The old straps were removed and the unit was checked for proper function. While up there I discovered that the motor bearings were starting to seize due to worn bearings. On-site management also directed me to another vent fan that was tripping a breaker. I called Kyle Bunderson and left a voice message. I was able to get through to Ricky Wilson and he directed me to move forward with replacing the fan motor and checking the other exhaust vent. Arrived for an AC tune up today. Checked all working operations and electrical. At this time I found that the static pressure was failing and the blower wheel was dirty. I adjusted the blower speed and got it below the max. Checked out the ac and everything was operating properly. Blower wheel clean was declined at this time.

Found failed static pressure. Customer approved us returning Thursday afternoon to relieve static pressure.

We arrived at customer house started doing testing on static found static was high and did a retest got a field supervisor out. We also did temperature slip and check blower wheel was clean. Went outside to check AC the capacitor was good the contactor was good and also refrigerant was good.

4-23-24 One of the exhaust fans in the warehouse is vibrating and it looks like the supporting straps are broken. I got verbal approval from Kyle on the phone to rent a 40 foot scissor lift and check out the unit. His authorization is for $2000 at this time. We are scheduled for Thursday morning

Full system with plumbing repair

Was out here for a no heat call upon inspection notice that the hose that runs from the inducer to the pressure switch was clogged due to the flue pipe being so old and having so much debris inside of it upon further inspection. I also noticed that the blower wheel itself was extremely dirty and the inducer having good amounts of leaks Tested static static was high as well. I let the customer know that we will have a field supervisor out to basically quote her on those repairs and as well as look at static pressure for her future supervisor is out now.

Arrive to home for AC maintenance. We initially tested indoor unit for static pressure, which was failing. We also show an extremely dirty blower wheel, furnace was installed in 2012. Moved to outdoor unit to test electrical and refrigerant levels. All levels within spec, only issue found was a dirty coil. Brought issues and options to homeowner for repair. Declined repairs for now until she speaks with field supervisor. Potentially looking to replace with a new furnace rather than repairs. Doesn’t have time on Friday to meet with supervisor is open all day on Saturday will work with the office to schedule.

Checked all operations and found fan had burnt up due to lack of maintenance. Also had dirty blower wheel. Presented options to fix and customer declined them.

Upon arrival cut out newly installed leaking 90 and installed new using no hub coupling to reconnect to pvc. Tested for leaks by flushing several times. All good no leaks, also installed fill valve in toilet in main hallway bath.

Returned to inject Uv dye. Let customer know to run system at least two hours a day. We set up to come back next Friday to preform leak search.

Arrived on-site and spoke with the client. The condenser sits on the roof. Due to rain and low ambient temps (55) this call has been continued until the weather is dry and above 60. Thank you, Jon

Probably will come out and cut out all existing copper drain, leading up to each fixture. Company within replace heat strain with PVC pipe tying onto existing PVC drain stack. Company will test for leaks. Comes with two year parts and labor warranty. Also will replace toilet fill valve. Company will also be replacing outside hydrant underneath the stairs. Also installed new 40 gallon water heater with expansion tank.

Came out here for No cool figured out the new thermostat that they installed wasn’t functioning properly. Installed the old thermostat they had unit came right out and it’s functioning properly.

Today I returned to perform the repairs approved for the Carrier unit that serves the rear of Skyzone. Two contactors that had been arcing due to worn out contacts were replaced. I replaced four shrader valves. There are four more that were not unscrewing. They were left in place and capped with new caps and O-rings then leak checked. In total all eight service ports were capped with new caps and o-rings to prevent leaking. Five pounds of refrigerant was added to the 1st stage circuit. Once the pressures were raised I discovered that the head pressure was starting to elevate. One more pound was added and at that point it became obvious that the head pressure was going to jump out of range if I went further. I looked into the elevated head pressure and the condenser was returning a 78deg line temp to the metering device (checked at the condenser outlet). Daikin unit #1 is not cooling check all electrical and found that the low pressure switch was open not allowing the system to run. Liquid pressure was 14 and suction pressure was 9. This system is only two years old and needs a leak search to find the hole and fix. This unit was installed by another company so they are reaching out to them about warranty work on this system since it is so new.

Came out here for blower clean customer decided to get the blower cleaned as well. Upon talking to our field supervisor came out got that all cleaned. Reassemble and reinstalled. Unit is up and running right now.

Upon arrival we evaluated the system and found it to be low on refrigerant. After adding three pounds of refrigerant which one was included with the new maintenance plan we preformed a leak search and were unable to find the leak with the electronic detector. Upon customer approval we will return tomorrow to inject a Uv dye to help find the leak.
