I thought the service we had was wonderful. The LBA employee was very professional and did a wonderful job. It was one of my best visits from a heating and air visit.
Company came out for leak search inside of wall leaking out sheet rock wet and damaged. Company cut wall open exposing 3” drain pipe that is currently leaking and has been for a long time. Company informed customer of damage inside wall to home from leaking pipe. Company will remove damaged section 3” pvc coupling looks to be damaged or not properly sealed would cut large section of drain out and replace with new prv. Company came back out today for repairs. Company cut out section shown in pictures and replaced with new pvc and secured connections. Company discounted previous charge for sheet rock removal from price on job. Company came out for leak search inside of wall leaking out sheet rock wet and damaged. Company informed customer that wall needed cut open exposing leak search. Customer agreed to service today. Company cut out sheet rock on basement wall beside cabinet and faucet exposed 3” drain pipe that is currently leaking and has been for a long period of time (years of damage). Company informed customer of damage inside wall to home looks of mold damage to wood framing and wall all from leaking 3“ pvc pipe coupling fitting. Company suggestion to remove damaged section 3” pvc coupling. Pvc coupling is damaged and not properly sealed allowing sewage to exit. Company would cut large section of drain out and replace with new pvc.
Checked all operations in the heating mode. Found the water heater to be leaking gas out of the gas valve. Also spoke with customer about upgrading their filter at this time for the furnace. Cleaned all safety sensors and performed a combustion analysis on furnace. Washed out the outdoor air conditioner and replaced the failed capacitor upon customers request. Both furnace and air conditioner were tuned up at this time did also find out the control system for the heat pump side of things has failed furnace and air conditioner are operating at this time.
Checked all operations in the heating mode. Performed a combustion analysis. Cleaned out entire housing of furnace and humidifier. Replaced humidifier pad. Also replaced the solenoid valve due to a failure that occurred last season. Furnace and humidifier are operating properly at this time.
Company came out for stool leaking needs reset, outside spigot leaking, pressure valve install, and second toilet needed reset. Company performed repairs on home same day. Company found water heater aged at 2004 needing a lot of repairs performed. Company suggested installing new tankless water heater as best replacement option. Customer agreed to service install next day Thursday July 21st.

Arrived to call for AC not able to reach desired temperature. Upon inspection of the indoor unit I found the evaporator coil freezing over and the condensation drain pan to be clogged. The coil freezing is due to lack of air flow over it. I checked the blower motor finding it to be drawing higher than designed amperage and is beginning to fail. This issue has been going on for quite some time as the entirety of the system has become rusted and filled with water. This includes the heat exchanger for the furnace which was filled with rust and pitting. Also the burners were in the same condition. With the amount of water damage to this unit there are multiple failures on the horizon for the heating side as well. On the outdoor unit the system needed refrigerant but with this old of a system the refrigerant it uses is no longer produced and I no longer keep this on my van due to the extreme price. Arrived at customers home Wednesday, January 26, 2022. Customer concerned about sewer gas smell in basement bathroom. Inspected fixtures in bathroom and drains. Also inspected floor drain and laundry sink drain on opposite wall to bathroom. Found that floor drain was dry as well as laundry drain sink rarely being used. Most likely cause of sewer gas smell seems to be toilet in basement bathroom. Smelled close to base of toilet and could smell sewer gas. Recommended to customer to have toilet pulled and reset with new wax ring. Customer states they will make repair. Thank you for choosing LBA have a wonderful day.
Mike had us out because he found a leak on a radiator. We found the leak and repaired it today. Refilled system and leak checked. No issues at this time.
Customer has Rough in for bar sink on edge of stairwell but would like it moved approximately 10 feet over behind stairwell company is writing estimate to turn sanitary t And run horizontal line to external wall and bracket drain lines and water lines going over to new bar sink area company will also attach drain to sink and install bar Faucet with safety check and 1 year warranty. Boiler maintenance and inspection. Today we cleaned the burners, vacuumed combustion chamber, measured and set gas pressure to manufacturers specifications, checked for carbon monoxide leaks, performed combustion analysis, tested pump, checked high temperature limit, ensured all radiators are heating. Basement loop was air locked, but is now heating, I noticed some rust on fittings near pump, but this was most likely caused by a previous leak as there is no moisture present at this time. No immediate concerns at this time, but boiler is approaching its life expectancy.
Annual P3 heating maintenance and inspection. Today we, replaced the furnace filter, cleaned flame sensor, tested all electronic components, inspected heat exchanger, burners, and blower assembly, performed combustion analysis, measured temperature rise across furnace, tested and inspected humidifier, and blew out condensate drain line. No concerns at this time as all operations are within manufacturers specifications. Replaced humidifier water panel and tested operation.
Company came out for drain special on kitchen drain line Technician Jack Notified sewer specialist that secondary line was on S trap that was cracked and leaking. Upon arrival sewer specialist conducted inspection and determined as trap will need to be removed and company will attempt to remove up to 10 feet of pipe below crawlspace company also will need to dig out crawlspace for entry since there is no accessible access at this time. Company arrived on October 8, 2021 for 73 or free special. Rental property. Customer had clogged kitchen line. Upon inspection company found that sink had s trap under it with tape on it. Company removed trap and ran cable through line and was able to clear obstruction. Once company put trap back on and ran water, Company saw that pipe was leaking from tape. Company informed landlord of problem and offered to have tech out next week to create an estimate to get pipe replaced. No warranty will be honored due to S trap under sink. Upon arrival I found that the system had a power outage. I reset system and it operated as it should. I cleaned and checked system and recommended annual maintenance.
Performed ac maintenance on both mini split systems. The mini splits are functioning properly. Also checked over the outdoor unit. Main system is cooling and operational at this time. Customer was interested in replacing their filter box with a better filter. See estimates for pricing.
P3 air conditioning maintenance and inspection. Visit was owed to homeowner. 17 year old Ruud air conditioner. Today we, rinsed the outdoor coil, tested all electronic components, measured refrigerant temperatures and pressures, replaced the furnace filter, measured temperature drop across indoor coil, blew out condensate drain line, and inspected blower assembly and indoor coil. Did notice a couple of weak components within the outdoor unit. The capacitor tests weak and is outside of manufacturers tolerance, and the contactor has burned and pitted contacts.

Today we, rinsed the outdoor coil, tested all electronic components, measured refrigerant temperatures and pressures, replaced the furnace filter, measured the temperature drop across indoor coil, blew out condensate drain line, and inspected blower assembly and indoor coil. No concerns at this time as all operations are within manufacturers specifications.
Upon arrival found that hard start kit had failed at this time. Today's repair was covered under warranty at this time. This repair was caused by the compressor working harder than it needs to basically just do age. Replacement of the unit it is in the near future If the compressor gets worse. System is cooling properly at this time.
Checked all operations in the cooling mode. Furnace filter was OK at this time. washed out the outdoor unit. Checked all electrical and refrigeration components at this time. The air conditioner is operating within factory specifications.
Arrived to do performance maintenance. Inspected air conditioning system and verified operation of all electronic and mechanical components. Verified system charge and temperature split. Air conditioning system is functioning properly at this time.
Thank you for allowing me to service your HVAC equipment today. Performed maintenance and safety inspection on the air conditioner. The filter (25x25x1 did not need replaced at this time. I found a UV air cleaner on the plenum above the evaporator coil in the basement. The bulb has reached itâ€™s lifespan and needs to be replaced for it to function. I recommend updating to a newer more efficient whole home air purification system. Tested all the electrical and mechanical components in the condenser. I did notice some damage to the copper where it exits the home. It is not leaking but we do need to monitor it. Also the suction line (larger copper pipe) has a minor kink in it. It doesnâ€™t seem to be affecting performance at this time, but be mindful not to put any stress on it. System is running within manufacturers specifications at this time. When we replaced the 80 percent furnace. We didnâ€™t wire the condensate pump into anything. I wired it into the the junction box and tested operation. Everything is working as it should.
Company came back out to diagnose issues with new ruud water heater that was installed oct of 2020. After diagnostic company concluded gas control valve was defective company conducted warranty replacement of gas valve but during replacement company found that threads for thermal couple were Broken so company had to do secondary repair of Burner assembly after company installed warranty gas valve and burner assembly company tested heater for operation everything is testing OK at this time. Upon arrival I found that the blower motor had failed. I gave customer estimates and he decided to replace it. I replaced motor and everything tested as it should at this time. Thanks for having me out today
