Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for the system is collecting dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth present on the bottom of the evaporator pan. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium buildup and bacterial growth. While packing up tools the pvc vent dripped next to me. Found that the furnace exhaust is leaking flue condensation. Spoke with homeowner about the system. Furnace and humidifier are operational at this time.

12/30/25 - Completed a light heating maintenance on four RTU’s. The filters were changed and proper operation was tested. All units were running well and in good condition, except for RTU 1, which is the Daikin unit. The blower motor was extremely loud upon arrival. After checking, the blower motor pulley is completely loose, and the belt was no longer attached to the wheel. The blower motor was also overheating.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing for specifications. Cleaned flame sensor and pressure switch hose. Customer called back saying they have low water pressure in their faucet again. Checked kitchen faucet sprayer head and saw sand in filter screen. Checked other fixtures in home and same thing with other faucets. However the kitchen sprayer head inlet screen is smaller and more susceptible to sediment/sand. Verified that customers main water service didn’t have a leak from meter to inside the home. Explained to customer this is coming from the city and only way to resolve is installing some form of sediment filter to the entire house.

Customer called in about having low water pressure coming through kitchen faucet. Upon arrival, customer stated she just replaced her kitchen faucet a week ago and all of a sudden lost water pressure to both hot and cold side. Removed kitchen head sprayer and water pressure coming from faucet is flowing great. Looked inside faucet head and saw lot of sediment. Cleaned sediment off and water flow normal again. We discussed of different water treatment systems.

Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium and the solenoid is hardly allowing water to flow. Spoke with homeowner about the system. With homeowners approval will reach out Friday the 2nd to schedule blower and duct cleaning. Installed a new humidifier panel and solenoid valve. Verified humidifier operation to ensure it will operate without leaking. Furnace and humidifier are operational at this

I called to get an estimate on air duct cleaning. I love the way that the company is very responsive to requests. When they sent the technician out to estimate the cost of the air duct cleaning, there was an accident that broke the coil to our air conditioning. The coil was too old to replace so the company did the right thing and replaced the entire air conditioning unit and compressor for free. On top of that, because of all of the hassle, they cleaned our ducts for free. This is a top-notch company and I highly recommend them! Every Service person that was sent to our house was very polite, professional, and courteous.

I can’t say enough good about LBA. Our AC went out Saturday night and Calvin came out. He diagnosed the problem, which couldn’t be fixed that night but showed up bright and early Monday morning with the needed part. He fixed the outside unit in the rain and got our AC running again.
