Service completed thermostat were reading accurate with temp probe readings. Downstairs when calling for heat does make upstairs temperature rise. Zoning is operating normally, zone 2 will bleed but of air when downstairs is calling so it won’t cause the high limit switch to trip. System is up and running before leaving. Backfill in layers to ensure all soil returns to original level. This is to cover additional work after spot repair allows more access to rest of sewer line located in back in back of property. Work area to include from back patio to fence line located in back of the property. If more work is required further into home or beyond fence line then a new estimate for additional work will be provided on site when new scope is discovered.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did find heat stress and rust showed customer concerns. Checked temp split and is passing. Did replace filter for customer that was provided. Cleaned flame sensor and pressure switch hose. System is up and running before departure. Thank you for choosing LBA services-Johann
Arrived to install Uv previously approved by the homeowners. Cut the hole in the return for the bulb to protrude into the duct. Mounted the ballast (mount for the bulb) over the hole. Installed Uv bulb in the ballast and duct. Ran wire to power the uv system, making sure to wire it in so it only turns on when the furnace is moving air. Tested system operations. Furnace and Uv are functioning properly at this time.
Customer called in about couple of issues. Customer mentioned that they’re getting sewer smell from laundry room and kitchen. Also would like for us to look at the disposal wiring. Checked underneath wiring and informed customer that it would be best to contact electrician to properly install an outlet for disposal. Saw that laundry drain has a single standpipe. Laundry line needs a p trap to prevent sewer smells. Sold repairs to install p trap and studor vent. Customer agreed to pricing. Went ahead and install p trap and studor vent. Old standpipe didn’t have a p trap in the ground. Checked for leaks and no leaks detected.
Flushed water heater. Prv water heater shut off valves all under a year old and looking good.
Attempted water heater flush. Was not successful sediment built up bad in the 19 year old water heater. Quoted for repairs in a new water heater and shut off Also tested prv responsiveness. Set pressure back to 60 as it is responsive and doing its job
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested amp draws and components. I checked airflow and temp splits. Airflow pressure is too high on the system, causing the system to run harder than it normally would. Customer is aware of the airflow situation. Furnace is operating at departure.

Arrived to remedy an inoperable system. Upon inspection of the system, found that the heat exchanger is damaged and the system is unsafe to operate. Spoke with homeowner’s neighbor who is a retired HVAC technician and trusted advisor to the homeowner. He is also able to corroborate this diagnosis. Reached out to a field supervisor to provide replacement solutions. System is in operable at this time.

Returned to install PRV. Went to crawl space to install PRV. Cut out section of pvc and replaced with copper. Installed PRV and set pressure to 75psi. Checked for leaks and no leaks detected. Checked expansion tank and expansion tank was at 50psi. Pressured to 75psi to match house pressure. 1 year warranty.
Customer called in about running toilet. Upon arrival, discovered that toilet was running. Checked flapper and noticed a plastic ring on it and removed it. Customer mentioned he replace the flapper, but want able to get it to stop running. Noticed chain was really long. Chain could be getting caught between flapper. Adjusted chain and flushed toilet several times and no more running toilet. Did notice fill valve wouldn’t stop filling when it was supposed to. Check water pressure and water pressure at 110psi. Per code pressure should not exceed 80psi. Will return next day to install PRV. Replaced fill valve and supply line. While replacing fill valve, noticed tank was loose. Bolt is missing on one side of tank. Informed customer of findings and customer approved for toilet tank to bowl bolts to be replaced. While installing new ones, tank ended up cracking. Went ahead and replaced entire tank at no additional costs due to breaking on us. Checked for leaks and no leaks detected.

The tech dismissed my questions in trying to repair my hot water heater. He wanted to sell me a new one and was very clear about that. When he left he said he would text me with information showing the cost to repair. I never heard back from him. I’ve been with LBA for over 30 years and have never been treated this way. I am going with another company in my needs and costs involved. This is very disheartening.
