11-26-25 The gym front lobby no heat. We just put in some dampers and also made some adjustments to the bypass damper. Today I found the RTU furnace ignition board flashing the code for high limit trip three times. I reset the rooftop unit for mechanically it’s working. I did take the W-2 off of the board so only runs first stage heating. I am getting a heating supply air temperature about 110° I closed the bypass damper to test my temperature rise curly I am at 30°, which is a little low. I made adjustments on the bypass damper to stay closed. When both zones dampers are opened. The the bypass camper was opening when there was a call to both zones so potentially there was a little bit hotter than normal, which may have caused that limited trip. So I made adjustments so that the bypass damper is closed both stones are calling There has been issues with that limit switch. I believe Jon found the limit switch taken out. I’ll check with him. So using frist stage heat, may or may not
Plumbing service
Completed furnace maintenance and inspection. I cleaned flame sensors and wipe down furnaces. I checked amp draws and components. I tested air pressure and temp splits. I fixed duct run running into the humidifier so the humidifier damper works. I changed out both air filters. Furnaces are operating within manufacture specifications at departure.
Arrived to do a multi system performance maintenance. Set up for combustion analysis temperature split and static pressure tests for each system individually. Found that all systems in the basement are operating with failing static pressure. Verified operation of all mechanical and electronic components of each furnace. Checked each systems fan for cleanliness and to see if there is any play in the bearings. All fans are collecting dust but are not to the point of needing cleaned. Checked each systems heat exchanger to ensure proper venting of flue gas. Verified operation of all humidifiers. Each systems humidifier is in need of a water panel, due to calcium buildup and bacterial growth. With homeowners approval replaced all humidifier panels and furnace filters. All furnaces and humidifiers are operational at this time.
11-24-25 First floor, gym and lobby area heating cooling system. Today, Tyler, Collin, and myself installed two zone dampers and made repaits on the bypass damper. We cycled the system in all modes also confirming proper pressure at .06 inches on the bypass damper.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. With homeowners approval replaced the humidifiers steam canister. Furnace and humidifier are operational at this time.
Arrived to do a performance maintenance. Upon arrival noticed flue condensation leaking out of the exhaust piping. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found the humidifier panel is coated in calcium buildup. Spoke with homeowner about the system. With homeowners approval replaced the panel in the humidifier. Furnace and humidifier are operational at this time.
This task will be digging up the existing line removing the thin wall pvc and adding the proper schedule pipe required by code. We will ensure the correct fall and support per code and will scope the line to ensure the connections are secure.
11-19-25 Picked up two zone damper controllers to be installed later on this week.
11-19-25 Gym and lobby area is not heating properly again. Today I found the carrier rooftop unit control. Transformer circuit breaker was tripped. Trace wiring from the transformer to the furnace limit switch. The fiberglass plate on the limit, was actually dirty and wet enough to short out to the casing of the heating exchanger. I pulled the limit, cleaned and dried and reinstalled system is working at this time Carrier RTU serial # 0916P28172 I did speak to Ryan tell him what I found. Also, I talked to Ryan about the two zone valves for the gym and lobby that need to get replaced curly or locked open. This is causing the lobby or the gym to overheat or not heat at all. I’ll do the zones valves on a separate dispatch

The mini-split in electrical room 2A was checked today. During maintenance it was discovered that there was an error code displayed and the system was not operating. During diagnostics today the error code was confirmed, researched and the causes were ruled out today. The system was operated and monitored once the error code was cleared. In addition to this I cycled the system from cooling to off 4 times in an effort to recreate the error. This system is a cool only system and returned to cooling today after being reset. All causes for the error code were ruled out one by one today. The thermostat was left on 85deg and the room temp dropped 5 degrees during the runtime today. Today’s temp is 73 and the room temp was 90 when I started. Information of the unit was documented. This system is back in service. This mini-split system is located inside the first floor electrical room. During maintenance it was discovered that the thermostat that serves this system was not responding. None of the buttons worked when assembled and when disassembled and checked there were signs of corrosion. A verbal quote to replace the thermostat was approved by Ryan today. A new thermostat and the sender unit (wireless system) that pairs with it were sourced, picked up and installed. After install the thermostat was programmed to match the system. It was then operated and the temperatures were in their proper ranges. The outdoor unit was visually checked for any error codes and any possible deficiencies. This system is back in service. Of note is that this system is a cool only system. After inspecting the system and taping up the air gaps that could be making noise, I was able to hear where the noise was coming from. The inducer motor is making a whining noise which they are able to hear upstairs. It’s only making that noise when the system goes into second stage. While running first stage, the system is nice and quiet
This mini-split system is located in the elevator mechanical room on the first floor. The room is next to the elevator. This is a system that was not presented to us by Ian when we did a site-visit to establish a preventative maintenance agreement. The system is 10 years old and today I discovered a clogged drain filter screen, the float was also stuck due to gunk and the front cover was not completely on the unit. I unclogged the screen, cleaned the pump reservoir and float, wiped down the unit and reinstalled the cover properly. I flushed the drain pan with a large amount of water and confirmed that the pump and drains are working and not obstructed. The system was operated in cooling mode and the temperatures are in their proper ranges. The thermostat was left on 85degf (cooling mode) which was the set point when I arrived. 11-13-25 I didn’t use this ticket. I put the repairs/call back on the gym heating system on the other repair.
11-13-25 They have two systems and not working properly I spoke to Adam upon arrival, decided to do the gym and front lobby since the temperature in those two rooms was down to 57° Carrier RTU M0del# 48TCTD20BCA6A0H1A0 Serial # 0916P28172 Was calling for heat, induced motor was running found the flame sensor was dirty getting a reading of 1.7 micro amps. Pull the burner above the sensor clean the sensor currently getting 5.6 micro amps. Ran and cycled the unit in heat mode. System is working at this time. Aaon unit 100% make up air Serial# 201602-ANGH51131 This system feeds the kitchen and the laundry room area Thermostat TS ll Unit is not working in the heat mode. I do have a call for heat at the controller (VCB-X Controller my relay 2 light is not energizing. When I put the unit into forced on the system does work. Than foind that the ignition module first stage is tripping off because of a limit switch. I tested all three limit switches separately and they were OK however, ther

11/12/25 - Completed a full heating maintenance on two RTU’s. The filters were changed and proper operation was tested. Overall, both units were in good condition, they were both running well, but the only issue found at this time is that both units have cracked belts. The belts will need to be replaced, and the belt sizes are A44 and A40.
Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Customer called in about needing gas line capped for dryer. They’re switching over to electrical. Customer does have gas shut off behind the dryer and in basement. Gave customer estimate and customer went ahead and shut the gas off in basement.
Flushed water heater. Everything up to date
11/11/25 - Completed a full heating maintenance on three RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, all three units were in good condition, they were all running well, and there were no issues found at this time.

Tested for static pressure system is passing when in heat for both systems.All electrical components are passing for manufacture specifications for both systems.Did a combustion test is within range for both systems. Inspected heat exchanger no cracks/leaks were detected for both systems. Checked temp split and is passing for both systems,Did replace filter for customer for system in crawl space.
