Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. Blower wheel is clean. Motor amps are within specs. There is a 23 degree temp split. At the condensing unit all pressures and charge look good. All electrical components are running within manufacturing specs. I rinsed coil clean. System is running upon departure. Upon arrival, we confirmed the problem area and the scope of work. - Everything was accurate, so we pipe burst a section of the house's main sewer line from just outside the basement door on the west side of the house, to just before the sewer line goes under the shed on the northwest part of the property, just outside the fence. - Tied into existing clay-tile sewer line going downstream and upstream, using 4 bolt couplings and SDR26 pipe. - Installed cleanout in the trench closest to the shed, for future access to the sewer line if needed. - Back-filled to rough grade and put the section of fence back up that we removed for access. - Chalked gravel under repair to prevent any settling in the future. - Hauled off job-related spoils. Includes 50 year Warranty!

For today’s visit, we were doing routine maintenance on an air-conditioning unit. Furnace and all electrical components are operating well within manufactured specifications. I added some duct tape to a few of the ducts coming out of the furnace. Cleaned the pressure hoses and changed out the filter. The outdoor unit was operating well with good refrigerant levels and static pressure on the entire system was well below its maximum. I would highly recommend getting a UV light and a humidifier. Humidifier will save you money in the winter And increase comfort level and the UV light will kill microbial growth in the evaporator coil and cleanse the air.

5/8/25 - Completed a full cooling maintenance on three RTU’s and one MAU. The filters were changed and proper operation was tested. The carrier unit has a bad A48 belt, which will need to be replaced, other than that’s the unit was in good condition and running well. The Lennox unit ending in 7572 has a circuit freezing after the txv, it could be a potential leak or a different refrigerant issue. It will need to be diagnosed further to determine the issue, until then it will not be cooling property. Then, the Lennox unit ending in 7574 has a bad compressor 2, an estimate had already been sent last year, it will need to be replaced, until then the unit will not be cooling to its full potential.

Upon further investigation of the system, we have found that the compressor is shot. The systems charge indicates that the scroll compressor is seized and therefore will not pump refrigerant , deeming no cool air. While inspecting the system we also found the furnace from 1999 has a rusted HX and is not safe to run, although not finding a crack, it is only a matter of time.

MANY thanks to JJ Hall for his expertise, thoroughness and integrity in checking out our AC system today. We had received information from a different HVAC company that our evaporator coil was leaking and needed to be replaced. We contacted LBA for a second opinion. JJ was extremely prompt in arriving for the appointment; I explained the situation and he was very understanding. He began a thorough inspection of our AC system by checking the outside unit first, and found no loss of refrigerant, but in order to be safe he called a colleague in (Dre) to assess the coil as well. They found no leak and were able to show us all the readings for the outside unit as well as the interior of the evaporator coil area. MANY thanks to JJ for his care and concern, to thoroughly check out our system and put my fears to rest. LBA is the company we will keep for our HVAC needs from now on! We joined the Family Plan today! (I am posting a combined review for JJ and Dre on Google.)

I want to thank Dre for taking the time to do a thorough AC inspection today, in conjunction with JJ Hall. Dre was called in to make absolutely sure we had no leaks in our system. While he was here, he did discover some black mold (my words) in the area of the evaporator coil, and was able to recommend a UV light to rectify the problem. We have an air purifier installed in the system before the air reaches the furnace and coil, and have had our ductwork cleaned fairly recently, but my allergies haven't improved. Dre's recommendation is that the UV light will treat the air (and all particles in the area) AFTER passing through the furnace, and will get rid of the mold. We're having it installed next month, and I'm hopeful that my sinuses will be happy. Thank you, Dre, for your excellent detective work and discovering the source of the problem! We appreciate you! (I'm leaving a combined review for JJ and Dre on Google)
