Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!

LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.
Scope of work. Company will install new ball valve water stop for hose hydrants in home. Company will install new frost free hose hydrant on rear of home. Company wall install new main water shut off for water entering home. Company will honor 1 year warranty on all parts and labor installed today. Water to hose hydrant is currently on to out side hose hydrants. Ordered warranty parts for customer through Kohler. Customer will reach out when they would like parts installed. Checked all operations in the cooling mode. Replaced furnace filter with customer supplied filter. Washed out the outdoor coil with extensive coil cleaner upon customers request. Air-conditioning system is operating properly at this time.
AC Maintenance for a residential customer-Inspected system for function. Electrical is functional, but refrigerant is almost completely gone. System is older r22 so refilling is not feasible cost wise. Recommended upgrading to a new energy efficient air conditioner
AC Repair for a residential customer with no airflow coming from vents. Ducts found dirty. Duct cleaning was performed. Filters replaced. The system is now operating as it should for the homeowner.
Performed light heating maintenance. Visual inspected that the units were running in heat. Changed all filters.
Performed furnace maintenance. Filter does not need replaced. Completed all checks and cleanings. Complete a combustion analysis check for proper/safe operation of a furnace. System is heating and operational at this time.
Completed full heating maintenance on (2) Carrier RTUs and (3) Lennox unit heater. We checked mechanical and electrical components, checked flame sensor reading, inspected heat exchangers, changed filters and verified proper temperature rise. RTU 2 was condemned for heating on a previous maintenance due to a cracked heat exchanger. RTU 2 also has a failed gas valve that needs to be replaced. A quote has been sent to replace these components. RTU 1 is operating at factory specifications at this time. RTU 1 heat exchanger has lots of surface rust but no cracks at this time. A quote will also be sent to replace this heat exchanger as well as a preventative measure as these units are the same age. Information will also be sent to our office regarding replacement bids for both units. After inspection of the warehouse unit heaters we found UH 3 to have a flue pipe that was detached from the ceiling. The entire length of flue piping from the double wall stack to the inducer assembly was rusted out. This section of flue was replaced during the time of the maintenance. This repair was approved by Kyle Collins as a time and material job.

Work completed 12/7/21. Unit tested and heating properly at this time. Unit Heater 5 SN: AZE66Q3N48360X thermostat is malfunctioning. This quote is to replace the existing thermostat with a digital heat only thermostat. This repair will require use of customers forklift and driver. This quote includes all parts and labor and is valid for 30 days.

Arrive to customers property Tuesday, November 16, 2021. Menâ€™s lavatory sink in first floor bathroom clogged. Remove the trap and cable drain roughly 25 feet to clear blockage. Reassembled trap and tested drain for five minutes flowing water to ensure drain was completely clear. Sink is now flowing properly with no issues.
Performed furnace maintenance. Completed all checks and cleanings. Complete a combustion analysis check for proper/safe operation of a furnace. Due to the systems age I performed a visual heat exchanger inspection. No issues with heat exchanger found. I did find an issues with a gas leak in the supply line to the stove. Replaced gas shut off that was leaking. Also recommended completing a tankless flush. Office will call to confirm appointment for next Tuesday for that tankless flush
Performed full heating maintenance today at WLX. Checked flame sensors, inducer amp draw, blower amp draw, and capacitors on all units. Checked blower wheels in all units. Replaced old filters in all units with new filters. Verified temperature splits between the supply and return duct. All units are heating properly at this time and operational. Serviced the mini-split in the IT Server Room. Washed out filters, dried them and installed back into the mini-split. Verified the temperature split in that room as well. The mini split is operational and cooling the room properly at this time.

Upon arrival the ground level bathrooms had backed up through floor drains. Ran cable 80â€™ through new construction, toilet, rough in. Line cleared at approximately 30â€™. No debris brought back on cable.
Company arrived on September 10th 2021 for commercial job. Customer had toilet backed up. Company ran toilet auger through toilet and was able to clear obstruction. Everything is functioning properly at this time. Company called customer to let them know toilet was unclogged, but customer did not answer. Payment will be billed to customer. The wires burnt up that connect to the capacitor and burnt the terminal. I replaced the wire and capacitor. This repair required two men because of the 40 ladder needed to get on the roof.
Customer stated that there was a loud vibration coming from the roof last week. The vibration was not happening during todayâ€™s visit. The area of the roof that I was shown indicated that it was coming from one of the two units on the east side of the building. These two units serve the downstairs of the building. I checked amp draws, condenser fan bearings, capacitors, the contactors were all brand new. I replaced (1) 5uf capacitor that was out of tolerance and could potentially have caused a issue if the fan motor was not getting proper voltage. I also found the piece of angle iron that the units disconnect are mounted to was resting against the condenser. I moved it away from the unit in case it was the source of the vibration.

Performed Full PM Cooling Maintenance on all (4) York RTUs. Replaced old filters with new ones. Cleaned coils on all units. Checked contactors , capacitors, belts, bloer bearings, blower amp draw, and compressor amp draw on all units. I spoke with the customer I recommended that we change the Contactors on all units, belts and one capacitor. At this time he only wants a quote for belts and 1 capacitor to be replaced. I will be sending him a quote. The temperature splits were within range on 3 units. RTU 1 Had a temperature split of 23Â°, which I informed the customer about. He does not want to perform any diagnosis on that unit. All unit are powered back on and cooling at this time.
Upon arrival gas had been turned off to home due to leak near front of house on the first fitting after the wall penetration. Disassembled fittings from meter to first fitting. Reapplied sealant, reassembled, and tested for leaks.
Upon arrival disposal in break room was locked up. Broke it loose with disposal tool and tested for proper function. No leaks could be seen. Corrosion can be seen on the inside of the disposal. Disposal will likely continue to have issues due to the corrosion. Pricing for replacement was discussed, but not approved at this time.
