Weighed refrigerant, did a Uv light check. No sign of leaks that are visible. Added more refrigerant and Uv seal. Will schedule late September or early October to recheck system.

8-13-25 Performed summer visual inspection. Checked Trane 40ton intelpac controller for any faults found no faults system was working properly. Did visual inspection Belts Condenser fan blade Condenser coils Electrical components Condensation drains Check both hot units confirming all the panels are on did not run the system Did visual inspection the filters they do not need to be replaced. And we recommend not replacing them during the summer and winter checks

8-13-25 Upstairs meeting room Relocated the existing thermostat from the west wall to the south wall. Then test it for proper operation. Paul Skehen Office stays extremely cold. Found the VAV box damper control was not completely closing when there was no call for cooling it. Only close to about 3/4. I made adjustments to the linkage and the location of the damper drive motor. Ran the system by the thermostat system checked out good and working. Upstairs west hallway is cold. The VAV box for this system is in the insurance brokers office. This is there’s actually a 12 inch damper going into the hallway and the damper control is broken. The only way to fix this is to replace the box itself. I will get a quote together to do that. Stewart title office downstairs SW This office is also cold. There is a 12 inch register that is no damper and it dumps a lot of AC into the space I take to modify this system. I will take care of that on a separate ticket.

Today the Lennox system that cools the rental office had a slight low charge. I performed a leak search and discovered that the equalizing tube for the thermal expansion valve would set off the leak detector intermittently. This was reported to James and options were presented. The area of the leak was tightened and the refrigerant charge was adjusted. The system returned to proper function and was checked after the it was back in operation. Due to rain I did offer to return for a thorough leak search to confirm that there are no other leaks. 8-6-25 Install the four dampers I need to come back and secure them and also relocate the thermostat Upstairs meeting/training room Remove 4 older style Ceiling registers. Install 4 updated stepdown 8”ceiling registers with butterfly damper. I will connect the new registers to the existing ductwork.

Today I arrived and checked in. There was a concern about a quiet knocking noise at the air handler located above grid. The blower compartment as well as any moving parts were checked for the source. The system was operated and still no noise detected. Eventually as it was operating one of the employees said that they heard the sound. What they heard was gurgling in the drain line. The system is functioning, the drain is not plugged and 5e condensation pump is operating. While above grid at the unit I did notice that there is not an emergency drain pan under the air handler, I spoke with Madison about this and I will be creating an estimate to install an emergency drain pan with a mechanical float switch to shut the A/C down if the pump ever fails or the system ices up. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Recommend a duct cleaning, blower cleaning and indoor coil cleaning. With this cleaning process it will bring your system as close to being fresh install. It will also improve air quality inside the house. Estimate for water heater under warranty

Arrived to remedy a system that’s unable to keep up in the heat. Tested systems airflow and temperature split. Found that the system is cooling 18 degrees, when we only ask 20 out of it. Tested systems airflow and found that both cooling systems are operating with failing static pressure. Found that both systems fans are dirty and impeding the amount of air the system is capable of moving. Went outside and found bone condenser coil heavily impacted with debris and the other one wasn’t exactly clean either. Dirty condenser coils will impede the amount of cooling a system is capable of producing. Spoke with homeowner about solutions. Homeowner declined repairs at this time. Systems are operational upon departure.

For this job as I was doing my inspections the customer brought to my attention of a leak from his 3rd floor shower down to his basement. Gave him a quote on a shower valve that can be subject to change because he wasn’t ready to open the wall up. Also quoted on new prv and sump pump. Thank you for choosing LBA

I felt like the service gentlemen were knowledgable , courteous and professorial.
Determined they could not get parts needed until Friday. (Was not happy about that). After further checking they were able to get parts and scheduled repairs for the next day (Thurs).
He called in another technician because this was my 2 nd service call in 2 weeks. A new unit was installed 2 weeks ago and is not running correctly. Furnace shut down at 1:32 am and was not looked at until around 3 pm.
Tucker is knowledgeable, courteous and a hard worker. He took the time to answer my questions in terms I can understand and he double checked the furnace (didn’t just rush out).
Ramon was on time; professional; and went above and beyond in his service of our heating system! Send him our way every time!

I’ve never had to call for help since owning my house, but I was having some issues with my AC and called LBA. They sent someone out the same day and Ramon was the best! He was so helpful and respectful, and diagnosed my issues and got them fixed right away. He was also patient while I waited for my husband to respond, and was even so sweet to my cats. 10/10 recommend

Tried to find our leak. Was very through, answered our questions, was polite and gave us suggestions and relieved our fears of what it might have been. leak was in the toilets. Fixed and we would call you again if we needed plumbing help.
Eli was shadowing Patrick while he inspected our AC unit because it was his first day. He was respectful of Patrick and myself and was knowledgable of his craft.
Patrick was knowledgable and explained the needed repair/ maintenance on our AC. He was very professional. He’s also a really nice person.
Ten provided knowledgable service but was unable to resolve the problem. She reassured us another technician will be coming tomorrow. We appreciate getting our needs addressed the same we called.

Jamal was a great salesman with knowledge, friendliness, and humor along with transparency and authenticity that we appreciate when deciding on big purchases. Dave was excellent and thorough with installing and took the time to explain everything before and after while navigating through any obstacles with a true understanding of HVAC and plumbing and making us feel comfortable with leaving our home in his capable hands. I worked the night before so I slept on the couch while he worked and felt at ease with him working the day away. I’m not sure of the name of the man who installed the humidifier but he was friendly as well and I faintly recall waking up to him asking my permission to install. I absolutely recommend this company and am already enjoying the benefits of our water system and water heater. Thank you guys!

Super nice and thorough
I don’t know the technician’s name but he is not allowed in my house again. He met with my wife to diagnose our water pressure problem which he referred to as water hammer. He had two broken water pressure meters so couldn’t even tell what our pressure was but told my wife it would cost $850. My wife declined so he said she had to pay a fee for his diagnosis. She refused once again and he said she had to pay him. She refused so he said she had to call his supervisor. She did so in front of him and the supervisor said she did not have to pay anything. My wife was unimpressed. I called LBA because of the radio ads that stated everybody there is a perfectionist. Who comes to diagnose a water pressure problem and has no way to check the pressure. The crappy part is now I get to listen to my water hammer all Thanksgiving!
