This was the first time that we have ever needed an A/C repair. We noticed at the end of summer last year that our unit wasn't blowing cold air so we wait till this year to get it looked at. Eric seemed very knowledgeable and professional. He walked me through what he did, what he found, and did a good job explaining everything from pricing to repair. I asked him a ton of questions about their other services and what I could do about my water pressure into the house being 180 psi. Which is more then double what it should be. I appreciated the fact that he did that since he was here for my A/C not my plumbing. Most importantly he didn't try and sell me on anything or push me into buying anything. I will recommend them to others. I hope that my next experience with them is just as good.

Coldest morning of the winter and we have no heat!!! Called LBA at 8:15 AM and we had a technician there by 10:30 AM......and heat by noon!!! Customer had company out to inspect laundry line that goes into floor tying into floor drain in garage going out Company determined there is a garden hose stuck in laundry line itself and Company found drain draining off to creek in daylight which is deemed illegal. Company is going to write up an estimate to install sewage ejector pump behind washer unit that has drainage going up penetrating through wall going into other room tying into 3 inch stack ABS. If company has to vent pit can be vented by mechanical vent or vent can be penetrated through wall for fresh air intake as well. Company will supply plug extension until customer can run dedicated 120 outlet over to pit. Customer is going to talk it over and get back with company in near future.

Company arrived on December 16, 2021. Customer has clogged washer line. Upon inspection company found that there are two vertical stacks behind washer to put dispenser hose in. One of stacks has garden hose stuck in it. Company attempted to pull hose out, but hose will not remove from line. After running some water company found that washer line and two floor drains run outside of house and into a ditch rather than connecting to Main that leads to septic. Tech is going to have dispatch schedule another appointment for another plumber to come out and create an estimate to have problem fixed. Thank you for choosing LBA and have a wonderful day.

Customer does not currently have a humidifier installed and is not interested in adding humidification. System is heating and operational at this time.

Spoke with all 3 managers of all 3 suites. No one reported a constant leak. The thrift store fill valve tube had come out of it place and got water on the floor recently, but it had been put back by the time of my arrival. Replaced the flapper in this toilet as it was constantly running. All 3 have roof leaks during rain.

Removed portion of galvanized, approximately 6’, above entrance water line. Installed new cut off valve and pressure regulating valve set to 70psi. Installed 50 gallon natural gas water heater with thermal expansion tank and flue piping. Tested for proper flow and function.

Company will install new 50 gallon heater with code upgrades including 2 gallon expansion tank new ball valve and water lines connecting to galvanize lines new 3/4 gas cock, 3/4 by 3/4 by 1/2 t with dirt leg and gas whip. Went over options with customer and customer wants to go ahead with the option and have company come out following day on September 10 to conduct installation. Upon arrival found that the system had taken a surge and the surge and has caused multiple components being the capacitor and others being the control system and thermostat to fail. Customer chose to have capacitor system replaced and rewired as well as control system replaced. Installed surge protection systems to prevent this from happening in the future. Installed customers old thermostat free of charge at this time. There is possible other damage on the low voltage side but no signs were showed at this time. recommended a early furnace tune up to inspect the furnace fully allowing it to run for a long period of time. Assisted Tyler with install of new Lenox rooftop unit. We remove the hill guards, heat strips and the barometric damper from the old system and put it on the new unit. Compressor condenser motor and blower motor all motors are operating properly at this time. The unit has a toy degree temperature split and cooling and 29° temperature split in heating. When we first started the unit up the condenser fan was hitting their guard so we lowered the fan blade by approximately 1 inch. The unit is operating properly and safely within factory specifications and guidelines at this time.

Customers sump pump internal float was sticking preventing proper function. Company removed old sump pump and installed new pro series with deluxe duel float control/alarm. Due to pump being in non heated garage and discharge line being buried in front company did not install check valve so company cannot warranty against pump/line freezing. Thank you for allowing me to service your HVAC equipment today. Performed maintenance and safety inspection on the the AC systems. Both filters were pretty dirty and just a reminder to replace them every 45-90 days. Closer to 45 days if you have pets and lots of traffic in and out of the home. The upstairs AC disconnect. Located outside has fallen away from the house due to wood rot. It is not causing a problem as of now but me in the future with moisture entering box. Also the upstairs unit has a small leak in the refrigeration system. I recommend having leak seal added and then the pressures balanced out with R22. The system is 21 years old. I will schedule our comfort specialist to come out to give more exact pricing. All in all them main unit is running with in manufacturers specifications. Finished the call with washing out the units.

3-16-21 tue After getting a hold of the manuals for the paint booth. Did find the original ignition module is failed Also have a issue with the time delay Then found that the exhaust motor has also failed has bad windings and bearings We will submit bid to replace the motor and ignition module also the timer Second bid will just show replacing the exhaust motor and timer. There is no bid for the ignition module only. Need to have the exhaust fan and supply fan running for heating system to work. Due to the age of this unit (1993) there may be other contactors or components that have failed,that I could not test because of the exhaust fan not working and ignition module being bad. If there are other problems they will be an additional charge. Sorry

3-8-21 mon 4.5 hrs Paint booth is not working. Found disconnect off, had issues with the disconnect switch trying to get it to close, did get it to close, however look at you getting it replaced. Started up the paint booth blowe would start but the burners would shutdown. The Honeywell R7795 would into flame Failure. Access to the flame rod and ignitier is very difficult. Did find the flame rod dirty, cleaned and reinstalled. Started test the system system works when it’s in spray with burner. But when cure and dry mode get flame failure code at the control panel. Need to return to isolated failure
