DATE 7/26/24 Detailed description of what was done today Arrived at home, talked with Mike about why I was called today which was a dishwasher draining problem. Did for inspection of dishwasher and drain line as well as the entire house. The daughter wasn’t there so I couldn’t show her the estimate but I sent an estimate for a PRV via email. Checked out dishwasher drain line, looks like the pump is starting to slow down and not drain as fast as it was. Still functioning as it should be, but they will probably need a new one soon considering its age. Wear and Tear: -Prv, water heater After reviewing the entire house I went over everything with Mike to ensure they understood everything going on in the house and what could be done to address it. Completed AC inspection of customers systems. Customer has a newly installed mini split which is working great and checked within manufacturer specifications. The central system of home is older and for the most part tested good with the exceptions of static pressures that are failing, high blower amps cause by dirty blower wheel. Both systems operating normally upon departure.

Upon arrival I began the AC tune up. First I did a static pressure test on the system. The max pressure for your system is rated at .5 and my tests showed it at .6 which is failing over the max static pressure. We will be having a field supervisor out tomorrow morning to find a solution to this issue. I then checked the running amps on the blower motor which were within specifications. The blower wheel itself looked pretty clean to me. I then moved to the outdoor unit to check the running amps on the compressor and fan motors, both were within specs. The capacitor is a 45mfd and it is reading within limits at 44.36. The refrigerant levels looked great. Subcooling target was satisfied. Pressures looked good and within specs for your unit. Arrived for a uv leak search and replacing uv bulb. Found micro leaks in evaporator coil. Germicidal unit was not working so replaced full unit.

Diagnosed water heater issue as pilot light had gone out. It sure of the initial cause, but reset unit, and got pilot to relight and run through several on/off cycles to confirm it was still working; no more issue as of right now

During this visit Steve directed me to unit#3 that serves the sanctum. Unit#3 and unit #4 both share a return air and supply plenum. Unit#3 was operating with a 25deg temp split and a 36 deg evap temp. The filter was dirty and it was removed. The temp split dropped to 21deg. The filters for both units were clogged and I removed both to check the temp split. Outside at the condenser I checked the refrigerant levels and discovered that the condenser split was at 25deg on both units and the evaps were at 38deg. The return air was 68deg today. Due to the filters being changed on the 6/7/24 I recommended that the filters be replaced on a 3month rotation. In addition to this the evap coil was disassembled to check the interior of the coil and reassembled. The drain was also removed and confirmed to be clear. The blower motors were checked for bearing wear and the capacitor was confirmed to be in range. Both systems were operated and confirmed to be cooling properly with th

System was completely frozen. I de-iced the system checked air flow and the filter was completely compacted so I removed filter. Looked at the evaporator and it has a coat also growing on it. Started system with no filter and the system runs as it should with a 18 degree split. Customer stated that they have a filter company that changes them for them so they will give them a call to replace the 16x16x1 filter that I removed. System is 20 years old and running as it should be for the age of this unit

Arrived at customers for an AC tuneup in during the inspection we got in the high call of static pressure and after opening all of Cx vents and And change filter we manage to get a fairly down close to 80% mark where it needs to be. Other than that all other components and refrigerant levels, meet factory specs. And Congratulations on your new born boss🍼

7-17-24 AC is not working in the building. Spoke to Crystal on site Found the split system 5 ton running. Airflow at some of the registers is real low. I checked my static pressure cross my evaporator and it’s up at 1.75”WC They just replaced the filter. I opened up the ductwork above the evaporator, it is iced over. I shut the circuit breaker off for the condenser unit outside. This will allow the blower to run and thaw out the evaporator coil. once the airflow at the registers is back to normal they will go out and turn that breaker back on to the condenser unit. The outdoor unit should come on and run and if it doesn’t, if it’s not keeping up by later on today. Phone is coil out to take hours. I do not want to run the furnace. I did speak to Rachel about my master plan.
