Flushed water heater.major utilities like water heater and under 2 yo Customer had interest in water conditioning system. We sat down and went over specs, pros and cons. Quoted her for halo5 package and novo system. She’s interested this coming spring.

Arrived for 2 system furnace check today. For both systems, static is passing. Heat exchangers look good. Caron monoxide tests were 0 ppm. There is good temperature rise both. Arrived to do a performance maintenance. Replaced furnace filter and cleaned the mini split filters. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Found that the capacitor for the furnace fan is failing. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium and is deteriorating. Verified operation of the mini split system. Furnace, humidifier, and mini split are operational at this time.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice some heat stress on unit and let the customer know of findings. Checked temp split and is passing. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. System is up and running before departure. Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. During the inspection of the furnace, there was a few fault in the system. The first fault of the system is the heat is blocked by the coil and is over heating the heat exchanger and the other components of the furnace. The second fault is the heat exchanger has prematurely failed due to the excessive amount of heat and is not able to cool down properly. The third fault is there is no air box to direct the air after it passes the coil. And this is pushing the air back against the blower motor and is creating excess amount of work on the blower motor. When I arrived, the three amp fuse had popped on the furnace. I put my tester on the board and checked all the low-voltage wiring to make sure that the new fuse wouldn’t pop. I tested out the system and found that the air filter had not been changed out since last year. Tenants cannot get up into the attic to change out the filter. I let tenants know that filters do need to be changed out every three months. I needed to tune the system properly so it wouldn’t overheat anymore. Tenant said the system ran basically all winter causing the gas bill to be super high. After seeing how the system was running, it was definitely overheating last winter. The system is running within manufacture specifications at departure.

Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down the furnace. I checked amp draws and components. I tested airflow and temp splits. Furnace is operating within manufacture specifications at departure. Furnace exhaust was leaking onto the P-trap in the furnace. The clamps were loose. I tighten them up and furnace was not leaking anymore.

11/5/25 - Completed a full heating maintenance on one RTU. The filters were changed, the heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Performed an electronic gas leak search. Verified operation of the humidifier. Solenoid valve is operational and is draining properly. Furnace and humidifier are operational at this time.

Completed furnace maintenance inspection. I cleaned flame sensor, spark igniter, and wipe down furnace. I tested components and amp draws. I checked air flow and temp splits. Furnace is running within manufacture specifications. While running a camera on the heat exchanger, I found bacterial growth covering the water pan for the indoor coil. I recommend a UV system to eliminate the current bacteria growth and prevent any more from developing.

10/23/25 - Completed a full heating maintenance on one furnace. The filter was changed and proper operation was tested. Overall, the furnace was in good condition, it was running well, and there were no issues found at this time.

Dispatched for no heat. At arrival the system was not functioning and had an error code for high pressure. After a complete and thorough inspection. It was determined that the flue needs to be removed and repaired. There is an area in the flue that is create a pool condensation and is tripping the pressure. At this time system is operating.

Arrived for furnace check today. Static is passing. Heat exchanger looks good. Blower wheel is clean. Carbon monoxide test was 0 ppm. All electrical is running in spec. There is a 51 degree temp rise. Today I replaced furnace filter and humidifier pad. System is running upon departure. Thanks for choosing LBA.

Dispatched for a no heat call. At arrival confirmed that the thermostat was calling for heat. After doing a visual check of the system and component’s. It was found to have the furnace service switch in the off position. Once the furnace had power restored all the components of the system began the safety process of igniting the heat. Once the heat was on preformed a combustion analyze and check all safety components were within range. After all the testing was complete the final results showed that the system was performing at optimum level. Went for heating tune up. Tested for static pressure system is passing. Did a co test and is within range. Inspected heat exchanger did find some heat stress marks when inspecting. Showed customer of findings. As well blower wheel is collecting dust. Temp split passes for system. All electrical components are within range. Arrived for furnace check and ac out. Started at ac and found the capacitor has failed. With approval I replaced capacitor. System started up and is running and cooling properly. For the furnace, static is passing in heat. Carbon monoxide test was 0 ppm. All electrical is running in spec. Heat exchanger has rust in many places. System is running upon departure.
