Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Found that the system is operating with failing static pressure. Checked interior of the furnace for cleanliness. Found that the evaporator coil is heavily coated in bacterial growth. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Went for an AC inspection today. Customer stated that the system is cooling well. Filter is clean in the system. No water damage or rust in the furnace. Humidifier is clean. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. Outside system is clean. Refrigerant pressures met factory specifications. Lineset insulation is good. No burnt or loose wires in the systems. Contactor is working properly and has no burn marks. Compressor and fan motor amperage passed. Capacitor for the compressor and fan motor passed as well. AC is up and running upon completion. Thank you for choosing LBA services!

He diagnosed the problem, which couldn’t be fixed that night but showed up bright and early Monday morning with the needed part. He fixed the outside unit in the rain and got our AC running again.
