Installed new full system and r/a’s

Arrived to diagnose a system that is unable to keep up in the heat. Upon inspection of the system, found it keeping up with the thermostat. Started inspection with the furnace. Found that the evaporator coil in the blower wheel are heavily coded in debris. This impedes airflow and impedes the amount of air we are able to condition. Went outside and inspected the outdoor unit. Found that the contactor and the capacitor for the condenser fan are in very bad shape. Found that the condenser coil is heavily impacted with debris. This impedes the amount of heat we’re able to dissipate outside. Relayed my findings to a field supervisor. With homeowners approval, replaced the capacitor and the contactor in the outside unit and cleaned the condenser coil. The blower cleaning and evaporator coil cleaning will be performed at a later date. Once all these repairs are complete, the system still may not operate properly due to its age and condition. Payment will be collected upon completion of work

7/8/25 - Completed a light maintenance on all equipment. The filters were changed and operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues at this time.

Clean and bowler motor clean

Dispatched for third floor system not operating. At arrival the system was turned off. After turning the system back on the system had a call for cooling. The system is equipped with a water safety device. The water safety device was in alarm. Meaning it detected water and turned the outdoor unit off. After resetting the safety switch the system came on. The system is operating within manufacturer specifications and has a 20 degree temperature split. I relocated the safety switch to under the blower area of the cabinet. This area is further away from the coil which can produce condensation on the case. 7-8-25 Building AC chiller is not working. Spoke to Dana on site There was a power outage last night. The chiller didn’t come back on in the building getting warm. York chiller is indicating a high pressure trip. Found number one and two compressor contact overload strips. Also number two contactor as a burnt wire on it I picked up a new wire and replaced. We may have to replace the contact and I’ll get a quote on that. Reset the high-pressure safety, and the overloads start the system, however the tower pump. Found the overload on the water tower pump controller was tripped. Reset the controller system is working at this time. Currently we’re only using the system #1 system number two is in an off position. I switched the system over to #2. Currently the chill water system is down to 47° I also found the building domestic water booster pump is not running. I reset both overload on the pumps and that system is working at this time.

Arrived to do a performance maintenance. Homeowner mentioned that the system made more noise than the last one. Checked fan speeds and made the proper adjustment. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Calibrated refrigerant levels to the systems airflow. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. With homeowners approval installed a condensation float switch and left a new box of filter media with the remaining filter media. Air conditioning system is operational at this time.

Dispatched for no cool. At arrival system was calling for ac but the compressor was not cranking. After a thorough inspection of the whole system it was determined to have a faulty capacitor and possible leak due to low refrigerant readings. During the inspection the coil began to freeze. For safety of the furnace the condenser is not operational. The coil and condenser will be replaced July 9th. Went for an AC inspection today. Filter got changed. Static pressure passed on the system. temperature split between the return and supply duct passed. Evaporator coil is clean and rust free. Outside system is clean. Refrigerant pressures, compressor & fan motor amperage, and capacitor all met factory specifications. AC is up and running upon completion. In partnership with LBA Services, A-1 Sewer & Septic Service performed the following services: - Rerouted lines in the basement to go out high for fall. - Installed a new Liberty PRG101A Gringer Pump and pit for the laundry and floor drains. - Installed a check valve on the new grinder pump line. - Ran the vent for the pump back into the vented stack. - Installed a new dedicated electrical outlet for the grinder pump. - Drilled through the foundation for the new high line. - Trenched outside to the water meter, approx 30-35ft long. - Directionally drilled from our trench to the hydro-excavated trench across the street, approximately 58ft long. - Hydro Excavated over the city main, down to the city connection. - Reconnected the plumbing outside, bedded our repair in gravel to prevent any settling. - Filled the trench across the street with gravel and topped the last 1-2ft off with topsoil. - Filled in a low spot in the customer's yard with some of the extra, excavated dirt. - Poured bac

Arrived remedy an inoperable system. Upon inspection of the system found that the outside unit was not operating at all, but the furnace was still cycling air. Went outside and performed diagnostic. Found that the capacitor for the condenser had completely failed. In order to continue diagnostic went ahead and replaced this failed capacitor. Applied power to the system and the compressor still did not start up. Retrieved a compressor start kit and installed that on the system. Applied power and the compressor finally started. Found that the compressor amp draw was at 11 A. Retrieved refrigerant gauges and connected them to the system to ensure that the coils not going to freeze up. After checking charge, checked the amp draw again. Found that the amp draw is closer to 15 amps. This is significantly higher than it was when the compressor started. This is a sign of end of life for the compressor. Spoke with homeowner about repair solutions. Homeowner authorized the installation of the co

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. During the inspection of the pressure it indicated that the txv bulb had lost charge. After a thorough cleaning of the condenser it revealed that the system is also low on refrigerant and is preventing the txv to freeze the coil. Arrived to remedy a system that’s leaking water in the attic. Upon inspection of the system did not see any obvious issues with the condensation drain. Turned the system on and monitored the flow of condensation. Found that the condensation would build up in the drain line, indicating a restriction. Spoke with homeowner and with their approval performed a drain clearing. Installed a gel tab in the evaporator coil to ensure that this is not a consistent issue. Monitored flow of condensation after clearing the drain. System is flowing condensation outside as designed.

Shower head has a very slow drip. -Estimate for Delta shower cartridge replacement provided but customer would like to wait at this moment

I received a great offer from LBA to have both my air conditioner and furnace cleaned and inspected. Corbin came out to do the work.
