During today’s visit I arrived and checked the system. The system was not cooling well when I arrived. All motors were functioning (blower motors, outdoor fan motors and compressors. The temp split was only 8deg and there was an iced up coil on the right side air handler. I gathered data and pictures. I inspected the blower compartments and checked the manufacturer’s data plates. During this I discovered that the middle furnace had a large hole between the heat exchanger compartment and the burner compartment that had been filled with paper. The paper was removed and the I turned off the gas to the furnace as well as turned the gas valve off. I have notified Mark Davidson about this dangerous deficiency and why the gas should not be turned back on until the furnace has been replaced. The condenser on the roof is functioning. The cooling performance today was below par. When I initially replaced the two outdoor fan motors it was by customer request and replacement options w

Found a bad compressor on third floor kitchen area. Sent info to rick for replacement. Also found a bad thermostat on the fourth floor. Replaced stat with a 8444 1 heat 1 cool non programmable

Ken mentioned that the house never feels like the systems don’t pull enough humidity out of the air. He says the air always feels thick, not like his other house, which is crisp and cool. Ken and Lisa both have meetings all day today and requested a visit tomorrow, in the afternoon, to review the information that was collected today and team together on solution possibilities.

Rods customers for AC tuneup in during inspection received a high, call a static pressure from the return side due to a dirty filter, and also came to discover dust particles inside of evaporator coil. Other than that all of the components and refrigerant levels met factory specs

Came out here for an AC inspection on two units. The first unit in the attic was passing on static. The unit downstairs was not in. Customer is aware of that both outside units are in the range of what manufacture would like it to be on refrigerant charge as well as answer the compression the fans are both good. Arrived for ac maintenance today on two systems. Two new furnaces installed in January. Started at the furnaces and checked static pressure, temperature splits, drains, filter, blower motor, and blower wheel on each. Static was failing in both systems, a filed supervisor is out to discuss. All other operations are working properly here. At the ac units i checked refrigerant levels, capacitor, contactor, running amps, and coil on both. All operations are working properly here too. Coils were dirty and offered Ecc on both. Came out here for an AC maintenance. Upon arrival test. A static static was passing take a look at the blue whale itself. It was lightly dusted went outside to the unit to check refrigerant charge of refrigerant charge is perfectly within range, as well as and for the compressor and the fan capacitor on the unit itself was looking good the compressor I was high so I did recommend the customer to get a hard start kit to reduce those amps on start up and let it run a lot more efficiently and better due to the age of the unit washed out the unit unit is up and running. For this job I was showing up because there was an issue with the AC not turning on when called for. After examining the furnace, at first, I thought it was a wire that was partially stripped so I cut and re-spliced the wire. However, after running the system, a few times I noticed that it was intermittent at the thermostat itself. It was turning on sometimes, but not others and there is an issue with the hold button Getting mixed up with the program button. Ended up replacing the thermostat. Went for a repair call today. Customer stated thermostat wasn’t cooling at the temperature set. But house was cooling properly .When checking outdoor unit. It was in testing mode did reset it to manufacture settings. Reason why the thermostat wasn’t in control to the condenser unit. System is up and running thank you for choosing LBA services.

Upon arrival I began by uninstalling the existing blower wheel and casing. I removed the blower wheel and blower motor from the existing squirrel cage. I then installed the new wheel and motor and reinstalled it into the furnace. Reconnected all the wiring to the control board and then tested the unit and it is working properly at this time. The temp split in the house is at a nice 18 degreee split. There was no cost today as the repair parts I installed today were under warranty and I will be returning the old parts back to the parts store. I checked the static pressure again after installing the new blower wheel and motor and it tested at .56 on a .5 maximum system. So, it’s still failing the static pressure test at this time. I changed out the filter. All other operations are working properly here. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, fan motor, and coil. Levels were good. I found a failed capacitor and very dirty coil. With customer approval I preformed an extensive coil cleaning and installed a new turbo capacitor with hard start kit. 7-25-24 Aaon unit make up air unit for the hallways. Is tripping the main circuit breaker Today I found #1 compressor contactor was seized shut Tested system for grounds and shorts. Everything checked OK I picked up 2 contactors one for #1 and #2 compressor After installing the contactors, I started the system. Unit ran properly for about a half hour, and then it tripped the main breaker. This time when I checked for shorts and grounds and never one compressor, it is short to ground. This compressor needs to be replaced Currently #2 compressor is running with a very high load on it. Don’t recommend running it, but they need to get some cooling in the hallways. Number two compressor does not have a high-pressure safety on it. It is also low on refrigerant due to the bubbles in the sightglass and the oil around the suction line. Also discharge line on the compressor is kinked pretty bad. This unit does not have a low pressure safety on it. It has been bypassed. Both compressors w

Completed AC inspection for customer. All aspects of system tested within manufacturer specifications with the exception of refrigerant pressures. Pressures were found to be abnormally high, condenser coil was plugged with tree pollen and debris. Washed out condenser coil thoroughly and pressures dropped but high side pressure continued to build and super heat and sub cooling were outside specifications. It was determined that TXV has failed. Customer opted not to repair today. System operating upon departure.

Upon arrival in he upstairs unit was not cooling the home. The fan was on and blowing air through the vents but the outdoor unit was not coming on. After inspection I found the capacitor for the compressor had blown up and that shut the unit down. I replaced the compressor side of the capacitor and kept the 10mfd for the fan since it was still at 100%. After installing the new capacitor and wiring everything correctly, I had to reset the breaker panel and then the unit started right up. I checked the running amps on both the fan and compressor and both were within manufacturer specifications. I also tested the In-Rush amps and they were within specs also. System is cooling the home properly now upstairs. Customer made payment with card she has on file and paid in the amount of $427.00. If you have anymore issues at all please give us a call. Today I had help from three LBA techs. As always, they were polite, professional and very pleasant. They explained what they had found and what they recommended for the future. I'm a loyal customer!

The professionals today expertly installed 3 new air filters to our existing units. They got the job done, we’re very courteous and clean (cleaned up after themselves!) and explained all to me.
I received a great offer from LBA to have both my air conditioner and furnace cleaned and inspected. Corbin came out to do the work. While I have had some HVAC training in college, I tagged along with Corbin to learn a little more. Corbin had the latest in test equipment and inspected all vital parts. I was very impressed with his knowledge and customer relation skills. I highly recommend this company.
