Customer called in about water pooling in the middle of the living room. Went ahead and checked sump pits and both pits have low water and not over filling at all. Ran water throughout the entire house and never saw water backing up. Ran dishwasher as well and no signs of water backing up or break anywhere. Customer said there was no floor drain when they replaced the flooring. Informed customer to keep an eye on things. But as of now water source not coming from plumbing system. Customer enquired about adding additional bathroom in basement. Informed customer that there’s 3 ways of doing. We can break up the concrete in basement flooring and tie into sewer line, we can install a sewer ejector pit minimize concrete breakup, or install a Saniflo system that doesn’t require to break up any concrete. Customer will weigh different options and will give us a call when they’re ready for bid to install shower.
Dispatched for humidifier not operating. Found the power source for the humidifier to be faulty. After wiring a new power source and checking proper wiring the humidifier and humidistat is operating within the manufacturer specifications. Learned that they struggled with cooling last summer and we may be looking at a replacement instead of repair. Will compile info for a rick’s return. 5hrs labor, no parts used, 5.5 with travel time. *)*)&)&(&)&&)&(&&)*)*)))*)*)*)*)*)*)*)*)*)*)*)*)*)* Today when I arrived and checked in I was asked to diagnose the South unit that serves the patient rooms and front waiting room. The system was calling for heat however the safety pressure switch was not clearing the furnace for ignition. The pressures were tested today and it was discovered that the flue pressure was excessive. Outside I laddered up and discovered a blockage inside the flue pipe about 4’ in. The obstruction was cleared and the furnace resumed operation. The thermostat was checked for proper operati
Customer called in needing kitchen drain augured. Kitchen drain takes awhile for it to back up, but does drain eventually. Inspected drain lines and customer has all plastic drain lines and a good disposal. Went ahead and gab pricing to customer. Customer accepted pricing. Went ahead and augured kitchen drain. Drain no longer backing up.
Arrived for furnace check. Static is good. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. You purchased another supply of filters. Humidifier is working. System is running at departure. Thanks for choosing LBA. Merry Christmas!
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Returned to install tankless water heater. Upon arrival removed and hauled away old power vent water heater. Installed new Navien 240A2 tankless water heater. Reworked gas & water lines to accommodate for new tankless water heater. Ran condensation line to floor drain. Tested everything for gas & water leaks. No leaks detected. 15 year heat exchanger warranty 5 year parts warranty 1 year labor warranty
Clean house and uv
We cleaned 2 mini split condensers on top of a service room they are all cleaned out now.
Performed Lite heating maintenance on 3 RTUs. Changed filters and all units running at time of departure.
Went for a humidifier issue. Noticed the water panel was dry. Tested solenoid valve and is operating. Did notice port was dirty did clean it. Allowing for water to flow. Humidifier is up and running. Did also give quote for a duct cleaning. Customer approved and will be booked for tomorrow. Duct cleaning and UV light with the holiday promotion. Payment will be collected once job is finished. Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did notice inducer motor amps are close to max. Will, recommend to have replaced. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing for specifications. Did replace filter for customer. Cleaned flame sensor and pressure switch hose. System is up and running before departure. replaced water heater and dishwasher
Customer called in about water heater not working. Upon arrival blower motor on water heater was running non stop and gas control valve lights are all on. Informed customer it could be a bad blower motor is computer issue with gas control valve or main computer. Talked to tech support and tech support confirmed that gas control valve is faulty. Gave customer options and customer wants to discuss with wife wether to repair or replace water heater.
Arrived to perform a mini split cleaning. Remove the mini split powerhead cover and filters as well as air directing veins. Applied bib over the coil and blower assembly of the mini split powerhead. Rinsed excess debris from the unit. Applied foam cleaner to the coils and blower wheel. Wiped problem, spots and Rins away the cleaning solution. Set system to heat to allow the fan to spin and dry the unit faster. Applied covers to unit and cycled power multiple times to ensure the system is running and heating and cooling properly. System is functioning properly at this time.
Installed new full system
Arrived for furnace check today. First we got the thermostat set up correct. Heat exchanger looks ok. Carbon monoxide test was 0ppm. Blower wheel is clean. There is a good temperature rise. Electrical is in range. Thanks for choosing LBA. Have a good trip!
Arrived to remedy and system. Upon inspection of the system, found a fault code pertaining to the system pressure switch. Verified operation of the pressure switch and verified that it is relaying its signal back to the control board. Control board is still displaying the fault on the pressure switch circuit. Tested other components of the safety system. System was providing different vault codes for each different test. This tells me the system is functioning properly on each of those circuits. Determine that the issue is the furnace control board. Spoke with homeowner about repair solutions. With homeowners approval reached out to a field supervisor to provide repair and replacement options. Homeowners will be getting a new furnace installed tomorrow. Left space heaters to heat the home in the meantime.

Arrived to remedy and inoperable system. Upon inspection of the system, found it heating the home. Performed diagnostic on the system to determine the cause of the original outage. Verified operation of the ignition and proving system. Verified temperature rise. System is firing consistently and heating the house without overheating. Found that the inducer is making excessive bearing noise. Found that the damper for the upstairs leg of the system is flapping around in the ducts, despite being tightly secured in position. Continue to evaluation on the furnace and airflow system. Found that the fan inside the furnace has a healthy coating of dust debris. Without a definite cause of the systems outage could not provide a concrete diagnosis. The issues found could certainly contribute to the system outage, but without it happening in front of me, I cannot say for certain. System is functioning properly upon departure.
Completed furnace, maintenance and inspection. I cleaned flame sensor and wipe down furnace. I checked for carbon monoxide and inspected heat exchanger. I tested airflow and temp splits. I checked amp draws and components. Furnace is operating within manufacture specifications at departure.
12/5/25 - Completed a light heating maintenance on one RTU. The filters were changed and operation was tested. Overall, the unit was in good condition and it was running well at this time.
Follow-up call Thursday Dec. 11,2025.

Today LBA's Calvin W. completed the pre-winter checkup of our LBA, recently installed, HVAC system. There was no extra charges since we had the maintenance agreement as part of the installation of a new system this past January. Calvin was very open to me watching him and answering my questions during his check-up work. I appreciated his answers and suggestions as his service was excellent!

Jared came when called by the LBA technician already at our house diagnosing our failed HVAC blower. He asked my permission to work up an estimate for a replacement system. He explained each step of his review of system requirements for our house. The estimate that he provided seemed to be appropriate for the system we chose and we accepted it. He provided a couple of portable A/C units to help cool our house for a few days until the installation crew could arrive after the 4th of July weekend. He even return the next day with 2 newer temporary window A/C units to replace the first two that were not working optimally.
Johann was very friendly and articulate. He actively described the HVAC diagnostic process as I watched him determine that our HVAC blower had failed. He satisfactorily explained that repair parts would be hard to find for our old system that was 27 years old. He asked my permission to call in a coworker to confirm the diagnosis and provide an estimate for a new system.
This was the best service I’ve ever had.
I requested a vent cleaning and find out by LBA that my AC coil is rusted and very dirty under the inside AC. Two person came and were super nice and polite.
