Annual P3 boiler maintenance and inspection. 3 year old steam boiler. Today we, pulled and cleaned the burners and vacuumed the combustion chamber, flushed water from boiler to removed buildup, removed and cleaned sight glass, tested low water cutoff and auto fill, measured gas pressure to burners and performed combustion analysis as well as electronic gas leak check. No concerns at this time as all operations are within manufacturers specifications.
Today I completed your annual heating tune up, I checked all safety and electrical devices to ensure your system is running safely and efficiently, I cleaned system and performed combustion analysis, checked for proper heating transfer, performed humidifier tune up. everything tested as it should at this time, thanks for choosing Lba, Eli
Andrew is new to the home and boiler did not fire up when he tried to turn it on. 23 year old Wel-McLain steam boiler. Pilot light was out. We re-lit the pilot and boiler came on. I checked for gas leaks and ran boiler to make sure everything is working properly at this time. I noticed some corrosion on a wet return pipe, youâ€™ll want to make sure this isnâ€™t actively leaking or a small section of the piping will need to be replaced. Has full maintenance scheduled for December.
Arrived at customers home Friday, September 10, 2021. Customer concerned about water pressure in upstairs master bathroom shower after work was completed on customers main water service line. Down showerhead clogged with some debris. Raised pressure on pressure regulating valve slightly Pressure now sits at 75 PSI.
Arrive to customers home to install equipment per sold estimate. Installed customer supplied warranty flush valve for power assisted toilet in upstairs hallway bathroom. Tested toilet multiple times to ensure function was proper. Shut off water to home and installed new pressure regulator and expansion tank. Set water pressure to 75 psi and expansion tank to match. Turned water back onto home and tested all new fittings for leaks. Bled air out of water lines in home. Company will honor one year warranty on all new equipment installed today. Performed Free Video inspection on customers sewer, found line that had been replaced approximately 2 hrs. ago to be loaded up. Line was cable less than 24 hrs. prior to camera. Line needs some type of repair made. Found heavy roots at tap with camera, line is open only no warranty at this time. Need Hydro Cleaned, left quotes.
Came back to clear main line for camera inspection.
Company arrived on August 16, 2021 for 73 or free drain special. Customer had mainline back up. Customer told company that he had a pipe burst done in the past. Customer is worried that pipe shifted or didnâ€™t get properly connected. Company ran cable through mainline and cleared obstruction. Company suggested that customer has camera inspection done on mainline. Company contacted dispatch and is having them set up a time and date for Camera inspection to be completed. Checked all operations in cooling mode. Return air filter didnâ€™t need replacing at this time. Only concern with the unit was the dirt in the outdoor coil, recommended performing an extensive coil clean to maximize cleanliness and efficiency of the outdoor unit. With customer approval I performed the extensive coil clean. Air conditioner is running properly at this time. Thanks for having me out today it was great to meet you!
Company came out due to the fact customers having a howling noise coming out of pressure assisted Gerber toilet in upstairs bathroom. Company ran a series of test and found customers cartridge going bad and bladder company believes itâ€™s due to hard water and borderline pressure issues. Company tested pressure and found pressure to be sitting between 75 and 80 psi Company recommends installing PRV and expansion tank to control pressure and coming through out household itself. Company also took the time and ordered customer supplied cartridge through flush mate under warranty customers bladder Is under a 10 year warranty And cartridge was under six-year warranty customer has one more year of warranty new cartridge itself. Company is also sending estimate for halo nine conditioner as well. Customer is going to talk things over with significant other and call us back with answer.
Arrive to customers home Thursday, July 8, 2021. Customer has multiple issues in home wishing to be addressed. First issue is bath tub in hallway bathroom dripping from waste an overflow. Inspected downstairs and found bathtub is still connected to canister trap. Canister trap would need to be removed to meet code. Customer would also like new hose spigot installed on side of home. Gave customer estimate for all repairs. Customer excepted estimate to replace hose spigot. Shut water to home and installed new ball valve to isolate hose bib. Repiped roughly 4 feet of piping in ceiling before hose spigot. Mounted hose spigot to side of home. Tested spigot for 10 minutes to ensure no leaks. Hose spigot is now functioning properly. Completed full cooling maintenance. Checked mechanical components, electrical component and Temperature split. Cleaned condenser and changed filter. Unit is cooling properly at this time.
Checked all operations in cooling mode. System had low inflow from a dirty filter, with customers approval I replaced that with a brand new merv 16 filter. Upon further examination I came across that the air conditioner was leaking refrigerant causing a low charge. With customers approval I added 410a refrigerant back to factory charge and leak sealant to the system to combat this issue. The outdoor air conditionerâ€™s coil was also very dirty, recommended an extensive coil clean to resolve this and with customers approval I performed an extensive coil clean. Air conditioner is operating properly at the time of departure. Thanks for having me out today, it was very nice to meet you!
Pulled humidifier housing from return drop and leveled. Ran humidifier for 20 minutes and made sure it is not leaking any more.
Estimate for plumbing repairs.
Turned boiler on and did finally get to hear the noises Gerald had been intermittently experiencing. Water hammer on end of the line radiator. Pulled steam vent and replaced it. Turned boiler back on and hammering has stopped. System should be cleaned as sight glass is already dirty again. We talked about this and when we come out in the fall we need to bring 2, 4oz cans of Hercules Scout boiler treatment.
Upon arrival customerâ€™s main shut off valve was not operating. Gate valve had broken. I quoted a price to replace . Bronze option with a six month warranty. I shut off water drain down home cut out gate valve and installed ball valve.
Return the correct wiring. Thank you
Customer was told that water meter was spinning. I came and found backflow preventer which was recently been installed and she has no notice from the city for a test. I watched meter and did not see it moving I ran water verified it would move it did. Customer had been misinformed. Diagnostic and service fee only.
Tried to recreate banging issue. Let boiler and pipes cool down. Dumped some water out of boiler, water was not muddy. Turned boiler back on and let things heat up. No banging at this time. Did notice a couple of steam vents had been leaking so radiators we closed. Should replace steam vents so you can turn those radiators back on.
Returned to replace clogged up vinyl and remove condensate pump. Replaced with pvc piping. Tested system operation and made sure it was draining properly. Thank you
Cause of issue was that the vinyl drain was clogged up. Customer approved repair on running pvc drain. Will return tomorrow to get repair done. Thank you
Today I completed your annual heating tune up. I performed combustion analysis and tested all safeties. I changed your air filter and cleaned flame safety system. I found microbial growth in system and found that humidifier was not working. I gave customer estimates to have a I wave installed as well as having a new humidifier installed and he wanted to have work done today. Everything else tested as it should at this
Cleaned sight glass again, drained boiler, flushed mud from the bottom of the boiler. Ran boiler, made sure steam vents are working and everything is heating. Talked about possibly needing to test water and do boiler treatment. Will see how things go since the noise has gone away now.
