Upon arrival they explained they purchased a new Honeywell T9 thermostat. When the homeowner went to install it he found the thermostat wires only had 4 wires and this thermostat needs 5 wires. He then purchased an add-a-wire and was able to get the AC to work but not the heating. After inspecting the wiring and trying a few different things I was able to get everything fixed properly. The system is now powered on and I tested both heating and cooling and both are working with calls from the thermostat. Issue resolved. I did advise the homeowners that the inducer motor was overamping at this time. Nothing can be done to lower the running amps besides changing out the inducer motor and they want to wait til it breaks before replacing it for now. I would took payment for the trip & diagnosis in the amount of $120.00 today via card. If you have any questions or concerns please contact us. Have a great rest of your week!

10-11-24 Spoke to Paul on site AC is not working the entire building and their is a rattling noise coming from above the ceiling tile at the front lobby area conference room. The Trane cold deck unit was in trip. Diagnostics #1 compressor contactor was tripped. I reset the breaker, I cycled the unit through all four stages of cooling and then cycled it down, not getting any issues compressors are pulling good amps. Condenser fan motors are doing good. Cold deck unit is working at this time. The rattling above the ceiling was the ductwork hitting one of the building construction beams. Spacer between the beam and the ductwork stopped rattling. Most likely, all the registers open to the building be hot the AC being down the airflow was probably pushing hard on that ductwork and making it rattle. The issue would probably go away by itself, but I did put a spacer between the building structure and the ductwork. Stop rattling stop. Spoke to Paul concerning the repairs that I made and

Went for a maintenance call today. When checking the static pressure it failed. After checking for carbon monoxide with my detector, it picked up a leak. After looking at the heat exchanger, I noticed it was severely rusted and was cracking. So I red tagged the unit and shut the gas off to it. Thank you for choosing LBA services!

After checking all the ductwork leading in and out of both systems, it is clear that the CFM capabilities are right where they should be. The high static pressure is not due to any of the ductwork, but rather the dirtiness of the duct rock itself. After checking inside, multiple returns and supplies, I found a massive amount of debris, dog hair, gypsum, board, construction debris, and dust. This is creating an airflow problem in the system which is spiking static pressure and is also putting dirt into the air and in the system itself. At the very least duct cleaning needs to be done. a better option would definitely be clean and seal. If we do an areoseal, we are increase the capability of the system and lowering energy cost at the same time.

Completed furnace maintenance and inspection. I checked all components and amp draws. I tested temp splits and airflow pressure. Upstairs system is passing however main floor system is almost double the recommended airflow pressure on the system. I showed and notified customer. They would like filed supervisor out to provide answers. Both systems are running at departure.

Confirmed by counting thermostats (through winds and next door), the sqft of the occupied spaces, it was dark in the return duct and the gas lines for the three units are on same meter. I’ve done maintenance here in the past under the business name of “clothes mentor” No gas service *have a concern about the blower wheel and pulley is the east unit. The lock hub for the pillow bearings seems a little out of round when spun. *if you want to include all new filters we do have a filter list for this property. They didn’t look too bad. Replace the failed heat exchanger for the South Lennox Rtu serial 5606E04812. Price includes the factory replacement heat exchanger and hourly labor. Parts are available via supply house for pick up as of 9/25 and can be installed when this estimate has been approved. Repairs covered by a one year parts an labor warranty.

Went for a ac/furnace check. When going furnace tested for static pressure. Static is passing for system. Filter was recently having electro static filter. All electrical components for furnace and condenser. Are within manufacture specifications. Did notice blower wheel is dirty. Will send estimate for customer. No further wear and tear on system. Went in for a maintenance call today. Changed the filter due to the old one being dirty. Static pressure failed. Carbon monoxide meter detected carbon monoxide in the ductwork. When checking the heat exchanger cracks were found. Hot surface igniter passed. Inducer motor passed. Capacitor for the inducer motor passed. Blower wheel was dirty. 9/23/24 - Completed a full heating maintenance on one RTU. Filters were changed, heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Jamal was a great salesman with knowledge, friendliness, and humor along with transparency and authenticity that we appreciate when deciding on big purchases. Dave was excellent and thorough with installing and took the time to explain everything before and after while navigating through any obstacles with a true understanding of HVAC and plumbing and making us feel comfortable with leaving our home in his capable hands. I worked the night before so I slept on the couch while he worked and felt at ease with him working the day away. I’m not sure of the name of the man who installed the humidifier but he was friendly as well and I faintly recall waking up to him asking my permission to install. I don’t know the technician’s name but he is not allowed in my house again. He met with my wife to diagnose our water pressure problem which he referred to as water hammer. He had two broken water pressure meters so couldn’t even tell what our pressure was but told my wife it would cost $850. My wife declined so he said she had to pay a fee for his diagnosis. She refused once again and he said she had to pay him. She refused so he said she had to call his supervisor. She did so in front of him and the supervisor said she did not have to pay anything. My wife was unimpressed. I called LBA because of the radio ads that stated everybody there is a perfectionist. Who comes to diagnose a water pressure problem and has no way to check the pressure. The crappy part is now I get to listen to my water hammer all Thanksgiving!
