Arrived to do a performance maintenance. Set up for combustion analysis and static pressure tests. Found system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Checked for carbon monoxide in the air stream. Spoke with homeowner about the system. Furnace is operational at this time.

10-14-24 Suite 242 Back exam rooms the north west unit. There is condensation dripping on the floor ,directly above is the air handler evaporator coil. First thing I checked was the evaporator pan drain, which was piped in with 3/4” copper pipe with no clean out. I had to cut the copper, I then found the P-trap off of the evaporator drain was plugged up. I flushed the P-trap and the line going to the outside, then reinstalled with a Fernco coupling for access for clean out. Hi, then fill the evaporator pan with water and let it flush down. All these air handlers are very tight up in the ceiling with minimal access. I start the system in AC mode. System is working at this time. The filter was replaced back in August however, today, I basically just blew out all the sheetrock dust and then reinstalled the same filter

Repaired leaking gas line at the water heater drip leg. Tested with soap bubbles and electronic leak detection. No leaks present at conclusion of service. Water heater was lit and turned on prior to departure.

Went for a maintenance call today. Tested static pressure, it passed. When checking for carbon monoxide with my meter, there was no leaks. When looking at the heating exchanger, I noticed spots of rust, but no cracks. Inducer motor has rust on it from leaking. Did a combustion analysis test, it passed. Blower wheel was dirty, blower motor amps passed. Temp split between the supply and return duct passed. Gas pressure met factory specifications. Pressure switch passed as well. During the heating checks units #2 and #3 had capacitors that were underperforming. These capacitors serve the indoor blower motors, They were replaced with new and tested capacitors. After replacement the motors were started and the amp draws checked. Both indoor blower motors are operating within their proper amp range. During this visit preventative maintenance heating function checks were performed. All ten of the rooftop units were cycled through a call for heat and checked. The filters were changed in all units. None of the units out of town are 18yrs old. They all passed their heating checks and are in functional condition. The site was walked at the end of the maintenance to check for any screws and/or trash. A small breach in the roofing membrane was found and marked with a small piece of aluminum tape (see photos). There were two capacitors that were underperforming. The repairs were approved verbally while on-site. A separate invoice for the capacitor replacements was created. Arrived at customers for AC tuneup and during inspection, I discovered that CFM count with shorts on the return side at the trunk 220 CFM, along with a dirty blower wheel and condenser coil. Other than that all of the components and refrigerant levels met factory specs.

Moved to ac unit and checked refrigerant levels, capacitor, contactor, running amps and coil. All operations are working properly here too. Rinsed coil clean. Got Smart AC installed today. 8/5/24 - Completed a full cooling maintenance on two split systems. Filters were changed, units were cleaned, and full operation was tested. Overall, both units were in good condition, they were running fine, and there were no issues found at this time.

Upon arrival I began the AC tune up. First, I did a static pressure check on the system. The manufacturer has it rated for a maximum of .5 and my test showed it at 1.0 which is double what it should be. My Field Supervisor Scott is on his way to discuss options about the static pressure. Next, I checked the running amps on the blower motor which was within specs. The blower wheel itself looked pretty clean today. I did a tempered split on the home and it is at a nice 21 degree split between the return air temp and the supply air temp. Next, I checked the outdoor unit. I noticed the outdoor unit looked very clean. I didn’t find any cottonwood/debris on the unit. The compressor and fan motor were both within specifications. The dual run capacitor is a 35/5mfd and it is passing on both sides. Lastly, the refrigerant levels looks great. I hit my suncooling target spot on. Went for a repair call today. Customer stated house was cooling but not blowing enough air. When checking for blower speeds. Did adjust to the correct speeds. As well as opens the damper. House is cooling at the correct speeds and efficiency. Did sign up for our membership. As well as installed the smart and sensors . Customer was able to sign in. Arrive to customers for AC tuneup and during inspection, received a high-level reading for static pressure, changing the blower speeds to lower static pressure and also came across a dirty evaporator coil and blower wheel. Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found that the inducer has been leaking flue condensation. Performed a static pressure test and found that the system is operating well outside manufacturers specifications. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Found that the start capacitor for the compressor is right on the cusp of failing and the normal run capacitor is starting to wane in performance. Spoke with homeowner about the system. With homeowners approval performed an extensive coil cleaning to get the double wrapped coil as clean as possible. This allows the system to operate without using so much power and shortens the runtime of the system. Air conditioning system is operational at this time.
