Great job
Went for a tune up call today for heat. Tested for static pressure system is max when in heat for basement unit. Upstairs unit is over max rating when in heat. All electrical components are passing for manufacture specifications for both systems. Did a combustion test is within range for both systems. Inspected heat exchanger no cracks/leaks were detected for both systems. Checked temp split and is passing for specifications for both systems. Did replace filter for customer. Cleaned flame sensor and pressure switch hose for both systems . Both systems are up and running before departure. Thank you for choosing LBA services-Johann
Customer called in about sump pump discharge line causing water to go everywhere. Upon arrival found that discharge line for sump pump froze over. Recommended removing Sheetrock and keep Sheetrock off discharge line so it gets proper heat and prevent it from freezing. Gave customer pricing to replace discharge line for sump pump. Customer accepted pricing. Went ahead and installed new discharge line and new check valve as well. Customer interested in battery back up system. Will forward estimates to customer. Customer would like to add a vent in closet area where main entrance valve and sump pump are located 2 year warranty on discharge line install.
Arrived to do a performance maintenance. Cleaned out the remainder of the mouse house from the burner cabinet. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Made sure the system transitions from electric heat to gas heat. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan is heavily coated in dust debris. Looking for the source of all the debris checked the systems ductwork and found that there is excessive debris inside the ductwork. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Furnace and humidifier are operational at this time.
I inspected the furnace. I tested components and amp draws. I found that the inducer motor is starting to make some extra noise. The blower wheel is also covered in layers of dirt. I showed customer both. Customer would like to take some time to think about what he would like to do. I recommended doing the blower wheel during the AC maintenance so we could take the wheel outside and use a garden hose to clean it. Part warranty expires March 1 of this year. Furnace is operational at departure.

Gave estimate for replacing exhaust fan in bathroom
Customer called in getting pricing on fixing wide spread faucet and shower in the same bathroom in the basement. Widespread faucet right handle needs to be tightened down. Shower valve needs to be rebuilt. Gave customer options and customer will look over estimates.
This task will be unclogging the shower drain to remove any debri.

Verified operation of the humidifier. After testing and checking the humidifier is operating as designed. Found a new humidifier panel between furnace and return. Installed this new humidifier panel and verified that the system will operate without leaking. Furnace and humidifier are operational at this time.
Today I arrived and checked in. They relayed to me that the heat was not working and the unit was blowing cold air. I accessed the roof and the rooftop unit was attempting to finish it’s ignition cycle however this was prevented by a flame roll-out safety. The cause for this safety to shut down is a breached heat exchanger. The clients relayed to me that the A/C did function into this winter. This rooftop unit is 8yrs old and due to Lennox being closed for the holiday I was unable to confirm the warranty status for the heat exchanger. They do have one functioning rooftop unit and will be closed on Thursday. An estimate will be created and emailed once Lennox is available to confirm warranty status and part availability. Arrived for furnace check on two systems. Systems are failing on static pressure. They are running at double the max rating. Heat exchangers have hot spots on them. Carbon monoxide tests were 0ppm. Temperature rise is good on both. Blower wheels are starting to collect dust. I replaced filters on both. I replaced humidifier pad too. Systems are running at departure. Thanks for choosing LBA.

Went for an out on system. Rollout switch was tripped did reset. Did a combustion test on system was over 1500ppm on readings. Did inspect heat exchanger and multiple rust points. Did identify heat exchanger is compromised. Turned off gas going into system. Did have supervisor come out and will have solutions for customer. Thank you for choosing LBA services-Johann

Arrived to replace inducer motor on main floor system. After I replaced, I fired the system up to make sure it would operate correct. System is running at departure. Merry Christmas!

Completed furnace, maintenance and inspection. I checked temp splits and air pressure. I cleaned flame sensor and wiped down furnace. I checked components and amp draws. Furnace is operating within manufacturer specifications. But it was quite a bit of drywall test getting into the system. I talked with customer about the duct cleaning with UV special running through January 31. Customer would like to get through the holidays and talk with spouse before deciding whether to do that or not.
I found the system tripped the high limit on the system. Talking with other techs they had found that limit removed from the system on the last heating maintenance and they reinstalled it. We are going to change out the limit. Shipping to the shop and should be there in 5 to 7 days. I also found the bypass damper was sticking closed so I adjusted the range of the damper so it will not get stuck again. At this time the unit is running as its should be
Arrived for furnace check on two systems. The York system is running with failed static, we’ve discussed this with you before. Other than that both systems have a temperature rise, all electrical is in range. 0 carbon monoxide. Thanks for choosing LBA. Happy Holidays!
