9/3/24 - Completed a light maintenance on one mini split. Filters were washed and operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

9-3-24 Drawing room, beer cooler left-hand side, not working properly this morning I checked the cooler. It’s maintaining temperature cycle. The compressor seems like it’s working OK

Replaced evaporator coil. TXV had failed after new furnace install due to freezing, unable to source a TXV in a reasonable amount of time but was able to find a full coil. Replaced coil, vacuumed and replaced coil and system is running with proper pressures and cooling the home.

Apparently the AC had been tripping the breaker at the breaker box. Examined the amp draws, and all the wires within the AC and was unable to find anything that would cause a short period. There was the humidistat wire, which was exposed and I fixed this issue. That may have been the cause. If this problem persists, there might be an issue with the control board on the AC.

Went for a maintenance call today. Customer states house is cooling properly. When going to furnace drain line was clean. Filter did need to be replaced. When replacing filter tested for static pressure. Static was failing. After filter change. Vents were all open. Adjusted blower speeds. Did notice blower wheel was dirty recommended for clean. When going to condenser unit. Did give it a clean. Checked for refrigerant charge. Refrigerant is passing at factory specifications. Checked capacitor is soon to fail. Did recommended for capacitor to be replaced has a lot of rust on top as well. When checking amperage is passing for fan and compressor. Did renew customer membership. Declined duct repair options

Installed 90% furnace drop boot furnace box coil throat

Found system frozen, new furnace installed and was stuck in lo cool and was unable to move proper cfm’s of air causing coil to freeze. I was able to rewire controls and furnace is now running in high cool and enough air to prevent freezing. Unfortunately due to freezing condition TXV was damaged and refrigerant is not being properly metered and will freeze again, TXV will need replaced as soon as we can get it.

Sold furnace and airflow

Upon arrival I began the AC tune up. I first checked the static pressure which is rated for a max of .5 on your system. The test showed the total to be at .42 which is great! Next, I checked the running amps on the blower motor which was within specs. The blower wheel itself as looking pretty clean to me. The temperature split in the home is at a nice 20 degree split. I then went to the outdoor unit and first rinsed all the cottonwood off the condensing unit coils. I then checked the refrigerant charge which looks good. My subcooling target was 10 degree and I was at 11 degrees within 1 degree is good. I checked the running amps on the compressor and fan motor and both were within specs. Air conditioning maintenance

Went for a maintenance call today. Upon arrival customer states house takes a while for it to cool down. When in hotter days. When going to furnace. Did replace filter for customer. Checked amperage for blower and is passing. Blower wheel slightly dirty. Drain line is clean. When testing for static pressure. It is rated for a .5. System was at a .9 when adjusted speeds and change out filter. Went down to a .7. System is failing. Recommend for a supervisor customer. Customer did approve and try to find the solution for static. Did an inspection on the heat exchanger and it is cracked. Supervisor will talk to customer about the heat exchanger. When going to outdoor unit. Did clean out the unit. Checked for refrigerant charge. The refrigerant is in factory specifications. Tested for amperage, compressor and fan are passing. As well as the capacitor is passing. Arrive to customers for AC tuneup, and during inspection, we received a high call On static pressure due to both return and supply chains, needing to be resized.

Sold furnace and two star

Customer called stating system was not moving air properly and there were sounds coming from duct work. Found that blower motor was preparing to fail and was ramping up and down not providing consistent air flow and evaporator coil froze. Upon seeing age of furnace I ran camera to check heat exchanger, it had failed and is a safety concern. Turned over to field supervisor for advisement.

DATE: 8/27/24 Detailed description of what was done today: arrived at home and spoke with Todd about reason I was called today, which was a floor drain backing up. They thought it was something to do with the liner that we installed two years ago but it was actually just going in debris and the floor drain pipes. After doing five star and inspection of maintenance room plumbing, I ran my back pack auger removing the Clog and Returning flow back to normal, and then ran camera for further inspection. Wear and Tear: -Drain, clearing special And camera inspection After reviewing the entire house I went over everything with Todd to ensure they understood everything going on in the house and what could be done to address it.
