Went for an out on system. Pressure switch wasn’t closing. Did clean port and hose. As well noticed inducer was running weak. Checked capacitor was failing. Did replace and system is up and running. Checked amperage for blower and inducer they are passing. Cleaned flame sensor. Did a combustion test is within range. Inspected heat exchanger no cracks or leaks. Inducer motor is does have some leakage will recommend replacing. Checked temp split and is passing. System is up and running before leaving. Thank you for choosing LBA services-Johann

Today I did a full heating maintenance I changed filters and took amp draws on all working components. At this time all units are running as should.

Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. There is a good temperature rise. Humidifier is working. Blower wheel is collecting dust and will need to be cleaned soon. System is running at departure. Thanks for choosing LBA. Happy holidays!

12-8-25 Main studio Return visit to install ignition control board. I found bad on Saturday 12-6-25 The gas valve, on this unit was replaced on 12-3-25. I did find the pins on the boards plug for the gas valve, very loose on the backside solder I was not getting power to the gas valve either. After install the board I cycled the unit up on the roof about four times with the jumper. Also, I made adjustments to the blower motor, running on medium speed with a temperature rise about 100°. Adjusted blower speed on high speed and currently I’m about 75° rise Replaced all the covers and went downstairs and ran the unit by the thermostat. It is working at this time. 12-6-25 OT Got a call last night that the heat was not working again in the front studio. I spoke to Sarah and her husband try to walk through some checks however it did not work. This morning, I checked the Lennox rooftop unit for the front studio. Found the board led blinking twice, indicating a bad ignition board. I did check the power to the new gas valve it did not have power. I also checked and cleaned the igniter rod and the flame sensor and checked and tighten electrical connections. I did get the burners to come on once after multiple tries. We need to pick up a new board if available on Monday morning and install it. Sarah was in the store this morning. I told her she could put a space heater in there but don’t get carried away. It’s not gonna completely heat the space up just kind of temporary air in there until we get back out here Monday and most likely that board should be in stock. Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests for each system. Verified operation of all mechanical and electronic components of each furnace. Checked blowers for cleanliness and to see if there is any play in the bearings. Checked both systems heat exchangers to ensure proper venting of flue gas. Verified operation of the humidifier. Fixed the wiring for the humidifier to allow it to work. With homeowners approval replaced the furnace filters and the humidifier panel. Renewed maintenance membership. Both furnaces and the humidifier are operational at this time.

Customer called in needing disposal looked at. Would like a quote to replace main shut off as well. Looked at disposal and disposal is 20 years old. Customer mentioned that it wouldn’t turn off even with the switch off. Tested disposal multiple times and it turns on and off like normal. Went downstairs to look at main entrance valve. Gave estimate to replace. Customer would like to schedule work for main entrance valve replacement two weeks from now since he’s going out of town next week. Customer will call office to schedule main entrance replacement.

Today I met with Rao he showed me the two thermostats for the rooftop units and I walked the restraint layout. Accessed the roof via the sprinkler room and found the two rooftop units that serve this location. Both units were attempting to heat but the ignition on both units was locked out on safety switches inside the units. The south unit was locked out of operation on a flame-rollout safety switch due to a cracked heat exchanger. The south unit was also locked out of operation due to a roll-out switch. This unit did not have a cracked and rusted heat exchanger however the heat exchanger is fouled substantially. This unit was brought into operation and excessive flame rollout was witnessed as well as the inducer motor bearings are noisy. The burners on this unit also need to be pulled and cleaned. I spoke with Rao about what I discovered and have gathered information for a quote to repair the deficiencies discovered today. I also let him know that we can’t give a quote

Arrived for furnace check on two systems. All aspects of both systems are running well. Carbon monoxide was 0ppm. Today I replaced humidifier pads and filters. Happy Holidays!

Installed new York Furnace Model YK-Y92E100C16SMPS1

Customer called in needing a backwater valve installed for home JCWW will be the one approving estimates. Customer has a floor clean out acesss before exiting home. Will go ahead and install backwater valve there. Will provide estimate to customer.

When on-site I opened the vacant space. The thermostat was reading 54 degrees indoors. I accessed the roof and there was an error code for a failure to ignite. I reset the unit and observed the start-up sequence. The unit did try to ignite but no gas was leaving the gas valve. I checked the meter and it had been turned off. Back on the roof I put the panels back on. During this call I observed that the inducer motor has a vibration that shakes the unit and can be heard inside the business space. In addition to this the heat exchanger was rusted on the seams and at the bends. I will contact Lee regarding this as I would like to see this unit once gas has been restored to confirm that the heat exchanger doesn’t open at the seams when it heats up. Customer called in needing main entrance valve & prv replaced. Currently main entrance valve has a minor leak coming from the stem. Also original to the house. Main entrance valve is soldered on. We would need to unsolder old main entrance and solder a new one. Provided two different estimates for customer. Customer also getting another estimate today from another company and will make decision over the weekend.

Warranty. This unit is running as it should be
