Completed light maintenance

For the this job I am doing an AC maintenance. All electrical components inside and out. Seem to be operating well within manufacture specifications. Refrigerant levels are good and pressure looks good. However, when I checked the static pressure, it was clear that it was way over its max. I checked it on both sides of the system, and it was mostly high on the supply side. So I stuck my camera in to look at the coil and I found microbial growth as well as a lot of blockage. We will want to address this at some point because it is blowing dirty air into the house. As I was checking that I also checked the heat exchanger and it appears if there’s some cracks that have formed. When we schedule our fall maintenance, we need to have a CFM supervisor come out to look at this airflow issue.

Replace the Ramsond 12,000 btu heat and cool mini split for the warehouse office. Price includes a Daikin 12,000 btu heat and cool condenser, indoor wall mounted blower coil, refrigerant line set and room thermostat. Electrical disconnect, condensate drain and utilities will be reused.

Picked up equipment

Arrived for ac maintenance. Static pressure failed. Recalibrated blower speeds, switched out filter. Static and cfm counts passed. All electronics within range. Refrigerant levels within range. Cleaned outside coil. Blower wheel dirty. Scheduled a full blower clean -Ren

Came out here for an AC maintenance upon arrival. Test static static was passing. Went to the outside unit to check refrigerant pressures. We’re good as well as amps on the compressor and the fan capacitor was well within spec no burnt wires or ark marks notify the customer. That’ll be a good thing to get an extension for a clean on the unit just because it was really bad covered with Cottonwood. I also let the customer know if they’re evaporator drain line was needed to be unclogged customer said to get both of those then proceeded to get all those things done. Customer had to leave but had a great conversation. Customer would like situation fixed but needs to decide which direction she wants to go and figure out finance side of things. Came out here for an AC inspection. Upon arrival tested static static pressure was failed. Take a look at the rest of the unit I went outside for the AC took refrigerant charges. Pressures were perfectly within range as well as amps for the compressor and the fan motor were looking good capacitor for the unit was looking good no burn, pivot or cut wires within the unit to look at the blower. The blower was clean as well. Sprayed down the outside unit free of debris units up and running. Let the customer know that we will have a field supervisor out to retest in verify the static findings thank you for choosing LBA services. - Ramon

Upon arrival I began tohe AC tune up. First, I did a static pressure test. The manufacturer has your system rated for a maximum static pressure of 1.0 and my test showed it to be at .76 out of 1.0 which is at 76% which is great. I checked the running amps on the blower motor and it was within specs. The blower wheel itself is starting to have dust/debris starting to cake up on the blades and I recommend having it cleaned within the next 6 months to a year. I also changed the electrostatic filter with a new one the customer had available for me. I then checked the outdoor unit. The running amps on the compressor and fan motor were both reading within manufacturer specs. The refrigerant charge was spot on and looks perfect at this time. The temp split on the home is at 16 degrees which is good. Your system is cooling your home properly at this time. Reviewed situation and got customers side of the situation. Will review with management in the morning to discuss further

Customer called stating system not cooling. Customers previous HVAC contractor had installed system and been servicing and adding refrigerant annually as there is leak in system and they were unable to locate it. Found leak in condenser and evaporator coils. Turned over to field supervisor to finish advising customer.

Arrive to remedy and an inoperable system. Upon inspection of the system, found the furnace, circulating air and found the compressor circulating refrigerant. Performed diagnostic on the furnace and evaporator coil. Found that the furnace is very dirty, including the blower wheel, which is impeding his ability to move air. Found that the evaporator coil is caked with debris and is now acting like an air dam. Went outside and inspected the outside unit. Found that the outside unit is covered in debris and is unable to release the heat absorbed inside. Determined that the issue with the system is caused by the dirty condenser coil. Recommended having the system cleaned. Homeowner decided they would take care of that themselves.

Price includes the factory replacement condenser fan motor, fan blade, run capacitor and labor. Failed motor was found during the pm on 6/14/2024.

Arrived for service call no ac checked furnace lot of condensation not freezing changed the air filter checked static passing cfm passing. Check components of furnace checked all working withing spec. Check condensation drain. Cleared it out checked temp split. Is 21. Temps look decent. Che led refrigerant levels and they are good. Looked throughout home all vents are not open. Very cluttered recommended he look into a duct cleaning as I think it’s contributing to his issues.

Used camera to verify issue; found multiple root systems in pipe; used cutter head on auger to clear away roots and rescoped afterwards to confirm blockage was gone. Uploaded pics and video to slack

Arrived to remedy a system that was unable to keep up in the heat of the day. Performed diagnostic on the furnace and found that the system is having a hard time moving air. System is rated for a .5 on static pressure and tested at a .8, and the manufacturer would like the system operating at a .4 so they can account for a dirty filter or closing vents that aren’t used. Did not see anything that would obviously restrict airflow. Went outside and hooked up refrigerant gages and determined that the system is operating with a restriction in the refrigerant lines. Performed a few other tests to verify the diagnosis. Determined that the txv is restricting refrigerant flow in the system. Recommend replacing the txv and the filter drier to allow the system to operate properly. Without proper flow of refrigerant the system will be unable to handle the higher heat load of the afternoon sun.
