Called on Saturday morning with a plumbing issue and LBA was able to set up an appointment the same afternoon. Doug took great care of the initial issue and was able to set up follow-up appointment for next Monday. Great experience so far.....
Inspected furnace and checked all operations, the inducer motor capacitor was at a failed state from a manufacturer specifications standpoint. We checked for gas leaks and found two one at the furnace on the flex line and the second one was at the water heater shut off valve. Quoted both gas leaks, repairs and the capacitor replacement. Customer declined repairs today. Furnace is operating properly at this time.
Arrived at customers home Tuesday, January 25, 2022. Customer concerned about sewer smell this time radiating from hallway bathroom on first floor. When last at home toilet in master bathroom was pulled and reset with new wax ring and sewer gas has not come back since. Gave customer estimate to pull reset toilet. Customer accepted estimate. Installed new wax ring and reset toilet then caulked around toilet with clear caulking. Flush toilet roughly 15 times to ensure no issues or leaks. Arrived at customers home Friday, January 21, 2022. Customers main sewer not draining properly. Customer states that when close washer is ran sewage backs up into bathtub. No clean out accessible. Pulled toilet and ran cable through drain. Cleared blockage. Ran clothes washer again and could hear drain making glug Sound. Drain is flowing properly at this time but camera technician will be scheduled to arrive to home early next week to inspect main sewer. No charge will be billed to customer at time of camera company will pull toilet in order to camera main sewer.
Arrived to remedy a loud beeping noise. Found that the smoke alarm in the basement has a dying battery. Inspected furnace and checked amp draws on blower and exhaust fan motors. Measured resistance on the ignitor and checked the performance of the flame sensor. Informed homeowner about the smoke alarm and the quick check on the furnace. Furnace is operating properly at this time.
Today I completed your annual heating maintenance. I tested all operations and performed a combustion analysis, cleaned and tested flame sensor, checked all electrical devices and motors, performed gas leak search, tested temperature split and performed humidifier tune up. Arrived to do performance maintenance. Inspected each systems air filter and found them all packed with debris. With homeowners approval installed new filters in each system. Measured amp draws for the blower and exhaust fan motors for each furnace. Verified operation of all mechanical and electronic components. Measured air flow through each heat exchanger. Analyzed the combustion gas to verify safe and efficient flame in each furnace. Tested humidifier system to ensure proper operation. Upon inspection of the humidifier found that the humidifier panel was coated in calcium buildup. With homeowners approval installed a new humidifier panel. Each furnace and the one humidifier are operating properly at this time.
Arrived at customers home Friday, January 7, 2022. removed toilet in hallway bathroom near front entrance of home. Installed new closet bolts on toilet flange as well as new wax ring. Built new Sedona beige Toto Drake toilet. Installed toilet using new water supply line. Turned water on to toilet and tested continually for leaks and proper function. Toilet is now functioning properly with no issues. Company will honor one year warranty on all parts and labor installed today.
Met building manager early on site and over see repairs in first floor ceiling, technicians left to make repairs. After conducting 5 foot section repair with new cast-iron elbow company found another 10 foot section of pipe leading to that elbow cracked and leaking company chased pipe additional 10 feet connecting onto new no hub band then had ceiling tiles placed back in original places and cleaned area then tested line for operation for approximately 15 minutes company concludes sections that were replaced or testing properly at this time. Company arrived on January 4, 2022 for plumbing inspection. Upon inspection company found that water heater is six years old. Company flushed water heater and after inspection found that heater is in proper working condition. Customers water pressure in home is 64 psi. Arrive to customers home Tuesday, January 4, 2022. Customer concerned about smelling sewer gas in master bathroom of home. Customer states that it has happened more when family was in town using basement bathroom. Also finds that it happens usually towards the end of the day in the evening. Customer also states that it seems to radiate from toilet area. While at home flush toilets and ran shower but could not replicate sewer smell. Believe most likely cause of smell would be wax ring from toilet. Hold toilet and found wax ring appear to be not completely ceiling. Replaced wax ring and reset toilet. Caulked around toilet as well. Company will honor 6 month warranty on wax ring itself. As cause of smell could not be confirmed company will not be liable if smell returns. Annual P3 heating maintenance and inspection. Today we replaced the furnace filters. Cleaned and tested flame sensors. Inspected burners and blower assemblies. Performed combustion analysis. Measured temperature rise across furnaces. Tested motors. Tested and inspected humidifier. Performed gas leak check. Furnaces are operating within manufacturers specifications at this time. Talked with Paige about the humidifier panel needing to be changed and she wanted us to replace it today. (Manufacturer recommendation is to replace every 12 months).
Customer requested estimate for Toto drake toilet in Sedona beige. Emailing estimate to customer.
Performed furnace maintenance. Filter does not need replaced. Completed all checks and cleanings. Complete a combustion analysis check for proper/safe operation of a furnace. There is a weird noise coming from the furnace inducer motor. I also noticed that the humidifier is not currently operating. Customer is interested in replacing their system due to its age and condition. Office will call and schedule appointment tomorrow.
Arrived onsite and excavated, installing approximately 45â€™ of 3/4â€ K copper from pigtail off meter to new connection in house to poly, hydro plugged wall at foundation and backfilled with gravel. Found old galvanized line was deteriorated at connection to meter set, just outside of concrete pit. Backfilled ditch line, leaving to a mound for settling. Not responsible for landscape. Also installed new entrance valve with pressure regulator set to 80 psi.
Customer had company come out inspect high water bill. Water pipe from meter to house leaking can physically hear line running when shut off at house and pit is full of water. Customer agreed to bid replacement of water line from meter to house connection at prv. Company will come out shut water off dig up existing line. Remove old water line replace with new line tie into line inside home and existing meter. Add new ball valve in home line.
I spoke with the plumbing supervisor today about options four sewer main repair and or replacement. He feels that the high-pressure jet Would be the first recommendation I prepared an estimate.
Upon arrival customer took me to the basement where we are going to do a sewer camera inspection. I removed the plug and Ran the sewer camera. The pipe was partially submerged immediately within about 5 feet I came out of the fluid.I ran approximately 10 feet and was outside of the home into the clay tile and hit tree root. And at every joint there after up to 55 feet. Every joint has tree roots. I could not push the cable any further than 55 feet. Sewer leaves the house from the back of the home and it is approximately 150 feet to the Fenceline the last 40 feet is in the tree line. I located the camera at the 55 foot mark. It is 10 feet deep. Iâ€™m going to have to get with my supervisor
Upon arrival an intermittent vibration could be heard in home. Checked prv and meter. Noise seemed to correlate with water running in home as indicated by meter. The source of this intermittent running water could not be determined. Toilets were not running when inspected but are a likely contributor. Replaced flappers.
Arrive to customers home Monday, December 6, 2021. Customers garbage disposal regularly getting jammed. When first arriving to home reset button on garbage disposal and tested and had disposal working then disposal locked up again. Disposal was more than 10 years old. Gave customer estimate to install new garbage disposal. Customer chose to go with new Pro 1100 XL disposal. Installed new unit and tested throughly. New unit is now functioning properly with no issues. Company will honor 1 year warranty on all parts and labor.
Arrived at customers home Friday, December 3, 2021. Company removed icemaker line from saddle valve in basement. Saddle valve that was still online was leaking. Arrive to customers home Thursday, December 2, 2021. Customer had multiple issues in their home wanting to be looked at. Main floor hallway lavatory faucet clogged. 73 or free special opened lavatory drain. Drain is now flowing proper. Customer has multiple isolation valves in basement to isolate bathroom above garage due to it freezing during winter. Installed 3 new ball valves to isolate water to bathroom and garage hose spigot. Tested thoroughly valves are now functioning properly. Bled water from lines for winter.
