Furnace was making noise on start up. Replaced blower. Could not hear the noise upon testing with the service tech. Noise returned 30 mins after tech left on furnace start up. I went and turned off the humidifier on the furnace which eliminated the noise. Blower was old but not the problem.

Go back from pat, after further inspection believe thermostatic cartridge was not the issue and that water heater due to age and sediment buildup is causing hot water issue it’s self throughout household.

Arrive to customers home Tuesday, January 19. Shut off water to home. Removed master bathroom shower trim and replaced cartridge in body of shower valve. Turned water back onto home. Tested shower valve temperature for 15 minutes to ensure water temperature did not drop. Temperature stayed constant with no significant temperature drop. Replace shower handle trim with new trim supplied by customer. Shower faucet is now working properly with no issue. Thank you for choosing LBA have a wonderful day

Today I completed your annual heating tune up. I performed combustion analysis and tested all safeties. I checked your air filter and cleaned flame safety system. Customer informed me he had been having intermitent issues with system but was unable to see any issues at this time. Everything tested as it should at this time

Upon arrival customer spoke with to me about the unit would sometimes not start up normally. Seemed like it would run for a short amount of time then shut off. Upon inspection system was operating correctly, no errors occurred during the inspection. Cycled the system a few times and system operated correctly. Customer still has a prepaid tune up (heating) owed. Customer will wait for his tune up for further diagnosis. Customer did renew his P3 contract on todays visit however customer has not yet had his furnace tune up or plumbing inspection, these are still owed to the customer.

Ran camera in sewer in sewer from basement. Sewer line goes out high on wall to back. Clean out has been removed to add main level drain line without adding a clean out outside. There is no way to inspect or properly clean line with out an access. The clean out in basement is only access. This drain line in basement is clear to where basement line and main level line tie together. There is roots coming out of main level line at this tie in. A proper clean out outside on main level line must be installed. There is no guarantee on sewer, proper clean outs are not available.

Upon arrival main line would backup into floor drain in basement/garage. There is no accessible cleanout. Attempted to unstop through floor drain, but was only partially successful. Disconnected washer drain dropping into 3” toilet flange so that large auger could be ran. Pulled out an excessive amount of roots and finally opened the line. Hit obstruction at 45’ and a major obstruction between 65&75’. Line is open but repair of line is necessary to insure home can drain properly. Camera service will be scheduled.

Will schedule for a plumbing specialist to come out here and take a look at the system.

Performed heating tuneup on furnace. Inspected heat exchanger did not see any cracks present but did find lots of construction dust on the heat exchanger. I told customer about this issue and that in order to clean it we will have to proceed with a deep clean of the furnace, he did not want to proceed with that at this time. Voltage enhancement system is running below manufactures specifications I did recommend replacement of this component and also ignition system for the furnace reading max resistance allowed by manufacturer. Customer did not want to address these issues today. Performed combustion check on heat exchanger. Checked temperature rise no other work performed. Customer signed up for P3 membership

Upon arrival the customer tried to pull the toilet in the downstairs basement out and in doing so he took the old rusted flange out and couldn’t install the new flange. I had to drill into the concrete to get the ne flange to sit properly. Customer only wanted the flange to be fix and wanted to install the toilet himself.

Performed maintenance and safety inspection on furnace. Performed heat exchanger test and it passed. Replaced humidifier water panel and set humidistat to 45% per customers previous setting. Filter was replaced by customer prior to visit. Cleaned inside furnace housing and inspected all electrical connections. Furnace is running within manufacturers specifications. During zone board test I noticed upstairs motor grinding when returning to rest position. Informed the customer and emailed an estimate. Also recommended having ducts cleaned due to the amount of drywall dust in furnace cabinet. An estimate was sent for this as well.

Picked up parts from winnelson for installation of 6 gallon electric point of use hot water heater. Company returned on September 23rd of 2020 to conduct quoted work from pat. Company installed 6 gallon 120 volt water heater underneath men’s restroom lavatory with hot side feeding men’s lavatory and shooting through wall to tie into female lavatory. Company replaced three stops and ran all lines in copper. After turning water back on and tested everything for operation and everything is testing OK at this time. Tried calling owner and owner was unavailable Company still needs to collect for Job itself.
