Upon arrival customer did not have water to home. I open the main shut off valve.And water came back on and a leak above carport started. I should customer options to repair leak he chose a band aidoption with a 30 day warranty.I caught up on the wall in laundry room and repaired broken line. Checked for operation and leaks.

Chipped concrete, cut out and removed broken cast iron under slab. Stubbed up 3’ and installed clean out tee to service kitchen stack. Kitchen stack has slow leak and needs to be replaced. Will involve cutting cabinet and replacing piping up to vent with a new stub out for drain. Quoted 600.00

After performing maintenance on the boilers I checked out one of the furnaces up in the ceiling that has been leaking. The condensate pump had burnt up because the drain line was clogged leaving the pump. I cleared both of the lines coming off the heat exchanger collector box, one of them was clogged. I also cleared the line going to the pump and the line going from the pump. I let the system run for 30 minutes to see if any water would leak from the clicker box or inducer motor and was unable to find a leak or crack. I also removed about 4 feet of drain hose they have been kinking. The condensate line and pump or operating properly at this time.

At time of arrival found defective limit safety circuit inside the blower compartment. After discussing several options of repair with customer, customer proceeded to sign up for yearly pay three service and pay the diagnostic fee and we install the new part. After installing new part system is running within manufacture specs at this time no other work performed.

I was called out to check out a few furnaces and the apartment complex. The first when I checked out had no power coming in so I recommended an electrician. The second unit Ducane (model MPGA050B3B serial 8265630607) has an inducer motor that is completely seized up. I have left a quote to replace this motor that includes parts, labor and taxes via email.

Performed heating tuneup on furnace. System is running within manufacturers specs at this time. Did not service humidifier at this time. Inspected all electrical components and electrical wires. Inspected air filter. Wiped down all electrical wires and burner compartment. Advised customer that a Carbon Monoxide detector is highly recommended and each floor of the house should have one.
