Went for a maintenance call today for heat for two systems. Tested for static pressure system is passing when in heat for both. All electrical components are passing for manufacture specifications for both systems.Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected for both systems. Temp split and is passing for specifications on both furnaces. Cleaned flame sensor and pressure switch hose for both units. Both systems are up and running before departure. Dispatched for a furnace and blower system that were not operating. After completing a thorough inspection, it was found that the burner assembly was heavily corroded and deteriorated. The condition of the burners was causing improper flame carryover and uneven combustion inside the heat exchanger. This poor combustion created excessive moisture, acidic byproducts, and abnormal heat within the furnace. Over time, these conditions caused corrosion inside the venting system and placed extreme strain on the draft inducer motor. As a result, the draft inducer seized and was no longer able to properly remove flue gases from the system, preventing safe operation of the furnace. All findings and safety concerns were reviewed in detail with the homeowner, along with available repair and replacement options. The homeowner chose to move forward with the recommended repairs, including replacement of the burner assembly and the draft inducer motor, to restore proper combustion, correct venting,

Performed plumbing maintenance for customer. Found few housekeeping issues and brought it to customer’s attention. Recommended rebuilding master shower valve and flushing tankless water heated since it’s been couple of years they have it done. Customer wants to go over estimates either spouse.

Dispatched for a scheduled two-furnace tune-up serving the main floor and upper level of the home. The main floor furnace is approximately 9 years old, and the upper-level furnace is approximately 20 years old. Both systems were thoroughly inspected for operation, safety, and overall performance. During the inspection, it was noted that both systems would benefit from a full duct cleaning as well as blower wheel cleaning. Excess buildup on the blower wheels and within the ductwork can reduce airflow, decrease efficiency, and place unnecessary strain on the equipment over time. On the main floor system, a bypass humidifier is currently installed but is undersized for the home and is unable to maintain proper humidity levels. Options were discussed to improve comfort and humidity control. Arrived to do a performance maintenance. Started maintenance with the basement system. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium and is leaking. Moved inspection to the attic system. Verified temperature split. Checked inside the system for cleanliness. Found that the evaporator coil is impacted with debris and the blower wheel is coated in dust debris. Each of these will impede airflow. Verified operation of heat strips. Measured the systems static pressure. Furnace and air handler are operational at this time.

Capped line to basement bar sink, auger lav sink

Went for an outage today. When inspecting unit control board was cutting off power and causing for it to short cycle. Did jumper unit into cooling. Main floor unit charge is low. Upstairs unit is also low with contaminated refrigerant. Both heat exchanger do have rust and heat stress. Did show customer wear and tear in system. Arrived for ac out. Upon arrival I found the thermostat was blank. Tested power and found the stat had went out. Replaced stat and system started up. I cycled between ac and heat to make everything is starting and shutting down correctly. System is operating properly. Thanks for choosing LBA.

Insulation on unit was been resealed.

A-1 Sewer & Septic Service performed the following services: - Jackhammered the floor in the concrete patio to get access to install a 30ft liner to the house for the kitchen line stack. - Performed a 100ft hole-to-hole burst from the left corner of the house to clean out past the covered patio. - Trench 30ft of sewer line past the patio to where the two lines exiting the home connected. - Installed two new cleanouts. One in the front yard and one by the back patio. - Bed new plumbing in gravel to prevent any settling. - Passed inspection through Johnson County Wastewater. - Backfilled all of the trenches, compacting the dirt to get the ground as flat as possible. - Poured back concrete to replace what was removed. - Gave homeowner options, through LBA, to replace the rest of the line. The customer opted to use the warranty company for additional spot repair. Spot Repair downstream from our repair was performed by another company, K-Jett. - Hauled off job-related spoils.

Arrived to remedy a system that is freezing up. Checked the evaporator coil to ensure it is not coated in ice. Kicked system on and found it operating like normal. Checked the refrigerant levels and found them off. Performed diagnostic and found that the metering device for the refrigerant is in need of adjustment. Slowly made this adjustment, constantly checking refrigerant gages outside. Once metering device was calibrated properly made the necessary adjustments to the refrigerant levels. System is functioning properly at this time.

Arrived to replace blower motor. Put in new motor and checked running amps. They are holding steady and not jumping up and down like before. There is a 20 degree temp split, which is great. System is running upon departure. Thanks for choosing LBA.

AC is running great. Refrigerant pressures met factory specifications. Furnace blower motor is weak. Blower wheel is also dirty. Inducer motor is leaking. Heat exchanger has heat stress marks. Low airflow through the house with correct blower speeds and good duct work. Thank you for choosing LBA services!

Arrived for ac not cooling. Upon arrival found that the furnace was running but the outdoor unit was not. I found that the capacitor on the outdoor unit had failed and unit went into a lock out. I replace the capacitor and reset system. Everything started up and is cooling properly with a 20 degree temp split. I also rinsed the coils clean. System is running upon departure. ETA for project start 7/9/25

Found wire sparky from the disconnect box. Wire was pinched in between the brick wall and the disconnect. Rearranged the wiring and fixed the bare wires.
