Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide test, there is a leak. After inspecting the heat exchanger, I noticed rust, water damage from the coil, and a crack. The furnace is disabled. Thank you for choosing LBA services!

For this job, I was showing up as a head tech to help with maintenance because we are doing five separate systems. We installed two systems recently and they look great and are running perfectly! They both have 10 year warranty on parts and labor so there’s nothing we need to worry about as far as price goes for 10 years. The other three units are not so lucky. They’re very old and one of them uses the banded refrigerant R 22. All three of them are putting out carbon oxide in levels way higher than deemed safe by the government. Therefore, we have to legally red tag them and turn off the gas. After checking, all three systems, Shernoff, we found cracks and holes all over the heat exchangers. One of the systems which is the large 5 ton, which heats and cools the primary level won’t even stay on long enough to heat much because it shares a return with, the unit that heats the basement. So when they are both running at the same time, it actually overheats and turns off. We need to replace

Arrived check humidifier and make sure it’s working correctly. I also did a quick check on furnace. Had to replace solenoid on humidifier. I also replaced the humidifier pad. On the furnace, all electrical components are running properly at this time. Carbon monoxide test was 0ppm. Heat exchanger has a little rust on it but no cracks or holes. Upon arrival I began the tune ups. This home has 3 units all together. Main Floor, 2nd Floor and 3rd floor movie room. I tuned up all 3 systems today. I checked the running amps on all 3 systems motors and they were all testing within manufacturer specifications. I cleaned all 3 flame sensors. I cleared all the hoses and pressure switches as well. The temperature split on all 3 units were within specifications. The only issue we found today was the metal flue pipe on the water heaters downstairs. One of the pipes is extremely rusted and now has a hole in it that could leak out CO. Looks like Scott spoke with you about that and we are coming out Thursday at 9am to fix the flue pipe. Went for a furnace inspection today. Did a static pressure test, it passed. I changed filter due to the old one being dirty. Ducts are clean. Did a carbon monoxide leak test and a gas leak test, there is no leaks. Did a combustion analysis test, it passed. Inducer motor amperage passed. Gas pressure met factory specifications. Pressure switch passed. Temperature split between the supply and return duct passed. Blower motor amperage passed and blower wheel is clean. Humidifier works fine. I noticed the drain line Is growing biological growth inside of it. Thank you for choosing LBA services!

12-2-24 Fittness tennis Building men’s locker room is cold, found the furnace running however two of the 12” flexduct runs in the ceiling are not connected to the diffusers. There is no insulation above the ceiling only the sheet rock. The yoga room heating is not working. Found the York rooftop unit had a tripped control circuit breaker. The problem to a wire at the ignition board looks like it overheated and shorted out the ground. I ran the unit in heat mode did not have any flame rollout. All the safeties are attached. Country club building AHU#5 Blower is not running found the freeze stat is defective. Need to pick up a new freeze stat and install. Currently I lowered the setting from 35° down to about 15° AHU#3 Blower is not coming on. I tested the freeze stat on this unit, seems to be working. I removed some of the filters after a little while the unit came on , there is a filter pressure safety switch that may have not been closed due to the dirty filters. The unit is w

Completed furnace maintenance and inspection. I checked all components and amp draws, I tested airflow and temp splits. I cleaned flame sensor and cleaned up furnace. Air pressure is well over the max rating for system. I found a couple blower adjustments that helped relieve a bit of the pressure but we are still over max. I let customer know what I did and reviewed maintenance form with them. Furnace is running at departure.

Arrive to customers for a furnace tuneup and during the process of the inspection we’ve received the high static pressure With just opening all supply register, events and changing filter, did manage to lower static pressure. We’ve also discovered a dirty blower wheel. All other components met within factory specs.

During this visit I arrived at 3:30p.m. and was asked to investigate the source of the water that was reported. I did perform prevent maintenance and heating checks on the equipment at this building 5 days ago. The dentist office was helpful in showing me where the water was next to the wall that is shared with Tilted Pilates. I was unable to access Tilted Pilates due to them being closed. The dentist office also needed to close very soon and all staff needed to leave (p/u kids, etc.) I the accessed the attic and checked the units above Smiley dental. Both of their units are located away from the area of the water on the floor and were dry and there was no evidence at the units of a water backup. With the limited time allowed I discovered that the equipment room for the dentist room (located on building’s south wall just under the access window for the attic and to the right) had damp concrete from the floor drain to under the clothes washer and drier. Very pleasant young man! Haven’t needed heat on so have no comment as to how his service will perform . Heater was working fine when last used in the spring. One thing missed was opening the water for the humidifier and checking it as your other techs do, making sure water flows and many times I need a new filter, possibly this wasn’t part of his training being new. Two supervisors stopped by to check his work, he was already finished and about ready to leave so they didn’t go downstairs to see what was done or not! I’ll open the water valve, hope nothing else needed.

We called to get a faucet replaced, a leak fixed and a sink repaired. You came into our home and spent 5 hours looking for other "issues" (it's a 70 year old house, you're bound to find them) and then left to say you'd come back tomorrow to complete the job we requested (which would take 3 hours). NO ONE asked you to snorkel through our home for a day without doing what we called you out here to do (and don't even get me started on the "water testing" scam done to try and upsell a water softener). You had two men in my home for 5 hours, you fixed NOTHING and then suggested I spend $12,000. I'm sorry, maybe you have other customers who have that kind of time to waste, but I do not.
