Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the combustion readings were way off and the furnace was close to overheating. Tested gas pressure to the furnaces gas valve. Found that the furnace is receiving almost double what the furnace is rated to receive. Tuned the furnaces gas valve around the excessive gas pressure, but the pressure is so high that the changes will not be permanent. Recommended having the gas company rectify the gas pressure for the home or installing a pressure regulator for the furnace. In either situation the furnace will need tuned for the proper gas pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan has more dust on it than such a new system should. Customer called in needing water heater looked at. Water heater won’t lite. Giving error code ECO lockout. Called tech support and they determined sediment buildup is effecting gas control valve and gas control valve locked it self out and would need to replace it. Gave customer options and customer opted to go ahead and get water heater replaced. Removed and hauled away old water heater. Installed new BradfordWhite 50 gallon water heater along with new expansion tank. Also installed new ball valve for water heater and installed shut off valve for humidifier. Checked for leaks and no leaks detected. 1 year labor warranty on water heater 6 year tank and parts warranty.

This task will be for installing a new tankless in the customers home. As well as receiving a free flush a year out, as of 1-13-26 Bradley and Chris were onsite and diagnosed the tankless was not staying hot, we performed several tests to see how long water will stay on, it was currently holding fine, we then proceeded to offer home owner several options to then which she would rather just not have to deal with it, we offered customer a free flush for next year and Anthony offered a little bit better of a deal due to the tankless only lasting 4 years without a flush. Upon arrival, the customer reported a continued loss of hot water. We had previously performed a repair on the existing water heater; however, the repair was temporary and the unit failed again within 24 hours. Upon further inspection during this visit, it was determined that the water heater had reached the end of its service life and was no longer operating reliably. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger found bacterial growth present on the evaporator coil. Found that there is debris impacted in the evaporator coil and it appears to have been dripping condensation into the furnace. Furnace is operational at this time.

Jared came when called by the LBA technician already at our house diagnosing our failed HVAC blower. He asked my permission to work up an estimate for a replacement system. He explained each step of his review of system requirements for our house. The estimate that he provided seemed to be appropriate for the system we chose and we accepted it. He provided a couple of portable A/C units to help cool our house for a few days until the installation crew could arrive after the 4th of July weekend. He even return the next day with 2 newer temporary window A/C units to replace the first two that were not working optimally.
