10/8/25 - Completed a full heating maintenance on two RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, both units were in good condition, they were running well, and there were no issues found at this time.

Arrived for ac and furnace tune up. I replaced filter. All aspects of furnace operations are running with in manufacture specifications. All aspects of AC are running within manufacturing specs. I cleaned outdoor coil. System is running upon departure.

2 system duct cleaning and blower cleanings on each system. Replace the failing 45/5 capacitor.

Dispatched for no AC on second floor system. At arrival, the system was calling for cooling. After a thorough inspection of the system, it was determined to have a faulty capacitor. Will be returning on Tuesday the 23rd at 8 AM for two system duct cleaning and blower wheel cleaning. Arrived to do a performance maintenance. Set systems to heating. Measured a temperature rise for each system. Verified operation of the ignition and safety systems. Set systems for cooling. Measured each systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnaces for cleanliness. Found that the blower wheels in each system are coated in dust debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Found that the capacitor in the upstairs condenser is failing. Rinsed coils free of debris. Spoke with homeowner about the systems. Air conditioning systems are operational at this time.

Arrived to check out system and why it’s so much cooler downstairs. While checking the vents in the house I found all the vents in basement were open and 4 or 5 vents upstairs were closed. I opened up the vents. We then shut a few vent in basement to see if that will help. System is cooling properly.

Customer has an air purifier that uses ozone but (fair warning) she is very anxious and concerned about the ozone. Her daughter has asthma and the unit we installed is now discontinued. She had us unplug the current unit because she has been reading online about it and probably making herself more worried. But she wants to contact them first manufacturer and see what she can get them to do first before possibly having us install an FM1 which we offered to go half off on since we just installed it.

Went for an AC inspection today. Changed the filter in the system. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. UV system is working, but the bulb is burned out. Outside system got washed. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. Customer called for no cool. Upon arrival I disconnected both furnace and air conditioner from power and let them set a few minutes and then energized. Furnace had a code stored for communication error, typical error code seen when there is a sudden loss of power and it comes back quickly. Unit operating normally at time of departure.

He showed me evidence of my plumbing issue and walked me through it all explaining very thoroughly step by step-which I appreciate since I prefer to be educated about services that are required. Scott McKinley is the reason my system has had so many issues and several thousand dollars of necessary repairs even though it is only 5 years old. He sold us the complete system in 2019 which was apparently too big for our houses ducting. Which lba only told us was the problem last year and which we needed to pay even more to mitigate Now we need the heat exchanger replaced on the furnace which seems all part of the initial screw up on hvac sizing At the time of working on enlarging the duct work, I let the technicians know I was unhappy with Scott’s lack of expertise or understanding and really didn’t want to interact with Scott again. Last week we had the yearly inspection for the AC and Ren identified pinholes and cracks in the furnace heat exchanger so we scheduled someone to come out for a follow up Then Scott shows up for the follow up. I can understand if he’s the closest person to me geographically but I had already noted I was unhappy with the experience and presumed it would not be Scott ever again. Onto the specifics of the follow up: Scott looked initially at the furnace and noted water damage to which I responded along the lines yes the water damage is because you installed a system that was too big for our ducting causing the static pressure issues to which Scott a very non committal answer. He continues his inspection and comes out with “so do you want me to quote you a new unit” It seems Scott hadn’t even reviewed Ren’s report. I informed him that he was there to confirm the cracked heat exchanger and get the warranty moving along for that part. He went back to my furnace blaming Ren for not including enough information (unlikely since ren showed me the photos she had taken as evidence of the pinholes) Scott comes back and says we can do a warranty on the heat exchanger but that the labor will be $3798. Way overpriced, but at this point I want to be done with Scott and done with LBA in general

David was friendly, knowledgeable, thorough and efficient. He explained fully what he did, why he did it and the results of his examination of my system.
As part of the package that I purchased with LBA, I received a furnace inspection. The tech who arrived was on time and friendly. However, he did not tell me that he would be drilling a hole into my flue as part of it. My home is 20 months old equipped with several CO detectors. He did not discuss this with me as I would’ve told him not to drill into anything. Next, he discovered a pressure sensor on my furnace was malfunctioning and was determining whether it was a maintenance issue or a technical one. As he was explaining the problem to me he then proceeds to examine the flue termination outside. This port has a fine grade on it. He explained that he wanted to cut the flue to inspect the inside of it for deceased rodents. At that point I told him that the grate installed with the unit precludes any animals from getting in and that he was not to cut into my flue any longer. I explained to him that he could use a camera to look into the hole he already bored out without permission. At that time he contacted his supervisor which told him to stop the maintenance altogether. Not only did the tech not provide me with the component that was broken on the unit, but then forged my signature on the maintenance form. I will not use LBA again for any services.
