Customer called in about low water pressure and water heater temperature too hot. Upon arrival verified water pressure before and after PRV. Water pressure before prv is 100psi. Water pressure after prv is at 80psi. Water pressure is good. Educated customer that most fixtures nowadays don’t allow flow as much in the past and can feel like there’s low water pressure. Showed customer how to turn water heater temperature down. Customer signed up for maintenance agreement. Office will call customer to get their first furnace tune up and also expressed interest in duct cleaning.

Completed furnace, maintenance and inspection. I cleaned flame sensor and spark igniter. I checked amp draws and components. I checked for carbon monoxide and ran a camera to check the heat exchanger. I tested furnace and low and high stages. The heat exchanger has some strain and some rust on it. I did not see anything of concern today.Furnace is operating within manufacture specifications at departure. Customer is on my monthly membership so we should not have to renew at this time. When we schedule the AC maintenance, we will need to renew the card associated with the membership and also make sure to bring out the smart AC sensors so we can get those set up

12/18/25 - Completed a full heating maintenance on five RTU’s. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.

12-15-25 Infant room heating is not working in intermittently I spoke to Kelly on arrival room right now is maintaining temperature. I raise a setting on it and check it up on the roof. This is RTU#5 It may be cycling off by temperature limits that automatically reset however I’m not having that problem right now Kelly’s OK with me coming back later this week when it’s warmer out. There may be an issue with it, tripping on high limit on my other days Also, the exhaust and the burners are running, smells a little on the rich side like too much fuel

The valve was changed and the furnace was checked for electrical and mechanical functions. The furnace returned to normal function after the repair was completed. The flame sensor was removed and cleaned today as part of the heating check. The amp draws are in range, motor bearings ok, flame sensor in range and the furnace cycles properly into and out of heat mode. The estimate for today’s work is included below for reference. Today (11/24/25) the furnace located above the kids’ toy area was diagnosed with a failed gas valve. A replacement valve was sourced and a repair estimate was created and sent upon David’s request. Thank you, Jon

today I did a full heating maintenance we will need to return with a service call on 2 unit heaters 1 furnace ending with serial number 1304002745 and also will need a service call for a RTU unit serial number 2105099097. All other units running as should at this time took amp draws temp splits

Went over blower and duct cleaning package with the wife. She wants to speak with her husband before making a final decision

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. During the inspection of the components the inducer was pulling to many amps on start up and was over during operation. This is indicated that the motor is need more energy to operate. The combustion test indicated high amount of carbon monoxide in the process of heating the house. The high amount is over 100ppm of carbon monoxide. This is in the exiting portion of the furnace and once the inducer shuts down the gas fall back down and enter in the furnace area of the house. The gas is turned off from the system and is red tagged due to hazardous gases. 9-10-25 Spoke to David on site, the south east corner air handler above the workbench with a coffee pots and near the sprinkler room. Was making a whining sound I was able to cycle the unit in AC lower only and also furnace. I’m not getting any unusual sounds at this time. Good morning, horizontal furnace David’s gonna keep an eye on it and record it the next time it does it let us know

8-5-25 Classroom C AC is not working, possibly bad thermostat Found RTU-1 Aaon Found the condenser fan motor contactor coil is bad, causing the control circuit breaker fuse to trip. Install new contactor condenser fan motor is working. I also replaced the run capacitor on the condenser fan motor. It was very weak. RTU#1 is working. Is it at this time? They did have a power outage the other day so I also did a visual on the other four Aaon unit are running at this time.

Went for an AC inspection today. Changed the filter. Temperature split between the supply and return duct passed. Evaporator coil is rust free. Outside system has burn marks on the contactor. Refrigerant pressures met factory specifications. Compressor amperage passed, but fan motor amperage is high. AC is up and running upon completion. Thank you for choosing LBA services!

This communication wire (14/4) cannot be spliced. Only sold in 50’ or 250’. Cd jones had the 250’ for $275. I used 90’ sourced from the shop. The job went well and is completed. *)*(&)*(&&&)&()&(&(&)&&(&((**((**** Today the parts for this repair were picked up and brought onto the site. The 208v 1ph communication wire from the South evaporator head to the outside condenser was replaced and the system was function checked. The system returned to normal function after the repair was made. Thank you, Jon Tech notes: Gree, m/m multi124hp230v1co, s/n 2618GS111717. Both evap heads cooling. This is a time plus material estimate for the replacement of the 208v mini-split wire that was damaged by a squirrel. This wire supplies power to the south head unit for the mini-split system that serves the sorting room. T

I met with David and he showed me the wire that the squirrel ate through. This wire is not intended to be spliced and measurements were taken to replace the wire. The line-set enters the building through a metal wall that is very sharp. An estimate for the replacement of the damaged wire as well as adding protection to both high voltage wires that enter the building was created and emailed to David. While on-site today I located the unlabeled breaker that serves the A/C system and turned it off. In addition to this the damaged wire was removed from the outside unit and rendered safe just in case someone turns the breaker on. Thank you, Jon
