Upon inspection, the AC unit exhibited a leak at the vapor line solder joint near the condensing unit. Additionally, the liquid line's Schrader core required replacement. The issue was promptly identified and scheduled for repair on Wednesday morning. However, the office has inquired if the task could be expedited to tomorrow. The work was meticulously planned to ensure all necessary repairs are completed efficiently, maintaining the unit's optimal performance.
I arrived to address an inoperable system. The furnace showed no lights and was completely inactive, suggesting a power issue. After confirming the breakers were reset, I tested the disconnect switch and found 120 V. A diagnostic on the control board revealed it was losing voltage, damaging the transformer. The system requires a new control board and transformer. Additionally, the furnace fan capacitor is failing. I provided two estimates, one including the capacitor. The homeowner declined repairs and I left the furnace power off.

Clean and fan motot
Blower was very hot and not running when I arrived. The furnace was showing a code error for overheating. I spun the fan blades to see if the motor was locked up. It was not. The blower had tripped into thermal limit from overheating. This can be caused when the system is running really hard due to being oversized. I was able to get the blower running again today, however since it did overheat, I’m not sure exactly how long it will last.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating hotter than the recommended temperature range. Verified operation of all mechanical and electronic components of the furnace. Found that the capacitor for the fan motor is failing. Checked blower for cleanliness and to see if there is any play in the bearings. Furnace fan is heavily coated in debris and bearings are loose. Checked systems heat exchanger to ensure proper venting of flue gas. Found large hotspots from the system operating beyond its heating range. Verified operation of the humidifier. Humidifier panel needs replaced. Spoke with homeowner about the system. With homeowners approval collected for the membership and replaced the humidifier panel. Set up for a duct cleaning and blower cleaning with fan motor (new motor comes with a new capacitor) replacement for tomorrow morning. Furnace and humidifier are operational at this

In this project, we will be breaking up the concrete floor around the area where the main stack penetrates the slab. From there, we will install new PVC piping beneath the concrete and run individual lines up to each fixture as required. The existing laundry drain will be rerouted and connected to the kitchen stack, as the current branch line located beneath the slab is no longer operational. Additionally, we will replace the home’s main emergency shut-off valve and permanently abandon the existing ice maker water line.

While checking out the furnace I found that the furnace is well oversized for this home. This has caused a lot of damage to the furnace. The heat exchanger that has already been replaced once is already rusting and has potential holes. With proper sizing, this system could have lasted much longer. I showed customer the damage on the system and explained the safety concerns with the gas line and heat exchanger. Customer asked to see pricing for replacement. I was able to get one of our supervisors to the home to size the equipment and get pricing for the customer. Furnace is operating at departure.

When I arrived, customer had some questions about the airflow and comfort of their home. After looking at the set up of the returns and vents, I was able to diagnose the issues they were having with comfort. The air pressure on their system is well over max. I explained how that can damage and shorten the lifespan of their system as well. We talked about options to correct the airflow, pressure and comfort of their home. I offered our membership as well. Furnace is operational at departure.
Inspection of the plumbing system revealed multiple failures resulting in active sewage leakage. A cracked 90-degree bend at the toilet flange is causing sewage spillage. Additionally, the above-ground cast iron plumbing stack has multiple cracks and is leaking. A broken drain line beneath the slab was also identified, affecting the laundry and kitchen lines. The condition of the piping is consistent with material deterioration and structural failure. Repairs will require removal and replacement of the damaged cast iron piping with new Schedule 40 PVC piping, replacement of the cracked toilet flange fitting, installation of new laundry and kitchen drain lines, and elimination of the broken pipe beneath the slab to restore proper function and sanitary conditions. Immediate repair is recommended to prevent further damage and health hazards.
Arrived to remedy an inoperable system. Upon inspection of the system found the thermostat display screen blank. Turned the furnace off and replaced the AAA batteries in the thermostat. Turned the furnace back on and the system started up as designed. Checked and tested the system as it was running. Found that the furnace fan is coated in dust debris. Determined the thermostat batteries were the cause of today’s outage. Signed homeowner up for the maintenance plan to allow us to keep watch over the aging system. System is functioning properly at this time.
Upon arrival at the customer’s home, we were informed of a leakage issue on the downstairs drainage pipe, along with several additional plumbing concerns the customer wanted addressed. We first proceeded downstairs to assess the reported leak and found that the drainage pipe was completely cracked, which is the source of the leakage. We then inspected the upstairs bathrooms, where the customer reported leaks around both toilets. After further investigation, we discovered that both toilet flanges were completely cracked, contributing to the leaking issues. Additionally, the customer reported a problem with the emergency shut-off valve. Upon inspection, we found that the valve was leaking and not fully shutting off as intended.

Found that the ductwork has a heavy coating of dust debris. Spoke with homeowner about the system. Furnace is operational at this time.
Went over pricing for whole home central furnace and a/c system with complete duct renovations
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested components and amp draws. I tested temp splits. Wire connections are good. After the adjustments we made last time the furnace is running within manufacture specifications. Talked with customer about the club membership. Customer would like to set that up at a later time so we can return in the spring and perform the AC maintenance.

Completed three system furnace maintenance and inspection. I cleaned flame sensors and wiped down furnaces. I tested components and amp draws. I tested air pressure and temp splits. While checking out the garage furnace I noticed there was a water leak so I fixed that for the customer. One of their vents in the basement had fallen apart so I put that back together as well. Per customer request I installed a new thermostat and made sure system is working properly. All three furnaces are operating properly at departure.
After customer told me about how the system was running, I turned on the system and when we went downstairs, I found multiple vents closed. The dampers that are in the vents are original to the house so they are not marked nor do they have a handle to indicate which direction the damper is facing. I showed customer how the Line in the screw where a flathead screwdriver would go coordinates with the direction of the damper. We opened all the vents and I let system run for over 20 minutes. Furnace is running properly at departure.
Customer called in about an unknown leak in kitchen area. Whenever customer run water, water leaks down into the basement. Removed access panel and found cleanout plug gone and water backing up in kitchen drain. Informed customer of findings. Gave customer different options and for now customer would like to get kitchen augured. Augured kitchen drain and was able to get line open. Educated customer of conditions of pipes and will need to start prepping for repiping or rerouting kitchen drain line. Installed new clean out plug

Considering how dirty the fan is checked the ductwork for cleanliness. Found that there is a large amount of debris in the ductwork. Checked systems heat exchanger to ensure proper venting of flue gas. Furnace is operational at this time.
Installed humidifier and uv light cleaned blower
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found that the humidifier is no longer receiving water. Barely got any water through the saddle valve and got absolutely no water through the solenoid valve. Spoke with homeowner about the system. With homeowners approval set up to clean the furnace fan and install a new humidifier with new valves as well as installing Uv to ensure the system stays free of bacterial growth. Furnace is operational at this time.
Customer called in about pipes rattling. Upon arrival, customer stated that when she flushes the toilet, pipes vibrate in the basement. Checked PRV and water pressure at 55psi. Had customer run water and confirmed that PRV went bad and needs to be replaced. Also noticed water heater leaking from T&P valve. Checked expansion tank and it failed. Water heater from 2014. Gave customer several options. Customer wants some time to think over to which option she wants to go with.

LBA installed a furnace/air system in my home in December 2024. The furnace worked great all winter, but when warm weather got here the air A-coil kept freezing up, thawing out and flooding the furnace with water. LBA sent techs out twice and they both said the fixed it, but they did not. Finally, they sent Johann Aguliar who did a proper diagnostic and found a leak in the A-coil. Allin Wing came out with a new A-coil the same day and installed it in a fairly quick manner. Allin is a great repairman with years of experience. He is professional, knowledgeable and did a great job of neatly putting it all back together. He made sure it was working properly before he left. Everything was covered by the warranty and the air has been working great.
In December of 2024 LBA installed a new furnace and central air conditioning system in my home. The furnace worked great all winter, but when it came time to use the air it was a completely different story. It kept freezing up, thawing out and flooding the furnace with water. LBA sent a repairman out 2 different times to diagnose and fix it. They both said they did, but the A-coil kept freezing up. Finally, LBA sent Johann Aguilar who correctly diagnosed that the A-coil had a leak. To LBA's credit, they sent out a different repairman with a new A-coil the same day and he replaced it. The warranty completely covered the repair, and the air has been working great.
Andrew did a very thorough job servicing our a/c system, and he has excellent customer skills.
Westin Sinclair, who is friendly and professional, came out and diagnosed the problem with the new AC unit. Later that day Joe Kile made the repair. Joe has been to my house on two separate occasions. He is friendly, professional and very knowledgeable about AC. The repair was covered by the warranty, and I am pleased with the work and the service.
I contacted LBA on 6/3/25 about a problem I was having with the new central air unit LBA recently installed. LBA sent Westin Sinclair to my house the next day. He was very friendly and professional. It was a difficult diagnosis because the problem could have been caused by any of several different things. Westin kept at it until he found the problem, which was a faulty part the factory shipped in the new AC unit.
My Technician was wonderful & a he knew his business & did an excellent job. He's a definite '10' !!
