Went for a maintenance call today. Tested for static system is passing in when testing for cool. All electrical components are passing for manufacture specifications. Refrigerant levels are passing. Dispatched for condenser making noise. At arrival the system was off when turned on the system would make a rumble noise every 15 seconds. Removed compressor saver and the issue quit. Replaced with a new compressor saver and system is operating normally. 5-7-25 Check the airflow in the front offices damper are all over the place. Also the conference room common area has airflow is also I need to go back tomorrow with a 40 foot ladder to make the check a VAV box and then go from there. Also install a remote sensor on the thermostat.

5/5/25 - Completed a full cooling maintenance on nine RTU’s and one split system. The filters were changed, the belts were checked, the coils were cleaned, and proper operation was tested. The only issue found was that unit 2 on the office building had a burnt wire going into one of the compressor contactors, it would be recommended to cut back the wire and replace, and potentially troubleshoot what caused it. Overall, all units were in good condition, they were all running well, and there were no other issues found at this time.

Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. Blower motor amps are with in specs. Blower wheel is clean. There is a good 19-20 degree temp split. Indoor coil is starting to form rust. I changed filter today. At the condensing unit pressures and charge are within specs. All electrical components are running within specs. Capacitor reading is good. I rinsed coil clean. Today you renewed membership. System is running upon departure. Thanks for choosing LBA.

Arrived for ac maintenance on two systems. Started with the moan floor system and checked static pressure, it is passing. Motor amps are within specs. There’s a good 24 degree temp split. I changed filter. At the condensing unit all pressures and charge look good. All electrical components are running within manufacturing specs. I rinsed coil clean. On the basement system I checked static pressure and it is passing. Blower motor amps are good. There’s a good 24 degree temp split. Filter was clean. 5/2/25 - Completed a full cooling maintenance on all equipment. Filters were changed, filters were washed, coils were washed, and proper operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues found at this time.

Picked up SmartAC Hub and all 3 sensors.

Upon arrival I began the AC tune up. First, I ran a static pressure test. This unit has a max rating of .5 static pressure and the system is testing at .62 in cooling mode which is considered failing. I spoke with the homeowner about this and she understands. Next, I checked the running amps on the blower motor which tested within specs. I took a temperature split on the system and it was at 22 degrees which is good. I moved to the outdoor unit. Unit as clean at my arrival today. The refrigerant charge looks good. I tested the compressor and fan motor outside and both tested within specs. I also checked the capacitor which is used for the compressor. It is testing at 100%. Your system is operating properly at this time and you are ready for the summer now. Upon arrival I began the AC tune up. I started downstairs at the furnace to check the running amps on the blower motor which was within specifications. Next, i replaced the filter from an Aprilaire#213 to a 20x25x4 inch Merv 8 box filter. All the electrical components are testing within specs. The outdoor unit was clean when i arrived today. The refrigerant charge looks very good and is testing within the manufacturer specifications. Your system is ready for this summer. Arrived for ac maintenance today. Started at furnace and checked static pressure, it is failing right now. My field supervisor came out to diagnose more. Blower wheel is a little dusty. Motor amps were running a little high, caused by static pressure. There is a 21 degree temp split. I replaced filter. At the condensing unit I found the capacitor has gone bad. With customer approval I replace the capacitor. Pressures and charge look good. Electrical components are running properly now. I rinsed coil clean. System is running upon departure. Warranty work. I found that the system had the Y1 disconnect and not running in a/c mode. I hooked cooling side back up and took temp split from the unit and inside from the vents. They both are within range for proper function. Found that one stat was not clipped in all the way and had dead batteries. I replaced the battery’s in both stats and reclipped one back into the docking station. At this time everything is working on the call back.
