Went for a maintenance call today. Started at the furnace, did a static pressure test and it passed. Changed the filter. Blower motor amperage passed, blower wheel was also clean. Temp split between return and supply duct passed. Outside unit got washed. The amperage for the compressor and fan motor passed. The capacitor passed as well. Thank you for choosing LBA services!

Arrived for an ac maintenance. Static pressure failed. Opened vents, changed filter. Found an inactive zoning system with all dampers at least partially closed. Called out supervisor. Arrived for ac maintenance today. Started at furnace and checked static pressure, temperature splits, filter, drains, blower motor, and blower wheel. All operations are working properly here. Moved to ac unit and checked refrigerant levels, capacitor, contactor, running amps and coil. All operations are working properly here too. Rinsed coil clean. Got Smart AC installed today. 8/5/24 - Completed a full cooling maintenance on two split systems. Filters were changed, units were cleaned, and full operation was tested. Overall, both units were in good condition, they were running fine, and there were no issues found at this time.

Upon arrival I began the AC tune up. First, I did a static pressure check on the system. The manufacturer has it rated for a maximum of .5 and my test showed it at 1.0 which is double what it should be. My Field Supervisor Scott is on his way to discuss options about the static pressure. Next, I checked the running amps on the blower motor which was within specs. The blower wheel itself looked pretty clean today. I did a tempered split on the home and it is at a nice 21 degree split between the return air temp and the supply air temp. Next, I checked the outdoor unit. I noticed the outdoor unit looked very clean. I didn’t find any cottonwood/debris on the unit. The compressor and fan motor were both within specifications. The dual run capacitor is a 35/5mfd and it is passing on both sides. Lastly, the refrigerant levels looks great. I hit my suncooling target spot on. Went for a repair call today. Customer stated house was cooling but not blowing enough air. When checking for blower speeds. Did adjust to the correct speeds. As well as opens the damper. House is cooling at the correct speeds and efficiency. Did sign up for our membership. As well as installed the smart and sensors . Customer was able to sign in. Arrive to customers for AC tuneup and during inspection, received a high-level reading for static pressure, changing the blower speeds to lower static pressure and also came across a dirty evaporator coil and blower wheel. Other than that all of the components and refrigerant levels met factory specs.

Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found that the inducer has been leaking flue condensation. Performed a static pressure test and found that the system is operating well outside manufacturers specifications. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Found that the start capacitor for the compressor is right on the cusp of failing and the normal run capacitor is starting to wane in performance. Spoke with homeowner about the system. With homeowners approval performed an extensive coil cleaning to get the double wrapped coil as clean as possible. This allows the system to operate without using so much power and shortens the runtime of the system. Air conditioning system is operational at this time.

Upon arrival Brian and myself spoke with the homeowner about what he is looking to do today. He has a 15 year old system and he doesn’t want to get caught with no AC so he’s doing the smart thing and getting it taken care of now. I checked the system to make sure it was safe for him to keep running and it is ok for now. Temperature split was at 20 degrees after I lowered the blower speed down to the correct speed for a 4 ton AC which is what he has. The guys at A.B. may told him he has a 3 & 1/2 ton AC but that was incorrect info. We explained how we know it’s a 4 ton unit and that made sense to him. During this visit the indoor blower motor was replaced in unit #10 (the furthest south rtu on the roof). The new motor returned the unit to proper A/C function. The temp split across the unit is in range at 21degf (71-50). The drain was filled with water and confirmed not to be clogged. While on site I checked the A/C function of the new thermostat for unit #9 and discovered that the unit started and was also cooling properly with a 20def temp split across the unit. The drain for this unit was also confirmed to be draining. Thank you, Jon

Today the outdoor fan motors, fan blades and capacitors were installed in units#8 and #9. Both fans were checked after install and are functioning within their manufacturer’s proper amp range. Unit #8 is operating off of the thermostat. Unit#9 is not returning a call for fan nor a call for cooling. I went downstairs and the thermostats are behind a locked in enclosure. I called Mr. Hudson and reported this to him. He wants to replace the thermostat himself. I did check the thermostat wire on r,g,y and white for a short and there was not a short present. He asked if a battery powered thermostat would be an option and I answered yes. He will contact us if there is a problem with the new thermostat. The fan motors and the fan blades are listed as miscellaneous on this invoice. The labor includes picking up the parts, installing and checking the new parts as well as gathering temperatures of the equipment while operating. During this visit units #7 through #10 were checked for proper cooling function. Amp draws were checked, primary voltages, voltage across the coil, all motor bearings, checked the condensers for airflow, the evaporators were checked as well as the heat exchangers. The units were visually checked for loose wires etc. Out of the four units only one was functioning enough to gather refrigerant/cooling temp info (#7). I was able to check the temperatures on #9 before the fan slowed down, however the fan may not have been running in full speed. These units are 18yrs old and they do utilize R-22 refrigerant which has been phased out of service. I did recommend replacement due to age and the higher probability of future component failures. Mr. Hudson declined a replacement estimate. The parts were checked for price and availability via Lennox however they were not in stock. I contacted a non factory supplier to try and accommodate the repairs and was able to find the outdoor fan moto

I checked the running amps on the blower and it was within specs. The outdoor unit refrigerant charge is good. The temperature split is also good at 22 degrees. Supervisor Scott arrived to verify static passing. Customer had one of the return air vents covered with a clothes so we advised her to keep that off of there and have her son get a return air grille to put over that return. Have a great weekend!
