Checked all operations in the cooling mode and inspected the furnace filter. Checked the static pressure and found it was failing at this time. Checked all electrical and refrigerant components in the system. Today we found the capacitor was failing the refrigerant levels were off and the unit had gotten pretty dirty. We were unable to get with homeowner to go over the issues and repair cost at this time.

Arrived at property and was greeted by front desk operator. She explained to me that the floor drain was backed up and that the owner had attempted using a drain opening chemical. Upon investigation I saw that the line was completely full of what seemed like to be a concrete slurry, mixed with cast-iron chips. The line is completely stocked up with a hard blockage where the drain machines cables unable to pass, and I’m unable to get a camera through. Attempted multiple ways of getting the line open, including with drillbit and with wire. Provided estimate for floor drain replacement.

Arrived. Customer explained that the floor drain in the women’s restroom was not draining. Upon inspection of floor drain was holding water and not going down. Ran backpack auger into floor drain but only could make it about 4 feet before hitting something very solid that I cannot get past. Spoke with supervisor and set expectation for camera inspection tomorrow.

Customer noticed water pooling in utility closet close to utility drain pump. After diagnostics determined that problem was not related to previously installed drain pump but instead coming from the water heaters pressure relief valve. Water heater is 11 years old. The thermal expansion tank above. The water heater has failed. Expansion tank. Failure has caused pressure relief valve to start to leak.provided customer with multiple options. Customer would like the weekend to consider options.

Arrived. Customer explained that her bathroom sink was draining very slowly. I removed trap and didn’t find any blockages in the trap. Assumed the clog was deeper so I ran backpack auger through her bathroom drain. Line seemed to be clear. While I was hooking back up the trap I ran some water to see if it would drain properly and it wouldn’t leading me to believe that the drain had a clog directly into the pipe from the sink. Cleared the clog and restored flow. Recommended Endure as her house is a newer one so most of the clogs will be fairly soft which saves her from having to call us out again. Onto the next.

Upon arrival checked all components in the heating mode. Checked static static was high. Checked all other electrical components everything was good since it was a fairly new system it had no issues. Let the customer know that a supervisor will call to schedule an appointment for static. Did propose a surge protector but customer declined.

During this visit I arrived and there was also another company on-site. I met with Michelle and the unit turned on while we were speaking. This is what was told to me. Michelle stated that we were just out for maintenance and the units had not worked since then. She also stated that they had tried to contact us for service for a week with no results and that is why the other company was on-site today. I politely asked if she would like us to address the unit and provide service. Service was declined at this time due to the unit resuming function while we were speaking however she did say that we are her service provider and will be in the future. After I left I checked or history and do not see that we have provided services there since the end of 2022. Thank you, Jon

Completed full heating maintenance. Identified two units that required repairs one bad flame sensor and one with a bad flame control board. The two RTU that I completed repairs on are the two Larger units on the left if looking from back of the building. Everything is running as it should at this time.

Jesse did my annual furnace tuneup yesterday. He came early in the 4-hour appointment window, and was finished in well under an hour. In four years I've never had any trouble with the furnace or air conditioner they installed, and this year he even said my filters didn't need to be changed. The technicians always clean up afterward, and scheduling service is easy. Highly recommend!

LBA first saved my chilly butt three years ago when my furnace went out. In January, of course. 24 hours later, I had a new system that's saving me lots on utilities. Five months later they replaced my entire sewer line in 3 days with a lifetime guarantee against tree roots. Since then, they've only had to come out for scheduled maintenance and filter changes, but every time, the technician is on time, courteous, and professional. LBA may be a little pricier than some companies, but I think you get what you pay for.
