DATE 7/25/24 Detailed description of what was done today Arrived at home, Did five star, did thorough inspection of all plumbing amenities. I checked out the drains that we were called for estimated to drain floor in specials after she authorized it ran the backpack auger through both drains and returned to proper function. (There were no roots in the floor drain) Gave her a wear and tear for a PRV and Spigot, but she was not interested because she was moving soon. - Wear and Tear: 2 drain clearings, prv, main line spigot After reviewing the entire house I went over everything with Katy to ensure they understood everything going on in the house and what could be done to address it. Went for a maintenance call today on arrival. Customer stated house was cooling properly. Did have a capacitor replaced a couple weeks ago with us. When checking furnace static pressure was passing customer to change your filter yesterday. Blower wheel was a bit dirty. But blower motor amperage was good. Temp split was good between supply and return ducts.Drain line was clogged. Did recommend a clean. Customer declined kindly. As well as for a supervisor since customer stated will be leaving in the next 5 years. Other than that furnace is up and running. When checking outdoor unit. Amperage on compressor and fan were passing. Refrigerant levels were good. Capacitor was a max factory specifications. Did clean out unit was a bit dirty. System is up and running thank you for LBA services.

Arrived to remedy an inoperable system. Turned the system on at the thermostat and heard the outside unit kick on. Went to the window to look at the condenser, and found that the condenser fan is not operating. Went outside and performed diagnostic on the unit. Found that the condenser fan motor has failed. Checked the coil and found it heavily matted with debris. Spoke with homeowner and with their approval replaced the condenser fan motor as well as a coil cleaning. Signed homeowner up for the maintenance plan. Measured a temperature split between return and supply air. Air conditioning system is operational upon departure.

Went for a warranty call upon arrival. Customer stated house is cooling properly just downstairs was super cold and furnace was blowing air from the evaporator coil. When testing for static, static pressure was passing did close one vent. To help push more air upstairs did tape up the evaporator coil and spots that needed to be taped. System is up and running. Arrived at customers house for AC tuneup, and during the inspection there are a couple of pinholes attached to the back and front sides of the supply takeoff and all that was needed was tape needs to be thrown around the take offs for there to be no air seepage also changed out a vinyl tubing for the humidifier and made sure there were no rodents inside AC units electrical compartment. Other than that all components and refrigerant levels met to factory specs.

Came out here in customer stayed on this brand new install. It was making excessive popping noise. When started came out started the unit multiple times. Customer even stated that the noise is gone now all of a sudden checked amps on the unit just to make sure that everything was looking good. Everything was working as a brand new unit should be working.

Upon arrival I began the AC tune up. First, I did a static pressure test on the system. The manufacturer has it rated for a max of .8 and the test showed it to be at .68 so it is passing at this time. Next, I checked the running amps on the blower motor and it was within specs. The blower wheel itself looked clean to me. The outdoor unit as running good as well. The running amps on the compressor and fan motor were within limits. The capacitor for the compressor was within specs also. The refrigerant levels looked good and the temp split in the home was at a nice 20 degrees. System is cooling properly at this time. 7/9/24 - Completed a full cooling maintenance on one split system. Filter was changed, took amp draws, and took a temperature split. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Arrive to customers for an AC tuneup and during the inspection we’ve gotten a high call on static pressure for both indoor furnaces system, we also have a crack in our secondary system from the American standard manufacturer heat exchanger, failed capacitor for the American standard AC unit. Other than those discrepancies, all other components and refrigerant levels me to factory specs.

Arrive to remedy or system that is unable to keep up in the heat. Upon speaking with homeowner found system has been able to cool the house, but was unable to do so in the extreme heat on Monday. Perform diagnostic on furnace. Found that the system is running with high static pressure and a dirty blower wheel. Went outside and inspected the outside unit. Found that the start capacitor and run capacitor were failing. Due to the systems, age, went back inside and check the heat exchanger. Found that the heat exchanger is heavily coded in rust and pockmarks. Did not find any obvious holes or cracks, just extreme signs of age. Spoke with homeowner about repair solutions. With homeowners approval reached out to a field supervisor to provide repair and replacement information as well as finishing the diagnosis on the systems static pressure.

Arrived at the customers home for an AC maintenance. Upon arrival I put the system into cooling mode and began by checking static pressure. I found static pressure to be failing today at .82 when the system is rated for .5. I shut the system down, changed the furnace filter, checked the vents and dampers and made sure the blower speeds were set correctly. I retested the system and static was still failing at .78. A field supervisor is here to evaluate the issue. I checked all electrical levels which were good today. I inspected the blower wheel assembly for cleanliness and excessive play in the bearings. The blower wheel assembly looked good today. I performed a temperature split between the supply and return air which was 20 degrees. I moved to the outdoor unit and checked all electrical and refrigerant levels which were good today. I noticed the outdoor coil was dirty today. I spoke with the customer about getting an extensive coil cleaning done and signing up for the new family memb

Upon arrival came out here for an AC maintenance text aesthetic study Gosfield talk to customers about it they are aware aesthetic don’t want anything done. I took a look at the rest of the unit. Blue whale was recently clean, so I was still clean when I try to check, refrigerant charge amp draws, as well as the capacitor in the contactor everything was looking within spec washed out there unit free of debris sure that the unit was going to kick back on before I left universe up and running set the customers thermostat back to what they had it up. Upon arrival customer informed me they had a sump pump which was leaking water into the basement. Sump pump is approximately 15 years old. Performed thorough evaluation. Found water chlorine levels to be high. Provided customer with multiple sump pump options. Customer authorize me to install battery back up sump pump. Manager authorized a discount. Performed installation and disposed of old sump pump. Tested by running five cycles. Proper operation restored.

Received great service for the dehumidifier which was not performing the way expected and found root cause and addressed the issue.
Robby McCarrick serviced our air conditioning unit several weeks ago and we were extremely pleased with his work. The equipment including our furnace was fully inspected and the air conditioner was cleaned. Robby is personable and informative and had a no pressure approach which we appreciated.

Jamal was great I think I will no longer use your service because the last 2 times we have had you out we have been pressured to buy products we don’t want or need! Some bean counter has been hired at your business to boost sales and find ways of selling plans and making them perform inspections that will increase your revenue but does not improve customer service!
TJ was great, knowledgeable, communicative, and kind. Would use again.
It took several days to get the job done due to miscommunications between LBA and the customer. Then the first tech and the company. The second tech did all he could to remedy the situation and was great!
