Coming back out Monday evening for RTP

Went for an AC inspection today. Filter got changed. Static pressure test failed. Temperature split between the supply and return duct is low. Evaporator coil is covered in rust. Outside unit got washed. Compressor and fan motor amperage passed. Refrigerant pressures met factory specifications. Capacitor failed as well. AC is up and running upon completion. Did start up checks on new AC, assessed duct issues from install and planned revision. Returning later in day to complete work. System operating normally at time of departure.

Completed ac inspection. All components tested to manufacture specifications. Recommend that they think about a duct cleaning

Arrived for ac maintenance today. Started at furnace and checked static pressure. Max rating is .5 system is running at .52. Blower wheel has some dust. Motor amps are good. There is a 20 degree temp split. I changed furnace filter. At the condensing unit all pressures and charge look good. Contactor is starting to turn black/Pitt out. The capacitor is out of specs also. Compressor and fan amps are good. I will attach the price for repair on the two parts. Call us when you’re ready to schedule! System is running upon departure. Thanks for choosing LBA.

Installed capacitor and smart ac sensors

Thermostat was trying to run the factory program. Turned off program everything is working correctly now.

Dispatched for water leaking from bottom of furnace. At arrival system is operating and had a pool of water in the blower cabinet. After a thorough inspection of the coil it was discovered to have a fault in the coil drain pan. Drain pan has been order and we will reach out to schedule for the pan to be installed and SMARTAC sensors. The job will require full recovery of the system, remove coil and install new drain pan. Completed ac inspection. While I was testing everything inside I noticed the static pressure was failing. Everything else inside tested good but when I went outside to check I noticed the capacitor and contactor was starting to go bad. Talked to celio on the phone with his girlfriend and he is okay with us coming back at 9 in the morning to have our airflow specialist check it out

Arrived for ac check today. Started at furnace and checked static pressure, it is running over the max rating. You’ve started using fiberglass filters to help with air flow. Motor amps are good. The temp split was only at 12 degrees. At the condensing unit I found that the system was a little low on refrigerant. I added refrigerant to get readings correct. Now there is a 16-18 degree temp split. All electrical components are running within manufacturing specs. I rinsed coil clean. System is running upon departure. Thanks for choosing LBA.

Proposed aeroseal, duct cleaning, and UV customer has family moving in soon and wants some cleaning done but is not ready to schedule anything just yet.

6/6/25 - Completed a light cooling maintenance on one RTU and a couple exhaust fans. The filters were changed and proper operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues found at this time.

Install full system. Return drop. Fired and tested heating and cooling. System is operating normal. Set up smart AC homeowner was not home he will need to finish completing the set up to his email. Left note with his mom so he could finish the job.

Arrived for ac check today. Upon arrival I was shown where water was leaking out of system. Opened system up and there was water sitting on the bottom below the blower. I poured water into drain pan and could not recreate a leak or see any water dripping. I dried all the water up. Checked static pressure and it is passing. Blower wheel is collecting dust. Motor amps are good. There is a 25-26 degree temp split. At the condensing unit all electrical components are running within manufacturing specs. I rinsed coil clean. Pressures looked pretty good but the charge looked a little low. Keep an eye on the system and if you see it leaking again calls us back. System is running upon departure. Thanks for choosing LBA.

6-4-25 Condensate leak above the ceiling, dripping down onto the floor and broke the ceiling tiles. Condensation is coming from the air handler above the ceiling. I found the condensate pump has failed and the tubing from the pump to the condensate copper piping, is kinked and twisted. I don’t have the model number of the air handle above however, the condensate pump Assy is in the southeast corner hallway. Picked up new pump and tubing. Installed new condensate pump, installed new tubing from the pump to the copper drain lines approximately 15 feet. System is working at this time. System is back in ac mode.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
Robby my technician from LBA was cordial, methodical, proficient, and took the time to convey what he was doing. Any future service needed, I will always request Robby as the technician.

Patrick is someone I request to maintenance our unit because he does such a great job and clearly knows what he is doing.
Walker did a great job servicing our HVAC and explaining how to keep our system more efficient. He also helped explain solutions to a water leak issue we’ve been having in our basement. Customer service however was not as helpful with scheduling. They cancelled our appointment day of last week saying they had other emergencies come up. We rescheduled and then they tried to cancel on us again this week for the same reason which I was not happy about. It’s strange to cancel twice on a client same day and make me continue to rearrange my work schedule to be home for someone that won’t show up. Thankfully, they made it right and stuck to our appointment, however I got no warning that someone was on the way. Luckily I was home but it would have been nice to have a heads up or better communication for planning.

My husband and I were both in our living room with the front door open from 9:45-11 today waiting for Dree to come or call or text. Never heard from him. Then I see and e-mail asking for a review from near by. When I was reading other reviews I see Dree posted an up date from 10:36 this morning that said customer didn’t respond.

Wanted $1200 to install new sump pump but after calling around, I guess that’s the going rate. I went and purchased one myself from Home Depot for $150 and installed it in 15 minutes. Don’t really know how they can charge what they do.

Brady did a great job installing a Novo water softener and filtration system as warranty replacement for the original unit. His only shortcoming was in not familiarizing himself with the entire plumbing layout, he failed to notice that the valve directing water through the filtration system was turned in the opposite direction, thus forcing the water to bypass it and go directly to the tankless water heater. Fortunately, I am intimately familiar with this layout and was thus able to turn the valve in the proper direction. Brady left here thinking our water was being treated by the system because he had set it to do so (at 25 ppm hardness), but he never actually tested the water at one of the taps. After my wife Paula reported that Brady had completed the job, I tested the water at the kitchen tap and found it to be at 125 ppm (which is the same hardness as the water provided by the City of Olathe. I can confirm that after I made the valve adjustment referenced above, our tap water is consistently at 25 ppm. I can excuse Brady's small (but critically important) error due to the complexity of our water supply system, as well as the tedious history of our problems with it.
My, now prior, hvac service provider failed to contact me back and provide and estimate on when a technician could look at my furnace when it quit working on a Saturday evening. I eventually called LBA, and the on-call technician called me back and worked out a plan to come look at my furnace late that night/early Sunday morning. Patrick was very professional and did a great job of finding an issue and getting the furnace running again. Unfortunately it quit again later that morning. After contacting LBA again, Patrick reached out letting me know where I was on the list. He again was very professional and troubleshot the issue, explaining everything along the way. He didn't leave until he was certain the unit was operational enough to work until Monday so a new switch can be installed. Very impressed with the dedication and professionalism shown. Have already switched my service to LBA. Great job and thank you Patrick!
