7/26/2024 Came to do a home inspection, Ended up finding entrance valve Had failed. Replaced entrance valve and got customer Set up on new family plan. Vitals: -Total Dissolved Solids: 240 -Water Pressure Static: 65 -Water Hardness: 9 -Water Quality: failed -Water Heater: good After reviewing the entire house I went over everything with Aimee to ensure they understood everything going on in the house and what could be done to address it. Capacitor Replacement

Found issues with ductwork, possibly bringing in attic air into finish. Space call customer to go over these issues waiting for him to call back.

Arrived for ac Maintenance today. Started at furnace and checked static pressure, temperature splits, drains, filter, blower motor, and blower wheel. Static is still failing but John has chosen to not have field supervisor out today. All other operations are working and within specs. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, and coil. Levels are good. Found the capacitor failed and the coil is covered in debris. With approval I replace the capacitor with a turbo capacitor and hard start kit. I also preformed an extensive cleaning on the coil. System running upon leaving. Thanks for choosing LBA.

Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Performed a static pressure test and found that the system is operating within manufacturers specifications. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Spoke with homeowner about the system. Rinsed coil free of debris. Air conditioning system is operational at this time.

Dre spoke with customer. Wants to have motor replacement done by Eli as per original plan. Does not want to move forward on air flow at this time.

The 3 ton system for the main floor of the home short on CFM on the supply side. The trunk is carrying 1300 CFM on the return side and is sized properly. Will return to present as customer is in meeting.

On arrival account at the system had high static pressure. I have valuated the unit and found that the outdoor condenser fan motor was intermittently going in and out. Gave customer estimates for replacement, and she agreed to have done. Will be returning tomorrow if the fan motor is available to replace. Thanks for having me out today, Eli hello.

Arrived for ac maintenance. 6 month old system. Static pressure failed. Checked dampers, opened vents, changed filter. Still failed so called out supervisor. All electronics in ac and furnace within range. Blower wheel clean. Refrigerant levels within range. Cleaned outside coil -Ren

Came out here for an AC inspection. Upon arrival test a static static Westfield on the unit went outside to get refrigerant pressures noticed that the unit was an R 22 system. Refrigerant were extremely low customer on whether the unit tended to struggle on keeping up which totally made sense new to the refrigerant being low I took amps on the compressor and the fan on the fan. It was maxed out pressure was almost at its peak and the weather wasn’t even extremely hot so we were seeing some concerning readings to go look at the blower wheel itself. Make sure that it was clean blower wheel was looking extensively dirty wasn’t need of a clean that customer that we’re gonna have a field supervisor, out to retest and verify on that static pressure. Ran new condensation drain line to men’s bathroom closet with a mop sink.

Came out here because thermostat was sending an error code turns out that they just needed to get that breaker reset I checked all connections inspected every single component within the unit outside and inside just to make sure and make sure that there was no grounded wires are wires touching each other. They were short out in cause the breaker to trip I kind of wire nuts looked at all connections. Nothing was bad. Everything was good kind of carbon just you know faulty breaker just needed to be reset Unit is up and running now. Thank you for choosing LBA- Ramon .

Went for a maintenance call today upon arrival. Customer stated house was cooling properly. Did notice that the thermostat said high pressure on the condenser unit. Did clean out the unit. Refrigerant levels were passing. Amperage for fan and compressor we’re passing as well. Capacitor was at max factory specifications but was still passing. Did note customer about it. Did recommend for a capacitor replacement. Customer declined kindly as well as for an extensive coil clean. When checking furnace, static pressure was passing. Did change our filter as needed as well as put the date went to change for it. Blower wheel was clean. Blower amperage was passing as well. Drain line was clean both systems are up and running. Performed static pressure test on system with manufacturer specification of 0.8 static. My magna helix reading was 0.9. We have properly fixed the return issue and the supply trunk as well as the two main runs are both supplying the proper amount of CFM airflow is not an issue. Went over three options on repair issues and the customer says he’s still waiting for his wife to return home to decide if they want to get the draft inducer motor fixed now or before furnace season.

Performed annual air conditioning inspection found that the inducer motor was cracked and leaking. Also found capacitor was testing against factory specifications. Recommended replacing both of these parts. Customer said that they would make a final decision tomorrow. Found the static pressure was high and field supervisor is coming out to evaluate. 7/18/2024 Tried to Auger the toilet, but couldn’t get the clog out pulled the toilet and knocked the clog out from a better angle with more leverage reset the toilet and function is fully restored. Water quality

7-18-24 AC is not working in the area with the big tree in the middle. Spoke to Leon on site Found multiple wires on the run capacitor burnt up and melted upon checking, found that the circuit breaker for the unit was tripped. Then found the compressor is shorted to ground This is a 2003 model Trane. R-22 I did send the information to Rick concerning replacing the condenser unit and also the air handler along with the heat package. There are two other units down here that need to be checked out, but we need to do that during a tuneup not a trouble

Upon arrival customer let me know that disposal that we installed last month was not working. Tested outlet and immediately noticed that disposal outlet was not getting power. Plugged in disposal to other outlet and it worked normally. Recommend customer reach out to an electrician.

7-17-24 Customer has indoor air handler that is leaking possibly from condensate drain. Suite 104 Mike and I opened up the mechanical room the backside air handler had a clogged condensate line. Use the dry to clear the line and then we flush the evaporator pan. Than flushed it out with water. I also checked my evaporator split checked out. Good system is working at this time.
