Went for a maintenance call today. Started at the furnace and did a static pressure test, it passed. Temp split between the supply and return duct passed. Changed filter, due to it being dirty. Blower wheel was clean and blower motor amperage passed. Outside unit got washed. The amperage for the compressor and fan motor passed. Capacitor passed as well. Thank you for choosing LBA services!

Went for a service call today. Customer explained that when calling for cool in zone 2, zone 1 vents still would have air coming out of them. I immediately checked the dampers in zone 1. One of the two dampers was not closing. After looking at it, I noticed one of the wires was loose. After getting the wire back in to the tab and tight to the damper, it was closing. Upon arrival I began the AC tune up. First, I did a static pressure test on your system. The manufacturer has your system set for a max of .5 and when I tested your system it was reading at .44 which is within specifications. I checked the running amps on the blower motor which was within specs. The blower wheel itself didn’t look too dirty to me today. I then went to the outdoor unit and checked the compressor and fan motor and they were both within specs. I cleaned all the dust/debris off the outdoor unit. I checked the refrigerant levels which look good today. Our temperature split in the house in at a nice 20 degree split. The dual run capacitor for the compressor and fan motor were within specs on both sides. System is cooling properly at this time. If you have any questions or concerns please call us! Upon arrival the system was not cooling. Upon inspection, I found the error message in the control board for error 68 which was “No Blower Communication” which means the motor has failed and the control board has failed from the water damage. This specific control board requires a special Model Data Memory Card which I ordered but it can take up to 2 weeks to have orders but we are working on having it expressed shipped to us hopefully in 1 week. Once we get these parts in hand we can schedule to come get everything back up and running. My Field Supervisor Nick is still with the homeowner. Upon arrival I began the AC tune up. First, i did a static pressure test on the system. The manufacturer has your system rated for .5 maximum and when I tested your system with a new filter, it was failing at .96. I spoke to the homeowners about this but they explained they purchased this home knowing the previous owners didn’t keep a filter in the system and didn’t maintain it well. They don’t want to spend any money on fixing them airflow. I then checked the running amps on the blower motor which were reading pretty high at 10.09amps. I looked at the blower wheel itself and it was very dirty and needs to be cleaned. The extra weight from the dirt in the fins is causing the motor to run harder. I then checked the outdoor unit. The compressor and fan motor were both within manufacturer specifications on their running amps. The refrigerant charge looks to be a little low but I don’t know for sure if it’s light on refrigerant or if the lack of airflow is causing the coil temperature to b

DATE: 8/12/24 Detailed description of what was done today: arrived at home spoke with her today, which was a master bathroom, toilet clog. Toilet, and all other plumbing amenities gave him quotes for kitchen faucet replacement, as well as drain clear. Today we’re only doing the drain. Grabs toilet auger and clear drain, signed for kitchen faucet replacement for Wednesday afternoon. Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air for each system. Measured power consumption of the blower motors and checked system for cleanliness. Found that the fan for the upstairs system is coated in dust debris. Performed a static pressure test and found that each system is operating well beyond manufacturers specifications. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Went outside and verified each systems refrigerant charge. Verified operation of all mechanical and electronic components of each condenser. Rinsed coils free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Scott McKinley is the reason my system has had so many issues and several thousand dollars of necessary repairs even though it is only 5 years old. He sold us the complete system in 2019 which was apparently too big for our houses ducting. Which lba only told us was the problem last year and which we needed to pay even more to mitigate Now we need the heat exchanger replaced on the furnace which seems all part of the initial screw up on hvac sizing At the time of working on enlarging the duct work, I let the technicians know I was unhappy with Scott’s lack of expertise or understanding and really didn’t want to interact with Scott again. Last week we had the yearly inspection for the AC and Ren identified pinholes and cracks in the furnace heat exchanger so we scheduled someone to come out for a follow up Then Scott shows up for the follow up. I can understand if he’s the closest person to me geographically but I had already noted I was unhappy with the experience and presumed it would not be Scott ever again. Onto the specifics of the follow up: Scott looked initially at the furnace and noted water damage to which I responded along the lines yes the water damage is because you installed a system that was too big for our ducting causing the static pressure issues to which Scott a very non committal answer. He continues his inspection and comes out with “so do you want me to quote you a new unit” It seems Scott hadn’t even reviewed Ren’s report. I informed him that he was there to confirm the cracked heat exchanger and get the warranty moving along for that part. He went back to my furnace blaming Ren for not including enough information (unlikely since ren showed me the photos she had taken as evidence of the pinholes) Scott comes back and says we can do a warranty on the heat exchanger but that the labor will be $3798. Way overpriced, but at this point I want to be done with Scott and done with LBA in general

As part of the package that I purchased with LBA, I received a furnace inspection. The tech who arrived was on time and friendly. However, he did not tell me that he would be drilling a hole into my flue as part of it. My home is 20 months old equipped with several CO detectors. He did not discuss this with me as I would’ve told him not to drill into anything. Next, he discovered a pressure sensor on my furnace was malfunctioning and was determining whether it was a maintenance issue or a technical one. As he was explaining the problem to me he then proceeds to examine the flue termination outside. This port has a fine grade on it. He explained that he wanted to cut the flue to inspect the inside of it for deceased rodents. At that point I told him that the grate installed with the unit precludes any animals from getting in and that he was not to cut into my flue any longer. I explained to him that he could use a camera to look into the hole he already bored out without permission. At that time he contacted his supervisor which told him to stop the maintenance altogether. Not only did the tech not provide me with the component that was broken on the unit, but then forged my signature on the maintenance form. I will not use LBA again for any services.

They we here most of the day yesterday and we thought things were fixed on an air conditioning unit. They installed it 3 years ago. It’s under warranty but we had to pay $800 for labor. The morning after supposed fix we realized it’s still not working correctly. Called them to come back out today but they said could not come out for two more days. The issue should have been fixed correctly the first day! We were lead to believe it was. We asked to speak to a manager on call and we were told there was none on the weekend. It is unacceptable.
