We were the fifth company to come out and bid this job. This entire line needs to be replaced however it’s 130 feet long and 8–13 feet deep. The tap that connects to the city sewer is also broken and needs to be replaced. The homeowner said he got a quote which he showed me from Brightside plumbing to conduct 120 foot trench and 30 foot pipe burst for 10,000 even.

Arrived to do a 4 system performance maintenance. Set up for combustion analysis and static pressure tests on each furnace. Found that the kitchen and attic systems are operating with failing static pressure. Verified operation of all mechanical and electronic components in each furnace. Cleaned the flame sensors and tested their performance. Checked blowers for cleanliness and to see if there is any play in the bearings. Found that the 3 older furnaces have dirty blower wheels. Checked systems heat exchangers to ensure proper venting of flue gas. Found that the heat exchanger for the master bedroom is dangerously rusty. Found that the other two furnaces heat exchangers are showing signs of age and wear. Reached out to a field supervisor to double check the heat exchanger and finish the diagnosis on the systems that have failing static pressure. Checked for carbon monoxide in the air stream for each system. Verified operation of humidifiers and replaced panels. Found that the entry way

10-15-24 Suite 200 heats not working. Found the air handler pressure switch was not closing to bring on the blower and also the electric heat. Made an adjustment on the pressure switch that’s on the blower unit. Blower came on electric key came out after. Made adjustments on the airflow. System should work, but there is we may need to lower the blower speed, but the problem with that is it may not close the pressure switch to bring out the heating elements. We’re going to see how that works out.
After checking the furnace, it was clear that the inducer was having major issues pulling a suction. It was over and beam by more than triple. It’s recommended amps, and it sounded as if it blew a bearing. Because of this, I checked the heat exchanger and sure enough it was full of holes and cracks. This is not Surprising considering the age of the unit. Best option would be to replace a full system but just a furnace would be needed at this time. Homeowner is going to do some research and let us know. We might be able to lower the price a bit more Based off of other offers
Completed heating maintenance. Mtar suit has had two heat vent shut off. Need to figure out why it was cut out of the numatic system and capped. Is there a reason for being capped off in the one office. If no reason we need to return and hook back into the system so they can have heat in one office

Replaced old abs pipe with new pvc spot repair under 2’ of 4”pipe.
Completed heating maintenance on all units. This included : -filter change -combustion analyzer test -checked heat exchangers -took inducer amp draw -took blower amp draw - checked blower wheel to make sure clean - checked pressure switches -cleaned flame sensors -checked roll out switches -took temp rise Systems are functioning properly
Spoke to customer and the bid we gave yesterday, he is going to get other bids and let us know.

Dispatched out to rerun and run new ductwork. Ran new ductwork to media room also moved ductwork from storage room to hall way. Moved the thermostat from storage room to hallway as well.
Relocate two grills and add one grill to media area. Relocate stat from storage area to the hallway.

Came out here for in AC maintenance. Upon arrival test static static was high and field supervisor out here to double check on my readings I went to the outside unit, picked up my gauges and came to the conclusion that we were low so someone within the system, there had to be a leak which I go to the customer a UV seal and add some refrigerant to see if we can find that app. We let it run for quite a quite some time me and the supervisor take a good look at within the boiler and found out the leak was in the toilet self field supervisor is out now retesting looking at the coil itself and letting customer know what Hass to be done shorted out for them .
Went for a maintenance call today. Upon arrival customer stated house was cooling properly. When checking furnaces did adjusted all to correct blower speeds. Did have a supervisor out due to failing static. But did change out all filters. Blower amperage was passing for all systems. Did replace a drain line due to leakage. All the rest were clean. Blower wheel were clean as well. When checking outdoor units. All compressor and fan amperage were passing. Capacitor were passing but are all at factory max specifications. Refrigerant charge we’re passing as well. All systems are up and running thank you. For choosing LBA services.

DATE 8/6/24 Detailed description of what was done today: spoke with Brett about what needed to be done, and the reason I was called. Which was a main floor drain that was clogged whenever he would run a dishwasher. We have been out there recently and had done inspections then, so I did a quick inspection of basement then ran auger down drain line clear normal flow. Wear and Tear: -drain clearing special After reviewing the entire house I went over everything with Brett to ensure they understood everything going on in the house and what could be done to address it. Sean and Sahvanna mentioned that the upstairs does not have very good airflow. Sean mentioned that his daughters have pet allergies and that the air in the home gets very staticky and dry during the winter. The furnace leaks periodically because the coil is tilted away from where it is supposed to drain. Water is pooling in the indoor coil drain pan. Rust has formed because of it. Biological growth has formed on the indoor coil. All of these are caused or exacerbated by the high air pressure in the system. This causes the system to run longer, hotter, and harder than designed. Fan speed has been reduced to relieve the excess pressure, as a temporary measure. Unfortunately, this decreases capacity and will cause the unit to run longer. Sean and Sahvanna would like a return call tomorrow at noon so they can digest the information and decide which option they feel best would solve these problems cause by the broken airflow.
Arrived to remedy a system that is leaking condensation on the floor. Upon inspection of the system, performed a visual inspection of the evaporator coil to ensure the coil is not completely frozen. Found bacterial growth present on the condensation pan for the evaporator coil. While checking for ide found standing water in the condensation pan. Pulled the condensation drain line off the unit and found condensation hardly draining out of the unit. Continued diagnostic on the rest of the system and found that the system is operating with failing static pressure. Tried and failed to bring the system within compliance with manufacturers specifications. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Spoke with homeowner about solutions for the system. With homeowners approval performed a drain clearing and installed gel tabs to ensure the drain line does not clog again.
