Insurance needs detailed summary of issues with pictures so system can get approved for install as well as electrical work

For this job I was showing up because two of the systems were having issues cooling. After diagnosing, both systems was able to conclude that they had burnt them self out due to over amperage. The reason they were over Amping is because an issue with the power in the house. I’m only getting 34 V outside when I should be getting 120. The lights in the house are also turning on and off and multiple appliances are not operating due to their high amp draw. And supervisors been called out to diagnose the issue further and come up with the best solution.

DATE 7/26/24 Detailed description of what was done today Arrived at home, five-star, then did a inspection of full home as well as inspection of the main drain. After fall inspection opened floor drain cover and ran backpack auger down, clean out and main line cleared debris and returned flow back to normal. As well as set an appointment for a supervisor to give a quote for a water heater and PRV because PRV has failed and water heater is 18 years old. Collected Payment and left. Arrived to do a two system performance maintenance. Before getting started, homeowner mentioned that the systems have not been able to keep the house cool. Started inspection inside and measured a temperature split between return and supply air for each system. Measured power consumption of the blower motors and checked systems for cleanliness. Found that the upstairs systems evaporator coil was frozen over. Thawed this coil while testing the other unit. Performed a static pressure test and found that the systems are operating outside manufacturers specifications. Went outside and verified system refrigerant charge. Found that both systems are low on charge. Verified operation of all mechanical and electronic components of the condenser. Found that both condensers capacitors are failed and the only reason the systems are operating is because they have compressor start kits installed. Spoke with homeowner about the system. Rinsed coil free of debris. Air conditioning system is operation

Arrived for a 3 system ac maintenance. Static pressure was failing on all systems. Discussed with finale supervisor. Airflow improvements have already been suggested and customer is still deciding. Installed 80% full system Also Changed out the 6 inch run for 8 at end of supply run.

Tested static. It’s failed in cooling mode. With set up of the system there’s not much we can do without presenting big options. Customer didn’t want to see those so leaving system as is

DATE Arrived, shut off water then removed the existing shower assembly and prepped for the new one. Installed new pex lines and connections as well as the new valve and assembly. Went for a repair call today. Customer stated that unit was frozen on suction line last night. Did have the fan on so I thought out overnight when checking for refrigerant levels. It wasn’t at factory specifications after giving it a clean. It is passing when checking for fan and compressor amperage was good. Did check for static pressure static pressure was failing. Did have a supervisor out to come customer approved. Ductwork was dusty to the house renovations done three months ago. Recommended duct cleaning as well as did recommend a blower wheel clean and an extensive coil clean for the outdoor unit. Customer declined kindly, and would like to do the added later time as well as signing up for membership. Other than that system is up and running. Thank you for choosing LBA services.

Replaced filters in both unit and check stage two on one unit to make sure it is not still freezing. Temp split was 48 supply and 68 return.

Stage two was completely iced over. De-iced system then did a second leak search and found no leak on a 3 year old system. I charged the unit with 1 pound of 410a to bring levels to normal operation. Ran system for over a hour to verify everything is working as it should be. Temp split was 76 return and 57supply which is within range. All amp draws on compressors were with target range.

7/18/2024 Inspected the home and made shire the gas valve to the stove works. Water quality and plumbing work

Arrived to remedy a system that was unable to keep up in the heat yesterday. Performed extensive diagnostic to test every part of the system. Found that the coil outside was coated in debris. Rinsed coil free of debris. With the systems ability to release heat outside restored the system will now be able to keep up in the heat of summer.

7-16-24 Air handle unit #5 7.5HP blower motor is shot. Customer ordered a new blower motor the local supplier. I picked a motor up and installed. Checked for proper rotation. Checked belt tension I did install couple of belts, that they had in the shop that were spares they will replenish their spare belt to the BX 97. Unit is rated at 9.25 A with a service factor of 1.15 the motor is pulling 9.5 A

Return to install Linux thermostat and found that the system was empty on refrigerant due to a leaky evaporator coil. Customer wanted to quote on replacing the whole system. Scott came out to bid out new unit inspect another system finding that it was low on refrigerant customer wanted I haven’t charged with easy seal put in and the capacitor replaced as well. Check static which is failing over 1.0 on a .8 max CFM count is failing as well. Has had left to work. Wife is finding out a time or day that I can come back to speak with them and go over my findings.
