveway approximately 2 feet into concrete. Line itself is approximately 3 to 4 feet deep to 6 at the main. company is going to provide year supply of root x since customer does not want Estimate for
12/13/2021 company arrived at customers house to jet the main line sewer and clear it of roots. Company managed to clean the line and found 3 spots broken in the clay tile portion. Company is sending out a sales associate to inspect the line and give an estimate for a spot repair.
Upon arrival I found that the system was not getting spark to ignite. After evaluating system I found that the heat exchanger had failed so I shut off gas to system and red tagged it. Customer had company come out to look over shower valve in upstairs master bathroom. Company found lines in shower to be full of calcium cleaned out valve and shower head of sediments. Suggesting replacement of cartridge shower is t heating fully.
Upon arrival at eight performed a sewer camera inspection. I entered the sewer clean out in front of home. I ran approximately 18 feet and piping is PVC 18 feet to first transition. At 22 feet develop length PVC transitions to play tile. The next four or five clay tile pubs are full of tree Road. I ran to the total develop length of 28 feet and could not pass a ball of tree Road. Was not able to enter city sewer because of the last restriction. I recommend we run our large jetting machine and follow with camera for a temporary opening.
Found that humidifier water was up to high. Adjusted water valve and everything tested as it should at this time
Annual P3 boiler maintenance and inspection. 3 year old steam boiler. Today we, pulled and cleaned the burners and vacuumed the combustion chamber, flushed water from boiler to removed buildup, removed and cleaned sight glass, tested low water cutoff and auto fill, measured gas pressure to burners and performed combustion analysis as well as electronic gas leak check. No concerns at this time as all operations are within manufacturers specifications.
Today I completed your annual heating tune up, I checked all safety and electrical devices to ensure your system is running safely and efficiently, I cleaned system and performed combustion analysis, checked for proper heating transfer, performed humidifier tune up. everything tested as it should at this time, thanks for choosing Lba, Eli
Andrew is new to the home and boiler did not fire up when he tried to turn it on. 23 year old Wel-McLain steam boiler. Pilot light was out. We re-lit the pilot and boiler came on. I checked for gas leaks and ran boiler to make sure everything is working properly at this time. I noticed some corrosion on a wet return pipe, youâ€™ll want to make sure this isnâ€™t actively leaking or a small section of the piping will need to be replaced. Has full maintenance scheduled for December.
Arrived at customers home Friday, September 10, 2021. Customer concerned about water pressure in upstairs master bathroom shower after work was completed on customers main water service line. Down showerhead clogged with some debris. Raised pressure on pressure regulating valve slightly Pressure now sits at 75 PSI.
Arrive to customers home to install equipment per sold estimate. Installed customer supplied warranty flush valve for power assisted toilet in upstairs hallway bathroom. Tested toilet multiple times to ensure function was proper. Shut off water to home and installed new pressure regulator and expansion tank. Set water pressure to 75 psi and expansion tank to match. Turned water back onto home and tested all new fittings for leaks. Bled air out of water lines in home. Company will honor one year warranty on all new equipment installed today. Performed Free Video inspection on customers sewer, found line that had been replaced approximately 2 hrs. ago to be loaded up. Line was cable less than 24 hrs. prior to camera. Line needs some type of repair made. Found heavy roots at tap with camera, line is open only no warranty at this time. Need Hydro Cleaned, left quotes.
Came back to clear main line for camera inspection.
Company arrived on August 16, 2021 for 73 or free drain special. Customer had mainline back up. Customer told company that he had a pipe burst done in the past. Customer is worried that pipe shifted or didnâ€™t get properly connected. Company ran cable through mainline and cleared obstruction. Company suggested that customer has camera inspection done on mainline. Company contacted dispatch and is having them set up a time and date for Camera inspection to be completed. Checked all operations in cooling mode. Return air filter didnâ€™t need replacing at this time. Only concern with the unit was the dirt in the outdoor coil, recommended performing an extensive coil clean to maximize cleanliness and efficiency of the outdoor unit. With customer approval I performed the extensive coil clean. Air conditioner is running properly at this time. Thanks for having me out today it was great to meet you!
Company came out due to the fact customers having a howling noise coming out of pressure assisted Gerber toilet in upstairs bathroom. Company ran a series of test and found customers cartridge going bad and bladder company believes itâ€™s due to hard water and borderline pressure issues. Company tested pressure and found pressure to be sitting between 75 and 80 psi Company recommends installing PRV and expansion tank to control pressure and coming through out household itself. Company also took the time and ordered customer supplied cartridge through flush mate under warranty customers bladder Is under a 10 year warranty And cartridge was under six-year warranty customer has one more year of warranty new cartridge itself. Company is also sending estimate for halo nine conditioner as well. Customer is going to talk things over with significant other and call us back with answer.
Arrive to customers home Thursday, July 8, 2021. Customer has multiple issues in home wishing to be addressed. First issue is bath tub in hallway bathroom dripping from waste an overflow. Inspected downstairs and found bathtub is still connected to canister trap. Canister trap would need to be removed to meet code. Customer would also like new hose spigot installed on side of home. Gave customer estimate for all repairs. Customer excepted estimate to replace hose spigot. Shut water to home and installed new ball valve to isolate hose bib. Repiped roughly 4 feet of piping in ceiling before hose spigot. Mounted hose spigot to side of home. Tested spigot for 10 minutes to ensure no leaks. Hose spigot is now functioning properly.
