Complete furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned flame sensor, spark Ignitor and wiped down furnace. I found no concerns with furnace today. I checked the drain line as well and found the drain to be open as it should. Replaced air filter and humidifier panel. Collected. Furnace is running at departure.
Came out here for a furnace tuneup. Upon arrival tested static static was passing took look at the rest of the unit. Everything within the unit was looking good I replace the filter cleaned out Flame sensor took amperage on the inducer and the blower motor as well. the only thing I did see was at the blower wheel itself, was starting to get dirty, which I didn’t notify the customer on, everything else is good power didn’t go out so unit was not on upon departure. Completed heating inspection for customer. Customer has two mini splits in home, they are separate systems. Both physically are in good condition and are operating properly. Temperature splits are within manufacturer specifications. No recommendations at this time.
Arrived for furnace maintenance today. Checked static and it is passing. All electrical components are running properly. Blower wheel is clean. Coil is clean. Heat exchanger had no rust or cracks. There’s a good temperature split between the return air and supply air. System is running properly upon departure. Thanks for choosing LBA.

Water heater and humidifier sold for tommorow
Went for a furnace maintenance call today. Did a static pressure test it passed. Did a Carbon Monoxide leak test, it passed. Heat exchanger was in ideal condition. Gas pressure was off, so I adjusted it to factory specifications. Temperature split between the supply and return duct passed. Combustion analysis test passed. Pressure switch passed. Blower wheel was clean, blower motor amperage passed. Exhaust was In good condition. Thank you for choosing LBA services!

Came out here for a heating tuneup. Upon arrival tested static static was good check the rest of the system itself make sure that everything else is running good. I cleaned out the flame sensor for her checked ohms on the hot surface igniter, which were good inducer motor itself was making a pretty bad noise. Amprige on the inducer were good, but you could tell that it was about to fail to go look at the rest of the unit. Also found out the blower itself was in need of a clean. I mentioned both of them to the customer decided to just get the inducer ,inducer is up and running. Thank you for choosing LBA.

My Field Supervisor Nick is here to find a resolution to the airflow problems the homeowner is having with the two downstairs bedrooms. I checked the running amps on the blower and inducer motors and both were within specs. The temperature split was a little higher than normal at 60 degrees when it is rated for between 25 & 55 degrees. She explained since the house wasn’t heating well enough she has someone come over and turn the gas valve up so it would get the house warmer. Leaving the gas valve alone per customer request. I did noticed the blower wheel has gotten dirty over the years. The furnace is from 2017 so it’s around 6 to 7 years old and that’s about the time we recommend having your blower wheel cleaning. I checked for any leaks for CO(carbon monoxide) but found zero ppm(parts per million). No leaks

Arrived at home with Rob, and completed five star grading. We were here today for a follow up an inspection of main drain line that we had jetted two years prior. After speaking with homeowner and running camera down line, he knows that he needs to get it replaced, but he’s not willing to do so until next year, I wanted to know what the pricing would be to have a jetting done to hold him over until then. Also did quick thorough inspection of basement plumbing, I noticed that his water heater, starting to have scale and build up all over his connections to water lines. As well as failed expansion tank and high pressure. He still not wanting to get anything done until next year, collected signatures, and headed out.
Completed furnace inspection for customer. System tested within manufacturer specifications, however it was found that the zone board and dampers are not functioning properly. Customer mentioned prior to arrival that thermostat for upstairs is on a schedule and it has not been maintaining that schedule, this is due to the zoning controls not properly functioning. Aside from zoning issues system is operating normally. Contacted field supervisor for further advisement and they are contacting customer in regards to rectifying the zone problems.

Completed Furnace Maintenance and Inspection. I checked all components and amp draws. I cleaned flame sensor, spark igniter and wiped down furnace inside and out. Furnace is running within manufacture specifications. I would recommend a surge protector to protect system against any power outages or surges. If parts fail from power outage or power surge the manufacturer will not honor that need replaced. For quote on humidifier I added them to job. I provided options for two different kinds. The steam humidifier is recommended when instruments such as pianos or guitars are in home. Bypass humidifier will keep home at higher humidity levels through winter than not having one however the steam humidifier will be the best option to protect instruments.

Verified readings and measured the airflow system (ductwork). Restriction fault is present in the airflow system. Equipment is functioning, heating, and cooling but with high air pressure (blood pressure). Water heater flue is deteriorating. Water heater has far exceeded its expected service life. Explained the dynamics airflow has on comfort systems and how it must be balanced to prevent premature wear and tear.
