Upon receiving the call, we promptly dispatched a technician to address the reported issue. Upon arrival, we assessed the situation and determined that the problem was related to the sprinkler system, not the water line service that had been replaced a few months prior. We explained the distinction to the customer and reassured them that our team was equipped to handle such issues. We then proceeded to inspect the sprinkler system, identifying the specific area where the burst had occurred. We carefully repaired the damaged section, ensuring that the system would function correctly once again. The customer appreciated our thorough assessment and efficient resolution of the issue.
I successfully installed a new 50-gallon water heater and an expansion tank for the customer. The old water heater was carefully removed and disposed of. New water lines were installed, along with a shut-off valve for the humidifier and a new ball valve. I checked the water pressure, which was initially at 100 psi, a level that had caused the previous water heater to fail prematurely. I adjusted the water pressure to 80 psi and informed the customer to monitor it. If it rises again, a PRV replacement will be necessary. The expansion tank was set to 80 psi to match the house pressure. A minor dent was noticed on the new water heater, and a $50 credit was applied to the customer's account. The water heater comes with a 2-year labor warranty and a 6-year manufacturer and parts warranty.
I was dispatched to address a reported water leak, suspected to be from either the humidifier or the water heater. Upon inspection, the humidifier was ruled out. Testing revealed the Temperature & Pressure Relief valve on the water heater was leaking due to improper reseating, likely from internal corrosion or excessive pressure. The heater is 8 years old, lacks a thermal expansion tank, and its anode rod has never been replaced, all contributing to potential future issues. We discussed repair options, but the homeowner opted for a new 50-gallon water heater to ensure reliability. Installation is scheduled for March 13, 2026. Today, I performed a comprehensive air conditioning system tune-up to ensure optimal safety, efficiency, and reliability for the cooling season. The system underwent a thorough inspection and testing cycle to verify proper performance. During the visit, significant dirt and debris buildup on the outdoor condenser coil was identified, which can hinder airflow and reduce efficiency. The homeowner approved a deep chemical cleaning of the outdoor unit, which is not part of the standard maintenance. Using a professional-grade coil cleaner, I cleaned and rinsed the coil to remove accumulated debris, enhancing airflow and heat transfer. After the cleaning, a full operational test confirmed everything was functioning correctly. The outdoor unit was left clean, secured, and operating as expected.
I conducted a comprehensive dual system performance maintenance. I performed combustion analysis, temperature split, and static pressure tests for each system. I verified the operation of all mechanical and electronic components, finding the main floor furnace's motor is nearing the end of its life due to maximum amp draw. Both systems' fans were heavily coated in dust and debris, and the older system's heat exchanger showed significant rust and rot but was deemed safe. I also checked the humidifier, discovering calcium buildup on the panel, which I replaced with the homeowner's approval. Both furnaces and the humidifier are now operational.

The 2 techs that performed the work in my home were respectful and kept me informed of the process along the way. They did a great job and are good representatives of the company.

Customer called in needing kitchen drain fixed to accommodate for new sink they had recently installed. Looked at the drains and saw that they had two waste drain outlets. Disposal currently using top outlet and bottom outlet is capped. Informed customer we would need to cap top outlet and had the bottom outlet face the other direction. Gave customer pricing and customer approved. Went ahead and capped top outlet. Glued new fitting for bottom outlet. Installed new p trap. Secured disposal to flange. Checked for leaks and no leaks detected. 1 year warranty on kitchen drain repairs.
Arrived for furnace check today. Static is running over the max. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is good. I replaced filter and humidifier pad. Humidifier is working. I will drop off filter tomorrow. Thanks for choosing LBA.

Scott McKinley is the reason my system has had so many issues and several thousand dollars of necessary repairs even though it is only 5 years old. He sold us the complete system in 2019 which was apparently too big for our houses ducting. Which lba only told us was the problem last year and which we needed to pay even more to mitigate Now we need the heat exchanger replaced on the furnace which seems all part of the initial screw up on hvac sizing At the time of working on enlarging the duct work, I let the technicians know I was unhappy with Scott’s lack of expertise or understanding and really didn’t want to interact with Scott again. Last week we had the yearly inspection for the AC and Ren identified pinholes and cracks in the furnace heat exchanger so we scheduled someone to come out for a follow up Then Scott shows up for the follow up. I can understand if he’s the closest person to me geographically but I had already noted I was unhappy with the experience and presumed it would not be Scott ever again. Onto the specifics of the follow up: Scott looked initially at the furnace and noted water damage to which I responded along the lines yes the water damage is because you installed a system that was too big for our ducting causing the static pressure issues to which Scott a very non committal answer. He continues his inspection and comes out with “so do you want me to quote you a new unit” It seems Scott hadn’t even reviewed Ren’s report. I informed him that he was there to confirm the cracked heat exchanger and get the warranty moving along for that part. He went back to my furnace blaming Ren for not including enough information (unlikely since ren showed me the photos she had taken as evidence of the pinholes) Scott comes back and says we can do a warranty on the heat exchanger but that the labor will be $3798. Way overpriced, but at this point I want to be done with Scott and done with LBA in general

As part of the package that I purchased with LBA, I received a furnace inspection. The tech who arrived was on time and friendly. However, he did not tell me that he would be drilling a hole into my flue as part of it. My home is 20 months old equipped with several CO detectors. He did not discuss this with me as I would’ve told him not to drill into anything. Next, he discovered a pressure sensor on my furnace was malfunctioning and was determining whether it was a maintenance issue or a technical one. As he was explaining the problem to me he then proceeds to examine the flue termination outside. This port has a fine grade on it. He explained that he wanted to cut the flue to inspect the inside of it for deceased rodents. At that point I told him that the grate installed with the unit precludes any animals from getting in and that he was not to cut into my flue any longer. I explained to him that he could use a camera to look into the hole he already bored out without permission. At that time he contacted his supervisor which told him to stop the maintenance altogether. Not only did the tech not provide me with the component that was broken on the unit, but then forged my signature on the maintenance form. I will not use LBA again for any services.
