This task will be for installing a new tankless in the customers home. As well as receiving a free flush a year out, as of 1-13-26 Bradley and Chris were onsite and diagnosed the tankless was not staying hot, we performed several tests to see how long water will stay on, it was currently holding fine, we then proceeded to offer home owner several options to then which she would rather just not have to deal with it, we offered customer a free flush for next year and Anthony offered a little bit better of a deal due to the tankless only lasting 4 years without a flush.
Completed furnace, maintenance, and inspection. I cleaned flame sensor, spark igniter, and wipe down the furnace. I tested airflow and temp splits. I checked components and amp draws. I changed our air filter with customer provided air filter. Airflow pressure is higher than what we would like to see for the system. Furnace is operating at departure. Club membership is also renewed as of today and will start when the current membership expires.
Performed plumbing maintenance for customer. Found expansion tank to be failed. Informed customer about and customer decided she wanted to ahead and replace expansion tank. Went ahead installed new expansion tank. Matched expansion tank to house press of 60psi. Checked for leaks and no leaks detected.
Went for a tune up call today for heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Temp split and is passing for specifications on furnace. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. Customer called in about shower only going to tub spout, not the shower head. Also hot water pressure very low. Upon further diagnostics, determined that we need to rebuild shower valve. Did informed customer due to the age, finding the parts maybe a challenge. Customer understood. Was able to replace hot and cold stems. Diverter is on order and once delivered, we will need to comeback and replace diverter. Hot water pressure improved a little but issue will lie in the water line itself. Do recommend replacing galvanized lines down the road. Scheduled furnace check up next Tuesday.
Plumbing quote
This task will be for sealing the tub spout without removing the tub spout, will cut out the old sealant and replace it with new caulk. There will be no warranty on this. We sealed and caulked around the bathtub and shower fixtures to prevent water intrusion behind the wall. The customer’s reported leak was caused by water consistently entering the floor area through the fixture seals, allowing moisture to penetrate beneath the surface over time. The customer also advised that one of the toilets was wobbling; however, he stated that the toilet is not in use. Due to the extent and duration of the water exposure, a restoration company will be scheduled to assess the affected areas and determine the scope of any necessary remediation.
Returned to remove leaking drum trap and install a new waste & overflow for bathtub. Started by removing old waste and overflow. Went down into crawlspace and finished removing waste & overflow along with drum trap that was attached to bathtub. Installed new waste & overflow along with a new pvc trap. Entire bathtub drain now plumbed in PVC. Noticed that toilet 90 elbow was not entirely attached to flange. We replaced 90 elbow last year. Went ahead and replaced 90 elbow and made proper repairs to toilet flange and installed new elbow. Flushed toilet several times and ran water for bathtub and no leaks were detected. 2 year warranty on waste and overflow with p trap replacement
Dispatched for error codes displayed on the thermostat. With the current system each component has a communication to the thermostat. If one component of the hvac system loses power the thermostat will provide a communication error. After a thorough inspection of the whole system it was found that the outdoor unit was disconnected due to the siding company pulling the disconnect out to put siding on the house. Once the system has power restored to the outdoor unit the error code will reset. The furnace does have a high static pressure which is how hard or easy it is for the blower to move air in and out.
Returned to replace filters for RO system & RO faucet under warranty. Showed customer how to replace RO filters and also replaced RO faucet. Checked for leaks and no leaks detected.
Arrived for furnace check today. Furnace is 10 years old and ac is around 30 years old. Found the blower wheel is very dirty. The coil is covered in bacterial growth, dirt, and hair. This is causing the furnace to overheat. It’s blocking airflow and making unit less efficient. I recommend my filed supervisor to come out and discuss these issues and others you brought up. Customer called in needing quote to replace their drum trap in crawlspace. It’s starting to rust out. Went into the crawlspace and took pictures of drum trap for customer. Waste and overflow is soldered into drum trap. Waste and overflow showing age and could also become a problem in the near future or could break when trying to remove drum trap. Explained to customer of what could happen and presented them with two different quotes. Customer would like to go ahead and have waste & overflow replaced along with drum trap. Customer would like to be scheduled for Monday. This will be a half day job and may stretch a little longer.
Customer called in to get quote to rough in for a half bath and wet bar in the basement. There’s plumbing already stubbed out for half bath. Will need to drain for wet bar. There is a stack nearby for wet bar. Will send customer estimate for rough in only. Does not include finish trim. Please refer to estimate for further details. We will also be pulling permits and have work inspected by the city. Framing must be done before plumbing goes.

A full system evaluation was completed, including a manual load calculation based on the square footage, layout, and construction of the home. For this job, we replaced five shut off valves and replaced five supply lines. After we turned the water back on we double checked, and nothing is leaking. Everything is working as intended.

Performed plumbing inspection for customer. Please refer to inspection sheet for additionally details. Did discover main entrance valve packing nut to be leaking. There’s evidence on packing nut leaking. Did tightened for customer. Noticed that all three shower valves are hard to turn on. Specially in main floor hallway bathroom. Would recommend rebuilding shower valves. Water heater is 13 years old. Water pressure just under 80psi
Customer had a DST water line blow off under their lavatory causing water to flood bathroom into the basement. Isolated water at the shut off valve and left quote to replace the supply line. Customer opted to wait at this time until after speaking with insurance.
This task will be eliminating the offset and we will be replacing up to 10 ft of pipe. We will ensure there is proper fall and bedding to prevent future bellies. We will tie back onto the existing pipe with 2 strong back couplings for a secure connection on both ends.

Jared came when called by the LBA technician already at our house diagnosing our failed HVAC blower. He asked my permission to work up an estimate for a replacement system. He explained each step of his review of system requirements for our house. The estimate that he provided seemed to be appropriate for the system we chose and we accepted it. He provided a couple of portable A/C units to help cool our house for a few days until the installation crew could arrive after the 4th of July weekend. He even return the next day with 2 newer temporary window A/C units to replace the first two that were not working optimally.
Johann was very friendly and articulate. He actively described the HVAC diagnostic process as I watched him determine that our HVAC blower had failed. He satisfactorily explained that repair parts would be hard to find for our old system that was 27 years old. He asked my permission to call in a coworker to confirm the diagnosis and provide an estimate for a new system.
