Job Locations and Reviews
During this visit I performed safety and function tests on the four unit heaters. The units were visually and physically checked. The heat exchangers were checked, the motor bearings were checked, the flames were observed at ignition and with the blower operating. In addition to this the flue pipes and gas lines were checked. The unit’s are functioning properly. There were no gas leaks or flue piping issues. The thermostats were set back to 55deg f after the units were checked. Thank you, Jon
Completed heating maintenance on the 6 Bryant RTUs. Visually inspected and ran unit heaters but was limited do to no good access to them. A 12ft ladder is not going to work when reaching unit heaters will need a lift for them
Bathroom Plumbing Repair: The client reported their toilet was continuously running, leading to higher water bills. I inspected the toilet and found that the flapper valve was not sealing properly. I replaced the worn-out flapper and adjusted the float mechanism to ensure the toilet stopped running after each flush.
Systems are running well. Found about 12 vents closed which was causing higher pressure on systems. Fully recommend leaving vents open for proper operation. Systems are 12 yrs old going on 13 but in working order today. Slight rust developing and filter needs changed on system on the kitchen side. Filters that were down there are too wide. Cfm counts and static are passing at departure.
Arrived for 2 system ac maintenance. Static pressure failed on one system. Checked vents, dampers, blower speeds, and filters. Still failed but lowered. Second system passing static and cfm. All electronics in both systems within range. Temperature splits within range. Refrigerant levels good. Cleaned outside coils -Ren

Arrived for maintenance AC checked all components on furnace. Check static pressure, static pressure failed check all other furnace components, working within spec. Checked outside AC unit all components electrical working within spec. Refrigerant levels good condenser coil, dirty recommend ECC and up lighting customer declined all options
6/12/24 - Completed a lite cooling maintenance on 6 RTU’s. All filters were changed, and units were in good condition and operating as they should be.

Upon arrival turned down the thermostat to cool mode. Static pressure was failing, filters were good, dampers were open, vents were open as well. Customer was aware of the static pressure failing upon arrival. Checked all electrical levels which were good. I inspected the blower wheel assembly for cleanliness and excessive play in the bearings, blower wheel assembly was good at this time. Did a temperature split between the supply and return air which was 23 degrees. Went outside for AC maintenance and checked the electrical and refrigerant levels. The refrigerant levels were good but I found that the compressor amps were high on start up, it is rated for 125 and we were getting 147. The Contactor is seemingly burnt, made customer aware of the warnings of it being burnt, brought the issues I found and options to replace the Contactor, install a hard start kit and perform an extensive coil cleaning to the customer and they did not want to do the repairs at this time. During this visit I checked the functions on the 6 rtu’s that provide cooling for both the office and the warehouse. The all motors on the units were checked for amp draws and their bearings were confirmed to be good. The drains were cleared and the coils were cleaned. Today the outside temp was low however each unit was confirmed to be transferring heat through the refrigerant circuit. These units are in like new condition and have been installed less than a year. No deficiencies were discovered that require further action. While on-site today a few cable ties were added to the wiring harness to prevent the factory wiring from rubbing against the cabinet and a T-stat wire had fallen off of the terminal strip in an rtu which was corrected today. The filters were replaced and all units were within the factory specifications for cooling mode. Thank you, Jon Tech notes: 40#

Quote is for replacing the heat exchanger, flame retainer, inducer support, exhaust regulator and gaskets in the Carrier package unit serial 2016G50579. Price includes the factory replacement parts, shipping and labor. Repairs covered by a one year parts and labor warranty. Parts are available from the factory with a 3 week estimated lead time. Customer is responsible for removing the enclosure on the gas line side of the unit for access to the unit for repairs.
Showed up because there was a problem with the system failing to shut off. I explained to the homeowner that this was because both the heat and cool we’re called on 2 different thermostats on the same system. After diagnosing that I checked both humidifiers and unclogged the bypass humidifier so that it was operating correctly. I then looked at a steam humidifier and sent it to its appropriate settings and opened the water valve so it was also operating correctly. I left the homeowner with a filter and other than the trip and diagnosis fee. I did a humidifier tuneup and the filter free of charge.
Checked unit heaters at the tstat and confirmed proper operation, changed filters on 6 Bryant units on roof. No issues found at this time.
12/06/23 Today I accessed the roof and checked the flue pipe at the roof line. Then the damaged elbow was removed and I inspected the flue pipe. The interior of the flue pipe and non damaged elbow was rust free and in excellent condition. The damaged elbow at the flue to heater connection was removed, a new elbow was sourced and installed. The gas was turned on to the unit and the heating functions were cycled twice. A combustion analysis was performed. The unit has returned to normal function. Preformed heating maintenance on carrier furnace on mezzanine, also preformed heating maintenance on 2 unit heaters.
Today Diego and I performed preventative maintenance and heating checks on six rtus and four unit heaters. The rooftop units were checked for electrical and mechanical functions. The filters were replaced and all six units are functioning within the manufacturer’s specifications. All six of these units are new this year and they have been updated as existing equipment in our system. I was unable to remove the previous Carrier equipment from our system. The units heaters were visually checked for function and the heat exchangers were visually checked as well. Due to the placement of these units reaching all four sides was an impossibility. A 12’ ladder as listed in the notes is useless here. More effective was an extension ladder however due to shelving, gas lines and lighting there was limited access. All fans and inducer motors had their bearings visually checked. Burners were also visually checked before and during fan cycling. Unit heater #2 has a damaged and disconnecte
Checked all operations in the heating mode for both systems and inspected the furnace filters. Checked all electrical components and preformed a combustion analysis for both systems. Both systems were burning fuel properly and all electrical components were within factory specifications. Today I found that both blower wheels had accumulated buildup on the blades which reduces airflow through the system. Talked with customer about the concerns and upon approval we cleaned both blower wheels. Both systems are operating properly at this time.
Arrived for a routine. Furnace tuneup. Checked all electrical components, which were operating within. Manufacture specifications. Inducer motor looked healthy. And was pulling moderate amps. Gas combustion test was clear and temperature. Split looked good. Changed out both electrostatic filters and had them replaced. Blower wheel looks clean And other than surge protection, the system does not need any modification at this time. I did offer to install service protection however, the homeowner does not want to move forward at this time.
