11-10-25 No AC in the sanctuary RTU #5 and RTU #6 Spoke with Lee when I arrived he put both thermostats in the AC mode and calling for cooling the sanctuary currently is 66° This morning’s outside temperature about 27°F When I get up on the roof, both RTU’s were in economizer mode, the outside dampers was not opening, and the compressor were off. I was also only getting 20 volts to Y1. The call was still coming from the ecobee thermostat. RTU #5 I disable the ecobee thermostat and controlled the unit at the RTU by using jumpers. Still having the same issue.. Decided to disable the economized control with the bypass plug. The system currently is now working reconnected the ecobee thermostat. This system is working in air-conditioning mode. RTU #6 I had the same conditions on number six as I had a number five I made the same repairs. However, on number six, found that I had two bad frez-stats out of the three. I bypassed the two bad stats that need to get replaced. I also picked

11/10/15 - Completed a full heating maintenance on five RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, all five units were in good condition, they were all running well, and there were no issues found at this time.

I found today that the blower bearings are blown out of this unit and a bad belt. Need to replace and get the unit to a running point to see if this the only issues.sent photos to Rick for estimate

Customer called in needing someone to look at water softener. Upon arrival, customer stated that she’s been putting salt, but levels don’t seem to drop and would also like their whole home sediment filter replaced as well. Gave customer estimate to replace sediment filter and customer agreed. Installed new sidement filter for customer. Checked for leaks and no leaks detected. Checked the salt tank and salt is starting to bridge. Broke up all the salt and by time I was finished, salt levels dropped to below max fill line. Softener is still working but just needed salt to be broken up.

Rerouted low voltage and cut zip ties. No combustible near bvent

11-10-25 No heat call I spoke to Mel Sunday afternoon Today I found the flame rollout switch bad on the carrier rooftop unit. Started the heating system tested for any actual flame rollout. Had no issues, left the existing rollout switch in the unit. The system is running. I went and picked up a new flame rollout switch, and installed. System is working at this time. Arrived for furnace check today. Static pressure is passing. Heat exchanger has a few rust spots to keep an eye on. Carbon monoxide test was 0ppm. There is a 60 degree temp rise. All electrical is running in specs. Blower wheel is dirty and will need to be cleaned soon. System is running upon departure. Thanks for choosing LBA.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is starting to collect dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth present on the evaporator coil. Performed an electronic gas leak search. Verified operation of the humidifier. Furnace and humidifier are operational at this time.

Flushed water heater. Prv is from 2018. Reccomended he keeps an eye on it. It’s getting up there in age.

Arrived for furnace check today. Heat exchanger looks good. carbon monoxide test was 0ppm. All electrical is running in specs. You have been changing filters. There is a 48 degree temp rise. We got sensors set back up. System is running at departure. Thanks for choosing LBA.

Customer had an issue of air bubbles spooning out one faucet in the house tightened aerator. Tested psi. 65. Looked at halo 5 main entry valve and water heater. Everything’s health in good shape

On the roof there are multiple condensers that are not labeled as well as a unit that has been disconnected in the past. I spoke with Shane and he asked that I check the system’s heating functions and continue with confirming the location of the equipment. I discovered that the furnace has a gas valve that is not opening when it receives voltage to operate. This furnace is approx 30yrs old and the condenser is 28yrs old.
