Customer called in needing a gas pressure test. Gas company shut their gas off because it was not holding pressure. Upon arrival found that business has 4 rooftop units. Each valve is in the open position and each unit has a diaphragm that doesn’t allow certain of psi to build up. Went ahead and isolated all 4 rooftop units and performed an air pressure test to only the gas line for business unit. Gas meter for business is the far right one. Pressured gas line to 15psi. Gas pressure held for over 30 minutes & pressure did not drop once. Went ahead and called customer that air pressure held just fine and they can call gas company to turn gas back on for them. After gas company turns gas back on, need to turn on all for 4 rooftop units gas back on.

Performed Furnace maintenance. All checks were normal and unit in working condition.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. As well replaced water panel that was provided from customer. Cleaned flame sensor and pressure switch hose. System is up and running before departure. Thank you for choosing LBA services-Johann

Customer called in about water heater not staying lit. Upon arrival, customer stated that she tried to relit water heater and wasn’t able to. I attempted to relit water heater multiple times and was unsuccessful. Called tech support and tested thermocouple, thermocouple failed test. Attempted to test gas control valve and wasn’t able to because the port needed to test water columns was seized up. Informed customer of findings. Customer wants to go over estimates before making decision. We will need to order parts from manufacture if customer proceeds with water heater repairs.

Today (11/26/25) heating checks were performed and all filters replaced. All units checked are in service and functioning properly with one exception. One of the four tube heaters at the deep well site was not working when we arrived. I spoke with Cindy about this heater and she directed me to have our dispatcher call to schedule a service visit. All thermostats were set back to their original position after tests were completed. Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. 7-15-25 Apartments 408 AC not cooling Found the compressor high-pressure safety tripped reset the safety system came on. I did find the condenser fan motor and run capacitor was very hot to the touch. I installed a new 5MFD run capacitor. Tyler was here on another call. He had the air compressor so we blew out the condenser coil. Also it didn’t look bad but since he had compressor here, we blow it out. The system is working at this time Apartment 207 I did a follow up check, Yesterday I replaced the run capacitor on the blower motor. I was only getting a 8-10° split Today I found the evaporator had a good build up ice on it. Removed the ice. Found the system low on refrigerant. We added 1 pound R410a . Got a pretty heavy load on it right now being 84° in the space. Apartment 203 (Pat’s) Did a follow up on the system. This is the one that kept tripping the high pressure safety. System is working at this time. The plan was replaced the high-pressure safety switch with the unit still ke

Unit 605. Today it was tripped out on high pressure. I took a air compressor with a different nozzle and blue from the inside out through the condenser coil to clean it. Checked capacitor on both condenser fan motor and blower motor and amp draws and everything was within range. Due to the height of the room we cannot access the outdoor panel to clean coil deeply. System ran for over an hour and took the temperature from 81 to 70 and satisfied and shut down. At this time this unit is running as it should be. Also helped steve out with three other units running item up and down to make things easier.

7-14-25 Apartment 207 No AC only blower Found a small amount of ice buildup on the evaporator. BLower motor was running slow, checked the Run capacitor, capacitor was bad. Install new blower run capacitor (5 MFD) Blower motor is running at this time on high speed. Currently the room temperature is 84° and the humidity id 65% My evaporator is split is about 10° Spoke to the residence it’s gonna take some time for the temperature to come down and get as we get through the humidity. I’m coming back tomorrow to do some other work another unit so I will recheck this one.

Checked flue no rust or loose pipes. Reason for system echo when it rained was when off and the flue cooling down will make echo noises. But no water had been failing into system. System is up and running before departure. Thank you for choosing LBA services-Johann

11/24/25 - Completed a full heating maintenance on one RTU. The filters were changed, the heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Customer called in about water element is out. Upon arrival found that customer has a gas water heater. Not an electrical. Inspected water heater and found nothing out of the ordinary. High limit switch was not tripped. Was able to relit water heater. Checked millivolts on pilot light assembly and was reading well over 400mv. Minimum is 250mv. Checked for back drafting and water heater has a little bit of backdrafting going on. Potential have a blockage in the flue system. Customer is going to check the roof to make sure roof cap is not blocked. If everything looks good, may need to get hvac out and inspect flue. Gave customer estimates

Whole Home Duct Clean and Pulled and Cleaned Blower Wheel

Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I checked amp draws and tested components. I tested air pressure and temp splits. I changed out humidifier water panel. Airflow pressure is too high on the system. I talked with customer about that. Furnace is operational at departure.
