**(*66(***((****&**(**(( A total of three units were serviced today. The AHU and the 1.5ton condenser listed in the equipment list has been added to our p.m. service. The filter size is 15x20x1. ****()**(*()//);*())(*;)( During this visit preventative maintenance and cooling checks were performed on the two rooftop units as well as the 1.5ton split system that serves the shop office. The units were washed, drains cleared and the filters replaced. The split system that serves the shop offices was completely clogged with grass clippings. All three units are cooling properly with no deficiencies discovered today. Thank you, Jon

During this visit I installed new thermostat wire and function checked the new rooftop unit. The system responded correctly to the new control wires and is now fully functional. Thank you, Jon

4/19/24 Sent out today to Carls regards to a bad dishwasher shutoff valve. Upon arrival I was greeted by Carl who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Carl had a softener put in last week by us, while I’m here today I will run test to confirm proper functionality. 4/12/24 - Completed a full cooling maintenance on 3 RTU’s. Filters were changed, took temperatures, took amp draws, and units were cleaned. Unit 48 had a very dirty blower wheel, and a decent belt, but was still running fine. Other than that, all units were in good condition, they were all running well, and there were no problems found at this time.

Today I checked the function of the New York rooftop unit. Both the airflow and its performance was checked (low ambient checks). The existing thermostat wire has a short that is powering 2nd stage cooling as well as the common wire. Gave option to repair flow valve on water softener

4/12/24 - Completed a full cooling maintenance on 3 split systems. Filters were changed, took amp draws and temperatures, and coils were washed out. All unit have some age to them, but they all seemed to be running as they should be. Overall, all units were in decent condition, they were all running well, and there were no issues found at this time.

Plumbing service. Upon arrival drained and disconnected old 50 gallon water heater and installed new Bradford white water heater, as well as installed new Novo up flow water softener and 20” phosphate filter for sediment. Had to installed new GFCI outlet along with had to re-route outside faucet in back yard to before softener. Also had to create loop in water line in order to add softener. Also installed new ice maker box behind fridge running new 1/2” water line beneath fridge. Tested for leaks by turning main water on and airing out lines as well as putting softener through regen cycle. All good no leaks present at this time and all fixtures are working properly.

We hereby propose to furnish the required crane, labor, materials, tools and equipment to do the following: Replace the Existing Carrier 72,000 btu combination unit with gas heat serial 3607G20284 for space 230B. Price includes a York 72,000 btu combination unit with gas heat, economizer with barometric relief, room thermostat, outdoor disconnect and hail guards.

Arrived to replace humidifier as part of the previously sold estimate.

Customer is getting a new water heater , refrigerator line , polyphosphate filter , upflow water softener , and humidifier installed next Thursday. Thank you for choosing LBA.

Checked static and airflow through systems to validate for the supervisor. Found the first system to be passing static check. Second system we were unable to properly check static pressure but it appeared to be over the max.

Checked all operations in the cooling mode and inspected the furnace filter. Checked the static pressure and found it was failing. Checked all electrical and refrigerant components in the system. Today we found that the system was low on R-22, the blower was dirty, the fan motor was leaking oil, the contactor was getting burnt, and the heat exchanger had lots of heat stress. Talked with customer about the concerns and before making any repairs they wanted to look at replacement options. A supervisor is out evaluating static and looking at replacement.

Checked all operations in the heating mode and inspected the furnace filter. Checked the static pressure and found it was failing at this time. Checked all electrical components and preformed a combustion analysis. Furnace was burning fuel properly at this time. Today we found the blower was dirty and the heat exchanger had lots of heat stress. Customer is holding off on doing any repairs. We will call back in a few weeks to schedule supervisor visit.

Came out for a tech validation upon checking system static was high aswell as the flue pipe being all rusted out quoted him on that got a supervisor to come out an give estimate on duct cleaning. Also got quoted for replacing the old unit itself.
