Arrived at the customers home for an AC maintenance. Upon arrival I put the system into cooling and began by checking static pressure. I found static pressure to be passing, I did a CFM count and found it to be passing as well. I checked all electrical levels which were within manufacture’s specifications today. I inspected the blower wheel assembly for cleanliness and excessive play in the bearings. I did not find any excessive play in the bearings but found some buildup on the blower wheel. I performed a temperature split between the supply and return air which was 22 degrees. I moved to the outdoor unit and checked evaporator target and actual temp, both were 46. I checked the units compressor amps which were 5. The outdoor unit had some buildup on the coil today. I spoke to the customer about my findings and options to have the blower wheel cleaned and the outdoor coil cleaned. She did not want to go forward with the options today. Arrived for AC Tunup checked furnace Static Pressure Failed. Checked components and filter. All components passed. Filled was dirty. Static failed slightly. Made customer aware of finding and a field sup was routed out. . Blower wheel dirty After changing filter there were 3 vents closed. Checked static again and it was right at .80. Arrived at the customers home for a 2 AC maintenance. Upon arrival I put the first system into cooling mode and began by checking static pressure. I found static pressure to be passing at this time. Completed A/C tune up for customer. All aspects of system tested good with the exception of high static pressures. Replaced customers air filter and washed out condenser coil. Customer declined additional services today. System operating normally upon departure.

Upon arrival I began the AC tune up on the main floor system. Furnace is almost 30 years old. AC is from 2014. The temps tire split was at the desired 19 degrees. The blower motor was very dirty and needs to be removed and cleaned. The capacitor on the blower motor looks pretty new and it was reading within specs. I found the static pressure to be failing really badly. It is rated for a maximum of .5 and it was pinned out on my meter. After checking return and supply separately I found the true measure was at 1.5 which is 3 times over the limit. I checked th refrigerant charge outside but noticed the unit was covered in cottonwood from the trees so the unit couldn’t pull the desired amount of airflow into it. I cleaned the unit completely and checked the charge again. My subcool is supposed to be at 7 to 8 degrees and it was at 1 degree, which means we have a refrigerant leak in the system somewhere. We can do a refrigerant leak search and or add UV leak dye/sealant into the system and

For this job I was doing AC maintenance. Refrigerant levels looked good. Temperature split was good and all electrical components. Are operating well within manufacture specifications at this time. We recently did an airflow fix and the CFM is good. We also re-leveled the system and installed the new AC coil. The system is still perfectly level. And the AC coil is working flawlessly. signed up the customer for a new club membership.

Arrived to remedy a leaking system. Upon inspection of the system found that the humidifier valve is stuck open and is allowing water to flow continuously. Homeowner also asked that we calibrate the temperature reading on the thermostat to have it read closer to what the house feels like. Spoke with homeowner about repair solutions for the water leak. With homeowners approval replaced the humidifier solenoid valve and cleaned the humidifier housing. While cleaning the humidifier made sure to clean the bracket for the humidifier panel and replaced that panel. Performed a flush on the drain for the humidifier and the furnace to ensure the system will continue to operate without issue. Tested system operations. Heating and cooling system is functioning properly at this time.

Arrived for AC maintenance. Tested static pressure which was originally failing manufacturers specs. Adjusted fan speed and lowered pressure to within limits. Tested electrical at indoor and outdoor unit. All is within proper specifications. However, underneath the panel at the outdoor unit we found a rats nest made with insulation. The contactor showed signs of overheating and was burnt. Replaced with a new contractor. Cleaned outdoors oil with water. Suggested a blower wheel clean and customer denied for now but will assess again in the Fall.

Arrived at the customers home for a 3 system AC maintenance. I put all 3 systems into cooling mode and checked static pressure. All 3 systems passed static pressure and CFM counts. I checked all electrical levels which were within manufactures specifications today. I inspected all blower wheel assemblies for cleanliness and excessive play in the shaft. I did not find any excessive play in any blower wheel shaft and all blower wheels looked good today. I performed temperature splits between supply and return air on all 3 systems, all were within 18 to 20 degree splits. I moved outside and checked all electrical and refrigerant levels (except for the York unit since it’s critically charged) all levels were all within manufactures specifications today. I found the two Ruud outdoor units to be dirty today. Talked with the customer about having extensive coil cleanings done on both and he wanted them done today. Upon arrival came out here to do an AC tuneup check static static was failed checked blower , blower was clean as well as the blower amps. We’re looking good took a temperature split and was with the range. Wen outside to the unit cheked refrigerant pressures, as well as amps on the compressor and fan. Both are looking good as well as me taking readings on the capacitor which was within specs. Let the customer know we’re finding told him that we’re gonna have a field supervisor out Monday morning. He totally understood and was concerned about the static. Had customer renew his membership as well with us.

Floor drain clearing. Arrived. Customer explained that his floor drain has been backing up over the past couple days. Found floor drain and floor drain clean out and ran line extensively twice through the floor drain clean out but was not able to open the line seems like it’s a restricted flow issue. Had to send invoice for 89 as service titan is not working correctly

Property and was greeted by homeowner, he explained that his floor drain is backing up every time he ran his washing machine. Drain cycle is able to open the line and restore flow. However, the customer still had a restriction in Line. Customer said he could live with that as it’s been the same ever since he’s lived here. I also provide an estimate for sump pump and pit installation.

Upon arrival checked static on both units both units were passing as well as CFM units for passing on the additional unit on the main unit itself It was a bit short besides that everything else is looking perfectly fine, refrigerant charge wise and everything. Both blower wheels were a bit dirty, as well as the main unit. Capacitor was failing. I did let the customer know about the things that I was finding and upon explaining it to her, she decided to go ahead and get her capacitor replaced for her main unit got capacitor replaced unit is up and running.

Arrived. Customer explained that his Mainline had backed up for the past four days. upon inspection customer had 7 to 8 inches of water standing in his basement. When I took my machine over to drag it through the basement my electrical outlets on the machine dip into the water causing a safety concern. Spoke with management and they recommended having basement pumped before running cable.

Upon arrival drained out and disconnected old State 40 Gal. Water Heater and installed new Bradford White 40 Gal. Water Heater including new 3/4 Ball valve and new expansion tank. Tested for leaks by turning water on and airing out lines through all fixtures in home. All good no leaks present at this time and all fixtures are working properly. When arrived and going over scope of work for today, customer mentioned that previous tech was going to write up and estimate for sump pump pit to be installed, relayed that the tech was not here anymore and reassured that I could give him and estimate for that. Also noticed that PRV had major corrosion on union fitting and that the pressure reading was sitting at 80 PSI, am going to give an estimate for that and a new main entry valve due to current valve is a little rough to turn off.
