I've already shared this with my review of Robert Shands. But will repeat that after my experience I feel like I have been the victim of a "bait and switch" con game. I called bor a $49.95 pre season furnace check and 3 hours later I'm being asked to spend $12,000 on a 5 year old HVAC system. One thing I did not include in my review of Robert Shands was that I was told that the reason the blower blade cleaning was so expensive was that he would have to take the entire bottom half of the furnace off. Well, if that's true, it took less than an hour and so I think the pricing for that cleaning was OUTRAGEOUS. Plus he used my water and my hose.

After Robert and Corbin left I kind of felt like I was a victim of the old fashioned "bait and switch" con game. I called and set up an appointment to have a pre season furnace check for $49.95. 3 hours later I am reflecting on the fact that I was asked to spend $12,000 on a 5 year old HVAC system. I don't know if all of the items suggested are needed but $12,000 is a long ways from $49.95. And at this point, I have no idea how the Membership Protection Plan works so I am going to have to call Monday to get the details.

Doug and the LBA crew are miracle workers!! We had a 13 yr old water heater that was about to go, and we switched to a gas tankless unit. Doug and his crew worked the entire day to make it happen and now we have endless hot water! We are forever grateful for their perfection and quality craftsmanship! Such a professional team!! Kitchen drain clearing. Arrived. Customer explained that his kitchen sink was not draining and was backed up. Upon inspection his kitchen sink wouldn’t drain and was holding water. Unhook trap below and ran line all the way into the main and was able to clear the blockage. While hooking up the trap I noticed a leak coming out of the standpipe. Made customer aware of the leak and he said he would look at it with his landlord. Collected 89

Upon arrival I put the system in the heating mode, I checked static pressure which failed. After installing a new filter and checking dampers and vents I retested static and it was still failing. I then started checking the electrical components, which were all within manufactures specifications. I performed a combustion analyzer test which looked good at this time. I inspected the blower wheel and heat exchanger which both looked to be in good condition at this time. I then put the system into cooling mode and moved to the outdoor unit where I checked the electrical and refrigerant levels which were all within manufactures specifications. I washed the outdoor coil off today and the unit was running when I left.

Arrived. Customer explained that her kitchen sink had been backing up and she was having issues with her toilet flushing. Upon inspection the kitchen sink would not back up and after running water for about 20 minutes it was still not back up. Customer was also having issues with toilet flushing. Flushed toilet 10 times and no back ups occurred and everything seems to be operating correctly. Recommended having her vent replaced under her sink and recommended having a new toilet installed

Arrived to property met with Tom who introduced us to apartment tenant and led us to outdoor unit. Showed us where the leak in the liquid line is. Removed refrigerant from lines and crimped in new fitting. Moved to indoor unit to braze and install new filter drier. Returned to outdoor unit and connected vacuum pump to system to remove atmospheric pressure before recharging system. Added 3 pounds of refrigerant to calibrate the system to factory charge. Arrived at property and was greeted by homeowner, she explained that her mainline was backing up but our drain tech was able to restore flow. Upon camera inspection, we revealed that at the city tap she had a large route intrusion that was taking up about 90% of the pipe. We provided options for spot repair, full line replacement, and clay tile replacement. Customer would like to call back Monday at 10 o’clock.

Arrived at property and was greeted by homeowner, she explained that her kitchen line is backing up in her floor drain. Drain take was able to get to Branch Lane open. After speaking with a customer, she gave me permission to camera go through mainline and her branch line and I provided estimates for mainline and branch line replacement.

Arrived. Customer explained that her kitchen line was backing up into her floor drain and running water. Had her run kitchen sink and watch water come up to the floor drain leading me to believe the clog was in between the kitchen line and the floor drain clean out. Took floor drain clean out cap off and ran line all the way through cleaning it thoroughly. Ran water while clearing line to make sure I knew when it was cleared. Did extensive testing in kitchen sink with no back ups occurring. Line is open and flowing

4/9/24 Sent out today to Steve’s in regards to their shower hot handle being broken. Upon arrival I was greeted by Steve who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Steve explained that their hot shower handle no longer functions and they needed it either fixed or for us to come up with a solution to restore water everywhere else. During my visit to best take care of Steve I did free vital readings to get more information on what had been going on. Arrived at property and was greeted by homeowner, she explained that she had a mainline back up inner drain technician was able to get the line open yesterday. Upon Cameron spectrum I was able to see that the line is holding water towards the end of the pipe and hit a spot that I was unable to get past on my camera. I provided options for spot repair, as well as line burst. Following up on Tuesday You got to go get.

4/4/24 - Completed a full cooling maintenance on two RTU’s. Filters were changed, took amp draws, temperatures, and cleaned them. Overall, both units were in good condition and running well, they are both pretty new units, so there were also no issues found at this time.

Run auger through main drain and standpipe. Arrived. Customer explained that her floor drain was backed up in the basement. Upon inspection customer had lots of standing water in the basement. Found inside clean out in garage and ran line the full extent of my cable clearing the clog pulling back some roots and flushable wipes. Customer also had issues with pipe that drains the washing machine. Ran backpack auger through standpipe but wasn’t able to clear clog. Most likely the trap needs to be cut out and replaced. Collected both 89. And wrote estimate for replacement of standpipe

Main drain clearing. Arrived. Customer explained that she had been backing up over the past couple days. Upon inspection both floor drains in the basement were backed up. Flushing toilets which caused the floor drain to bubble up with water leading me to believe the clog is in the mainline. Grab 300 auger and ran through inside clean out clearing blockage at about 40 feet. Line is open and flowing. Set time for noon tomorrow for Camera inspection. Also addressed water pressure and water quality. Collected 89.

Upon arrival the thermostat was not getting power to it. I checked the batteries but the customer advised he just changed them because it went blank. I went down to furnace and jumped it to ON in heating mode. The heat kicked on right away confirming the stat was the issue. Nick went and looked at the stat batteries because I thought they looked like they might be in backwards. Turns out they were in wrong and now the stat is running the furnace but the stat still shorted out so it should still be replaced. Homeowner wants to get with his home warranty company to see if they will cover it. Will schedule to call him back tomorrow.

Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found that the blower wheel is heavily coated in dust debris. Performed a static pressure test and found that the system is operating well outside the rated maximum static pressure. Reached out to a supervisor to provide a diagnosis on the systems high static pressure. Performed a camera inspection of the system. Found that there is still debris stuck to the evaporator coil. Moved inspection outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Rinsed coil free of debris. Air conditioner is functioning at this time.

Upon arrival installed new PRV,3/4 Ball valve as well as installed new expansion tank. Tested for leaks by turning main water back on from meter and airing out lines. All good no leaks present all fixture are working properly.
