We return today to install water heater. We also moved water heater to the left of proximately 4 feet. So the sump pump could be accessed. I also installed a new shut off valve half inch for the outside hydrant and a T for the dehumidifier. We also installed A thermal expansion tank. I pressurized tank at 70 psi. Today I completed your annual heating tune up on both systems, I checked all safety and electrical devices to ensure your system is running safely and efficiently, I cleaned systems and performed combustion analysis, checked for proper heating transfer, replaced air filters. Found that humidifier on basement unit was not operating and gave customer estimates to have replaced and she decided to have a new one installed today. Upon arrival I performed a whole house plumbing inspection. I flushed the water heater in the basement. The water heater is approximately 10 years old. The plastic boiler drain would not close. I talked to the owner about this and she would like to move ahead with a water heater replacement. I create an estimate and scheduled work for tomorrow.I checked the second water heater and it is only three years old. Which is it is an electric. I checked the sump pump and it was operational. Sump pump is probably in excess of 20 years old. I recommend replacement due to age. I checked all the plumbing fixtures in the home and all are in good working order the home has recently been remodeled and all the fixtures are newer. I checked the natural gas system with a leak detector. No leaks detected.

Upon arrival 8yr old AO smith water heater was displaying a 991 code indicating bad combustion. Checked burner chamber for debris. Checked gas manifold for moisture. Checked for water leaks. Checked for proper venting. Heater intake was found to be blocked. Cleaned intake, reset heater, and checked for proper function. No other issues or concerns found.

Performed heat pump diagnostic on mini split. Tested operation. System was operating when I arrived. Checked temperature split on the system. System was heating at an optimal temperature split. Spoke to the customer about how the mini split is designed to operate. System is heating and operational at this time.

Returned to replace heat exchanger. Disassembled furnace. Removed heat exchanger, prepped and installed new heat exchanger assembly. Replaced condensate trap and re connected to drain line, re installed all furnace components, re wired all high and low voltage, re connected and leak checked gas line, started up furnace, performed combustion analysis and inspected for leaks. Furnace is operating within manufacturers specifications and there are no safety or reliability concerns at this time.

Annual P3 Heating Visit. Cleaned furnaces, vacuumed wood chips and Sheetrock from return drop, checked all components for reliability, checked temperature difference across furnaces, performed safety inspections and checked for gas leaks, Upper furnace has a failed heat exchanger, the leak can be seen by looking in the blower cabinet in the back left corner. Parts are under manufacturers warranty.

Upon arrival I found that the Lennox system was low on refrigerant and found that the indoor heat mead transfer coil was leaking refrigerant. Recharged system back up to factory specifications and ordered parts to return to install new heat media transfer coil. Applied limited manufacture credit towards repair. Also found a failed weld on the York guardian system. Recharged the system back up to factory specifications and will return to replace filter dryer and fix welds. Collected half of repairs today will collect full amount upon completion of repairs.

blower motor was not engaging properly. Capacitor showed shortage marks and no longer operating. Giving customer several options customer chose band aid option. Performed bandaid repair, Indoor blower motor is now operating within manufacture specs. Performed three different test outs. Will be coming back late 19th to perform three tuneups.

Upon arrival customer took me to the garage where the clean out is and had standing fluid. Ran sewer machine 30’ and blockage cleared. Ran all 100’ of cable came back clean. Ran water at floor drains to check flow. Draining as it should now. Bandaid

***failed exhaust removal motor main level condenser serial#1315E13287*** ***$151.75 warranty parts credit towards repair*** ***only 5 year manufacturer limited parts warranty runs out April 2020*** Upon arrival the customer informed me that one of the outdoor units was making a horrible squealing sound while operating. After further investigations I discovered that the exhaust removal system had a fault. The motor bearings are failing and the squealing noise is produced by that. I presented repair options to the customer and the customer chose the silver level HC7C main exhaust removal system renovation. Work completed: removal and replacement of outdoor fan motor with OE motor, removal and replacement of the voltage enhancement component, removal and replacement of the voltage distribution component, electrical termination service and performance and safety testing. I replaced the starting components versus the fan blade due to the fan blade being in good shape and the customer woul

Upon arrival the customer informed me that there was water leaking from the furnace. After further investigation I discovered there to be a fault within the water removal system. I presented repair options to the customer and the customer chose the band aid level repair that is covered by LBA under the warranty pertaining to new equipment installation. Furthermore, during my inspection I discovered a significant amount of what appeared to be microbial growth inside the evaporator case. I expressed my concerns to the customer and the customer wasn’t interested in the options of adding UV light technology at this time. Thank you

Checked on replacing flue pipe that went through roof. That flue is no longer being used for venting any appliances. Customers house has been switched over too using 90 percent venting or electrical appliances. Customer is liable for trip charge.

The prv that goes into the add a line has a compression nut the wasn’t fully tighten down and had a really slow drip. I tighten the compression nut down and watched to see if there was a drip. No drip and everything tested good.

Upon arrival talked to Mr Stoneburner . He thought we needed to change pressure reducing valve upon inspection I agreed.After showing options Mr stoneburner chose the bandaid .60 day warranty.Installed valve and checked operation no leaks and pressure back to normal.

I preformed two air conditioner maintenance and safety inspections. The system that Nick serviced a few weeks ago is still holding the refrigerant he added. However the newer system has started leaking 410A. I have discussed with Connie the repair options and her 10 year limited manufacturers warranty. We have decided to monitor the refrigerant levels and decided on a repair next year.
