1-31-22 NW corner of the garage unit heater. It’s not working, Found the thermostat wire off the transformer was broken. Cut back thermostat wire. Reconnected thermostat wires cycled unit working at this time.

BackOrdered Gas valve- month and a half to 2 month eta Carrier RTU has a failed gas valve. I verified proper incoming gas pressure and voltage at the gas valve. Gas valve coil has open windings. Gas valve will need to be replaced for the unit to heat. Part will need to be ordered from the Carrier warehouse. This quote includes all parts and labor to replace (1) Carrier gas valve. This quote is valid for 10 days.

No heat at front lobby of shop. I found that the old mercury thermostat had failed. I replaced the thermostat with a Aprilaire RP8444 thermostat. I verified heating and cooling function. Unit is working properly at time of departure.

Cleaned off all sensors and cleaned up the furnace cabinet. Completed combustion analysis and furnace efficiency testing. Furnace is operating both safely and efficiently. Upon arrival toilet was removed exposing cracked pipe and flange. Cut out cracked pipe and replaced with new pvc piping up to new toilet flange. Reset toilet and tested for proper function.

-Work Completed 9/27- During the preventative maintenance I found that RTU 1 had a high temperature split. Upon further examination I found the blower wheel to be covered in dirt and grease. This greatly effects the airflow of the blower motor as well as the units cooling ability. This quote is to remove the blower wheel, chemical clean it, and reinstall the blower wheel. This quote includes all parts and labor and is valid for 30 days.

I arrived to find the condenser fan motor for the carrier package unit (model 48TJE004-511, serial 0799G20666) completely locked up and pulling 19 amps while being rated for 1.5 amps. The capacitor is also reading a little low. I have sent a quote via email to [email protected]

Arrive to customers property Thursday, September 9, 2021. Customers main sewer clogged causing for drains to back up in laundromat. Attempted to cable drain through clean out but was unable to get through blockage. Attempted through different clean out in back of building in lounge room but still was unable to get through blockage. Recommended to customer to have drain jetted customer declines and states they will get another company to attempt to open line.

Annual P3 air conditioning maintenance and inspection. 5 year old Lennox system. Today I, rinsed the outdoor coil, tested all electronic components, measured refrigerant temperatures and pressures, checked the furnace filter, inspected blower assembly and indoor coil, blew out condensate drain line, and tested zone dampers. Noticed basement damper was not opening when the thermostat was calling for cooling, checked voltage to the damper and found a loose wire connection. When I pushed the wires into the terminals the damper powered up and opened. No concerns at this time as all operations are within manufacturers specifications.

Performed ac diagnostic. Found a small amount of water leaking from around the drain area. This is caused by the high humidity in the house and some water dripping from the suction line inside the coil and saturating the insulation. Not a large amount of water is coming out. Jeremy put on some thumb gum yesterday and there is not anything else we can do for this issue. And it will only continue to happen when it is super humid inside the home.

Thank you for allowing LBA to service your HVAC equipment Omer was concerned that the system was not keeping up. I noticed the back sliding door was ajar for most of the time during my service. I recommended the customer keep this door closed as much as possible to reduce run time and have a more comfortable home. Performed maintenance and safety inspection on the air conditioner. The filter was very clean and did not need replaced at this time. I inspected all electrical and mechanical components on the condenser. The system is running within manufacturers specifications. The coils on the outside unit were packed with dirt and debris. I washed it out and tested the refrigerant pressures. Left with the system running at this time.
