We were looking at two air conditioner units today. All refrigerant levels looks good. The main unit for the main level looked a little bit low so we need to keep an eye on this. It also had a bad capacitor so we ended up replacing this. The main level heat exchanger also is showing a lot of wear and tear so we will keep an eye on this as well. The unit that does the upstairs is good on static pressure however, the lower level has high static pressure Which would explain why that heat exchanger looks so worn down. Customer is aware of the high static pressure and we will keep an eye on the effects. It can cause on the system both humidifiers cooperating the way they should and all drain lines were clear filters were changed and units were washed.

Went for a maintenance call today. Tested for static and system is passing in cool for static. All electrical components are passing for manufacture specifications. Did replace filter for customer. Temp split passes for system as well for refrigerant. Did clean condenser unit. System is up and running before leaving. Thank you for choosing LBA services-Johann

Upon arrival I began the AC tune up. First, I ran a static pressure test. Your system has a max static pressure rating of .8 and my tests are passing within specs in 1st and 2nd stage cooling. Next, I checked the running amps on the indoor blower motor which tested within specs and the blower wheel was in pretty good shape as well. Next, I checked the refrigerant charge on the outdoor unit and it was well within specs. My temp drop was within specs at 22 degrees. I checked the compressor and fan motor running amps and both tested within specs. The capacitor for the compressor is a size 40mfd and it was testing below the +/-6% and was testing at 89%. Explained this to homeowner and she opted to have me replace it. I replaced the capacitor with a Turbo200 Capacitor with a 5 year warranty since she is a member with LBA. Went for a maintenance call today. Both system are passing for refrigerant and meet specifications for manufacture. Did clean both condenser units. Amperage for compressor and fan are passing for both condenser units. As well for capacitors. Blower motor is over max rating for upstairs furnace. Main floor is passing on blower motor. Will recommend to use a lower merv for both system. So unit doesn’t over work itself. Temp split is passing for both system. Completed AC inspection for customer. Most aspects of systems tested within manufacturer specifications, with the exception of outdoor fan amps. The amps on outdoor fan were over the limit, this motor is part of a service bulletin and I notified customer that the motor may very well fail soon but will be covered by the manufacturer. No recommendations at this time. Thank you!

Arrived to remedy a system suspected of leaking water. Upon inspection of the system found a puddle of water around the furnace and water heaters. Opened up the furnace and did not find any water inside. Checked the exterior of the furnace and did not see any points where water could have been dripping down the case of the furnace. Started checking around the system looking for a source of water. Found a plumbing line that is heavily corroded and has clearly been leaking for a long time. Ran the ac to ensure that there is not more than one issue. Air conditioner was draining condensation properly. Reached out to a plumber to create a bid to have the plumbing repaired.

Left VM regarding the visit yesterday. Customer said he has been wanting to do a Halo and Brent approved a free water heater with the purchase. I didn’t get ahold of him immediately but I will keep trying here.

Yjywhtgt ht During my check out on 11-19-24 Found the right side reach in beer cooler in the drawing room not working properly. Both evaporator fans are not working. I do have power to them. They’re just locked up. Also without the evaporator fans running, I was not getting good cold temperature back to the compressor so I do need to check the refrigerant charge of the unit. This estimate is to replace both evaporator motors, fan blades and also check the refrigerant charge. If refrigerant is needed it will be an additional charge. Price includes parts less the refrigerant if required and labor. Any repairs other than the listed if required will be quoted separately. Quote is valid for 30 days.

Arrived for ac out. Upon diagnose I found that the ecm motor had failed. Will be back tomorrow morning to replace motor.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating within manufacturer specs. Except for the capacitor, the capacitor is failing past its threshold. Followed up to provide estimates on the full system, 2 water heaters, and 2 humidifiers but they have changed course and are now moving and do not want the quotes for equipment

I found that the curb adapter to the roof penetration was rubbing when the condenser was running. Do to the location I can not put any screws threw it may leak water in future. At this time there is blocks sitting on it to put weight down on it and stopping the loud rubbing noise of the metal. Ran system several times threw cooling and heating to verify no more noise. Filters and still very dirty and need to be replaced and could help with the vibration if the blower motor is not working so hard to move air threw the system.
