Went for a maintenance call today. Customer stated house has been cooling properly. Both systems are two years old. When checking furnace drain line was clean. Temp split on supply and returned were passing. When testing for static pressure. Static was failing did notify customer and will have a supervisor come out. Blower wheel is dirty. But the blower amperage is passing.Did recommend a clean for the blower wheel. Other than that filter was replaced a week ago. But did give an extra one. When checking condenser. Compressor amperage is passing. Fan is passing as well but is running a bit high towards factory max specifications. Capacitor was passing. But was almost at factory max specifications. Refrigerant levels were good. Unit was cleaned a week prior but still gave it another wash. Both systems are up and running. Thank you for choosing LBA services.

Upon arrival came out here for a AC maintenance text static static was feeling checked everything else on the outside unit. Refrigerant pressures were looking pretty good amps on the compressor a bit high amps on the fan we’re looking good as well as a capacitor on the Contactor. We’re looking good in shape wash and rinsed the coil off unit is up and running now having field supervisor out to retest in verify static pressure.

Arrived for ac maintenance. Two system household. Static pressure drastically failed for both systems. First system: blower wheel very dirty. Low temperature split. Microbial growth in evaporator coil. Capacitor corroded and should be replaced. System cooling at half capacity. Coil dirty. Cleaned outside coil Second system: new install. Reworked blower speeds to bring down static pressure. All electronics in ac and furnace within range. Resealed pvc drain line. Added refrigerant because system was installed in winter. Upon arrival, I found that the system has failed due to a bad condenser fan motor and contactor and compressor. Recommended replacing those and adding a hard start kit. Customer agreed to have work done at this time after repairs were done I tested and drawn compressor finding it to be high, as well as found a lot of damage possibly from hail on the coil and fan blade. Customer decided they want to look into replacing the unit inform them we could credit repair cost for the new system. Dre is evaluating high static pressure and giving Options on system replacement.

Arrived for ac maintenance today. System is 2021 installed by Ideal. Started at furnace and checked static pressure, temperature splits, drains, filter, blower motor, and blower wheel. Found static pressure to be failing. A field supervisor was out to diagnose. All operations are working properly here. I also replaced the filter. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, and coil. All operations are working properly here too. I rinsed the coil clean. Came out here to reinstall a different thermostat. Looks like they were having issues with the other thermostat wanted one of the more simple thermostat they could use installing April Aire thermostat for them showed him how it works unit is up and running now have a same field supervisor out here for a happy call came to talk to the customers and let them know how everything is going.

Upon arrival I began the AC tune up. Before I arrived today we had an installer out at this location replacing the evaporator coil. First, I did a static pressure test on the system. The manufacturer has the static pressure set at .8 max and your system is testing at .6 which is right where it should be. I also did a CFM count on the duct work to ensure we have enough room in the ductwork to move 1200cfm per minute through the system and we do! I checked the running amps on all the motors in the system and they were all within manufacturer specifications. The blower wheel itself downstairs looked pretty clean to me. The outdoor unit is running great. Compressor and fan motor are running properly and the temperature split in the home is at a nice 19 degree split. Came out here for a for a call back notice that we had replace the capacitor and it looks like it was the same issue looks like on the smart units. You have to reset the code for it with a read that you know it was replaced and the issue was fixed so I’ve basically refresh the unit turn powered off recycle the unit on again universe clear air code unit is up and running and cooling home test a static pressure on the unit static was filled with a customer know that we’re going to have a field supervisor out here to retest and verify, her static pressure.

Went for a maintenance call today upon rival. Customer stated house is cooling properly. went to check for static static was it passing? It was rated for 8.5 we were at a .8 customer did change out filter and did have a supervisor out. Customer approved for supervisor to come out. lower wheel was clean passenger was good as well as blower amps. when checking outdoor unit unit was caked up with dust did clean that out. Did recommend a ECC customer declined kindly capacitor was at its max rated fan amps were good as well as compressor when unit was cleaned out the check for refrigerant pressures. It was under charged did notify customer as well as recommended to add a pound of refrigerant. customer would like to do the edit later time. Customer didn’t want to renew membership. Did add the smart ACs customer needs to login will do on Monday smart AC, customer had trouble to login. other than that no further problems, thank you for choosing LBA services.

Plumbing repair. Upon arrival ran cable through lavatory drain in upstairs main hallway bath, ran cable out about 65’ft and pulled nothing back, judging by feel of cable lavatory drain line is rough only 15’ft to main tie in, worked that 15’ft with cable and running hot water multiple times until cable was heard clearly. Drain is clean and flow is restored.

$173.25 to hose out Condenser Coil was extremely high, since I supplies the hose and water and it took only about 15 min. to complete. I had offered to do it myself but he said that it would be no problem for him to do it. I did not realize it would have costed $176.25 and I would have done it myself. Also $326.99 for a Dual Run Capacitor seems extremely high. I thought the whole service work was overpriced and I will not be using LBA in the future.
