Came out here for a leak in the system. Notice that the port for the condenser coil drain pan was clogged so unclog that unit is now flowing perfectly performed a tuneup static pressure was passing. Went outside to check. Refrigerant charge was good as well as answer the compressor and the fan everything else is looking good as well. Thank you for choosing a LBA services.

Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found bacterial growth present on the condensation pan for the evaporator coil. Performed a static pressure test and found that the system is operating narrowly within manufacturers specifications. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Found that the capacitor is on the cusp of failing, but technically still passing. Spoke with homeowner about the system. Rinsed coil free of debris. Air conditioning system is operational at this time.

7-26-24 Classroom W211 Air conditioning system is not working, blower motor for the unit is back ordered and two months out. This unit is 24 years old. I did find an alternate motor but the shaft is too short, so we had to go to a double shaft motor and cut the shaft off of one end and this one’s gonna work. Installed blower motor tested for proper operation unit is working at this time.

When I arrived it was relayed to me that the rooftop unit that serves the S.E. office area was making a noise similar to the compressor stopping and starting. I accessed the roof and the unit was on and operating. I checked the temperatures and airflow across the condenser. The condenser was clean. I opened the blower motor compartment and the electrical compartment and checked the amp draws on both the compressor and the blower motor. I checked the fault codes on the board and there was not a fault recently stored. Voltage was checked and the system was restarted. This unit was restarted several times and the delays both internally and at the thermostat were correct. After cycling the unit a few times I manually engaged the blower contactor and checked the 24v coil for the contactor. Eventually I was able to recreate the issue by manually pushing the contactor in part way. Voltage to the contactor was confirmed and a new factory contactor specific to this unit was sour

7-24-24 4.75 hr Classroom HVAC system blower is making it rattling noise and shaking the whole unit. Found the blower motor bearings are shot. This unit is roughly 24 years old The blower motor is ordered through carrier is back ordered for about three months I did find a motor and a blower wheel that we can modify to work in the system. Found out that I need a shaft extender which I will probably get the next couple days will be back to install the motor another day

Came out here for an AC maintenance. Upon arrival tested static static was failing. I let the customer know on that customer he is well aware and it to the circumcision conditions there and he said he’s just gonna leave it as is when something breaks then he’ll you know think about replacing we just fixing the unit itself checked out the rest of the unit. Refrigerant charge was looking good. amps on the compressor and the fan. We’re good as well. Just noticed that the contact itself was in really bad shape so It could go out any time which I did show him, as well as the capacitor for the blower wheel itself on the furnace was reading, failed. Blower wheel itself was extremely dirty as well was in need of a clean I washed the AC unit outside, left unit up and running and notified customer and everything that was going on. Upon arrival installed sump pump and pit, then ran new pvc pipe out back of house and down the side. Tested for leaks and proper function by filling pit multiple times allowing pump to drain, backfilled with gravel and poured new concrete around pump basin. Last task was performed flush on new H2 zero filter installed last Friday. All good water was clear before introducing into main system.

Upon arrival customer let me know that kitchen drain was backed up. Performed vitals check and inform customer about high water pressure and water quality readings. Customer understood but only wanted me to do 89 drain opening for motion. Started drain opening but noticed that snake kept coming out of other drain. Determine there was a faulty cross fitting not allowing a snake to go down the drain where the blockage was. Explained to customer that we would need to open drywall and figure out how to create better access. Customer authorized me to open drywall and create access than snaked drain. Performed work and tested. Proper operation restored.

Arrived for AC Maintenance. Static pressure was high/failing on both systems. Checked filter, dampers, and vents. Still failing so scheduled supervisor. Temperature splits within range. Additional airflow, renovations I needed to ensure newly installed system operates in the best possible environment, protecting your investment. Fan speed has been decreased to protect the system until additional duct modifications are made. David requested a follow up visit on the morning of August 9th to review the renovation plan.

Micks quote with Sump Pump, and filtration Upon arrival ran power from breaker box installing new 15 amp breaker, then installed new outlet and box to where new sump pump pit is located. Then turned main water off installed new PRV set pressure to 75psi and then created loop in system for new Halo H2Zero Ultimate home filter, filled tank with water to start soaking process. While water turned off cut out old soldered supply lines for lavatory sinks in both bathrooms and installed new 1/4 turn supply stops under sinks. Tested for leaks by turning main water back on at looped bypass and aired out lines through all fixtures. All good no leaks present. Went to break up concrete for new sump pump pit, after digging deeper noticed that ABS sewer line ran under to where new pit was going to be placed, had to put pause on pump and pit due to having to order new pit. Will be out Tuesday of next week to perform flush on Halo and finish install of pump and pit.

Today I completed your annual cooling maintenance and everything was operating as it should except for the static pressure readings were higher than factory specifications. Upon arrival, I found that the drain line was clogged and performed your AC maintenance. Also found inducer motor had failed and recommended replacing both the drain line and inducer motor. Fill that sump pump battery and recommended replacing the battery on the same pump as well. Customer didn’t want to do anything but would like to have the PRV replaced as well as the inducer and drain line. Replaced in a couple weeks from now.

Great visit with customer. They’d like to get the 2 acs replaced at the same time. I notified them about the airflow situation. Customer would like to look to fix the airflow as well. They would like to get another quote do to price jumps since they last bought the two furnaces 7 yrs ago. I explained the price jumps and how that affected us as an industry. They want to stick with us just want to price check. Eli got both system running before departure. Looking to comp repair cost back into replacement.

Completed maintenance on both HVAC units found that static pressure was high on both units and indoor drain line was leaking. Tested outdoor units and I found that both condenser fan motors were failing. And let the main system. Capacitor and contactor were failing. Clean both outdoor units and recommended these repairs and customer decided to just have contactor and capacitor on main unit replaced. Customer was interested in system replacement. Had Chase come out to evaluate how aesthetic pressure“ a new system.

TJ Mays came out to service my Hot Water Heater today because the pilot light wasn't working. He replace the connection to the pilot light and did a couple of things. He was very good, knowledgeable, communicate very well, had stamina to get it done, and was very congenial. I would recommend him.

LBA Services today performed an Air Conditioner Unit Replacement installation, Duct Cleaning/Dryer Vent Cleaning up through the attic and roof, installed additional Output Duct Flows & Ceiling Vents from the Furnace Unit, Clean the Furnace Fan, and replace the A-Coil. These processes were all performed by Joe Kile, Edmund Semple, and Reece Middleton - and the 3 of them performed the work in a co-ordinated manner, excellent communication between themselves, very informative with me as I observed, very knowledgeable, experienced, and efficient.
