Arrived for furnace check today. Static is good. Heat exchanger looked good. Carbon monoxide test was 0ppm. There is a 50 degree temp rise. Blower wheel is clean. All electrical is running in specs. I replaced filter and humidifier pad. Humidifier is working properly. System is running at departure. Thanks for choosing LBA.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Tuned gas valve to bring oxygen content to manufacturers specifications. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found large hotspots on heat exchanger but no damage. Performed an electronic gas leak search. Verified operation of the humidifier. Found humidifier panel is coated in calcium buildup. Furnace and humidifier are operational at this time.

Arrived to do a performance maintenance. Found that one of the fittings for the flue was leaking condensation. Found that this fitting disconnected very easily. Cleaned the fittings and glued them back into place. Replaced furnace filters and humidifier panel with homeowners approval. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Double checked the flue fitting that was repaired to ensure it is no longer leaking. Furnace and humidifier are operational at this time.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Arrived for furnace check today. Upon arrival system was not running, water circuit open code was flashing. Customer agreed to bypass water sensors. System heat kicked on. Arrived for furnace check today. System is 21 years old. Carbon monoxide test jumped up to 100 ppm. I found what appeared to be a crack in the heat exchanger. My field supervisor, Lane, came out to double check findings. There is a crack in heat exchanger. You will reach out tonight with final decision. Thanks for choosing LBA.

Performed customers annual plumbing inspection. Upon arrival, customer mentioned that she had a few questions about replacing bathtub & showers. Mentioned to customer we are capable of replacing upstairs bathtub and install bathtub wall inserts as well. Master shower on the other hand would need a a remodeler/general contractor due to unique size of shower. Customers furnace was not working at the time of my arrival. Took a picture of error code and posted it on slack channel. Flipped furnace on and off and furnace kicked on. After performing plumbing inspection, found no immediate plumbing issues. Did find the floor drain in the basement to be slow draining. Customer wants to use their free drain clearing perk. Went ahead and tried to augur floor drain. Floor drain trap doesn’t allow water flow through even after auguring. Would recommend replacing floor drain. Provided estimates to customer for bathtub replacement & floor drain replacement. Both estimates have details of what it cove

Flushed water heater checked essential utilities prv main entry shut off expansion tank. Everything’s up to date and working fine

Arrived to perform a plumbing inspection. Customer was expecting his furnace tuneup today, but customer allowed me to perform a plumbing inspection as part of their maintenance plan. Went ahead and performed a plumbing inspection for the home. Customer has no immediate plumbing issues that need to be addressed at this time. I did find the customers outside spigot handle was leaking. Wilson, customer an estimate to repair leaking handle for outside spigot. We also talked about water filtration system. Customer has an abandoned water softener that he no longer uses. Customer was using water softener when it was working, currently water softener no longer works. We will reach out to customer on Monday to schedule his furnace tuneup.

Went for a heating inspection. Checked temp split is passing for manufacture specifications. Amperage for blower motor is passing as well for heat strips. Blower wheel is clean on unit.
