The service tech Mike was great. He did a great job a few weeks ago when he came and priced the system and a very clean and efficient job for the install.
Will return when customer has the info to turn off the fire alarm system.
Upon arrival toilet was removed exposing cracked pipe and flange. Cut out cracked pipe and replaced with new pvc piping up to new toilet flange. Reset toilet and tested for proper function.
-Work Completed 9/27- During the preventative maintenance I found that RTU 1 had a high temperature split. Upon further examination I found the blower wheel to be covered in dirt and grease. This greatly effects the airflow of the blower motor as well as the units cooling ability. This quote is to remove the blower wheel, chemical clean it, and reinstall the blower wheel. This quote includes all parts and labor and is valid for 30 days.
Customer stated that RTU 4 was having cooling issues. I found the RTU condenser fan motor to have excessive play indicating the motor will fail soon. A quote has been sent to carter to replace the condenser fan motor.
Completed light cooling maintenance. Checked unit function, mechanical and electrical components and temperature splits. Quotes have been sent to Carter for repairs.

I arrived to find the condenser fan motor for the carrier package unit (model 48TJE004-511, serial 0799G20666) completely locked up and pulling 19 amps while being rated for 1.5 amps. The capacitor is also reading a little low. I have sent a quote via email to firstname.lastname@example.org.
Arrive to customers property Thursday, September 9, 2021. Customers main sewer clogged causing for drains to back up in laundromat. Attempted to cable drain through clean out but was unable to get through blockage. Attempted through different clean out in back of building in lounge room but still was unable to get through blockage. Recommended to customer to have drain jetted customer declines and states they will get another company to attempt to open line.
Annual P3 air conditioning maintenance and inspection. 5 year old Lennox system. Today I, rinsed the outdoor coil, tested all electronic components, measured refrigerant temperatures and pressures, checked the furnace filter, inspected blower assembly and indoor coil, blew out condensate drain line, and tested zone dampers. Noticed basement damper was not opening when the thermostat was calling for cooling, checked voltage to the damper and found a loose wire connection. When I pushed the wires into the terminals the damper powered up and opened. No concerns at this time as all operations are within manufacturers specifications.
Performed ac diagnostic. Found a small amount of water leaking from around the drain area. This is caused by the high humidity in the house and some water dripping from the suction line inside the coil and saturating the insulation. Not a large amount of water is coming out. Jeremy put on some thumb gum yesterday and there is not anything else we can do for this issue. And it will only continue to happen when it is super humid inside the home.
Thank you for allowing LBA to service your HVAC equipment Omer was concerned that the system was not keeping up. I noticed the back sliding door was ajar for most of the time during my service. I recommended the customer keep this door closed as much as possible to reduce run time and have a more comfortable home. Performed maintenance and safety inspection on the air conditioner. The filter was very clean and did not need replaced at this time. I inspected all electrical and mechanical components on the condenser. The system is running within manufacturers specifications. The coils on the outside unit were packed with dirt and debris. I washed it out and tested the refrigerant pressures. Left with the system running at this time.
No cool Customer complaint that unit shut down late in the afternoon hours, troubleshoot an found units blanket with cotton wood, I clean the condenser coils then checked refrigerant pressure, everything is running normally at a time, I explained to the customer that the condenser coils should be clean monthly to maintain proper cooling operation

Performed full cooling preventative maintenance on six rooftop units, washed all coils, checked all electrical and mechanical components. A quote is being sent to the customer via email for so,e preventative repairs. All units are operational at this time.
No cool, customer complaint that unit shut off when the day gets hot Troubleshoot unit an found that both units are shutting down on high head pressure due to extremely dirty condenser coils also the supply fan belts are loose, customer gave me permission to tighten up the loose belt and clean condenser coils, I checked refrigerant charge, and superheat everything checked out ok, unit is working ok
Arrive to customers home Tuesday, June 29, 2021. All home plumbing inspection. Water pressure in home at 65 psi. Water heater is eight years old. While in-home customer brought to attention that kitchen faucet is loose from cabinet. Also while inspecting home cold water shut off for lavatory faucet in basement bathroom broke while attempting to test valve. Gave customer estimate to re-tighten kitchen faucet to countertop and to replace cold water shut off valve in cabinet in basement. Customer excepted both estimates. Shut off water and install new quarter turn shut off in basement. Loosened kitchen faucet from countertop and re-tightened in proper position. Thank you for choosing LBA wonderful day
Annual P3 air conditioning maintenance and inspection. 8 year old Carrier systems. Today we rinsed both outdoor coils, checked the furnace filters (both are good), flushed condensate drain lines, tested all electronic components, checked refrigerant pressures and temperatures, measured temperature drop across indoor coils. Only concern is the outdoor unit on the east side of the home is sinking into the ground. Will want to either do some landscaping to make leveling this unit possible or have us disconnect the outdoor unit and install it on a wall bracket. Will email quote for wall bracket. Both systems are operating within manufacturers specifications at this time.
No cool Troubleshoot Carrier RTU Model#48TCED12A Serial##2511G20466, I found unit main breaker tripped, found both compressor contactors are pitted and need to be replace, also the wiring hornet for compressor#1 also need to be replace, compressor#2 is low on refrigerant Charge and supply fan belt is broken an need to be replace, customer gave the okay to make all repairs that is needed, but parts want be available until tomorrow, please reschedule this job for tomorrow
Give options to replace 15 year old heat pump and coil furnace same age but looks brand new looks like heat pump Was the main heat source bottom of coil is rusted out fins are gone technician thinks it has a leak our 22 refrigerant heâ€™s reviewing with his wife follow up next week.
