There was a tech at our door less than 2 hours after we contacted the company on Christmas Eve regarding our hot water heater going out with 12 people staying at our home. He was friendly, knowledgable and fast. However, the pricing was much higher than other companies.

Josh was on time, very friendly and polite. Diagnosing my heating issue wasn't easy, but he stayed with it and didn't leave until he had fixed it. I know he was hungry as it was long past his lunchtime, but he still stayed and kept running tests till he fixed it! Good job again, LBA!
Today I completed your annual air conditioning maintenance. I tested your indoor unit. Checked temperature split, made sure drain line was flowing properly, checked air filter. Tested all outdoor unit operation, checked capacitor and found that it was failing. tested refrigerant, checked contactor and cleaned outdoor coil. Customer decided to have capacitor replaced and get a bid on a new system. Thanks for having me out today, Eli
Company came out for yearly plumbing inspection. Company found issue with upstairs toilet fill valve leaking customer had part for replacement company put in new fill valve. Customer had company flush water heater and do fully inspection on tank. T&P dripping informed customer needs replacement based on age of heater company suggested replacing tank. Customer had estimates sent over.
Performed a cooling maintenance checked all operations checked all electrical components found that the drain line was clogged cleared the drain line system is now draining right check charge washed outdoor unit replace filter everything is running right at this moment thank you for having me out today.Alex
Company arrived Monday, June 20 of 2022. Customer was having concerns with three toilets on their property. Upon arrival the customer stated they were looking to have three toilets rebuilt. Company gave estimate for a partial rebuilds on all three toilets, and customer did not wish to proceed at this time. Company collected the $120 trip charge to be applied if the estimate is accepted at a later time. Thank you for choosing LBA and have a great day.
Performed furnace maintenance. Filter does not need replaced. Completed all checks and cleanings. Complete a combustion analysis check for proper/safe operation of a furnace. System is heating and operational at this time. No recommendations.
Upon arrival prv was running water through relief when on. Disassembled checks and found debris caught in check. Cleaned debris from check, reassembled, and tested for leaks.
Performed furnace diagnostic. Found furnace blower motor not operating properly due to a failed capacitor. Was able to get the furnace operating with a new capacitor. But over all the furnace is not in good condition. Currently the inlet combustion air has been bypass because it is clogged, and there is currently or was previously leaking condensate which has cause a good part of the furnace to rust. Would recommend talking to a comfort advisor about replacing the almost 20 year old furnace. I am unable to reach the owner at this time.
Performed garage furnace diagnostic. Found pilot not staying lit. I cleaned the pilot and was able to relight it. Checked system for cracks of the heat exchanger. No other issues found system is heating the garage at this time.
Company came out because customer was having issues with sump pump/possible water leak after conducting diagnostic and additional diagnostic of leak search company determined customer left timing soaker hose/sprinkler system on left side of house for the past day causing loss of multiple gallons of water and saturation in sump pump causing some pump to constantly go off. Company determined everything is testing properly at this time thank you for choosing LBA and have a wonderful day.
3 year old Ruud system. Same issue we previously had. I cleared a bird nest from the intake and put a screen around the intake outside. Can order plastic bird screen to glue into pipe if you want. Talked about P3 maintenance plan. Brian will talk with his wife about that.
Checked all Operations in the heating mode. Customer takes care of furnace filter. Spoke with customer about upgrading their dehumidifiers and installing a humidifier. Customer was not interested in is it in improving the comfort level with these components. Clean out housing a furnace and tested all operations. Furnace is heating properly..
Arrived at customers home Tuesday 21, to install a 50 gallon natural gas water heater and determined a secondary tank would have to be removed to allow room to remove primary tank. Spoke with customer over phone to get authorization to remove secondary tank to perform original installation and a new 50 gallon would be installed due to age of unit. Called for additional heater and parts, work today will consist of replacing two 50 gallon natural gas water heaters with all necessary upgrades, thereâ€™s a third heater thatâ€™s right around the same age but can be easily accessed for replacement. Discounts are applied to todayâ€™s service for any inconvenience, per manager. Installed new equipment, and tested everything for operations. Cleaned up area worked in. Customer not at home a time of completion, stated he will mail in a check.
Performed heating tune up. Humidifier has a clogged solenoid valve, a broken drain spud and does not have a humidistat. Declined repairs or replacement of humidifier. Recommend having water quality inspected if frequent solenoid clogs are occurring.
Completed full Heating maintenance on 2 RTUs, 4 furnaces, and 3 unit heaters. Checked mechanical and electrical components, cleaned flame rods, changed filters, and checked temperature rise. Units are operating properly at this time. Quote has been sent to replace inducer motor in RTU #1.
Upon arrival customer said 50 gallon natural gas water heater is leaking from the base. I scheduled water heater replacement for tomorrow morning with install crew.
Connected copper line set to outdoor condensing unit for a mini split that the customer had already installed. He just needed us out to cut and flare the fittings. Also preformed triple evacuation. Tested functionality of equipment and everything was working properly.
Performed summer p3 AC tune up and maintenance. Checked refrigerant pressures, tested electronic components, and checked air temperature levels of both units. Replaced air filters with new MERV 13 filters. Cleaned outdoor condenser coils. Both systems are operating within manufacturerâ€™s specifications. Both systems are functioning properly at this time.
Customer requested for Tech to clean out all condensate drain lines while on site, removed condensate traps on all units clean condensate pan, flush all lines with water, change operation of cooling mode, everything is working ok at this time
Performed summer AC tune up and maintenance. Checked refrigerant levels, electronic components, and air temperature levels. Replaced air filter with one provided by customer. Rinsed outdoor condenser coil. System is 20 years old and showing signs of age. Customer wants to get more time out of unit. System is operating within manufacturerâ€™s specifications now, but can always experience future issues due to age. Ways to help system continue operating properly are replacing air filters regularly, and rinsing off outdoor condenser coil with water. System is functioning properly at this time.
Today I completed your annual cooling tune up. I tested symstem and everything tested as it shoulde at this time. I checked filter, thested refridgerant and cleaned system, thanks for having me out today, Eli
Installed iaq 3000 package and diagnosed issue with the dehumidifier. Replaced humidifier under manufacture warranty. Tested system operation. System is properly dehumidifying at this time.
Collected pictures and submitted estimate to redo condensate lines to the corner of room for shelving to go up.
All work performed on 2nd floor system Upon arrival found that the system was very low on refrigerant. Performed a leak search and found a leak in the indoor evaporation coil. Peformed a thorough evaluation and found the capacitor outdoors to be out of factory specifications as well as the outdoor unit to be extremely dirty. Spoke with customer about concerns and customer wanted to take care of all concerns today and sign up for the maintenance agreement. Charged system backup to factory specifications washed out the outside unit And replaced the capacitor. Will return this afternoon to replace the indoor coil. Air conditioner is operating properly at this time.

Upon arrival customer water heater had stopped working. I replaced gas valve under warranty.
