Arrived for ac check today. Started at furnace and checked static pressure, it is running over the max. Blower wheel is building up with dust. Motor amps are good. There is a 23 degree temp split. At the condensing unit all pressures and charge look good. All electrical components are running within specs. I rinsed coil clean. System is running upon departure. Thanks for choosing LBA.

Completed ac inspection. All components tested to manufacture specifications. No recommendations at this time. Gave bill a new filter as well

Rtu #2 was not running when I arrived. Found that the system had trip out on high pressure on the cooling side. This is due to lack of maintenance and the filters are completely clogged and has not been changed since January of 2024. Also that the condenser is also completely clogged with dirt and cotton wood. This unit needs to breathe. I recommend changing the 16x20x2 (4) fliters and washing/ deep clean the condenser out to allow proper air flow for the unit. Jackie is waiting on a ok to do so and can’t get ahold of them at this time. She will call back when she gets approval to do so

Came out here for a furnace tuneup upon arrival tested static static was passing no carbon monoxide within the ductwork, as well as my combustion analyzer showed me no concerns within the unit clean flame sensor filter had been replaced a day before by customer so it was still clean. Checked all amperage within the unit to make sure that it was working fine. The only concern we came across today was the blower wheel being extremely dirty customer was made aware and was going to think about getting it cleaned. Thank you for choosing LBA

Today the focus was on the rooftop unit that is the furthest to the North. This unit has had a new inducer motor and assembly installed in the recent past. After the motor change the unit ran however today I discovered that the unit would not bring 24v to the ignition module. A limit switch was reset (supply compartment) and the unit was then cycled twice. The temperature split for this unit was checked and is in range. The system was then cycled and left to run via the thermostat. The clearance between the unit and the metal enclosure that shields the equipment from eyesight is shorter than the manufacturer’s specifications. These units have been in place for 7 yrs. This is a new location for my company and I do not have the history of these units. At this time the unit is functioning. Upon arrival I began the furnace tune up. First, I ran a static pressure test. This system has a maximum rating of .5 static pressure. Your system is testing at .44 which is below the max. Next, I checked the running amps on the blower and inducer motor and both were amping within specifications. Cleaned the flame sensor and cleared all the hoses and pressure switches. I took a temperature split on the system which was at 35 degrees which is within manufacturer specifications. If you have any questions or concerns please feel free to contact us! Jackie, Unit #6 that serves the auto shop is the unit located furthest to the North. This unit has an inducer motor that has failed. This motor is necessary for the proper function of this unit in heat mode. It is also needs to function for the burners to light. Due to this the unit cannot be further evaluated until the motor is functioning correctly. There has been previous modifications to the electrical wiring that serves this motor. This repair bid includes a new motor and wheels as well as the time to check the wiring to the motor for any improper wiring. New filters for this unit are also needed and are included in this estimate. Unit#5 is in need of new filters as well. In addition to this a new thermostat will be installed to replace the thermostat that has a damaged screen.
