Ryan called 40 min before arrival. Greeted us professionally when he did arrive. Friendly. Explained everything he needed to do to write up the estimate. He covered his shoes as he had to move about the house. 15 to 30 min. The last 10 to 15 was out in the garage in the HVAC closet. We were sent pretty quickly via email and text that our estimate was sent.

Site survey this site for two different location to install two mini splits in each location. Sent photos and info to rick for estimate

Tightened shower valve cover plate and replaced tub spout that would not seal

Installed new a/c and coil with ecobee stat.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the evaporator pan has been dripping into the furnace. Reached out to a field supervisor to get a second set of eyes on the condensation pan to help determine where this condensation is coming from. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Went for a repair on system. Cleared alarms on thermostat. Did rest rollout on furnace, system does heat and cool. Have setting set for cool only. No further issues on system. Is up and running before leaving. Thank you for choosing LBA services-Johann

For this job, I was performing routine maintenance on an AC and furnace. Air conditioner looks good at this time. Pressure levels are all good and electrical components are operating well within manufactured specifications. We do have high static pressure and this is due to the ductwork that is in the attic and around the system. Customer has been made aware, but is choosing to do nothing at this time.

Install

System was not cooling because the air was not passing through the evaporator coil. This is because the filter was so dirty that not enough air was going over the evaporator coil, causing it to freeze and because it was freezing and turning into an ice block no air was getting past. We’re letting it thaw now. I’ve cleaned up what water I can. Hopefully we have no long-term damage to the heat exchanger from the water dripping down or the evaporator coil from the freezing. And hopefully none of that water and makes its way to the control board.

1-patch on the return

Customer called for frozen coil. We did air flow improvements previously, unfortunately air flow is t exactly balanced and we are drawing too cool of air in the night causing a hyper cooling situation and causing coil to freeze and system drop out on low pressure. Air flow will need reevaluated by design team to correct issue. We will assess and return to make corrections.

Needs a vent clean and a blower motor clean. In a small patch on the return.

Lennox is shipping evaporator coil to our shop, will arrive by Monday. Customer is on schedule for Wednesday morning

Went for a tune up today. Tested for static pressure, system is failing when in cool. Checked evaporator coil does have rust at the bottom of coil. Checked temp split below specifications, as well for refrigerant charge. All electrical components are passing for manufacture specifications. Did clean condenser unit and filter provided from customer. Will have supervisor revisit for refrigerant issue. Thank you for choosing LBA services-Johann

Completed ac inspection, all components tested to manufacture specifications. Recommended a duct cleaning and emailed quotes over to customer and he is going to let us know when he can do that.

A-1 Sewer & Septic Service performed the following services: - Replaced a broken section of cast iron pipe, through the foundation wall, to the existing PVC just outside the foundation wall that runs to the septic tank. an additional 7’ away. - Hydraulic cemented the core hole through the wall for waterproofing and backfilled to rough grade. - Hauled off job-related spoils.
