Arrive to remedy and inoperable system. Upon inspection of the system found the furnace fan working but blowing no cold air. Verified cold for cooling at the furnace. Inspected the interior of the furnace for cleanliness. Found that the blower wheel is heavily coded in dust, and that the evaporator coil is heavily impacted with debris. Install the furnace filter to replace the completely collapsed one. Went outside and found the condenser fan was working but the compressor was not. Performed diagnostic and found that the capacitor for the compressor had fully failed. Replace the capacitor to continue diagnostic. Upon trying to connect, refrigerant gauges found that somebody had applied and I lock to the refrigerant caps. This is not a repair for a failed or leaking part. There is leak sealant and thread sealant keeping the system from sealing properly. These valves can be replaced properly, repairing the leaking refrigerant issue. Today I went to the front door and rang in. The concern was with the lab rooms being warmer than usual. I did check the temp in the north lab and it was 74degf. The south lab was checked after I returned from the roof and it was at 74 degf as well. The equipment that serves this space is the same equipment that serves the back cubicles. The temperature in the rear cubicles was at 74degf and the thermostat for both the labs and the rear cubicles is reading 74degf with a cooling setpoint of 74degf. When I arrived there were two things that stuck out as an extra heat load on the labs. The first is that the dock door was open. I asked about the door and was told by the employee on the dock that he keeps it open. This does add a heat load to the labs ceilings and in the case of the north lab the north wall of the lab becomes an exterior wall. Today I completed a full cooling maintenance. I changed the filters took temperature split and amp draws on all electrical components also wash condenser coils out. Everything was in range of what they need to be and running properly. I also reprogrammed the back unit thermostat stat for the schedule the customer requested.

Completed an ac inspection. Most components checked out good. Contractor and capacitor are reading low and informed customer with his system being 20 years old that you will see that. Customer wants another year our of his system and then will look at replacing.

Sending estimates for ac replace replacement, as well for install pvc to humidifier. Ac replacement would be a two stage 16 seer with 3 ton coil, and condenser. Thank you for choosing LBA services-Johann and Rainer

Went for a tune up. Tested for static, both systems are passing for static pressure. Temp split passes for both system. All electrical components are passing for manufacture specifications. Refrigerant levels are within range. Did clean both condenser units. Did notice upstairs coil does have rust as well for humidifier drain line needs to be replaced. Did show customer. Arrived for ac check today. Checked static pressure and it is passing. Blower wheel is clean. Motor amps are good. There is a 24 degree temp split. I changed furnace filter. At the condensing unit all pressures and charge look good. All electrical components are running within manufacturing specs. I rinsed coil clean. Today you signed up for membership. Arrived to do a dual system performance maintenance. Set systems for cooling. Measured each systems static pressure measured a temperature split between return and supply air. Checked interior of the furnaces for cleanliness. Found that the main floor system has bacterial growth present on the evaporator pan. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Found that a couple mice had made a nest in the basement system, and chewed through most of the wires. Found that the capacitor for the main floor system was failing. Spoke with homeowner about the systems. With homeowners approval removed the mouse nest. Traced all wires and repaired all spots that were chewed on. Sealed the electrical cabinet in each condenser to keep mice from eating any more wires. Replaced the failing capacitor on the main system and installed a compressor start kit to relieve the stress of start up from the system. Cleaned each condenser coil. Air co

5/28/25 - Completed a full cooling maintenance on one RTU and one mini split. The filters were washed, the coils were washed, and proper operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues found at this time.
