Today we inspected his disposal under the sink and checked the mechanical room to make sure everything was up to date let him know our findings and recommended filtration system due to high corrosion on shutoffs. Customer declined all work due to price even with us offering multiple bundles

performing routine maintenance on AC and furnace. Everything with the air conditioner was operating well within manufactured specifications. Same with the furnace. I cleaned out the hoses and changed the filter. Checked all safety switches and pressure switches. One thing I did notice was that there were some microbial growth forming on that evaporator coil. To get rid of this, we need to install a UV light. We are also short 200 CFM on the supply side of the ductwork and need to fix this to stop back pressure and increase the efficiency of the system.

4-29-25 Connie‘s office AC is not working. Skymark system Serial # 0207-6361 Remove the access to the compressor found both service caps were laying on the ground outside the unit. I put my gauges on the system is low. I’m only got 22 pounds of pressure and this is an R-22 system. I removed the access panel to the evaporator expansion valve. The expansion valve has oil on it, and then found the service cap to adjust superheat hanging off. At this point, I use dry nitrogen to pressurize the system to 400psi. There is a leak at the TXV superheat adjustment screw. I replaced the cap and use Loctite and pressized the system to 400 psi left my gauge on it and will recheck the unit in the morning. I was having some issues with the pressure equalizing through the expansion valve. I use the hot rag to heat up the expansion valve. The pressures did start to equalize if there is an issue with the expansion valve. If the pressure test holds, I will evacuate the system and add 3 pounds of R

I did a full test on unit #3 serial #2159 first I went threw the cooling side and tested all electrical parts, temperature split, blower motor and all test passed with a 19.5 degree temperature split. Also tested all heating function on this unit and they also test within range and working as they should be. This unit is from 2019 and has clean/no major hail damage on the coil. At this time everything is running as it should be.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are now operating with manufacturer specs. We also installed a new capacitor, polarized filter and a surge protector. Invoice for three separate jobs. There are a lot of price reductions that have been added. If customer wants these prices, they need to act somewhat quickly because once the weather starts getting warm, we cannot honor these prices.

With this job I am performing routine maintenance on an AC and furnace. Everything on the furnace is operating well at this time. AC was off balance but I fixed the issue refrigerant levels and all safety components look good however static pressure is very high and CFM is missing on the supply side. Because of this you are paying for a 3 1/2 ton but he’s only getting About 2 3/4 tons worth of air. He’s missing nearly a ton on the supply side. for this we need to do some ductwork improvements and modernization . Also, the water in the home is quite hard and leaving calcium deposits as well as chlorine traces on the pipes and faucets, fixtures and plumbing. A halo five system would be perfect for This. Lastly, there is no air purification so the air in the home is not cleaning itself and the circulating over and over again. To fix this we need to put in the UV light with the germicidal unit. I got new high efficiency furnace and new water heater in October (5months ago), Scott McKinley was great with the paperwork and handling financing and answering questions. LBA was very quick to install and worked well with my roofer to coordinate the forced air option for the high efficiency model. I will say -service was good and quick, but after living with the system I can honestly say I regret spending extra $ for the high efficiency model and forced air out the side of the house. The forced air piped out the side of my house It is very, very loud. It runs right under my bathroom making it super loud whenever it turns on to heat the water. I can’t take a bath in peace. I’m now trying to put sound panels all around it, very frustrating. I also thought I’d at least have lower gas cost, but in checking my bill I am using over double the amount of gas from last year! Replacing both systems actually has increased my gas usage. Completely frustrated 😣 with the horrible humming system. If you are hearing, don’t get the forced air option!

I've become accustomed to LBA sending two guys out on the same preventive maintenance call. One is the technician who does the inspection and testing. The other is a "supervisor" (aka a salesperson) who intends to sell us something expensive. Today's annual plumbing review began with two guys showing up, so I told them up front that I would not be buying anything today. They completely skipped checking any of the bathrooms or showers. They looked at the hot water heater and the kitchen sink, and were gone in less than 10 minutes. They were friendly and nice, but it was obvious that if they couldn't sell us an upgrade they would move on to another customer where they could make money.
