I performed a thorough furnace tune-up to ensure safe, efficient, and reliable operation. This included inspecting the heat exchanger for cracks and corrosion, verifying all safety controls, and checking the venting system for proper draft and obstructions. I cleaned the burner assembly, tested the flame sensor, and inspected the igniter. The blower wheel was inspected for dust, and airflow through the ducts was verified. Electrical connections were tightened, and thermostat functionality was tested. The system was cleaned, and the air filter was replaced. After a complete heating cycle, the furnace operated smoothly and safely within specifications.

Completed furnace, maintenance and inspection. I tested components and amp draws. I cleaned flame sensor and piped down furnace. I checked temp splits and air pressure. Furnace is operating within manufacture specifications at departure.

We were called out to the home due to the back up heat, the heat strips, were running too long. Customer did not have this issue in previous years however, the ecobee thermostat is new. I checked the settings on the thermostat and found that the thermostat was said so that the compressor in the heat pump does not run below 35°. I changed that setting down to 10° so that way the heat pump will run with the heat strips in the colder weather if need be. After changing the setting, I checked out the heat pump in test mode to make sure that the heat pump ran fine. All checks on the heat pump passed inspection. I then turned thermostat to regular heat mode to make sure that the thermostat turned on the heat pump first before turning on the heat strips. Thermostat went through its proper procedures turning on the heat pump first. System is operating within manufacture specifications at departure. Today I found that the inside coil is leaking refrigerant and the drain line needs fixed as well since it is leaking. Customer would like to talk things over with spouse before deciding what to do.

Indoor coil is leaking refrigerant. The drain line is also leaking. We need to replace drain line.

Went for a service call today. Tested unit in heat pump all operating normal. No codes on the board. Condensation on system was coming from when system was in defrost mode. Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. Arrived to remedy an inoperable system. Upon inspection of the system found that the compressor would start but the condenser fan would not. Performed diagnostic and verified that the condenser fan motor was receiving power and signal to run but is not spinning. Pushed the fan manually and the fan spins freely. System is covered by a parts and labor warranty. Called and ordered parts and had them brought out. Removed the old fan and installed the new fan. Routed all wires out of the way of the fan blades. Applied power to the fan and tested system operations. Air conditioning system is operating upon departure.

Arrived to do a performance maintenance. Homeowner mentioned that the mini split system in the garage was not cooling. Performed diagnostic and found that the unit just needed cleaning. Rinsed coil and verified units operation. Found that the blower wheel for the mini split system is heavily coated in debris. Started inspection with the basement system. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Moved inspection to the air handler. System is running good at this time. I replaced the filter checked all refrigerant levels and temperature split. Temperature split was a little low, but we can get it much higher if we insulate the ductwork in the garage. I let the homeowner know that either keeping the unit cool in the summer by hitting it with water on hot days would be a good idea or possibly some kind of shade barrier. In the garage wrapping that ductwork with Insulation will not only keep the air cooler and increase efficiency, but it will stop condensation from dripping down on the electric furnace. All refrigerant levels look good. Swapped out the filter and checked the temp split. Everything was good however there’s a lot of condensation building up on the unit downstairs. I recommended getting some insulation bubble foil wrap from Home Depot or another type of home construction store and wrapping the ductwork coming out of the Supply side of the furnace. That way we won’t leak water on the furnace and we keep the temperature inside the ductwork. Outdoor condenser looks good refrigerant levels and electrical components are operating well within manufacture specifications. I was gonna watch the unit, but homeowner said she could do it. I offered a second time, but the homeowner enjoys doing it. Lastly, I would recommend a dehumidifier to be put into the room with the furnace and run 24 seven if possible. At least during the summer months. This will take a lot of moisture out of the air and the humidity levels will drop in the house. This will result in cooler air and less run ti

Went for a maintenance call today. Changed the filters. Evaporator coil is developing rust. Blower motor amperage passed. Return grill was extremely dirty and had a difficult time pulling in air. I cleaned it and it’s pulling in the proper air now. Outside system got washed. Refrigerant pressures met factory specifications. Compressor amperage passed. Fan motor amperage was high and outside of factory specifications. Capacitor for the compressor and fan motor passed. AC is up and running upon completion. Thank you for choosing LBA services!

Arrived to do a performance maintenance. Started in the garage with the mini split system. Set system for cooling. Measured a temperature split between air entering the unit and air leaving the unit. Rinsed the condenser coil for the mini split. Moved over to the main system. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the air handler for cleanliness. Found that the blower wheel is collecting dust. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Reprogram fan speed and replaced filter with an easy flow so that we wouldn’t have issues with the coil freezing again

Went for an AC inspection today. Changed the filter, it was slightly dirty. Static pressure was high on the system. Temperature split between the return and supply duct passed. Evaporator coil is clean and rust free. Outside system is clean. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. Contactor, reversing valve, pressure switch’s are all in good condition. AC is up and running upon completion. Mini split got the filter changed. System is draining fine. No leaks. Completed ac inspection. All components tested to manufacture specifications. I recommended a duct cleaning because of how dirty everything is.

Repaired cowl on the system as well as the Ultima. Fixed the fan and the electrical whip and fixed it to the grill so that would not sign into the system. Tested refrigerant levels, and temperature difference. Everything is operating well at this time.
