Returned to replace filters for RO system & RO faucet under warranty. Showed customer how to replace RO filters and also replaced RO faucet. Checked for leaks and no leaks detected.
Arrived for furnace check today. Furnace is 10 years old and ac is around 30 years old. Found the blower wheel is very dirty. The coil is covered in bacterial growth, dirt, and hair. This is causing the furnace to overheat. It’s blocking airflow and making unit less efficient. I recommend my filed supervisor to come out and discuss these issues and others you brought up. Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. Inducer motor bearings are going out and motor is running loud. Today you decided to hold off on replacing. System is running at departure. Thanks for choosing LBA.
Customer called in needing quote to replace their drum trap in crawlspace. It’s starting to rust out. Went into the crawlspace and took pictures of drum trap for customer. Waste and overflow is soldered into drum trap. Waste and overflow showing age and could also become a problem in the near future or could break when trying to remove drum trap. Explained to customer of what could happen and presented them with two different quotes. Customer would like to go ahead and have waste & overflow replaced along with drum trap. Customer would like to be scheduled for Monday. This will be a half day job and may stretch a little longer.
Customer called in to get quote to rough in for a half bath and wet bar in the basement. There’s plumbing already stubbed out for half bath. Will need to drain for wet bar. There is a stack nearby for wet bar. Will send customer estimate for rough in only. Does not include finish trim. Please refer to estimate for further details. We will also be pulling permits and have work inspected by the city. Framing must be done before plumbing goes.

Installed 10kw heat strips new thermostat and corrected the wiring from the heat pump to the air handler. The HP has a temp rise of 35 and the heat strips was a temp 48. 🔧 Second Opinion System Evaluation Summary Dispatched to provide a second opinion after another company advised that the HVAC systems were undersized for the home. A full system evaluation was completed, including a manual load calculation based on the square footage, layout, and construction of the home. The load calculation results determined the following requirements: • Cooling demand: 42,000 BTUs • Heating demand: 71,000 BTUs The home is currently equipped with two heat pump systems, each consisting of: • 30,000 BTU heat pump • 15 kW electric heat strips per system Each 15 kW heat strip produces approximately 51,000 BTUs of heat. For this job, we replaced five shut off valves and replaced five supply lines. After we turned the water back on we double checked, and nothing is leaking. Everything is working as intended.
Went for a tune up call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Temp split and is passing for specifications on furnace. Did replace filter for customer. Performed plumbing inspection for customer. Please refer to inspection sheet for additionally details. Did discover main entrance valve packing nut to be leaking. There’s evidence on packing nut leaking. Did tightened for customer. Noticed that all three shower valves are hard to turn on. Specially in main floor hallway bathroom. Would recommend rebuilding shower valves. Water heater is 13 years old. Water pressure just under 80psi
Customer had a DST water line blow off under their lavatory causing water to flood bathroom into the basement. Isolated water at the shut off valve and left quote to replace the supply line. Customer opted to wait at this time until after speaking with insurance.
This task will be eliminating the offset and we will be replacing up to 10 ft of pipe. We will ensure there is proper fall and bedding to prevent future bellies. We will tie back onto the existing pipe with 2 strong back couplings for a secure connection on both ends.

Garbage disposal install. There is a 2 year warranty on the disposal.
Customer called in about not being able to keep pilot light on. Upon arrival, I couldn’t get pilot light to stay on. Checked mV and thermocouple could barely get to 18mV. Thermocouple needs to be replaced. Gave customer options and customer opted to go for repairs right now. Customer did express interest in tankless water heater. Went ahead and cleaned burner assembly and installed new thermocouple. Tested thermocouple several times and water heater turned on and off on command. Informed customer if they do pursue a tankless water heater replacement this year, I can credit this repair cost towards the tankless water heater install. 2 year warranty on thermocouple replacement.
Efficient
Went for a humidifier out. Port was clogged on the solenoid valve did clean it out, when testing humid stat was not calling even with having correct power coming into stat. Did replace since old one failed. System is up and running before leaving. Thank you for choosing LBA services.

Customer called in about leak in upstairs hallway toilet. Customer thinks it’s coming from fill valve. Upon arrival, found that toilet is leaking from suppling line connecting fill valve. Fill valve also running nonstop. Gave customer options and customer opted to go ahead and replace fill valve and shut off valve. Went ahead and replaced both for customer. Customer wanted to look at master bathroom and hallway toilet in main floor. Main floor toilet fill valve needs to be replaced and shut off valve is hard to turn. Master bathroom toilet fill valve needs replaced as well. Customer wanted me to go ahead and replace fill valve and shut off valve for main floor bathroom and fill valve for master bathroom as well. Checked for leaks and no leaks detected. 1 year warranty on fill valve replacements and shut off valve replacements.
Customer called in needing couple of things looked at. First thing I noticed was the bypass valve being in the open position. It was not allowing water to go through NOVO water system. Went ahead and closed valve. Water pooling is hvac related. There is some rust on water heater burner cover plate. Assured customer it’s a non issue. Helped customer break up bridging in salt container. Helped customer how to do maintenance on salt container.
When I arrived, the furnace was running. I checked the furnace out while it continued to run and found a completely clogged air filter. The air filter was causing the furnace to overheat due to the restriction of airflow. I found a lot of dirt and debris inside the ductwork. I was able to FaceTime with customer to show the air filter and ductwork. Customer would like to wait on the duct cleaning for now since customer is not in town. Customer will be back in town in a few weeks. We scheduled a return visit for March 17 12-5pm to perform a maintenance. Customer will buy a new filter and put it in ASAP.

Today LBA's Calvin W. completed the pre-winter checkup of our LBA, recently installed, HVAC system. There was no extra charges since we had the maintenance agreement as part of the installation of a new system this past January. Calvin was very open to me watching him and answering my questions during his check-up work. I appreciated his answers and suggestions as his service was excellent!

Jared came when called by the LBA technician already at our house diagnosing our failed HVAC blower. He asked my permission to work up an estimate for a replacement system. He explained each step of his review of system requirements for our house. The estimate that he provided seemed to be appropriate for the system we chose and we accepted it. He provided a couple of portable A/C units to help cool our house for a few days until the installation crew could arrive after the 4th of July weekend. He even return the next day with 2 newer temporary window A/C units to replace the first two that were not working optimally.
Johann was very friendly and articulate. He actively described the HVAC diagnostic process as I watched him determine that our HVAC blower had failed. He satisfactorily explained that repair parts would be hard to find for our old system that was 27 years old. He asked my permission to call in a coworker to confirm the diagnosis and provide an estimate for a new system.
