Drain Cleaning & Clogged Drains
Drain cleaning is one of our specialties. All of our professional plumbers come equipped with high-grade plumbing snakes. If your clogged drain goes beyond a simple cleaning, we’ll handle that, too. We’ll locate the clog, then do whatever we have to do to get it out so your water and sewage can flow easily again. Even if the clog is in your sewer, we’ll get the problem taken care of.

Completed furnace, maintenance and inspection. I cleaned flame sensor, spark igniter, and wipe down furnace. I checked amp draws and tested components. I tested airflow and temp splits. Furnace is operating within manufacture specifications.
Today on the second floor there is a standing pilot gas furnace from what I believe to be from 1982. I performed non-invasive tests and visually checked it’s condition. There were several deficiencies discovered that will prevent this furnace from operating in a reliably safe manner. The gas valve is not working when energized even with the pilot lit without assistance. The flue pipe has rotted from the inside and is paper thin towards the furnace with rust present on the outside of all flue connections. There is a strong possibility that the inside of the double wall vent pipe is also compromised. The burner chambers have a large amount of rust inside the heat exchanger. Mr. Kraft requested the price to just change the gas valve and while that is well within our skill set, the extent of appropriate repairs needed to render this equipment safe for operation will unfortunately not be as simple. A gas valve is needed to fire the equipment however after the furnace is able to fi

Customer called in about their backup battery we installed last year going off randomly. When testing system, system didn’t register loss of power when unplugged. Customer mentioned that they would hear the back up pump randomly go off. Sump pit is currently dry at this moment and hasn’t seen water in a few months. After speaking with management, we will go ahead and replace sump plum system with a different brand. Office will reach out to schedule for us to come back and replace system. Left primary pump plugged in and disabled back up system.

11/12/25 - Completed a full heating maintenance on two RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. The smaller and older RTU was in good condition, it was running well, and it had no issues at this time. Then, the larger RTU was also in good condition, the only issues found were that the BX65 was loose, and two of the contactors were pitted and showing some arcing, which those had been notated previously, but the unit was still running well at this time.
11-12-25 Arrived on site at 9:15, currently it is 9:27 James is not here. We’ve called him left messages. I left at 9:30. He needs to call us to set up the schedule.
Unhooked unit for install tomorrow a.m.
Customer called in needing wax ring replaced on toilet. Upon arrival, customer said that they’ve already replaced the wax ring on toilet in upstairs son bathroom and water leaks all way down to the basement. Customer believes that they didn’t install wax ring properly. When using shower or sink in same bathroom, it doesn’t leak. Just the toilet. Judging from the amount distance the toilet is to where the leak is at, leak is possibly the drain line itself that has a break or crack allowing water to run down all the way down the basement. If wax ring was not installed correctly, water would either came out on the flooring around toilet or water would drip down to first floor ceiling. I would recommend starting cutting Sheetrock in garage side to access toilet drain and chase till we find the leak. Customer wants estimate to replace wax ring. Gave estimate and customer passed on repairs and will call someone else.
Arrived for furnace check today. System static pressure is passing. Heat exchanger looks good, no rust. Carbon monoxide test was 0ppm. All electrical is running in specs. You will replace filter soon. New humidifier pad is in and humidifier is working properly. System is running upon departure. Thanks for choosing LBA.
Neede to shorten links on flapper. Told customer they just need to hold it down a second longer for flush
When I arrived, the furnace kicked on and ran as it should so I just started checking out the whole system. The filter was dirty since it had not been replaced since September of last year so the system possibly was overheating. I replaced air filter with customer provided filter. I checked humidifier and it has water running but the pad needs changed out. Customer will purchase the water pads and replace them. I cleaned flame sensor and spark igniter and checked out amp draws and components. Furnaces operating within manufacturer specifications at departure. Since there was no actual repair, we just called today a furnace, maintenance and activated the membership to cover the visit today.
11-10-25 No AC in the sanctuary RTU #5 and RTU #6 Spoke with Lee when I arrived he put both thermostats in the AC mode and calling for cooling the sanctuary currently is 66° This morning’s outside temperature about 27°F When I get up on the roof, both RTU’s were in economizer mode, the outside dampers was not opening, and the compressor were off. I was also only getting 20 volts to Y1. The call was still coming from the ecobee thermostat. RTU #5 I disable the ecobee thermostat and controlled the unit at the RTU by using jumpers. Still having the same issue.. Decided to disable the economized control with the bypass plug. The system currently is now working reconnected the ecobee thermostat. This system is working in air-conditioning mode. RTU #6 I had the same conditions on number six as I had a number five I made the same repairs. However, on number six, found that I had two bad frez-stats out of the three. I bypassed the two bad stats that need to get replaced. I also picked

We feel very happy with Josh. My sister in law is in hospice now. Im so if I don’t answer right away. Over all very happy with the customer service.
Very polite and respectful! The only reason for not doing all 5 stars are issues most likely due to the prior ownership.
Dre was very helpful in explaining the repair costs vs replacing 18 year old system with a new unit. He also pointed out limitations of current duct work to improve airflow. Provided 3 options for replacing the current unit, which we are currently reviewing. Nice young man and want to thank him again for the information he provided, which will help us in our decision.
Extremely polite and thoughtful! Very thorough!
David did a wonderful job for us. Very detailed, and quality work.
