Clear out shower drain in master, install customer supplied ice maker and haul away old one

For this job I was double checking some work on a new system. Installers did a good job installing the system correctly and labeled all four trunks on supply pendulum. I took pictures of the vents which are very clean and clear of debris. I checked air entering the system and leaving the system and at the exit points in the house. We have a very healthy temperature split of about 20° and the system is cool in the air Efficiently. Dehumidistat on the system itself is definitely faulty and is showing 67% relative humidity. The sensor for this humidistat is on the back side leading into the vent and is most likely damaged or defective. Actual humidity in the upstairs is about 49% and down at the system. It is about 55%. It is highly advisable to put a dehumidifier in this room to decrease it even more. There is a register on the supply that is open and at the moment pulling humidity from the basement. Arrive to remedy and inoperable system. Upon inspection of the outside unit found that the capacitor had blown up. Replace passenger and continue diagnostic on the outside unit. Found that the outside unit was running well and the system is charged appropriately. Went inside and performed an airflow test and temperature split. Found that the system is operating with significantly higher static pressure than it should made necessary changes to blower speeds to relieve as much static pressure as possible. Was unable to bring system within manufacturer specifications for static pressure. With homeowners approval scheduled a field supervisor, to finish the diagnosis on the system static pressure. With homeowners approval and stalled a smart AC system and sign them up on the maintenance membership. Welcome to the LBA family.

Tankless Water Heater Installation: At the client's residence, I performed a comprehensive installation of a new tankless water heater. The process involved removing the old unit, upgrading the existing plumbing and gas lines, and installing the new tankless system. I ensured precise calibration for optimal performance and conducted thorough testing to confirm the system's efficiency. This installation not only provides endless hot water but also improves energy efficiency and reduces utility costs.

Upon arrival I met with the homeowner and he showed me the unit outside. It appears to have sunken down about a foot of the condenser is underground so it can’t pull air in properly currently. The unit is the older r22 refrigerant that is no longer manufactured. After talking with him about fixing the AC, we agreed that fixing it wouldn’t be a good solution at this time. Even the lineset is underground so we would need to dig it out just to hook up gauges to check levels. We decided to have Field Supervisor Scott come out tomorrow morning between 9 & 10am to give them quotes on new equipment and see about adding some supply for the basement area as there is currently only one vent in the downstairs bedroom but nothing in the larger den area. Showed up on the call for no cool. Itwas clear that we were not getting any power due to the whip being damaged. We ended up replacing the whip and adding 2 pounds of refrigerant as well as leak seal. We will monitor this closely, but at the moment we are looking at about 10 to 11° of sub cooling. Jake is now part of our club, and we will monitor his system closely. Everything is running correctly upon departure.

Ac maintenance/ heat maintenance when we arrive we noticed the static pressure was high and also the blower wheel was dirty.Upon maintenance did temp slip, check running amps, cap. The outside unit everything working properly, refrigerant was good. The customer agreed to a blower clean/ Jaylen and ren.

Upon arrival we checked all operations in the cooling mode and inspected the furnace filter. Checked the static pressure of the system and found it was failing at this time. Checked all electrical and refrigerant components in the system. Today we found the blower was set too high, the unit was in need of extensive cleaning, and the blower wheel was dirty. Customer needs to talk with husband about repairs before making a decision.

Upon arrival I confirmed with the customer that I was here to do a A/C Maintenance. I found the static pressure to be failing at .7 when it is rated at a max of .5. Advised my field supervisor of failed static pressure. I checked the heat exchanger for any cracks or holes and I had Nick double check and there are no cracks in the heat exchanger. I checked the refrigerant levels which were reading properly at this time. Checked the dual rum capacitor which was within limits. Running amps on the blower were within range. Blower was very dirty. Customer opted to have me do an In-Place blower clean. I couldn’t get it clean enough so I went ahead and pulled the blower and cleaned it outside. Also cleaned off the outdoor condenser unit. Customer is a police officer and opted to sign up for our Perfect Service Family Maintenance Plan.

Heating Repair: The client contacted us due to persistent furnace shutdowns, expressing heightened safety concerns. Our thorough examination revealed adjustments needed for the flame rollout switch. Our skilled technicians expertly addressed the issue by meticulously adjusting the flame rollout limit switch. This precise adjustment not only rectified the immediate concern but also guaranteed the ongoing safe and efficient operation of the furnace, providing the client with enhanced peace of mind and comfort.

AC Compressor Cleaning: To counter reduced AC cooling performance attributed to a dirty compressor, I cleaned the compressor meticulously. This intervention enhanced cooling efficiency and prolonged the system's overall longevity, ensuring prolonged comfort for the homeowner.

Checked all operations in heating mode and inspected the furnace filter. Checked static pressure and found that it was passing so I took a cfm count and that passed as well too. The blower wheel wasnt dirty so I didn’t have to worry about that. I took a temperature split also. Checked all electrical components I checked evaporator coil and that looks good as well All electrical components were operating properly and the furnace fuel was burning properly as well. The customer wanted us to check their ac unit because they thought it was making a weird noise but it wasn’t. The furnace and ac unit both checked out.

Arrived at property and was greeted by tenant, when we arrived, we saw that a competitor with Connolly plumbing was on site, running their main line. He was then camera scoping the line. We were contacted by the HOA president and not the landlord. I did get information from the other plumber, who said that they are on a private line with multiple route traditions in the line. We were not able to get permission from the landlord to run their main line ourselves as we were hired by the Hoa. HOA president informed us that she needed to get in contact with her lawyer before allowing us to proceed any further.
