Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Recommend a whole home duct cleaning and install power humidifier. Schedule Nov. 13,2025 for whole home duct cleaning and remove bypass humidifier and install power humidifier. today I did a full heating maintenance checked amp draws for all working components changed filters and took temp splits I also found that unit serial G044640950 had a bad inducer motor and will also need to change the heating plate. also found that unit serial 561D07609 has a breached heat exchanger and will need to be replaced. But at this time all other units are working as should.

Customer called in needing a quote to replace water heater. Water heater is original to the house. Customer has lived in home since 2005. Checked water pressure and water pressure at 70psi. Quoted customer for 40 and 50 gallon water heater. Will match 50 gallon water heater for the 40 gallon price. Noticed customer also has a saddle valve for humidifier. Will replace saddle valve with a quarter turn valve for easier service for the humidifier. Will also install new ball valve for water heater for both water and gas. Will also be installing expansion tank as well. Will also remove and haul away on water heater. Estimate includes all parts and labors.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Replaced the humidifier panel with homeowners approval. Furnace and humidifier are operational at this time.

Adjusted the duct for the bypass humidifier to allow the damper to open and close. Tested system operations to ensure the humidifier will operate without leaking.

Fixed wiring on ac and tested all units

Install 2 new Full York Systems 2 & 3 Ton AHRI-217553698 AHRI-216600723

Gas valve replaced, did notice shut off valve was loose in the process noticed it had leaked but if gas did fix the problem. Did a bubble test no leaks on gas line. Turned on system is up and running. Thank you for choosing LBA services-Johann

Replaced heat exchanger

Completed furnace, maintenance and inspection. I cleaned furnace and flame sensor. I tested airflow and temp splits. I checked components and amp draws. Current filter is very dirty and is also a highly restrictive allergenic filter. This was causing our airflow pressure to be way over max rating. I showed customer the airflow pressure ratings and mentioned to use a Merv eight filter instead of the allergenic filters so the system works better and doesn’t overheat. There was a lot of flu ash coming from the exhaust due to the furnace having to run hotter than it should because of the lack of airflow coming through the filter. Customer will replace filter. Furnace is running at departure.

She said she was hoping it was under $500 for everything.

Customer called in about having low hot water pressure on kitchen faucet. Upon arrival, customer explained that when he tried to turn shut off valve on and off water pressure for worse on the hot side. Informed customer it could be the shut off valve or cartridge inside faucet. Gave estimates and customer wants to start with shut off valve. Went ahead and removed shut off valve and shut off valve was open, but handle was stiff. Saw minimum calcium build up. Saw that fixture supply lines has screen in them. Removed screen for both hot and cold. Water pressure was fully restored. Installed new shut off valve as well. Checked for leaks and no leaks detected.

Estimate sent for humidifier to customer. Approved via phone call. Work will be done 11/11/25. As well payment will be collected once done. Thank you for choosing LBA services-Johann
