Arrived for ac maintenance today. System is 3 years old. Started at furnace and checked static pressure, temperature splits, drains, filter, blower motor, and blower wheel. Found filter was very dirty and replaced with provided filter. The blower wheel was dirty and needs to be cleaned to. All other operations are working properly. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, and coil. Found the coil was very dirty. With customer approval I preformed and extensive coil cleaning. Refrigerant levels were good. All other operations are working properly here too. Wants to review membership options and also wait until fall for wheel cleaning. Thanks for choosing LBA.

Upon arrival turned off water to water heater using ball valve above heater, drained and disconnected old 40 gal short water heater and installed new 40 gal standard electric water heater, installing new expansion tank. Tested for leaks by filling and airing out all water lines through fixtures in unit. All good no leaks present at this time. Second task was an attempt to adjust trip lever stopper on tub in master bath, but was unsuccessful to adjust it correctly, attempted to try and replace with new trip lever but was also unsuccessful getting the new trip lever to completely stop to water. When installing the trip lever seems that there is a blockage and or something impeding the trip lever. Current waste and overflow is made of brass, so there is a good chance there’s a bunch of scaling build preventing the trip levers to close. Recommending that the whole waste and overflow be replaced.

Customer was not home but they let us know there is a leak in the ceiling. Leak is underneath second-floor bathroom. Ran lavatory faucet, flush toilet 10+ times, ran shower and use hand held shower to spray all surfaces of the inside of the shower. Could not re-create a leak. As a part of our thorough and comprehensive evaluation we also checked water pressure and water quality. Water water pressure was in good range. Water quality had very high chlorine and hardness. Informed customer that we could do an exploratory drywall opening to try and find where the source of the leak was coming from. Customer did not want to open her drywall at this time. Recommended supervisor follow up for water quality. Customer did not want to move forward with follow up.

During this visit I was led to an above grid Ahu in the drive through area of the building. The thermostat for this unit had been removed and the unit has been removed from service. I traced the drain line through the suspended ceiling to a newer Lennox split system that is in the N.W. corner of the shop. The union for the drain was directly above a fluorescent light. For this reason the drain line was accessed by opening it closer to the unit and a new fernco was added for future access. The clog was removed with nitrogen and a shop vac. The line was flushed and it was confirmed to be draining properly before I left. Thank you, Jon

Daniel was very friendly when he came out. He was training a new hire. He showed up 2 hours after the call that stated he would be there in the next 30 minutes, Everything was completed, Before leaving I noted that the cover to furnace 2 was not put back, He did, After leaving we realized the air conditioner (1) was not working. We called on Friday to discuss (right after 5pm) It wasn't hot outside when the work was done. We were told if the home got worse, Someone would be sent out to check. We waited til Saturday to call as the house was getting warm. The person who took our call was rude and very unprofessional. She told us to turn off the system in case it was frozen, we told her we don't know if it is frozen, we just know that it worked find Thursday morning, and hasn't worked since our appointment. She set us up for a Monday appointment, we told her that wasn't going to work. We were told we would have to pay for a off hours appointment to get someone to check on our air conditioner. I told her I was ok paying as long as it wasn't an error by the technician. A different technician came out, very polite, went to the machine and noticed that it hadn't been turned on after the maintenance appointment. We had a/c that evening.

Dalton and Nick arrived on time. They did a very thorough check to rule out a possible leak in the attic and furnace room, took pictures of a possible cause. Very courteous and professional. They forgot to put back the attic door before leaving, but returned promptly to the home and put the door back on. They graciously apologized for the error
