Found system heating at half capacity. Found burnt wire end at fuse back on electric heat. Replaced electrical connection. System now heating at full capacity. Called Lee with findings and approval.
No heat call, system was overheating due to dirty blower wheels and various issue, homeowner did not want us to continue diagnosing the system and prefers to replace at this time.
Service call. Upon arrival customer stated around midnight heat went out and came back on early morning so upon arrival system is functioning just fine upon further investigation customer has SLP90 with the descriptions of the customers and common manufacturers default recommended customer to change out pressure switches. Customer agreed went ahead and changed pressure switch. Made sure system cycled fine before leaving.
Arrived to furnace maintenance. Upon arrival I made my way to the indoor unit. Here with the system off I began by performing a safety inspection of the heat exchanger. I found rust and heat spots throughout. I will include pictures of this within the invoice. Next I cleaned safeties throughout and ensured their operation. The ignitor had a high resistance and I spoke with the customer about replacement. I ensured a clear flue and fresh air intake. Next I checked for a proper temp rise which was within spec. After this I performed maintenance on the upstairs mini split. Here I removed and cleaned the air filters. I found a proper temp rise during a call for heat. I also ensured all electrical connections to be tight and proper. The fan had a correct amp draw. The furnace is past its life expectancy and replacement is recommended. HVAC running upon departure.
Company came out for yearly plumbing inspection. Company sent estimates for suggested repairs on existing plumbing of home.
Performed PM tasking on RTUS changed out filters tightened up loose electrical and belts inspected heat exchanger recorded temperature and motor amps checked operation of the heating mode
Install 40 gallon natural gas water heater with new main entrance valve for water coming into home. Company will also install new quarter turn water stop for master bathroom toilet. Company will install customer supplied fill valve for same toilet in master bathroom. Company will honor one year warranty on all parts supplied by company and labor. Emailed second time to include estimates for other repairs in home.

Checked all operations in the heating mode. Performed a combustion analysis. Cleaned out housing of furnace and housing of humidifier. Replaced furnace filter and humidifier pad. Performed a gas leak search. Informed customer that the blower wheel is starting to get dirty again. It is not at a point where it needs cleaned at this time but recommended a better level of filtration to prevent future failures as Well as informed customer of the heat exchanger concerns that we have seen with this furnace. This is not happening at this time with there furnace. The furnace is heating properly.
Company arrived at customers home at approximately 9 AM on Tuesday, January 24 for a main line camera inspection. Camera inspection revealed that the main line inside the home was corroded cast iron. Company located transition in the old line to the line that was replaced outside the home. Company bid several options for replacing the old cast-iron and main stack. Company tried to enter a secondary main stack but was unable to gain entrance. Company attempted to camera the main branch from a floor drain but was unable to enter there either.
Perfect Service Family furnace tune up completed, checked combustion, checked all safety components, cleaned out housing of furnace changed out air filter, humidifier had water panel replaced in summer tuneup, drains were cleared. Found the blower motor to be mechanically failing, starting to wobble side to side and up and down. The bearings are not holding the shaft in place, recommended replacement, homeowner are choosing to talk to home specialist for furnace replacement. Furnace was running before leaving
01/23/2023 company arrived at customers house for a kitchen sink drain clog, after talking with the customers I ran my cable backpack machine through the p-trap access under the sink a few times as far as I could and then run a bunch of water to make sure it’s clear and draining, at this time it is now draining good and no longer backing up. Performed water heater flush and evaluation. Tested 0 grains of water hardness, pressure at 75psi and hot water at 135 degrees. Turned water temperature setting down 1/2 way from “hot” setting and informed customer. Also advised pesticides and cleaning chemicals should not be kept around base of water heater. Boiler drain leaks only when turned halfway on. Temperature and pressure relief valve has not been changed in over 5 years and may be original 13 year old valve. Advised customer of safety concerns and provided price for repair. Provided bid for replacement of water heater. Advised customer bids are good for 30 days and installation would include removal of saddle valves and fixing slow leak on copper line (cauliflower joint). Tightened boiler drain to stop leak. Upon arrival I found that as the furnace had stored to start up right after the gas would ignite it would instantly shut itself off meaning the flame sensor had gotten dirty. Upon customer approval we cleaned of the flame sensor and got the system up and running. Upon inspection of the blower wheel I found that it had accumulated buildup on the blades. System is operating properly at this time.
Company arrived Friday January 20 of 2023. Company preformed the annual plumbing inspection. Upon completion of the inspection company informed the customer of the age and condition of their water heater. Company preformed a water test and discovered a hardness reading of 15 grains. Arrived to do performance maintenance. Inspected the condensation drain line for flow. Inspected system air filter and replaced it. Verified operation of all mechanical and electronic components in the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked system heat exchanger to ensure proper venting of flue gas. Analyzed the combustion gas to ensure safe and efficient flame. Measured a temperature rise between return and supply air. Performed an electronic gas leak search. Performed diagnostic on the humidifier to see what it would take to get operational. Found that the water feed valve was not allowing water to flow. Recommended replacing the water shut off and the solenoid valve. With no water to the solenoid valve could not determine if it is actually working. Cleaned the exterior of the furnace and water heater. Spoke with homeowner about the benefits of whole home air cleaning. See estimates for pricing on all recommended repairs. Furn
Arrived to furnace maintenance. Upon arrival I made my way to the indoor unit. Here I began by checking the blower for proper operation and cleanliness. The blower wheel has already started to accumulate debris and I spoke with the customer about upgrading filtration to protect the system. Next I cleaned safeties throughout and ensured their operation. The inducer motor and ignitor were performing within spec. I performed a combustion analysis with this performing properly. I also spoke with the customer about renewing membership so we could continue to maintain equipment. Furnace running upon departure.
Completed heating tune up today. Temperature rise is in range for both stages of heat. Replaced air filter with one homeowner provided. Cleaned and tested flame sensor. All electrical components tested in manufacturers specifications today. Cleared inducer port and pressure switch tubing. Cleaned furnace cabinet. No gas leaks or CO detected during my visit today. Company arrived Wednesday January 18th of 2023. The customer was experiencing a leak from the bottom of the water heater and was interested in a replacement. Upon arrival company observed the customers equipment and gave an estimate for a 40 gallon water heater. The customer accepted the estimate and company will return tomorrow morning to complete the work. The customer prepaid for the service and no balance is due at time of service. Desert Aire Model#-LV04R7BETAFLLNA Serial#-5118D26192 Upon my arrival the unit was off in fault code compressor overload , I turned off the main power to tightened up a few wires that appears to be loose, I then checked the operation of the unit Compressor data amps 18 the actual was at 11.5 amps which checked ok on the refrigerant charge was good the superheat and sub cooling both are ok , I cycle off the unit about 5 different times to verify that everything is working properly I didn’t received any other alarms at this time
