Today (9/16/25) the blower motor drive belts for rooftop units #2 and #7 were replaced and function checked. In addition to this the inducer motor capacitor in unit #7 was also replaced with a new and tested capacitor. The belts and capacitor installed today are covered with a one year parts and labor warranty. The quotes are listed below for reference. 9-15-25 Carrier unit #7 no fire Horizontal 90% furnace #7 series # 3008A04658 Furnace would not fire during the fall heating check out. Tested the system today found the inducer motor pressure switch is not closing located the problem being a wasp nest in the exhaust outside. It was actually two nests. I use the inducer motor to blow the wasps nests out. This repair did take some time, however the access to the air handler itself and access to the exhaust pipes out of the way. Reattached all the tubing and wires to the pressure switch and cycled the furnace about four times checking for proper operation is working at this time in the heat mode I didn’t try tolocate one more unit to test for heating function. I didn’t do the tuneup so I don’t know which unit they missed.

Arrived to inspect a system and provide a second opinion on the status of the equipment. Homeowner had another company out and they provided some high estimates for repairs to be performed. Inspected the system and can confirm that the ductwork is dirty and the system is choked up trying to breathe through the dirty and undersized ducts. Inspected the outside unit and found that the condenser coil is heavily coated in debris. Inspected the furnaces heat exchanger and found that it is damaged and venting flue gas in the airstream. This makes the furnace unsafe to operate in heat mode. Rinsed off the condenser coil because this is something we would normally take care of during a maintenance. It’s also one less thing to worry about. Reached out to a field supervisor to bundle repairs and provide repair and replacement solutions. System is still cooling at this time.

Work @ 13643 - Preferred Pediatrics Pediatrics tenants called about no cooling on patient side of building. LBA was just out on 9/11 for the heat maintenance. 9-15-25 Spoke to the receptionist at the counter the front lobby area AC is not working. Located horizontal furnace #3 above the ceiling. The furnace blower doors were not secured and hanging off, not allowing the door switch to close causing the system to shut down. Install both horizontal burner and blower access doors and secured with new zip screws, system is working at this time. Spoke with the office manager, I didn’t get her name. Ask her if there’s any other areas that was giving them problems she mentioned the offices north of the lobby are also warm This is the location of the doctor offices. Found system number four horizontal furnace above the ceiling doors were not secured. I installed new screws not at the door panels correctly. System #7 is working at this time. 9/12/25 - Completed a full heating maintenance on one furnace. The filter was changed and proper operation was tested. Overall, he furnace was in good condition, it was running well, and there were no issues found at this time.

Need to return to finish maintenance

Today I showed up for a heating maintenance took amp draws temp splits on and got my model amd serial numbers all units working as should at this time. And changed filters.

Arrived Dirac check today. Started at furnace and checked static pressure, it’s running under the max. Blower wheel has some dust build up. Motor amps are within specs. There is a 22 degree temp split. I replaced furnace filter. The ducts are dirty. At the condensing unit I cleaned the coil. Compressor and fan amps are in spec. The capacitor tested in range. With the cooler temps today refrigerant reading we’re a little off. I recommend duct cleaning with blower wheel cleaning and UV light. System is running upon departure. Thanks for choosing LBA.
