5-8-24 Air handler in the ceiling in the garage is dripping condensate. Use scissor lift to access the air handler. Found the filters plugged are falling out of the rack. The evaporator pan was about 3/4 full of muck. Use garden hose to flush the evaporator pan. Also use my wet vac to suck out the debris from outside with the drain dumps. Lee had a set of filters on site. I installed those filters and dated them. While I was up there, I did flush the drain and also check the blower motor belt. Evaporator does have some debris on it could use a good cleaning however that’s not for today. Filter list 6-20x25x2 2- 20x20x2 Start the unit in AC mode, I do have condensate coming out the drain outside. We should be scheduled to do a full tuneup

Returned to check refrigerant levels and install ac renew. The refrigerant levels looked good and the ac renew was injected and I advised customer to let it run for a while to circulate it through the system.

Main drain clearing. Arrived. Customer explained that the showerhead backed up and also the toilet. I was out here about a month ago for the same reason. Found inside clean out and ran line 100 feet running into a couple hard spots but didn’t pull anything back. Ran upstairs shower and downstairs shower and flushed toilet multiple times with no back ups occurring line is open and flowing. Row estimate for 89 but realize this is recall work so there’s no charge. Spoke to customer regarding camera inspection and he stated he did not want to have it done at this time

Returned to preform extensive coil clean and check refrigerant charge. Due to the on and off downpours we could check charge due to the coil never drying. We will set up a time to check charge later his week.

During this visit I discovered that the east shop A/C was locked out on high pressure. The coil was cleaned and the unit returned to normal function. The west facing unit was also locked out however it was locked out on low pressure. The unit is functioning normally however I was unable to check the air filters due to them being in the air handler suspended from the shop ceiling. A low pressure scenario could be related to the condition of the filters as well as operating the equipment in low temps (less than 55). Checked the system in the cooling mode, found static to be failing, the blower wheel to be extremely dirty. On the outdoor unit found the compressor to be having a hard time starting and a dirty coil. Talked with the customer about findings and options to fix them. The customer decided to install a hard start kit and an extensive coil cleaning today, and wants to think about getting the other options done. The water was shutoff due to work being done in the area so we will return later to do the extensive cleaning.

Upon arrival I began the furnace tune up. Sound the static pressure to be failing at .9 when rated for a maximum of .9. The manufacturer wants it at 80% of the max which would be at .72. The heating Delta T was within specs. The running amps on the inducer and blower motors were within specs. Cleaned flame sensor. The Delta T on the cooling side was a little low at 12 degrees but the refrigerant charge was showing the correct amount of refrigerant. Checked all outdoor electrical and it was within specs. Customer opted to renew their Perfect Service Family Membership with us and they had me do an extensive coil clean on the outdoor unit. System running properly at this time. Only thing left would be to have the blower wheel cleaned which I included in the email sent.

Arrived on property in Ridge greeted by landlord, he showed us with a clean it was and then had to move onto another property. Drain tech was able to open the line on camera inspection. We were build a couple of route intrusions. Provided options for mainline burst, as well as Jetter.

Whole House Humidity Control System Repair: Upon inspection, I identified a malfunctioning humidistat in the whole house humidity control system. I replaced the faulty component, restoring precise humidity control and improving indoor air quality for the homeowner.

During this visit I accessed the roof and discovered that the condenser was locked out on a low oil pressure switch. The lockout was reset and the condenser was started. The unit returned to normal function. The system was operated for 15 mins and the oil pressure was checked (29.1 net). It was cycled off and then back on and it was monitored for another 20 mins. After the oil pressure test I spoke with Lee about what was observed today. A lockout on low oil pressure may result if the system is experiencing low airflow and/or operated in low temperatures. Lee asked for us to schedule a lift to change filters and confirm proper airflow. In addition to checking the airflow while the lift is on-site, we will confirm that the unit is level and adjust if needed, check the blower drive belt, clean the condensation drain trap and replace the filter. This will occur when we are more confident that the outdoor temp will be elevated enough to recheck the oil pressure and the uni

Arrived at property and was greeted by homeowner, she explained that she has had a mainline back up that this is happened multiple times in the past and that they just need to get it open so they can get by until they are financially ready to make a repair has the next item on their list is getting their foundation taken care of. We were able to run the auger all the way out 100 feet and restore flow upon camera inspection, Hassan multiple route intrusion throughout the line and suggested getting a gender in there so we can keep the line open flowing for as long as possible. Also suggested installing a new clean out where we ran the main line from as they just have a makeshift whole put inside the pipe.

Performed a preventative maintenance on Air handler, tested static pressure and found it to be within manufacturers specifications .Also, did CFM count to be sure that the system and ducting was sized properly and found that there is proper CFM for the system. As far as ducting is concerned, wiped dust off of unit filter was good. Customer said they just changed it. Checked all electrical components in system and found all are functioning within manufacturers specs. System seems to be in good running order. And was in good running order upon departure. During this visit we discovered that the tube heater (detail bay) was attempting to light when a call for heat was applied. The inducer motor prefilter was clogged preventing the pressure switch to clear. The filter was cleaned and the heater returned to normal function. The heater was checked for consistency by cycling it several times and monitored. Tube heater down in wash bay, found intake screen for inducer plugged, cleared and tested unit, unit now has normal function
