Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0 ppm. There is a good temp rise. Blower wheel is clean. All electrical is in specs. I changed furnace filter today. System is running at departure. Thanks for choosing LBA.
Arrived to do a dual performance maintenance. Set up for combustion analysis temperature split and static pressure tests for each system. Verified operation of all mechanical and electronic components of the furnaces. Found that each systems inducer is leaking exhaust condensation. Checked blowers for cleanliness and to see if there is any play in the bearings. Found that each systems fan is coated in dust debris. Checked each systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Both furnaces are operational at this time.
Fixed leak by replacement of bad pvc joints
Flushed water heater. Customer had low pressure in 1st floor guest bathroom recommended cartridge repair
Furnace doesn’t have any gas running to it. Gas valve did open and close as it should. I opened gas pipe and there was no gas. Customer will call gas company and activate the service.
Rtu #1 had a blank thermostat. I found that unit had a failed transformer. I replaced the transformer with a multi tap 208 40va transformer. I put the unit back in service and it ran as it should be at this time.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure, but temperature rise is well within spec. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. With homeowners approval replaced the humidifier panel. Furnace and humidifier are operational at this time.

High limit wire rubbed against the inducer motor and shorted out the high limit. I fixed wire and then furnace kicked on as it should. When I put the door to the furnace back on, the flame died due to lack of oxygen for the flame. I inspected the system and made a couple adjustments to give the system more oxygen. Furnace ran with the door on without issue at departure.
When I arrived, the thermostat was set up for a heat pump system. System is in AC and furnace, so I switched wiring and reprogrammed thermostat to fit the system. I then checked out the furnace to see why it was not running and found that the flame sensor/board is acting up. I called distributor to order the parts And they did not have them in stock. I got the distributor to overnight the part instead of standard shipping. We will return tomorrow afternoon to install the part.
11/13/25 - Completed a full heating maintenance on one RTU. The filters were changed, the heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.
I found unit 8.5D was trying to fire but the flames could not reach the full length of the flame rail so the flame sensor could read it. I pulled the rails and cleaned all the ports and reinstalled and tested the unit. Unit is running as it should be at this time but the contractor for the blower motor is recommended for replacement due to pitting and humming extremely loud.
Duct clean and humidifier
Completed furnace, maintenance and inspection. I cleaned flame sensor, spark igniter, and wipe down furnace. I checked amp draws and tested components. I tested airflow and temp splits. Furnace is operating within manufacture specifications.
