Upon arrival customer took me too the refrigerator on first floor where the water was dripping into the basement. I slid out refrigerator and went into the basement and trace the icemaker line. The icemaker line has a pinhole in it. My recommendation is to cut in a new tea with a new shut off valve and run approximately 15 foot of soft copper.I also talk to the customer about A p3.Just a trip charge for today
Furnace maintenance and inspection. 4 year old Lennox system. Today we, checked the furnace filter, tested and inspected humidifier, performed safety inspection, cleaned flame sensor, measured gas pressure to burners, performed combustion analysis, measured temperature rise across furnace, and tested all electronic components. No concerns at this time as all operations are within manufacturers specifications.
Arrived at customers home October 15, 2021. Customer has concerns about water pressure in home. No pressure regulating valve installed on main water line. Waterline entering home is all original galvanized water service line. Water one has recently installed new meter outside of home in customers yard. Old meter is still installed inside as well. Tested water pressure at hose spigot closest to Main service line. Water pressure was 75 psi. Add customer run kitchen faucet with gauge attached to hose spigot. Found that pressure dropped roughly 10 to 15 psi. Home plumbing after main service line is either Copper or polybutylene. All evidence is pointing to old Main water service line closing up due to rust and corrosion of old galvanized piping. Included with invoice will be estimate for new main water service. As well as new upstairs lavatory faucet due to low water pressure and unable to remove aerator from faucet to clear. Customer was charged dispatch fee today. Thank you for choo
Annual P3 heating maintenance and inspection. Today we, cleaned the flame sensor, tested and inspected humidifier, checked furnace filter (homeowner will replace), checked gas pressure to burners, performed combustion analysis, performed safety inspection, tested all electronic components. Replaced humidifier water panel. No concerns at this time as all operations are within manufacturers specifications. Renewed P3 today.
Annual P3 heating maintenance and inspection. Performed safety inspection, replaced furnace filter, cleaned blower cabinet, tested all electronic components, cleaned flame sensor, performed combustion analysis and measured temperature rise across furnace. One reliability concern with furnace is that the exhaust motor is drawing higher amps than it is rated for. Brett declined repair today and will renew P3 after his full year is up.
Company came out for sewer inspection after drain technician was out. Company called technician and Went over job itself, customer had technician run cabling machine and technician claimed they hit Obstruction at 30 feet then continue to send cable down line while Having customer run water and technician confirmed line was open and flowing at that time then brought cable machine back. During camera report company found multiple spots with root issues then ultimately ran into belly of line at 35 feet that ran all the way to 45 feet were company cannot see obstruction or push through obstruction at 45 feet. Company recommends conducting trailer jetter To try to push obstruction at 45 feet out and The majority of routes have been removed and credibility of line itself. 9-30-21 Pneumatic air compressor is leaking air Found the air dryer System bypass valve is leaking. Could not repair the existing valve ordered and picked up and installed new valve. Tested for proper operation working at this time.
Company arrived on September 30th 2021 for 73 or free special. Rental property. Customer had clogged mainline. Home had outside clean out in front yard. Company ran cable through line and was able to clear obstruction around 30 feet. Company had customer run water for approximately 10 minutes to ensure proper function. Upon arrival customer directed me to floor drain in basement that Iâ€™ve been backing up on them. Company determined best to snake the floor drain which we did and unclog the problem. Thereâ€™s no warranty due to the amount of gunk that was on the cable pulling back through. Cami recommends if this persist do you have it flushed. Upon arrival customer informed me that the air air container had excess water coming from the evaporator drain line. Upon inspection I found that the air conditioner was draining properly but was building up at the floor drain because the floor drain was stuck somewhere. Scheduled for a plumber to come check it out this afternoon. Floor drain is awaiting repair at this time. Thanks for having me out today it was great to meet you!
Upon arrival found several components burnt up that were failed and were failing during tune up that we noted. Upon customer's requests replaced the disconnect capacer and contactor. Checked all operations after and found air conditioning system to be cooling at this time but other components are showing major signs of age recommend replacement In the near future.
Checked all operations in the cooling mode. Replaced furnace filter with customer supplied filter. Checked all electrical and refrigeration components outdoors. Recommended re insulating the line set outdoors and performing an extensive coil cleaning. Customer was not interested in making the system last as long as possible by doing the proposed repairs. Air conditioning system is 14 years old and due to the age and condition replacement is in the near future.

Noticed it was very cold in the home and the thermostat is reading 76 degrees. I found that the chase for the furnace flue is directly behind the thermostat. I plugged the hole behind the thermostat and offset the thermostat by -4 degree to account for the radiant heat from the wall. The filter did not need replaced at this time. Ensure the arrow on the filter is pointing towards the furnace. Washed the condensing unit out. Recommended that the customer take advantage of our summer coil clean special. Where the coil is washed with a biodegradable emulsifying detergent to keep the coils at optimum efficiency. Tested the electrical and mechanical components and found zero issues. 8-13-21 Building cold deck unit is shut down, due to power outage. Found pneumatic system air compressor contactor tripped. Reset the compressor system came back up cycled all five compressors. Working at this time Note: #3 refrigerant circuit has bubbles in the sight glass. Spoke to Michelle about todayâ€™s repair and possibly adding some leak lock to #3 circuit. We will keep an eye on it.
Company will cut wall underneath kitchen sink to access galvanize line behind wall company will remove galvanize Ts tying onto original vent stack then running new PVC down into finish portion Downstairs 90 over and 90 down where a company will tie back on top of original clean out due to the fact customer does not want company tearing out floor or as much of wall as possible.Bid comes with complementary cabling of line below floor itself. Aug 12, 2021 Company came back out on August 12 Thursday and conducted quoted work after installation was complete company tested for operation a company can conclude everything is testing properly at this time. Cleaned outdoor condenser coil. System is operating within manufacturerâ€™s specifications. System is functioning properly at this time.
Performed ac diagnostic. Found dirty filters on both systems. But both systems were cooling and operational. Just having trouble keeping temperature. Replaced filter with customer supplied filters

Upon arrival I performed a whole house plumbing inspection I checked the natural gas system with a leak detector. No leaks detected. I checked the sump pump sump pump was operational. The water heater was installed in 2019 some issues with flu piping noticed. Excessive heat at flue collar. Customer complaining about pressure drop off. And low pressure. After inspection determine piping was in adequate to supply multiple fixtures at one time piping is too small. Three-quarter from water inlet to water heater and three-quarter from water heater to first branch T. Is required to increase volume.Supply problem is a volume issue not a pressure issue. Iâ€™ve included a estimate to re-pipe water pipe incorrectly. I checked all the plumbing fixtures in the home. All operating normally.
Performed air conditioning maintenance. Checked all components and safety systems. Checked refrigerant pressures and temperatures for proper heat transfer. Checked system temperature split, for proper cooling inside the home. Found condenser was unlevel, and the condenser fan motor was drawing high amps. Checked all operations in the cooling mode and found that the capacitor and the fan motor for the Ruud main floor system both failed. Found both units were extensively dirty as well. After speaking with the customer customer decided to have both repairs done as well as restore the systems to clean condition. Checked all operations in the cooling mode for both system and the air-conditioning systems are now both operating properly at this time. Second floor system had a slight squeak coming from the motor itself but It was still operating within factory specifications at this time.
