Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. 2 major safety components of the furnace are failing. The inducer is not pulling enough amps on 1st stage which indicates a weak motor. The components pulls the gases from your heat exchanger to the exhaust. The 2nd component is the heat exchanger. This component keeps the gases inside the chambers so they don’t escape and enter the house. The heat exchanger has corrosion on the bottom side and as the metal heats and cools it will create a crack and allow CO to enter the supply of your house. Common wire for the AC fell out of its spot when customer was cleaning out the dust from the bottom of the furnace. Plugged wire back in and system is good to go. Received confirmation that we are not charging for the visit today.

Arrived to remedy a system that is supplying smelly air to a room. Upon inspection of the system found a vent on the back side of the furnace that is coated in bacterial growth. Went to the room in question. Did not see any sign of water damage. Climbed into the attic and found that a critter has been getting into the attic and compacting the insulation. Found that the insulation is soaking up all the critters waste and smells awful. Checked all the ducting to ensure there is nothing getting into the ducts. Determined that as the system is cooling the home the boot connecting the vent and the duct can sweat and moisture will activate the smell from the soiled insulation.

Replaced both filter APRIL AIRE 210 and 20*25*4

Completed furnace maintenance on both systems. I checked amp draws and tested components. I tested airflow and temp splits. I cleaned flame sensors, spark igniters, and wiped down units. I changed out both filters with customer provided filters. Humidifier pad needs changed out. I showed customer how to change it out. Customer stated that they would go get one and change it. Both furnaces are operating within manufacture specifications.

Went for an our in system for cooling, blower was running in furnace. Condenser fan was in and compressor was humming. Tested capacitor and was failing. Did replace with customer approval. Today the third floor common area was not cooling and frozen. I located the unit on the roof by turning the thermostat to the unit on and off inside the building until it was located and confirmed. The condenser was not shutting off when thermostat was turned off which complicated the search but it was located and labeled today. The unit had a contactor that had stuck closed. A new contactor was approved by Rhonda. The part was sourced, picked up and installed today. The system returned to normal function once the contactor had been replaced. Amp draws, capacitor and pressures were checked and are in their proper range. Completed furnace, maintenance and inspection. I cleaned cleaned flame sensor and wiped down furnace. I tested airflow and temp splits. I checked amp draws and tested components. Furnace is operating within manufacture specifications. The water heater is leaking from two different spots. It is leaking from the pressure relief valve and is also leaking from the seam around the top of the water heater. There is no expansion tank on this water heater. I talked with homeowners about the water heater in the problems that can happen from a leaking water heater. Customer would like for the plumbers to come out and perform some more test and hopefully provide some answers as to why this happened. I notified office so they can call and schedule the visit.

Went for a heat inspection. Tested for static pressure system is passing. Did a co test no leaks and within range. All electrical components are passing for manufacture specifications. Did inspect heat exchanger no wear and tear. Checked temp split and is passing. Did replace filter and cleaned flame sensor and pressure switch hose. Blower wheel is collecting dust.
