Attempted water heater flush. Was not successful sediment built up bad in the 19 year old water heater. Quoted for repairs in a new water heater and shut off Also tested prv responsiveness. Set pressure back to 60 as it is responsive and doing its job
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested amp draws and components. I checked airflow and temp splits. Airflow pressure is too high on the system, causing the system to run harder than it normally would. Customer is aware of the airflow situation. Furnace is operating at departure.
Martha’s neighbor who worked for united for 17 years is going to install the new furnace at less than half our cost
Arrived to remedy an inoperable system. Upon inspection of the system, found that the heat exchanger is damaged and the system is unsafe to operate. Spoke with homeowner’s neighbor who is a retired HVAC technician and trusted advisor to the homeowner. He is also able to corroborate this diagnosis. Reached out to a field supervisor to provide replacement solutions. System is in operable at this time.
Replace flu section.
Called to authorize installation of the uv bulb.
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Returned to install PRV. Went to crawl space to install PRV. Cut out section of pvc and replaced with copper. Installed PRV and set pressure to 75psi. Checked for leaks and no leaks detected. Checked expansion tank and expansion tank was at 50psi. Pressured to 75psi to match house pressure. 1 year warranty.
Customer called in about running toilet. Upon arrival, discovered that toilet was running. Checked flapper and noticed a plastic ring on it and removed it. Customer mentioned he replace the flapper, but want able to get it to stop running. Noticed chain was really long. Chain could be getting caught between flapper. Adjusted chain and flushed toilet several times and no more running toilet. Did notice fill valve wouldn’t stop filling when it was supposed to. Check water pressure and water pressure at 110psi. Per code pressure should not exceed 80psi. Will return next day to install PRV. Replaced fill valve and supply line. While replacing fill valve, noticed tank was loose. Bolt is missing on one side of tank. Informed customer of findings and customer approved for toilet tank to bowl bolts to be replaced. While installing new ones, tank ended up cracking. Went ahead and replaced entire tank at no additional costs due to breaking on us. Checked for leaks and no leaks detected.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is beginning to collect dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth on the evaporator pan. Performed an electronic gas leak search. Verified operation of the humidifier. Found bacterial growth in the evaporator panel. Furnace and humidifier are operational at this time.
Arrive for furnace check today. Furnace was installed in 2014. Heat exchanger looks good, no rust, holes, or cracks. Carbon monoxide test was 0 ppm. There is a 52 degree temp rise. Blower wheel is clean. All electrical is running in spec. I changed furnace filter today as well. System is running upon departure. Thanks for choosing LBA.
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Recommend an indoor coil cleaning during the spring tune up. Thank you for allowing us in your house to provide the perfect home service and for being a member of the perfect family service club from your LBA Lead Service tech Calvin. If I provided a positive or five star experience. I’d appreciate you sharing your thoughts in a review.

Arrived for furnace check on two systems. Main system has a rusty heat exchanger, very dirty coil, small return. It’s from 1996. You’re honking about replacing soon. The second system is 2018. Heat exchanger is ok. Static pressure is ok. Carbon monoxide test was 0ppm. All electrical components are running with in specs. Reach out when you’re ready to discuss system replacement! Have a good weekend!

I found that the system in the mechanic bay was tied into the condensation line of the abandoned unit in the drive threw bay and the water was going to that unit and filling the pan and over flowing. I cut the abandoned unit out of that condensation line and capped. Now the only one draining is that one unit in the mechanic bay. I also blew the line out with nitrogen to insure no clogs. At this time it is draining as it should be.
Completed full heating maintenance. Took amp draws on electrical components and changed all filter in all rtu's and washed filters in the mini split in the computer Server room. Everything is running as it should be at this time

Great experience… arrived on time. Tech was great. Took care of my service in a truly professional manner. Will schedule service again.
This was the easiest appointment I have ever had. The technician came out and diagnosed the issue. (the outside unit was turned back on) after our maintenance appointment 2 days ago. I asked if there was a charge, he giggled and said no. He spent maybe 2 minutes here and left
Thank you so much for this great 5-star review. We really appreciate your business and helping to share the word about our company.
Daniel was very friendly when he came out. He was training a new hire. He showed up 2 hours after the call that stated he would be there in the next 30 minutes, Everything was completed, Before leaving I noted that the cover to furnace 2 was not put back, He did, After leaving we realized the air conditioner (1) was not working. We called on Friday to discuss (right after 5pm) It wasn't hot outside when the work was done. We were told if the home got worse, Someone would be sent out to check. We waited til Saturday to call as the house was getting warm. The person who took our call was rude and very unprofessional. She told us to turn off the system in case it was frozen, we told her we don't know if it is frozen, we just know that it worked find Thursday morning, and hasn't worked since our appointment. She set us up for a Monday appointment, we told her that wasn't going to work. We were told we would have to pay for a off hours appointment to get someone to check on our air conditioner. I told her I was ok paying as long as it wasn't an error by the technician. A different technician came out, very polite, went to the machine and noticed that it hadn't been turned on after the maintenance appointment. We had a/c that evening.
Don and Jacob provided excellent and professional service, in fact Don went above and beyond in addressing some concerns that I had.
Very good service and courteous tech. The overall price for the yearly plan is higher than other companies according to other people I know. But I always have stuck with LBA. Have done so since I moved into my house 30 years ago.
Patrick Krisman was very professional, forthright, and knowledgeable.
Nick Chaney was extremely knowledgeable, forthright, explained things well with patience. Very professional and courteous. I look forward to working with him again!
