Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Returned to install PRV. Went to crawl space to install PRV. Cut out section of pvc and replaced with copper. Installed PRV and set pressure to 75psi. Checked for leaks and no leaks detected. Checked expansion tank and expansion tank was at 50psi. Pressured to 75psi to match house pressure. 1 year warranty.
Customer called in about running toilet. Upon arrival, discovered that toilet was running. Checked flapper and noticed a plastic ring on it and removed it. Customer mentioned he replace the flapper, but want able to get it to stop running. Noticed chain was really long. Chain could be getting caught between flapper. Adjusted chain and flushed toilet several times and no more running toilet. Did notice fill valve wouldn’t stop filling when it was supposed to. Check water pressure and water pressure at 110psi. Per code pressure should not exceed 80psi. Will return next day to install PRV. Replaced fill valve and supply line. While replacing fill valve, noticed tank was loose. Bolt is missing on one side of tank. Informed customer of findings and customer approved for toilet tank to bowl bolts to be replaced. While installing new ones, tank ended up cracking. Went ahead and replaced entire tank at no additional costs due to breaking on us. Checked for leaks and no leaks detected.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is beginning to collect dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth on the evaporator pan. Performed an electronic gas leak search. Verified operation of the humidifier. Found bacterial growth in the evaporator panel. Furnace and humidifier are operational at this time.
Arrive for furnace check today. Furnace was installed in 2014. Heat exchanger looks good, no rust, holes, or cracks. Carbon monoxide test was 0 ppm. There is a 52 degree temp rise. Blower wheel is clean. All electrical is running in spec. I changed furnace filter today as well. System is running upon departure. Thanks for choosing LBA.
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. Arrived for furnace check on two systems. Main system has a rusty heat exchanger, very dirty coil, small return. It’s from 1996. You’re honking about replacing soon. The second system is 2018. Heat exchanger is ok. Static pressure is ok. Carbon monoxide test was 0ppm. All electrical components are running with in specs. Reach out when you’re ready to discuss system replacement! I found that the system in the mechanic bay was tied into the condensation line of the abandoned unit in the drive threw bay and the water was going to that unit and filling the pan and over flowing. I cut the abandoned unit out of that condensation line and capped. Now the only one draining is that one unit in the mechanic bay. I also blew the line out with nitrogen to insure no clogs. At this time it is draining as it should be.
Completed full heating maintenance. Took amp draws on electrical components and changed all filter in all rtu's and washed filters in the mini split in the computer Server room. Everything is running as it should be at this time

-Remove wall to gain access to room under living room -Locate spot of sewer line that cable/camera can’t get past -Jack hammer open concrete under located spot on main sewer lateral -Remove damaged section of main sewer line -Use auger to snake rest of main sewer line open -Camera line to ensure proper function after cabling -Reattach main sewer line with proper fittings per code -Replace concrete -Note- Cannot guarantee wall can be restored but we will attempt to keep it as one piece.

Dispatched for 2 ac maintenance and 2 furnace safety checks. During the furnace inspection the furnace was operating for the first floor. During all furnace inspection we have a carbon monoxide detector operating during the inspection for your safety. After checking other components of the furnace the carbon monoxide detector start to detect CO in the air and continue to climb higher. At that point the system was red tag and gas turned off to the furnace. The second floor furnace components were in better condition than the first floor unit. There was no CO detected for this system. Only concern is the inducer motor. And signs of the ac coil freezing with water inside burner area. The 1st floor ac unit is operating with in manufacture specifications, the second floor ac is showing signs of a possible leak due to the refrigerant pressure not within range Thank you for allowing us in your house to provide the perfect home service and i look forward to y

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Found that the system is operating with failing static pressure. Checked interior of the furnace for cleanliness. Found that the blower wheel is starting to collect dust debris. Found that the evaporator coil is impacted with dust debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Recommend using filters with a filtration rating of merv 8 or lower. Filter is 20x30x1. Should probably be changed every 2 months. Air conditioning system is operational at this time.

The tech dismissed my questions in trying to repair my hot water heater. He wanted to sell me a new one and was very clear about that. When he left he said he would text me with information showing the cost to repair. I never heard back from him. I’ve been with LBA for over 30 years and have never been treated this way. I am going with another company in my needs and costs involved. This is very disheartening.

Dalton and Nick arrived on time. They did a very thorough check to rule out a possible leak in the attic and furnace room, took pictures of a possible cause. Very courteous and professional. They forgot to put back the attic door before leaving, but returned promptly to the home and put the door back on. They graciously apologized for the error
