Trevor and Louis were truly wonderful as they took care of our upstairs shower plumbing. We have an old house so re-doing pipes is, to say the least, challenging. Trevor and Louis took their time, starting with careful measurements, getting all the correct materials, and then doing the job. It took them extra time as they had to get through some wood that had been placed by earlier plumbers, and they had some difficulty removing the old valves, but they were able to accomplish installing the new pipes and valves. They do have a return visit planned to finish the tile work and caulk around the faucet and valves, and then the project will be finished. They cleaned up afterwards and checked their work. We always appreciate Trevor taking care of our plumbing needs, as he's consistently attentive to detail and will keep working until the job is done. Thanks so much!
For this job, I replaced the customers shower valve and then re worked the water lines to have them cleaned up. Everything is working properly and there are no leaks. Customer is satisfied with the work done.
Completed two system furnace maintenance and inspection. I tested amp draws and components. I cleaned flame sensors and wiped down furnaces. I tested temp splits and airflow. Basement furnace was overheating due to a clogged filter. Customer had filters there in the basement so I replaced the filter. I had to adjust gas pressure on the basement furnace as well. Attic furnace did not have a filter in the filter slot. I found a filter that fit into the slot. I advised that customer gets a Merv six filter for the unit to provide the most amount of airflow. The attic furnace was also overheating. I had to adjust gas pressure on that system as well. Both furnaces are operating properly at departure.
Followed up about duct cleaning.
In this task we will be breaking up the concrete and replacing up to 5 ft of drainage pipe. We will also out the concrete back as a courtesy. We will also be replacing up to a 10 ft section of pipe outside eliminating another troubled spot. We will scope the new connections to ensure everything is flowing and holding. This task we will be upgraded the kitchen line from 1 1/2 to 2 inch giving more flow and less restriction on waste. Two separate failure points were identified—one interior and one exterior—where failed pipe connections allowed root intrusion into the line. Additionally, the kitchen branch line was undersized, contributing to frequent backups; this line was upgraded to a 2-inch diameter and a new cleanout was installed. Both compromised sections of piping were removed and replaced with new pipe to restore proper function and prevent future issues.

Arrived to remedy a system that’s not functioning properly. Performed diagnostic on the system. Could not make heads or tails of the wiring between the air handler and the thermostat. Fixed the wired connections between the air handler and the thermostat. Found that the thermostat was not programmed properly for a heat pump with heat strips. Switched system over to heat pump mode. Performed diagnostic on the circuit that controls the heat pump up on the roof. Found that the old float switch had failed and was not allowing the heat pump to receive signal from the thermostat or air handler. Replaced the float switch and tested system operations. Verified that the thermostat will turn on the electric heat strips and turn them back off. Verified that the thermostat will turn on the heat pump and turn it back off accordingly. System is functioning properly at this time.
Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested components and amp draws. I checked temp splits. Furnace is operating within manufacture specifications. I recommended using a less restrictive filter to help the furnace breathe better. Customer wanted some information about the duct cleaning and a humidifier install. I measured out the space and made sure that a humidifier could be installed. We talked about how the day would look with a duct cleaning. Customer would like to speak with spouse about the options before deciding what to do. We activated club membership today. Furnace is operational at departure.

The current furnace in the home is a gravity furnace, which is leaking CO. The supply runs and the return in the basement are covered with asbestos tape. The restoration company that is currently here is going to send off a test for the asbestos. Billy from the restoration company told me to give him a call in the morning to receive the results. This will be a whole duct renovation with a full completed system. I will work on an overall estimate for the insurance company
Customer called in needing a tankless flush. Quoted customer $458.87 to perform tankless flush. Customer under the impression that flush was only going to cost $47.00. Informed customer that there is a miscommunication with pricing for flush. $47 flush is only for tank water heaters. That does not include tankless, since tankless does require double the time of a standard tank flush and also there’s maintenance that needs to be done to tankless every time a flush is performed. Customer understood and offered customer member pricing for tankless flush for $200 this one time. Customer agreed to pricing. Went ahead and performed tankless flush for Rinnai tankless. Cleaned inside unit. Also cleaned flam rods as well. There was significant build up on flame rods. Went ahead and cleaned them. After performing flush, flushed out tankless with normal water to get rid of cleaning solution in the tank. Noticed that there is hammering noises when shutting water on and off. Lane told me the quote to put a humidifier on our furnace is $ 750 and the cost to remove our water softener is $ 300, or a total of $ 1050. When I opened the quote it was for $ 920 for the humidifier only. This was a surprise to me. Lane is a very good sales person, but his information was misleading.

We just had our semi-annual HVAC check-up, and Johann Aguilar did an AWESOME job! He called within the appointment window, and was very accurate regarding his estimated arrival time. He was polite and efficient, but took the time to answer some questions I had about our system, and put my mind at ease by doing a quick check of our air ducts and by opening the panel so we could assess the effect of the UV light above the AC condenser/coil. (It's working like a charm!) He conducted a thorough assessment of our furnace, and provided a checklist of his work (all "green"--hurray!). We had our fall furnace check up and determined there was some dust accumulation on the fan blades. We set an appointment to have the ducts and the fan cleaned. While it was expensive the team Reece and G did an out standing job. This was the second time Reece has done work for us and we always find him to be an outstanding person (friendly, knowledgeable and a hard worker). WE have been with LBA for 30 years and plan to continue the relationship.
We had Patrick perform our fall furnace check and he did an outstanding job. He provided all the results and explained each one as needed. Patrick also took a picture of the blower fan to show the amount of dust that had collected. This was needed as too much accumulation and the motor could fail.
