Dispatched for no heat. At arrival system had multiple fault codes. One fault code was faulty hot surface igniter. After replacing the hot surface igniter the board could not reset from the faults. Tested voltage on the board and that determined the board was bad and feed power to it with the door switch open. After replacing the control board system started up and system is operating. We replaced the HSI AND the control board in the furnace, system is dirty and is not burning a clean flame at this time

Today I discovered that both heat pump systems are functioning when the thermostat wire is removed and the units are jumped into service. Many wires were checked and their connections were confirmed to be tight. The low voltage schematic was used to confirm wiring placement. The voltage at both thermostats is erratic with low voltages measured on terminals that shouldn’t be there and the 24v signal is leaving the units but not arriving at the thermostats. The smoke alarm box in the foyer says system failure and there has been smoke alarm work recently as well as the fire department was also out recently. I relayed this information to Mitch and he will contact us to continue if the smoke alarm company does not resolve the issue with the thermostat wiring. Went over refrigerant situation with customer and they are wanting to do their own digging as the system is only 3 years old . They know who installed the equipment and the company who built the house as well

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium and bacterial growth. With homeowners approval replaced the humidifier panel and cleaned up the interior of the humidifier. Furnace and humidifier are operational at this time.

Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical components are running in spec. There is a 56 degree temp rise. The humidifier pad was dirty, with approval I replaced it. Humidifier is working properly. Lower wheel is dirty and needs to be cleaned. You will be ready to do that come ac check. Dispatched for system not cooling. After a in-depth inspection of the system and it was found to have a locked compressor. Completed furnace, maintenance and inspection. Cleaned up furnace and flame sensor. Checked all components and amp draws. Inspected heat exchanger and tested for carbon monoxide. Furnace is operating within manufacture specifications. Turn furnace on at the end of maintenance. Furnace is running at departure. Only recommendations for today would be to add a humidifier to the system to help protect the wood in the home from the dry winter air and surge protection for the house to prevent damages to furnace and other electronics during storms or power loss to the house.

Arrived for ac not cooling. Will have to come back tomorrow to finish diagnosis.

10-13-25 In the south workout area, they have an open ceiling the return dock on the AC system has no grill to stop the objects from getting up there. Today I removed two scarfs, there was no damage to the unit the scarfs were trapped in the filter. visual inspection, other than there’s no grill over the return. There’s also the drop for the supply is 1-large elbow and then it dumps out in the back of the gym. Also, there is no economizer on the unit or any adjustment for 10% outside air. I did speak to Sarrish about economizer and the fresh air, and also the ductwork. They are currently going into their second stage of construction and east units. Do you have economizers? 10-8-25 Golf course maintenance garage I spoke to John and Cam upon arrival They installed a new LP unit heater and they needed me to check the gas pressure and adjust the burners. I checked the inlet LP gas pressure. I’m getting 11.25”.I need at least 13 to 14”s I went ahead and tried to adjust the gas pressure. The regulator is not cooperating with me. I don’t want. I didn’t wanna bottom it out. I tried running the unit heater with the pressure in the pressure that I had. I need 10 inches and I’m getting about 6.5”and the flames are bouncing all over the place. I spoke to Mike at the shop there and also John they need to have the gas company come out and probably replace that regulator and then I come down and set the pressures as completed for now. The gas is shut off and there is no thermostat wires connected to the unit.

Performed heating checks on the air handler that provides heat to this location. The electric heat was checked for proper temps, amp draws and loose connections. The filter was replaced today. All tests were passed. A checklist was created and emailed to Madison. The system was turned back to A/C mode (automatic) after the work was completed. Thank you, Jon

9-29-25 Server room mini split system Diego and I installed new condensate tubing from the unit to the kitchen where it ties in to the pan drain for the water heater. The tubing that we installed , took the same route as the existing tube Not too happy about work I got put in, but it’s been like that for years t

Found the suction line had a good dancer, sweating real bad. Also there is a musty smell coming from the indoor unit off of the blower wheel, which is plugged up with debris.

His upstairs guest shower has a bad smell. It has water in the p trap. Flushed the toilet and ran sink in there a they’re not sucking the trap dry. He’s been pouring an environmental friendly bio cleaner in there. Advised him to pour some bleach in there an let it sit over night, run hot water next day for 30 minutes, and if they doesn’t work we will go from there.
