As part of the package that I purchased with LBA, I received a furnace inspection. The tech who arrived was on time and friendly. However, he did not tell me that he would be drilling a hole into my flue as part of it. My home is 20 months old equipped with several CO detectors. He did not discuss this with me as I would’ve told him not to drill into anything. Next, he discovered a pressure sensor on my furnace was malfunctioning and was determining whether it was a maintenance issue or a technical one. As he was explaining the problem to me he then proceeds to examine the flue termination outside. This port has a fine grade on it. He explained that he wanted to cut the flue to inspect the inside of it for deceased rodents. At that point I told him that the grate installed with the unit precludes any animals from getting in and that he was not to cut into my flue any longer. I explained to him that he could use a camera to look into the hole he already bored out without permission. At that time he contacted his supervisor which told him to stop the maintenance altogether. Not only did the tech not provide me with the component that was broken on the unit, but then forged my signature on the maintenance form. I will not use LBA again for any services.

They we here most of the day yesterday and we thought things were fixed on an air conditioning unit. They installed it 3 years ago. It’s under warranty but we had to pay $800 for labor. The morning after supposed fix we realized it’s still not working correctly. Called them to come back out today but they said could not come out for two more days. The issue should have been fixed correctly the first day! We were lead to believe it was. We asked to speak to a manager on call and we were told there was none on the weekend. It is unacceptable.

Came out here to do AC tuneup upon arival check static said it was failed. Check all the components on the AC system. Everything was looking perfectly fine. Checked the system in the cooling mode found the breaker for the outdoor unit had tripped which was why it was not running. After the outdoor unit was back up and running, checked the refrigerant levels which were extremely low. Performed an electronic leak check of the evaporator coil and found the TXV and an elbow in the coil to be leaking. Brought our findings and options to fix to the customer and she wants to see the other options of replacement before deciding.

Upon arrival I began the heating tune up on the main unit while Andy did the tune up on the 2nd floor unit. Both blower wheels needed to be cleaned. The outdoor unit for the main floor system has a capacitor that is failing and needs replaced. On the 2nd floor unit the fan motor was leaking oil and over-amping telling us it needs replaced. That unit also needs to be leveled up bc it is sitting very tilted at the moment. The customer had his contractor here while Nick was presenting options for him. The contractors said they could do all the stuff except the blower cleaning. So, customer has us clean both blower motors plus the trip and diagnosis fee of $120. Nick took the payment from the homeowner in the amount of $1,068.00.

3/26/24 Sent out today to Joe and Diane’s for their annual membership plumbing inspection. Upon arrival I was greeted by the two who I went over the purpose of today’s visit with and answered any immediate questions to help set expectations. They mentioned a concern about the hot water taking a while to reach the kitchen. I thanked them for the information and confirmed we had time for today’s appointment. Vitals: -Total Dissolved Solids (cold): 368 ppm -Total Dissolved Solids (hot): 368 ppm -Water Pressure Static: psi -Water Pressure Faucet Open: psi (w/ prv) -Water Temp Setting: 140F -Water Temp Output: 140F -Water Hardness: 0 grains of calcium per gallon -Water Quality: softener and RO at kitchen sink -Water Heater: AO Smith Tankless, LBA installed -Water Lines: copper, pex -Drain Lines: pvc Because some of the vital readings were a little higher than normal we scheduled a time for a supervisor to come out to confirm test and discuss this further. Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Found that the system is operating beyond the the manufacturers recommended static pressure. Reached out to a supervisor to finish the diagnosis. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Switched system over to cooling and performed a static pressure test and temperature split. Found that the furnace was not moving enough air for first stage cooling. Once system ramped up the fan speed to where it should be went outside and verified systems refrigerant charge. Verified operation of all electronic and mechanical components of the condenser. Furnace and ac are operational at this time.

Upon arrival I began the AC tune up. I found the static pressure was failing per the manufacturer specs it should be at 80% of .5 but it’s failing at .7. I checked the refrigerant charge and it looks good at this time. The Delta T was at 16 degree which in within manufacturer specs. All electrical components are within specs also. The blower does need to be cleaned pretty badly and the homeowner is aware he needs to have this done soon. I cleaned the outdoor unit with the extended coil cleaner that the customer provided me with(same thing we use). Eli is sending Field Supervisor Scott out to try to figure out why the static is failing but the CFM counts are good.

Upon arrival determine that one of the two water heaters was not firing. Pilot light had gone out. I tested and was able to get pilot relit immediately. Turned to match second water heaters. Heat setting. Water heat is once again operating normally.

Checked all operations in heating mode and inspected furnace filter. checked static pressure and found that it has failed at this time. Checked all electrical and performed combustion analysis. We found that the capacitor was leaking oil along with some heat stress on the heat exchanger. We saw some build up on the blower wheel. We presented this to the customer and they didn’t want to do anything at this time. A supervisor was sent out to evaluate static pressure.

3/4/24 Sent out today to David’s in regards to their plumbing inspection. Upon arrival I was greeted by David who let me in and I went over the purpose of today’s visit and answered any questions they had to help set expectations. I made sure to ask if there were any other plumbing related issues they needed addressed. There are no time restraints for today’s visit. David opted to have their water heater drained on todays visit. The water heater is from 2020 and has a thermal expansion tank, no signs of leaks. Performed Daniel plumbing inspection. During plumbing inspection noticed that main entrance of Al showed signs of leaking. Pressure regulating valve is no longer working properly. Water heaters are nine years old. Water softening system is around 10 years old. Both main floor toilet show heavy signs of wear and tear. Recommend complete rebuild or full replacement of toilets. Provided customer with multiple solution options. Customer did not want to move forward with solution options at this time, but understand that water pressure could lead to more problems throughout the system.
