Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Arrived for furnace check today. System is 2017. Static pressure is good. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. There is a good temperature rise. Arrived for furnace inspection on two systems. Both systems heat exchangers look good. Carbon monoxide tests were 0ppm. All electrical is in range. Filters were replaced today. Upon arrival, the customer reported a persistent sewer-gas odor in both the downstairs bathroom and the upstairs bathroom directly above it. They also expressed concern about a possible break in the sewer line. I explained the potential causes of sewer odors and began by running a camera inspection on the downstairs sewer line to check for bellies, breaks, or other abnormalities. Approximately 5 feet from the stack, I found a section of pipe holding water, indicating a slight belly. There was also minor root intrusion at the tap, but neither issue was significant enough to allow sewer gas into the home. The exterior sewer line was inspected as well and was found to be in good overall condition. Next, I inspected the downstairs bathroom where the odor was strongest. Upon opening the shower door, I discovered a large number of dead sewer flies. The shower trap was completely dried out, which will allow sewer gases to enter the home and can also attract sewer flies. I filled the trap with

Returned to replace 75 gallon water heater with a 50 gallon water heater. Removed and hauled away old water heater. Installed new BradfordWhite 50 gallon water heater. Installed new expansion tank and shut off for humidifier. Installed new ball valve for water heater and gas shut off as well. Also installed new PRV & shut off valve for the house as well. Checked for leaks and no leaks detected. 6 year water heater tank & parts warranty through manufacture 1 year labor warranty 1 year warranty on PRV & Expansion tank.

12-12-25 The east garage area direct fire heater is not working. Upon arrival, I turned the disconnect on blower motor came on and started humming found the 3 pole disconnect switche bad one leg was not pulling in. I was able to work to switch on and off until all three steps made a good connection you still need to replace this disconnect. Start the system blower motor came on properly thenI was getting a failed ignition module (3 blinks). I was getting 24 V out of the module to the gas valve after tracing the wiring down. I found that the high limit manual safety was tripped. I reset the limit system came on, but also it tripped off again on me. I found the damper wasn’t fully open. I’m pretty sure the damper motor drive motor has failed, currently is it is locked open. At this point, the system is ruuning. we need to get a proposal for the disconnect. There’s still a belt that needs to get replaced and also look in replacing the damper drive motor. See pictures for the Model and

Preformed routine maintenance on furnace. All checks were within manufacturer specifications. Inducer is noisy but not over amping. Blower wheel is slightly dirty

Furnace kicked on and ran when I arrived so I performed a three point safety inspection on the furnace. Furnace passed the safety inspection today. I made the system restart and when I restarted the system, I found that the gas valve is working intermittently. I I showed customer pictures and readings I received during the safety inspections. We also talked to options for repair and replacement. Customer would like to take some time to think about which direction they would like to go. I gave them my card in case they have any questions or would like to have us back out. Furnace is working intermittently at departure.

Went for a service call on humidifier. Water panel was dry. Water is coming from shut off valve. Checked solenoid valve and does allow water to flow through. Tech support confirmed of a faulty part, will replace under warranty. System is up and running for humidifier. Water is flowing freely when testing. Thank you for choosing LBA services-Johann

Arrived for humidifier not working. Got it wired up to work. No there is hardly any water flowing. Will have to be back again to fix water line.

Returned to replace left side water heater. Removed and hauled away old water heater. Installed 50 gallon Bradford White water heater. Installed new shut off valves for humidifiers. Installed new gas line as well. Checked for leaks and no leaks detected. 6 year tank & parts warranty. 1 year labor warranty

I changed filter and humidifier pad. Blower has some dust build up. The main floor system static pressure is ok. Heat exchanger has some hot spots forming. Carbon monoxide test was 0ppm.
