During this visit I spoke with Frank and he showed me the Daiken building auto system and directed me to the roof access. Communication has been lost to unit 1-2 and unit 1-1 appears to run past the temp sensor however on the roof the unit has stopped. Frank was referred to Daiken as per Rick and I completely agree. The communicating system is complex and proprietary. There is a large possibility that we can spend hours searching for a ghost in the machine and still not have the passwords and software to correct it. **todays visit was non-invasive. Nothing was changed on the equipment or the bas. This was done so that the Daiken tech will be able to see the state of the equipment and the communications as is. Thank you, Jon Tech notes:

Completed cooling tune up today. Low side refrigerant pressure too low due to system pulling in too cool of air into basement and bypass damper being open. Shut off damper and it increased higher. System static is a bit high. Having supervisor come out Saturday to look into issue further. Cleared drain line. All electrical components tested in manufacturers specifications today. Arrived to hvac maintenance. Upon arrival I spoke with the customer and was shown the location of the furnace, ac, and corresponding thermostat. At the indoor unit we checked for proper temp split, blower operation, and static pressure. I found the temp split at only 12° when spec is 18°. Later in the call I hooked gauges up to the system and went over calibrating the refrigerant to improve this. I also found the systems static pressure higher than the maximum amount allotted by the system. I calibrated the furnace blower with this still being high. My supervisor will be out tomorrow to verify these readings and find solutions to prevent damage on the equipment. On the outdoor system I checked refrigerant and all electrical. The capacitor that fed the fan and compressor had failed on the fan side and I spoke of replacement of this. I cleaned the outdoor coil with water. System running upon departure.

Unit was running upon arrival. Checked temp spit it was low at 16 degrees. Suspect unit is locking out or freezing up due to low r22 charge. Saw repair sheets on AH that indicate multiple pounds of R22 being added every year. Sent off replacement form per Zach.

Checked all operations in the cooling mode and inspected both furnace filters. Checked the static pressure of both units and found that the main system had high static pressure. Checked all electrical and refrigerant components. Today I found that the main system was very low on refrigerant and that the source of the leak was the evaporator coil. I found that the second system was not suppling any cold air and found that the condenser fan motor had failed and was not removing heat from the refrigerant outside. Before deciding to do anything customer will need to talk with their wife. We will be back out on Thursday to talk to them together about replacing the systems.

Company came out for leaking water heater, determined that the tank was leaking and needed to be replaced, gave option and prices for water heater replacement. Customer chose to replace heater with a new 40 gallon Bradford white heater. Company cut out old heater from the water gas and flue. Installed new water heater on the right side of the two heaters in series. Company tested all work performed with no leaks no new issues to report. Found that upstairs furnace heats as designed. Problem resolved as schedule on thermostat returns to a lower temp than desired by occupants. Customer also wanted bath exhaust fans inspected and diagnosed. Cleaned blower in women’s bathroom resolving noise Found men’s exhaust blower to have broken motor mounts. 2/15/23-customer reported communication problems with unit 3, no active alarms, room sensor ok, checked transformers and they are ok, power cycled unit to try and recreate issue, controller had very long delay before powering up despite having proper voltage to controller, data on controller not matched up with bas system, suspected failing controller, advised to call Daikin

Upon arrival found that system was over heating. This is the same concern as or last heating problem visit. Last visit was because the system was very dirty do to poor maintenance and filtration. Todays visit Was due to a filter that is to restrictive in attempts to filter better. After talking to the customer today we installed an electrostatic air filtration system to not only give the system good air flow but to give the system good filtration. A Year supply of filter media for it was left today and home owner was showed how to change and replace the filters. System is now heating properly and we will not need to perform a furnace tune up until next year. I completed a complimentary tune up today. Performed in completed a light heating maintenance today at Evaptech. Replaced all filters in all RTUs with brand new filters. Inspected units for any loose electrical connections, none found. Inspected blowers, blower motors, blower bearings - no issues. Varied temperature rise. In the server room, the mini split I washable and clean the filters. Replaced the washable filter. Verified the temperature split. RTUs and mini split are are operational at this time.

There is a communication error. I found were the issue starts at the second daisy change coming from the south east unit going to RTU 2-1. Daikin is coming out on the 24th of this month ( January).

Arrived to do performance maintenance. Inspected system air filter and found it packed with debris. Advised homeowner about the importance of changing it more frequently. Measured amp draws for the blower and exhaust fan motors. Verified operation of all mechanical and electronic components. Measured air flow through the heat exchanger. Analyzed the combustion gas to verify safe and efficient flame. Tested humidifier system to ensure proper operation. Furnace and humidifier are operating properly at this time.
