Arrived at the customers home to perform a furnace maintenance. Upon arrival I put the system into heating mode and began by checking static pressure. I found static pressure to be failing at this time. I changed the dirty furnace filter and verified all vents and dampers were open within the home as well as adjusted the blower speeds. Static pressure was still failing. I continued by checking all electrical levels and found the inducer motor to be over amping. I checked the blower wheel assembly for cleanliness and excessive play in the shaft. I did not find excessive play in the shaft but found the blower wheel to be dirty. I inspected the flame sensor which was good, performed a combustion analyzer test which was also good at this time. I inspected the heat exchanger and found signs of heat stress. I spoke with the customer on the phone about the inducer motor and cleaning the blower wheel and he would like to wait at this time. System was operational when I left. Thanks for having

Arrived at property and was greeted by tenant, he explained to me that his mainline was backed up and has been having issues with it for the past couple months. The house was built in the early 2000s and has a all PVC drain line. Upon Cameron section we reviewed that the customer had about a 13 foot long valley in the line from the basement out into the front yard. Build option for repair that we are unable to get a hold of homeowner to go over options.

Main Drain Clearing/ Camera Inspection. Arrives. Customer explained that his main line has been backed up for the past couple days. Upon inspection the basement had 2 to 3 inches of standing Sewage water. Found inside clean out in the basement and ran 300 auger about 50 feet in. Clearing the clog at about 20 feet. Watched water start to drain through floor drain. Line is open and flowing. Waiting for Adrian to arrive for Camera inspection.

Upon arrival customer had a supply valve on cold side under kitchen sink to which handle was broke off, customer disconnected and removed that stop and installed new 1/4 supply valve for ice maker line. After installing stop and trying to reconnect ice maker supply line the 3-8 copper line got bent and so when water was turned back on at valve, it leaked, installed small section of copper pipe for customer and tested for leaks. All good no leaks present at this time and fridge now has water running back to it.

Upon arrival will turn main water off, then cut out and remove old supply valve underneath kitchen sink and install new 1/4 turn supply valve, will then turn main water back on and test for leaks by airing out lines. All good no leaks present at this time, and all fixtures are working properly.

Showed customer the failed static pressure on the system, the wear and tear that it’s causing on the system and how it will shorten the life of the system. Customer needs to talk with husband before doing anything. Customer wants to fix things before parts start failing or system needs replaced. System is only 7 yrs old and wasn’t properly installed so the system is overworking and having multiple issues. I showed customer how we could fix the problems and how we could take care of getting everything up to manufacture specifications. Gas lines are not up to code so we would be able to fix gas leaks and get gas line up to code as well. Husband wasn’t available by phone and isn’t home between 6am-7pm so I gave them my number so they could take and he could call me tonight.

Checked all operations in heating mode and inspected furnace filter. Checked static pressure which it is failing at this time. A supervisor is making there way out to evaluate static pressure. Checked all electrical components found that the inducer motor is getting high amp draws, blower wheel needs to be cleaned there was also some heat stress on the heat exchanger along with three gas leaks. We talked about these concerns with the customer. She has to go over cost of repairs with her husband and wants to wait until supervisor evaluates static pressure.

Arrived at property and was greeted by homeowner, he explained that he has had couple back ups over the last week, but the line is not currently backed up. Drain tech ran 300 machine through mainline, clean out in the basement and did not pull anything back. Upon camera inspection, we saw that there was a soft blockage that I was able to push through at approximately 25 feet and made it all the way to the city tap that was approximately 90 feet out. Talk to customer about multiple options, including jetting, pursing and lining pipe. Drain tech collected payment for the 89.

Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Found that the system is operating with failing static pressure. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is coated in dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found debris on the evaporator coil. Performed an electronic gas leak search. Furnace is operational at this time.

Arrived to preform p.m. on furnace found high static replaced filter and still found high static we will send a manager here to address this also found bacterial growth on bottom of a coil as well as dirty / clogged upper a coil. This really needs to be addressed so that air isn’t backing up and it can flow through properly other than that furnace is perfect and running as it should all electrical motors and equipment within the furnace are within manufacturers specs thank you for USING LBA we appreciate your business have a good day Your technician today was Dallas
