Customer called in to get quotes for water heater replacement and possibly get prv installed in her home. Water pressure for home is right on 80psi. Per code water pressure should not exceed 80psi. However water pressure can fluctuate and can exceed 80psi since customer does not have a PRV. Water heater is from 2011. There’s no sign of leaks. Water heater is 15 years old and did inform customer life expectancy for water heaters are generally 10-12 years. Will forward quotes for customer.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. We were dispatched to perform a full furnace tune-up during an active home remodel. During today’s visit, the furnace was thoroughly inspected, tested, and serviced to ensure safe and reliable operation. All major components were checked, including: • Gas pressure and combustion performance • Heat exchanger condition (visual inspection) • Inducer motor and blower motor operation • Electrical connections and safety controls • Temperature rise and airflow • Filter condition and overall system cleanliness The furnace is operating within manufacturer specifications at this time. However, due to the ongoing remodeling, a noticeable amount of construction dust and debris has been introduced into the home’s duct system. Remodeling dust can settle inside ductwork, restrict airflow, reduce system efficiency, and circulate airborne particles throughout the home once the system is running regularly. Customer called in to add a gas shut off valve in the basement for the fire place. Gave customer pricing and customer opted to get it done. Installed new 3/4 gas shut off in basement for fireplace along with a union. Checked for leaks and no leaks detected.
Arrived for furnace diagnostics. Durning diagnostics I found static was running over the max rating. The speed setting for heat was set to the highest speed. This is causing the motor to work harder and have a lower temperature rise. I adjusted heat speed to the factory setting. This lowered static within specs, lowered motor amps and also made a higher temperature rise. Let system run to make sure it wouldn’t over heat. System ran over 30 minutes without overheating. I recommend switching to a MERV 8 or 10 filter. Thanks for choosing LBA.

When I arrived, the furnace ran for about 20 minutes and then overheated and shut down. After you’re looking system over, I was able to trim down the furnace so that way it would not overheat. All components and amp draws are within manufacturer specifications. No issues with the system at departure.

Dispatched for a full furnace inspection and tune-up. During today’s visit, all major safety, mechanical, and airflow components were thoroughly inspected to ensure proper operation and reliability. The inducer motor was found to be operating above its manufacturer-rated amperage. The motor is rated for 1.03 amps and is currently drawing 1.20 amps, indicating it is working harder than designed. Over time, this added strain can lead to premature motor failure and reduced system efficiency. A noticeable amount of dust and debris buildup was also found on the blower wheel and within the ductwork. This is consistent with the home’s construction environment and surrounding conditions. Excessive buildup restricts airflow, causes motors to work harder, and can negatively affect comfort, efficiency, and indoor air quality. We just had our semi-annual HVAC check-up, and Johann Aguilar did an AWESOME job! He called within the appointment window, and was very accurate regarding his estimated arrival time. He was polite and efficient, but took the time to answer some questions I had about our system, and put my mind at ease by doing a quick check of our air ducts and by opening the panel so we could assess the effect of the UV light above the AC condenser/coil. (It's working like a charm!) He conducted a thorough assessment of our furnace, and provided a checklist of his work (all "green"--hurray!). We discussed some potential improvements to the system in the future, and everything was completed within 90 minutes. He even rolled our trash container back from the curb to its resting place against the side of the house, after trash pick-up! How thoughtful!! We had our fall furnace check up and determined there was some dust accumulation on the fan blades. We set an appointment to have the ducts and the fan cleaned. While it was expensive the team Reece and G did an out standing job. This was the second time Reece has done work for us and we always find him to be an outstanding person (friendly, knowledgeable and a hard worker). WE have been with LBA for 30 years and plan to continue the relationship.
We had Patrick perform our fall furnace check and he did an outstanding job. He provided all the results and explained each one as needed. Patrick also took a picture of the blower fan to show the amount of dust that had collected. This was needed as too much accumulation and the motor could fail.
