I have had two technicians from LBA out for regular inspections on heating and plumbing. Both technicians have been well trained and did a great job checking things over and answering any questions. Arrive to customers house Thursday, May 13. Customers water heater in basement pilot light out. Inspected flu and gas piping of water heater and everything appears to be installed to code. Relit pilot of water heater. Turn on gas two main burner of water heater. Tested for gas leaks and proper venting. Found no gas leaks and water heater is venting properly at this time. Water heater satisfied temperature and shut main gas to burner off properly. Ran hot water in laundry tub for roughly 10 minutes until water heater automatically kicked back on and started heating. Made sure water heater satisfied properly again. Water heater appears to be functioning properly at this time with no issue. Spoke to homeowner on phone for permission of payment. Apologies for miscommunication. Have a wonderful day.

Arrived to do performance maintenance. Inspected furnace and verified it was operating properly, as well as verifying temperature split. Upon inspection of outdoor unit we found that the capacitor was performing outside factory specifications as well as the compressor making excessive noise on start up. Recommended replacing the capacitor and installing a hard start kit. Homeowner did declined the repairs at this time. Air conditioning is functioning properly at this time.

Customer had water one out to change meter inside basement due to the age of their meter but during replacement water one claimed they could not conduct replacement due to the fact customers main entrance valve was leaking in off position. Company came out to diagnose situation and found threaded entrance valve approximately an inch off the wall on a sweat 90 was indeed leaking in opposition. Company located meter and neighbors yard across street approximately 120 feet away from house. Company attempted to turn the meter off but was unsuccessful and ultimately had to discuss with customer about having water quality specialist come out to give an accurate bid on repairs and company will have to coordinate with city to turn water off to conduct whatever repair is needed. Checked all operations in the cooling mode for both systems. Both furnace filters were OK at this time. checked all electrical and refrigeration components outdoors. Turned off humidifier at this time. Spoke with customer about performing an extensive coil clean on both units and customer not interested at this time. Remove a rodent from the main for system. P3 AC inspection. 2 Lennox air conditioners, 13 and 15 years old. Inspected coils, tested all electronic components, closed humidifier dampers for cooling season, replaced filters, measured refrigerant temperatures and pressures, inspected drain lines, measured temperatures difference across indoor coils. Upstairs system only has a 15 degree temperature drop across indoor coil (should be 18-22). Refrigerant pressure also reading low, system most likely has a refrigerant leak. Did notice some dust on both blower wheels. May want to talk about electronic air cleaners to protect systems and improve indoor air by capturing smaller particles. Installed homeowner provided needle point ionizers.

Arrived and started inspection on furnace. Upon opening the utility closet we were met with the smell of natural gas. Inspected the furnace and verified the operations and temperature split for the furnace. Leak checked the gas piping in the closet and found the leak. Inspected the outdoor coil and verified that the system operations. We found that the system was over charged. Discussed options and concerns with customer and they decided to look into replacement instead of making the repairs today. Rinsed the outdoor coil and verified air conditioning system is functioning at this time.

Thank you for allowing me to service your HVAC equipment today. Performed maintenance and safety inspection on the air conditioner. I found some shorted connections at the AC where the low voltage enters the housing. I informed the customer this needs to be repaired prior to the maintenance. After repairing the shorted connection and replacing the air filter (20x25x1) I was able to properly test the the system. The refrigerant pressures were within manufacturers specifications for with the current ambient temperature of 51 degrees. I did find that the outdoor motor to have a failed grease seal allowing the lubricant to leak out. The fan shaft has lateral play meaning the bearings are starting to fail. The fan blade also does not have a smooth rotation. I also found the capacitor of the voltage enhancement system to have fallen out of tolerance. I recommend replacing this as soon as possible to prevent additional wear on the compressor and fan motors. I will be sending a few es

Performed AC Diagnostic. Found system low on refrigerant. Performed a visual inspection of the condenser and evaporator coil for visible leaks. No major leaks found. Arrived to find the condenser making lots of noise. After further investigation we diagnosed the condenser fan motor as having failed mechanically. Discussed options with the customer and they decided they wanted to replace the motor. After replacing the motor we verified that the condenser is running properly at this time.

System Inspection. Sam wanted us to go through his coiling system and give him an evaluation of it. We found that the A coil is plugged with dust and the pan is rusting and showing signs of leaking inside the furnace. Also found contactor in outdoor unit is pitted. 47 dollar AC inspection special. 14 year old Goodman system. Checked all electronics, inspected coils, checked refrigerant pressures and temperatures, measured temperature difference across indoor coil. Refrigerant pressures and temperatures are low, with the type of system this the cold indoor and outdoor temps could be causing this but also found a low temperature drop across the indoor coil. Upon arrival customer spoke with me about the furnace would not come on, customer said he had just replaced his thermostat batteries, however when he replaced the batteries he did not turn the system off before removing and reconnecting the thermostat. Upon my inspection found that the board fuse had blown in result to improperly removing the thermostat. Replaced the fuse and system is now operating normal.

Thank you for allowing me to service your HVAC equipment today. I found the thermostat displaying multiple error codes. Reset the system and found the pressure switch hose clogged. This is a normal occurrence and can be prevented with yearly maintenance. I replaced the filter with one the customer had on hand. Tested system and furnace is running safely and within manufacturers specifications at this time. Enrolled the customer in our yearly maintenance program. Their first inspection will be an AC tune up.
