Clean coil, uv light , cleaned house

Arrived for ac out. Upon arrival system was only running the fan. Switched to fan, outdoor unit was not coming on. I found the coil was very dirty and the capacitor had gone bad. I clean coil. Filter was also very dirty. With approval I replaced capacitor and filter. So for today you signed up on our family membership, replaced capacitor, and replaced filter. I got smart ac all set up. 8-16-25. Spoke to Patrick earlier the issue is the showroom in the used. Car building is extremely hot. Upon arrival spoke to the gentleman at the desk, forgot his name. He did say they’ve had some power outages Showroom is extremely hot, thermostat was reading 92° I got up on the roof located to York RTU. There was only one rooftop unit the serial #N1E0842316 I found the board leaking the code ignition control failure. I’m pretty sure they were not running heat, but it may have locked out in this position when the power went out or had a power surge. I reset the unit electrically from the service disconnect. Let it sit for a couple minutes. Re-energize the unit. In a couple minutes. The unit came back on and is running in AC mode with both compressors. Not showing any fall codes unit run for about 15 minutes. While I was waiting, I went ahead and glued the 1 inch PVC P-trap fittings together. The trap is there, but nothing is glued. Told customer we can do a small repair to corroded piping underneath sink. If that doesn’t solve problem we may have a bigger project on our hands.

Water Heater Efficiency Check: I tested the water heater for performance issues. After calibrating the thermostat, checking insulation, and verifying the anode rod condition, the system ran more efficiently with better energy savings.

Went for a maintenance call today, tested for static pressure. System is passing when in cool. All electrical components are passing for manufacture specifications. Refrigerant pressure are passing as well for temp split. Did clean condenser unit and replaced filter. System is up and running before leaving. Thank you for choosing LBA services-Johann

Arrived to inspect a system in a home that has had mold. Used inspection camera to check the evaporator coil. Checked the ductwork for debris. Checked the interior of the furnace as well. Built estimates for duct cleaning and having uv installed. Mentioned that with the purchase of the duct cleaning we will also rinse the evaporator coil with coil cleaner. This way the coil and the ductwork will be cleaned and the uv bulb will stay in place to keep these items free of bacterial growth.

Found that the ahu2 had a lot of water coming out of it. I cleared the drain line. I went to run the system and the stat for this unit is missing and no one knows where it is. Also found the the outdoor unit has been shut off. This unit has not been running for some time and the water has came from a roof leak somewhere. At this time the unit is not running and they are ok with that. They will get with the home office about the communication stat for them to control from Texas.

I worked on units 5,6, and 7. These units are not running as they should be due to lack of maintenance. I deep cleaned each condenser coil inside and out to get as much dirt and cottonwood out of them. Also all condensation drain are clogged. I cleared them and refilled the j traps. Changed the filters in each unit which had not been done for over a year. This area is for the shop and needs to have the fliters change at least every 3 months if not sooner. After that all system had a good temperature split. This all can be kept up with if they can get a PM set up so we are not spending hours to clean and common house keeping on all the units for this location.

Mini split

Took a $1000 off each system and asked to make sure he was happy with all the recent work. Let him know we took $1000 off each system in case he changes his mind and wants to replace instead. Left VM and sent a text.

Arrived for ac check today. Started at furnace and checked static pressure, it is failing. Heat exchanger is starting to rust and has hot spots all over. Blower wheel is caked in dust. Motor amps are good. Temp split was only 16 degrees, 20 is where it needs to be. At the condensing unit the coil was caked in debris, I cleaned it. pressures and charge looked ok. Electrical components are running properly. Unit is out of level. Contactor is burnt. System is running upon departure. Thanks for choosing LBA.

Customer called for no cool. Stated compressor had been kicking on and off but no fan. Union inspection of unit it was found that capacitor had failed on both sides and the hard start was running the compressor. Replaced capacitor and unit is running again. Checked pressures, head pressure is high but condenser is very dirty, scheduling a maintenance to come back and assess system

Pull Necessary permits -Jackhammer ground near floor drain to expose pipe -Cut cast iron pipe -Install new pvc drain and floor drain -Replace concrete and check operation

Arrived for ac check today. Started at furnace and checked static pressure, it is passing. Blower wheel is getting dirty. Motor amps are good. There is a 16 degree temp split, which is low. I changed both filters. The duct work is dirty also. At the condensing unit pressures and charge are low. That’s why the low 16 split. All the electrical components are running within manufacturing specs. Members got up to 1 lb free so I added to get charge correct. There is now a 19-20 degree temp split inside.
