Arrived to remedy a system leaking condensation. Upon inspection of the system found condensation leaking out of the highest points of the PVC drain. Opened up evaporator coil and made sure condensation was not backing up into the evaporator coil. Installed gel tabs to eat away the bacterial growth, causing this issue. Opened up PVC drain and attempted to clear the restriction with the shop vac. When this failed took the PVC drain outside and jetted it out with the hose. Reinstalled PVC drain and ran a flush. System is functioning properly at this time.

Arrived for thermostat replacement. With approval I replace old stat with new Ecobee stat. Once replaced I cycled cooling and heating to make its set up right. System started and shut down properly for both modes. Thanks for choosing LBA.

Arrived for ac check today started at furnace and checked static pressure, it’s running over the max rating. Blower wheel has some dust build up on it. The capacitor for the blower motor is out of spec. The filter was very dirty so I replaced it. The motor running amps are a little high. There is a 22 degree temp split. At the outdoor condensing unit compressor and fan amps are good. The capacitor tested out of spec. The refrigerant levels are showing off. The ducts were very dirty. My field supervisor was with me on this call and got you set up for duct cleaning, blower clean, and air purification. I replaced both capacitors, and set up smart at sensors. Went for an AC inspection today. Temperature split between the supply and return duct passed. Heat exchanger has severe stress marks. Evaporator coil has excessive rust and bacterial growth. Outside system is clean. Refrigerant pressures met factory specifications. Compressor amperage passed. Fan motor amperage is high. Capacitor passed as well. Thank you for choosing LBA services!

Dispatched for thermostat not receiving power. At arrive the nest thermostat was not getting power from the furnace. After a thorough inspection of the system and checking the drain pan for a safety switch. The safety switch was not activated. Then recheck the nest stat and it would not attach securely. Loosened the bottom screw and the nest stat attached securely and detected power from the furnace. System is operating. Rob has offered superior support in a challenging situation which came as a surprise. As I was home (after a week in hospital) recovering from surgery, suddenly we had a sewage backed up drain in basement. From what might have been relatively standard unclogging of drain with a snake, Rob came to make sure all was ok since Eli (also top notch professional with genuine compassion and care) had encountered some difficulty in releasing the snake. Turned out our clay sewage pipe from house to city sewer point was severely damaged with abundant intrusion of tree roots blocking the line. Suddenly a backed up sewer drain became a major issue of replacing the pipe (bursting). Rob was invaluable in explaining the issues, guiding me through insurance process, and achieving good financing option.
