Snaked drain

Arrived to remedy a leaking system. Upon inspection of the system found that the condensation line was hardly trickling into the drain. With homeowners approval performed drain clearing. Filled drain line with water and activated the shop vac to pull all the water through along with the blockage. Flushed the line after clearing this blockage to clear out any other debris. System is flowing properly at this time.

She has a sewer smell from her shower drain. It didn’t currently smell. It has water in trap, she says she adds water to it to keep it from smelling. We cabled it anyway. Noticed she has slinky p trap and small amount of debris under toilet. Recommend redoing sink drain and resetting toilet wax ring as they’re more likely cause of smell. She’s going out of town for few weeks and gonna call back. She also was asking about a mini split and wants one

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Patrick seemed to have great insight into what caused a wire several feet off the ground, sheltered from , running vertically next to an insulated connection to the outdoor AC unit to break - felt racoons may have been using the vertical installation to climb up to access space under my wood deck on top of the corrugated ceiling right underneath it above the concrete patio. Ripped up the wire to cause the problem of why the AC was not working.

Repaired a broken wire by the condenser.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and found it significantly higher than the systems maximum rating. Measured a temperature split for cooling, and found the system cooling 21 degrees. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Found bacterial growth present on the evaporator coil and heavy buildup of dust on the blower wheel. Spoke with homeowners about the system. Renewed the maintenance plan. Air conditioning system is operational at this time.

Dispatched for system not reach desired temperature. upon arrival system was operating. well diagnose in the system. The second stage heating delay was turned off this prevented the system going into second stage. I adjusted the dip switches for a 10 minute delay then it will go into second stage. The system was intermittent working this was caused by the secondary drain pressure switch. The drain was airlock, which was created in a blockage. I then cleared all the hoses for the drain and primed the trap. The system has now went into second stage and is operating as it should thank you for choosing LBA services heating, cooling and plumbing.

Arrived to install smart ac sensors. Set up both filters in one “system” in the app. Set up the smart ac system on the ruud system. Installed the comfort sensor by the piano. Installed smart ac app on homeowners phone and got them signed in. Gave a “broad strokes” demonstration for the app. All systems are go.

Ac coil

Recommended Connie replace her air conditioner with basic system because she does not plan on staying in the home much longer. System is causing damage to her brand new furnace through leaking from the evaporator coil. Evaporator coil is also causing poor airflow in furnace mode due to being so old and clogged up with dirt and debris. Recommended customer replaced before the first of the year to prevent price increases and further damage to the furnace. Customer is using 0% for 36 months financing through synchrony. We are installing a 3 ton Friedrich air-conditioning system. Basic efficiency December 11th in the afternoon.

Completed furnace inspection for customer. All aspects of system tested within manufacturer specifications. It was found that AC condensate has been leaking down into and on furnace. Turned over to field super visor for further advisement.

Completed furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned up furnace and cleaned flame sensor. Inducer motor has 2 cracks in it and a hole. This causes an unsafe environment since exhaust can leak into the home from these openings. The pressure switch tube is dried out and cracking. With the holes found in the inducer casing and a dried and cracking pressure switch tube the systems performance could also be compromised causing the system to not run through the winter. I noticed the evaporator coil is rusted which can leak to refrigerant leaks possibly in the near future. I brought out field supervisor to provide in house confirmation on findings and help with solutions on what needs to happen from here.

This is not the first time we’ve used LBA. They have taken care of our hvac/air systems for some time. Installed a garbage disposal, new faucets, furnace, hot water heater and some plumbing repairs over the years. No complaints here with the service we’ve received.

Today LBA representative Kadon Timmons carefully looked over the recurring plumbing problem that floods now & then in my downstairs walkout. I very much appreciated the information he shared. The house main floor drain that has been a ticking time bomb thanks to a terribly installed mid-1980's bar sink downstairs in the "upgraded" walkout lower level. I've been living with this Sword of Damacles far too long. Kadon represented a breath of fresh air. I would appreciate a bid to permanently fix the issue. Kadon has all the info. He was very helpful & a winner today! He rid the slippery floor of water (that alone was a gift due to the slick tile & my 72 year old back)

Have been having LBA servicing the H-vac, some plumbing and other needs. Thorough service on the issue with good explanation. Technicians have always been polite and considerate.

LBA has been looking after our HVAC systems for quite a while. Our experience with the technicians have greatly overall been very positive. timely and efficient
I've been using LBA for several years. The interaction with the technicians has always been informative, pleasant and respectful. They explain things, answer my questions, clean up after themselves. I get the same technician for my service, but get a notification with a picture ID for security. Appreciate that. Have also used LBA for plumbing problems. They stand behind their service.
Our thermostat was dead, so LBA service was perfectly scheduled. Jessie did a great job.
