Installed new water heater
50 gallon standard water heater sold for tommorow
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive carbon monoxide in the exhaust. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan in the furnace is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger found that there is bacterial growth present on the evaporator coil. Furnace is operational at this time.
Customer called back for us to redo the plumbing for the downstairs sink/laundry. Upon arrival found that laundry line from first floor and downstairs sink are tied in together and causing line to get overloaded when laundry is running. Went ahead and cut out pipes underneath sink. Separated sink and laundry lines. Upsize laundry line to 2”. Went ahead and augured drain line as well. Ran plenty of water from sink and washer. Drain line no longer backing up. Need to come back on Jan 2 morning to install a one way check valve for basement sink in the case of the event if the drain line backs up, it won’t cause the basement to sink to overflow. This will part of the paid invoice. No warranty on drain auguring. 1 year warranty on pipe repairs.

Arrived to remedy a humidifier that seems to not be doing enough. Upon inspection of the humidifier, coached homeowner on how to set it and replace the panel. Made sure humidifier is operating properly, without leaking. Replaced the vinyl drain line for the humidifier. Adjusted the vent for the water heater to increase the pitch to allow better exhaust airflow. Removed a piece of pvc from the evaporator drain and plugged the hole it’s using. Sealed up around the condensation drain for the evaporator coil.

This task will be installing a shut off for the dishwasher. This will come with a 1 year warranty. This task will be replacing partial of the kitchen stack and adding new pvc tiding back into the cast iron that goes into the floor. This task will come with a 1 year warranty.

Customer called back saying they have water again by furnace. Upon arrival, verified water was not leaking from water heater. Checked humidifier drain and drain is clogged. Customer used free drain cleaning. Cleaned out drain. If drain backs up again we would need to reroute drain for humidifier/furnace to floor drain.
Arrived for furnace check today. Static is running over the max. Heat exchanger looks ok. Carbon monoxide test was 0ppm. All electrical is in range. Filter is good. There is a good temperature rise. System is running at departure. Thanks for choosing LBA. Happy Holidays!
Dispatched for heat pump not coming on. After a thorough diagnostic of the whole system it was found to be a fault during the transition of the operation. This includes from heat to cool, cool to heat, or heat pump to back up heat. This is cause due to the way the system was designed and installed. In order to remedy the system it would require an extensive rewire and new interface. Customer called in about a leak coming from either the humidifier or water heater. Upon arrival, customer let me know, water leak has dried up, but it was present the day before. Upon further inspection discovered that the leak was coming from the T&P valve of the water heater. Checked water pressure to the house and water pressure was sitting at 90 psi. Expansion tank bladder bursted and it’s now full of water and not doing its job. Informed customer due to the high water pressure from the city and the expansion tank bladder bursting inside is causing the T&P valve from the water heater to leak due to high pressure build up when water heater is heating. Gave customer different options and customer decided to go with the first option which is replaced PRV, expansion tank and T&P valve. Started by drain down the house down repiping the main entrance area and install a new ball valve and PRV. Set pressure to 75 psi. Went ahead and also replace the expansion tank and T&P valve to the wate
Completed furnace, maintenance and inspection on both systems. I checked temp splits, and air filter. I checked amp draws and components. I cleaned flame sensor and wiped down units. Both systems are operating within manufacturer specifications at departure.
Arrived to fix humidifier not working. Found that the power for the humidifier was not wired properly. Rewired it and humidifier is working. Water is flowing and water panel is good. Happy Holidays!
Went for a maintenance call today for heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. Performed 3 maintenance on furnaces. Tested all safeties. All were good. All amp draws of motors were good. Blower wheels were clean. Heat exchangers were good. and drains and exhaust were clear. Units are operating properly at this time.

Completed heating tuneup on main system and mini split. I cleaned both units. I checked camp draws and tested components. I checked airflow and temp splits. Air handler, heat pump, and mini split are operating within manufacture specifications at departure.

Rob has offered superior support in a challenging situation which came as a surprise. As I was home (after a week in hospital) recovering from surgery, suddenly we had a sewage backed up drain in basement. From what might have been relatively standard unclogging of drain with a snake, Rob came to make sure all was ok since Eli (also top notch professional with genuine compassion and care) had encountered some difficulty in releasing the snake. Turned out our clay sewage pipe from house to city sewer point was severely damaged with abundant intrusion of tree roots blocking the line. Suddenly a backed up sewer drain became a major issue of replacing the pipe (bursting). Rob was invaluable in explaining the issues, guiding me through insurance process, and achieving good financing option.
