Completed full cooling maintenance. I changed filter washed coils and tested all electrical system. All system are running as they should be at this time. I do recommend extending the condensation line on the York unit due to a belly around the unit that pools up with water. Also found all condensation traps where laying on the roof and I re install them to prevent water going inside the building

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Found that the system is operating with failing static pressure. Checked interior of the furnace for cleanliness. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Found the compressor contactor in the outdoor condenser with one of three lugs burnt off with the auxiliary switch and transformer damaged from the arcing. Also found the control voltage transformer in the indoor unit failed from the same damage. Price includes the compressor contactor, contactor auxiliary switch, outdoor unit transformer, indoor unit transformer, wiring repairs and labor. The price quoted is only for the repairs listed. Complete cooling operation cannot be confirmed until the repairs listed are made. Further testing of the system will be preformed after the repairs are completed. Any other repairs if required will be quoted separately. 4-25-25 Today I installed a new contactor and transformer in the outdoor unit also replaced the transformer on the indoor unit. After installing I tested all other functions and found the the compressor in the outdoor unit is short to ground and also needs to be replaced. I have sent the info to rick for estimate on replacement and repl

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Walker did a great job servicing our HVAC and explaining how to keep our system more efficient. He also helped explain solutions to a water leak issue we’ve been having in our basement. Customer service however was not as helpful with scheduling. They cancelled our appointment day of last week saying they had other emergencies come up. We rescheduled and then they tried to cancel on us again this week for the same reason which I was not happy about. It’s strange to cancel twice on a client same day and make me continue to rearrange my work schedule to be home for someone that won’t show up. Thankfully, they made it right and stuck to our appointment, however I got no warning that someone was on the way. Luckily I was home but it would have been nice to have a heads up or better communication for planning.

For this job, I was performing routine maintenance on a AC and furnace. Everything was operating well within manufactured specifications. Refrigerant levels were good. All safety switches were working. Static pressure was a bit high but with some less restrictive filters, we should be in the green. I would advise getting a plumber out to look at some issues as far as a little bit of leakage in the basement from water and a Spicket not working on the outside as well as possible sub pump options or even a shredder pump or something for the laundry room that way an addition of a bathroom would be much more tangible. Lastly, a humidifier would be great for the winter seasons and would definitely save some money in the long run and I noticed that there was no air purification on the system so a UV bulb with a germicidal unit would be ideal. That way, we can have nice fresh clean air throughout the house and eliminate any bacterial growth that might be forming in the system.

Upon arrival previous tech had old pump and check valve removed, un-boxed new Pro series Sump pump and using 1.5” pvc male adapter reconnected new sump pump to existing discharge line installing new check valve. Tested pump by using existing standing water in pit and completely drained out pit. Secured loose cords to pipe and covered with using existing lid. All good no leaks present and sump pump working properly.

Arrive for ac out. Upon inspection I found that the capacitor had blown out. It was bad. When system wouldn’t start up I did some diagnosing and found that the high pressure switch had tripped form the system trying to run with no capacitor. I rest the switch and system started right up. Pressures and charge look good. There is a 21 degree temp split inside. Blower wheel is coated in dust. Today we just return capacitor. System is running upon departure. Thanks for choosing LBA.b

10 ton Lennox is not running. I found in the inside that the 24 volt transformer is burnt out for the blower motor and needs to be replaced. The outside unit has a melted contactor that also needs to be replaced. Serial number7810 sent photos and info to rick for estimate to be sent.

Upon arrival turned water off to Rudd tankless heater, drained out system and installed new mixing valve delivered to customer from manufacture. Tightened all screw and out cover back on and tested tankless heater by starting in kitchen turning faucet on and running hot water for about 5 minutes, then turned faucet off. Next test was done at fixture with lower GPM in upstairs bathroom, ran hot water through lavatory faucet for about 5 minutes. Rudd Tankless heater is working properly.

Call

4/23/25 - Condenser 2 has an open compressor, which will need to be replaced. It is an R-22, so a new unit would be recommended, all estimates will be sent over. For now, the unit will not be cooling, the disconnect has been left off and the compressor was left unplugged.

Arrived for ac maintenance. Started at furnace and checked static pressure, it is passing. I changed furnace filter. Blower motor amps are good. Blower wheel is clean. There is a 22 degree temp split. At the condensing unit all pressures and charge look good. Capacitor is out of specs. All other operations are working properly. I rinsed coil clean. System is running upon departure. Thanks for choosing LBA.

My husband and I were both in our living room with the front door open from 9:45-11 today waiting for Dree to come or call or text. Never heard from him. Then I see and e-mail asking for a review from near by. When I was reading other reviews I see Dree posted an up date from 10:36 this morning that said customer didn’t respond.

Wanted $1200 to install new sump pump but after calling around, I guess that’s the going rate. I went and purchased one myself from Home Depot for $150 and installed it in 15 minutes. Don’t really know how they can charge what they do.

Brady did a great job installing a Novo water softener and filtration system as warranty replacement for the original unit. His only shortcoming was in not familiarizing himself with the entire plumbing layout, he failed to notice that the valve directing water through the filtration system was turned in the opposite direction, thus forcing the water to bypass it and go directly to the tankless water heater. Fortunately, I am intimately familiar with this layout and was thus able to turn the valve in the proper direction. Brady left here thinking our water was being treated by the system because he had set it to do so (at 25 ppm hardness), but he never actually tested the water at one of the taps. After my wife Paula reported that Brady had completed the job, I tested the water at the kitchen tap and found it to be at 125 ppm (which is the same hardness as the water provided by the City of Olathe. I can confirm that after I made the valve adjustment referenced above, our tap water is consistently at 25 ppm. I can excuse Brady's small (but critically important) error due to the complexity of our water supply system, as well as the tedious history of our problems with it.
My, now prior, hvac service provider failed to contact me back and provide and estimate on when a technician could look at my furnace when it quit working on a Saturday evening. I eventually called LBA, and the on-call technician called me back and worked out a plan to come look at my furnace late that night/early Sunday morning. Patrick was very professional and did a great job of finding an issue and getting the furnace running again. Unfortunately it quit again later that morning. After contacting LBA again, Patrick reached out letting me know where I was on the list. He again was very professional and troubleshot the issue, explaining everything along the way. He didn't leave until he was certain the unit was operational enough to work until Monday so a new switch can be installed. Very impressed with the dedication and professionalism shown. Have already switched my service to LBA. Great job and thank you Patrick!

Called LBA with concerns about a noisy furnace. Nick & JJ came same day. Both were patient with my questions and were professional the entire visit. They explained in detail (in language I could understand) what the issue was. If you have A/C, Heating or Plumbing needs, you can trust LBA! Call them, you will not be disappointed!
Eli put the water heater in himself. No problems after kitchen faucet was found with no hot water. Eli corrected this issue before he left. Good service as usual.

Good but tech forgot to flash the water tank..
I had appointment on a Monday, but LBA had to reschedule due to emergency calls and my appointment was just a tune up. So LBA was able to get to me by Friday the same week. They made me aware my furnace needed to be replaced because of carbon monoxide leaking into our home. Bad timing on this cost and we cannot afford a new furnace.
