Went for a furnace maintenance call today. When going to furnace tested for static pressure. System rated for 1.0 max.System operating at 1.0. Notified customer about static. Is aware of readings and like to leave as is at this time. Did a CO reading for furnace. No CO was detected at this time. Checked heat exchanger all seal are intact. No signs of wear and tear. Did clean out drain line, flame sensor and pressure switch hose. Tested all electrical components, all are passing for manufacture specifications. Temp split is passing for system. Did notice blower wheel had dust building up. Recommend for a clean, customer kindly declined options for now. No further wear and tear on furnace. System is up and running before leaving. Covered proposal with Mr and Mrs Devorss. Both fully understand the need for proposed upgrades. Includes zoning system, added basement return, new return drop and air filtration, bypass humidifier, duct clean and seal, new control board and 1 yr maintenance package. I spoke with Matt already and we have game planned a back in time price cut for them. They said that if we'd identified all this when they bought the system, they would've done it then. Now, they have a kid in college and another about to go. So they need to discuss the financial viability. They seemed to like the 130-150 per month that I estimated for this proposal. I believe this will sell. They seemed pretty happy with the info. Even though it was a shock. They're now understanding the importance of maintenance and air flow.

Arrived to remedy an inoperable system. Upon inspection of the system found fault codes related to a communication issue. Isolated the furnace from the thermostat to remove variables. Jumpered the furnace at the control board for a call for heat. System immediately tripped the fault code. Determined the issue is internal to the furnace. Checked the code in the manual and it is described as an internal failure on the furnace control board. Checked over the rest of the furnace to find the cause of the control board failure. Found that the system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure.

Went for a maintenance call today. Tested for static pressure system rated for .5. System operating at .4 passing. Did Cfm count duct work is properly sized. Changed out filter for customer. Checked for CO for system. Non was detected. Heat exchanger is in tact. All electrical components are passing for system. Cleaned out flame sensor and pressure switch hose. Temp split is passing for system. Drain line is clean as well. Blower wheel is clean and no signs of dust forming. System is up and running before leaving. Thank you for choosing LBA services.

DATE: 10/18/24 Detailed description of what was done today: arrived at home and spoke with homeowner about reason I was called today, which was a master sink and shower that was running slowly. After doing five star and whole home inspection, I create where, in tear list, we should not include of anything due to the fact that he did not want to purchase any other plumbing items today, he just wanted the drain cleared. got started on that as soon as I completed inspection clearing the clog and return flow back to normal. Collected signatures and headed out. Wear and Tear: -PSF drain clearing After reviewing the entire house I went over everything with Cherish to ensure they understood everything going on in the house and what could be done to address it. I received info for replacement of above grid split system

I found a bad roll out switch on the trane unit above Edward Jones. Need to send estimate to replace on unit 1 model ysc048a36ma2u serial 740102663L

Gas valve was left off. So unit couldn’t produce any flame.

Turn the system on the thermostat and inspected the furnace. Turned the gas valve on and the furnace started instantly. Ran the system for 10 minutes in heating mode to test.

Came out here for a furnace tuneup upon arrival test a static static was passing as well as CFM’s. Take a look at the unit to unit was about a year old everything within the unit itself was looking perfectly fine amps for the blower wheel and the inducer were perfectly within range. Cleaned flame sensor replaced filter left unit up and running. Thank you for choosing LBA.

Upon arrival they explained the heat was not working. Only cold air coming from the vents. I started downstairs at the furnace. The thermostat was calling for heat but nothing was happening at the system. Next, i jumped the system to ON(meaning I took the thermostat out of play temporarily). The system turned on at that point and was heating the home. I then went and jumped the system in from the thermostat wires behind the thermostat and the system turned on which told me the stat had gone bad. I replaced the thermostat with the upgraded model and the system is now working properly and they are able to turn the system on and off from the thermostat. System fixed. Customer called stating that AC would not engage and when calling for cooling the thermostat would black out. Upon initial inspection it was found that board was soft resetting to prevent fuse popping. Found that there was resistance between low voltage control wires to outdoor unit. Visually inspected wires and there was no damage, tested contactor and found there was no resistance in the coil and causing low voltage to essentially short. Replaced contactor and system is operating normally again.
