I began by carefully inspecting the existing 3-inch pipe to identify the cracked section. This section was severely damaged, compromising the integrity of the system. I then proceeded to replace the cracked part with a new PVC pipe, ensuring a secure and leak-proof connection. To enhance future maintenance, I added a clean-out fitting at a strategic location. This addition allows for easier snaking and cleaning, preventing potential blockages. The new PVC pipe was installed with precision, and all connections were sealed properly to maintain system efficiency. The job was completed to ensure long-lasting performance and reliability.
I began by inspecting the overflow area to identify any visible debris. Using a specialized auger, I carefully inserted it into the overflow pipe. I then rotated the auger handle to push the tool deeper into the pipe, ensuring it reached the blockage. As I rotated, I felt resistance, indicating the presence of debris. I continued to push and rotate the auger until the resistance subsided, indicating the debris had been dislodged. I pulled the auger out and inspected it for any removed material. Finally, I flushed the system to ensure the overflow was clear and functioning properly.
A customer contacted us for plumbing issues, including low water pressure and a need to flush the water heater. Upon inspection, the water pressure was 75psi, but specific areas like the kitchen faucet and hallway bathroom lav had reduced pressure. I recommended replacing the kitchen spray head for improved flow. Additionally, the shower continued to drip even when the handle was closed. The water lines to the water heater were PEX, which posed risks due to the proximity to the flue. The expansion tank was unsupported and burst. After discussing water treatment options, the customer opted for a shower valve repair and proper water line connections to the water heater. I installed copper lines, supported the expansion tank, and replaced the shower cartridge. No leaks were detected post-installation.

I began by thoroughly inspecting the drain lines to ensure they were free from any blockages. Using specialized tools, I carefully cleared the lines, ensuring smooth water flow. After addressing the drain lines, I engaged in a detailed discussion with the customer about the furnace's components. I explained the importance of the inducer and burners, highlighting their roles in the system. I also discussed the signs of wear and tear, emphasizing the need for timely maintenance and potential replacements to prevent future issues. This comprehensive approach ensured the system's optimal performance and longevity.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Found that the furnace fan takes extra time to get up to speed. Found that the inducer is using more power than it is rated to use. This is evidence of end of life for this part of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the bearings have failed and are leaking their grease onto the furnace fan. Found that the furnace fan is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger checked the evaporator coil. Found that there is excessive dust buildup present. Checked the mini split systems. Found that the fan on both mini split systems are dirty. The unit upstairs appears to have been dripping co
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice some heat stress and showed findings. Tem split and is passing for specifications on furnace. The customers fill valve is not working properly also the customers shower valve is only getting lukewarm warm water.
Customer called in about toilet backing up in master bathroom. Other drains are draining fine. Informed customer we will need to augur toilet. Was able to unclog toilet. If issue persist, recommend upgrading toilet to a powerflush toilet.
Went for a performance alert on system. Checked temp split and is within spec. Due to filter being dirty and had alerted the sensor. Once customer replaced it system heating normally again. System is up and running with no issues. Thank you for choosing LBA services-Johann.
Went for a tune up call today for heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Temp split and is passing for specifications on furnace. When inspecting blower wheel did notice it has been collect dust on the motor. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. Inspected humidifier water panel is due for replacement. System is up and running before departure. Arrived for furnace check. Static is running over the max rating. Heat exchanger has lots of rust. Carbon monoxide test was 0ppm. Electrical is in range. Blower wheel is very dirty. System has issues that need to be checked on again. Thanks for choosing LBA.

Went for a service call today. Inspected furnace all electrical components are passing in unit. Temp split is within range. No error codes on system. Did clean flue outside. Did a combustion test and is passing. Inspected heat exchanger no cracks or leaks were detected. Did replace thermostat and is leveled with an accurate reading of temperature. Inspected both humidifiers and found that the main floor humidifier is working properly at this time. The upstairs humidifier was not working. I found the wires to the humidifier were not connected. When I went to connect the wires, the AC wire popped out as well. I fixed the wiring and then the solenoid valve on the upstairs Humidifier did not open up. I checked the waterlines and then the valve opened up. Since it clogged before it has a high chance of clogging again. Main floor furnace is producing 6 ppm of carbon monoxide. When I ran a combustion analyzer, the test read higher numbers as well. The inducer motor is over amping and could give out at any time. I showed customer results of the complementary safety check. Customer opted to leave system as is at this time. Both furnaces and humidifiers are operating at departure.
This task is to pull the toilet and reset it back on the current flange that is set for the upstairs bathroom

Arrived for furnace out. Upon diagnosis I found there was no power at stat or furnace. Traced power back to furnace switch. Took it apart and tightened everything up and made sure no wires were touching. System started up and is heating. Today you signed up on our membership. Thanks for choosing LBA.

Rob has offered superior support in a challenging situation which came as a surprise. As I was home (after a week in hospital) recovering from surgery, suddenly we had a sewage backed up drain in basement. From what might have been relatively standard unclogging of drain with a snake, Rob came to make sure all was ok since Eli (also top notch professional with genuine compassion and care) had encountered some difficulty in releasing the snake. Turned out our clay sewage pipe from house to city sewer point was severely damaged with abundant intrusion of tree roots blocking the line. Suddenly a backed up sewer drain became a major issue of replacing the pipe (bursting). Rob was invaluable in explaining the issues, guiding me through insurance process, and achieving good financing option.
