Not the quality of service I’ve come to expect from LBA. I didn’t get a text or email with picture of the personnel prior to their arrival. Furniture was not moved back after service. I got only a partial picture of the full report I expected.

Customer stated system is very loud on start up. Made adjustments to system and system seems to be quieter, will need customer to confirm and make sure it is satisfactory.

When I arrived I found that the return temp was very high and are supply was within that target. Found that the economizer was set at 40% min. Position changed to set point 10%. Verified my temps split after and we had 74 return and 55 supply which is within range.

Duct cleaning at a residential home. We meticulously cleared out dust, debris, and allergens from the ventilation system. The thorough cleaning will improving indoor air quality significantly. The customer was pleased with the service.

For this job, I was performing routine maintenance on the AC equipment. Temperature split looks good. Refrigerant was at very appropriate levels. And the system is running clean and quietly. All electrical components. Are operating well within manufacture specifications. I washed out the unit outside and checked static pressure inside. Everything looks good. I installed sensors for the smart AC and while I was looking in the vents, I noticed they were quite dirty. After talking to the homeowner was clear that they haven’t been cleaned in sometime, and these debris are putting dirt into the system and restricting airflow. Duct cleaning, and more effectively a duct cleaning and sealing are highly advisable. I let a supervisor know about this so we can have, one head out to diagnose this issue and come up with a good solution

Spoke to miss Burdick. She has a visitor at the house though the month of June. She never thought about financing the repairs and I let her know about her options. She would like a phone call on July 2nd at 2 pm. (edited)

I replaced condensation line and routed ten feet from the unit. No water on inside of the unit to run down stairs.

AC Repair Service: Upon arrival at a property with a malfunctioning AC unit exhibiting erratic behavior, we identified a faulty capacitor as the root cause. Replacing the defective capacitor restored operational functionality, ensuring ongoing efficiency.

Reconnected condensation trap that had came off and was leaking water threw the unit to the inside. Ran unit and filled trap and verified it was putting the water away from unit. If continues in future we will need to rebuild it and get the water farther away from unit

I revealed a large ball in the line. Located right underneath the back porch and the customer that we need to, work around the porch to get the issue fixed. Provide estimates to the customer as well as emailed some pictures of the issue. Customer would like a follow up when they return from vacation the week of the 17th.

5-8-24 Air handler in the ceiling in the garage is dripping condensate. Use scissor lift to access the air handler. Found the filters plugged are falling out of the rack. The evaporator pan was about 3/4 full of muck. Use garden hose to flush the evaporator pan. Also use my wet vac to suck out the debris from outside with the drain dumps. Lee had a set of filters on site. I installed those filters and dated them. While I was up there, I did flush the drain and also check the blower motor belt. Evaporator does have some debris on it could use a good cleaning however that’s not for today. Filter list 6-20x25x2 2- 20x20x2 Start the unit in AC mode, I do have condensate coming out the drain outside. We should be scheduled to do a full tuneup

Returned to check refrigerant levels and install ac renew. The refrigerant levels looked good and the ac renew was injected and I advised customer to let it run for a while to circulate it through the system.

Main drain clearing. Arrived. Customer explained that the showerhead backed up and also the toilet. I was out here about a month ago for the same reason. Found inside clean out and ran line 100 feet running into a couple hard spots but didn’t pull anything back. Ran upstairs shower and downstairs shower and flushed toilet multiple times with no back ups occurring line is open and flowing. Row estimate for 89 but realize this is recall work so there’s no charge. Spoke to customer regarding camera inspection and he stated he did not want to have it done at this time

Returned to preform extensive coil clean and check refrigerant charge. Due to the on and off downpours we could check charge due to the coil never drying. We will set up a time to check charge later his week.

During this visit I discovered that the east shop A/C was locked out on high pressure. The coil was cleaned and the unit returned to normal function. The west facing unit was also locked out however it was locked out on low pressure. The unit is functioning normally however I was unable to check the air filters due to them being in the air handler suspended from the shop ceiling. A low pressure scenario could be related to the condition of the filters as well as operating the equipment in low temps (less than 55). Checked the system in the cooling mode, found static to be failing, the blower wheel to be extremely dirty. On the outdoor unit found the compressor to be having a hard time starting and a dirty coil. Talked with the customer about findings and options to fix them. The customer decided to install a hard start kit and an extensive coil cleaning today, and wants to think about getting the other options done. The water was shutoff due to work being done in the area so we will return later to do the extensive cleaning.
