Went for a maintenance call today for heat for two systems. Tested for static pressure system is passing when in heat for both systems. All electrical components are passing for manufacture specifications for both systems.Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected for both systems. Checked temp split and is passing. Did replace filter for customer that was provided for both systems. Cleaned flame sensor and pressure switch hose. Both system is up and running before departure. Customer called in needing leak in bathtub looked at. Upon arrival, customer stated that he already found the issue and got it fixed. Customer mentioned if we can take a look at water pressure and also do his water heater flush. Went ahead and started performing water heater flush under his maintenance agreement. While water heater was being flushed, checked water pressure and water pressure at 60psi. Performed a pressure drop test and water pressure dropped to 40psi. Pressure shouldn’t drop more than 10psi. Informed customer of prv potentially giving out and can attribute to low water pressure. Noticed water heater does not have an expansion tank. Educated customer on expansion tank and how they work. Customer is selling home and is under contract. Informed customer that inspector may flag water heater for not having expansion tank since it’s code to have one on all water heater installs. Customer will call us if they need to have expansion tank installed.

Arrived for furnace check, upstairs system. Static is passing. Heat exchanger is ok. Carbon monoxide test was 0ppm. Blower wheel is clean. All electrical is in range. Filter is still good. Thermostat is set to 50 degrees. System is running at departure. Thanks for choosing LBA.
Dispatched for no heat. At arrival, the system was not heating. The heating source is two Hydro air handlers and one main boiler. After a thorough inspection of the whole system, it was found to have manual. Reset rollout triggered. After resetting the rollout, the boiler started up. At departure, the boiler had reached temperatures of around 150° the systems are operating. Today I did a full heating maintenance I changed filters took amp draws off all working components and temp,splits all units running as should at this time.

Return to install three toilets for customer. Started by shutting the water off to the house and replacing three shut off valves for the toilets, after replacing shut off valves to the toilets, went ahead and turned the water back onto the house. Checked for leaks and no leaks were found. Start by replacing the toilet by the kitchen. Found that toilet flange was below flooring went ahead and raised toilet flange to meet with the floor went ahead and hauled away the old toilet and installed new Toto toilet along with new supply line. Per customer request used toilet seat that was on previous toilet. Replaced both upstairs toilets. One in the hallway bathroom and the other one in the master bathroom, same thing as the one in the kitchen, all flanges were below flooring, went ahead and raised all flanges to meet with the floor. All three toilets have new wax rings and supply lines. After flushing, all toilets several times found that all three toilets were not leaking at all. Went ahead a
11-20-25 South RTU Performed the refrigerant leak search on the near the compressor piping there. Looks like there is some residue oil on there. However, I cannot pick up a leak. The system is not completely empty. It’s really not that far off actually refrigerant charge. I cleaned up the pipes and then installed a couple paper towels and a couple areas to see if there’s oil when we come back and do the spring tuneup. While on site, I went ahead and replaced the 2- 1” PVC condensate P traps one on each unit. Both of these traps were cracked and leaking. They were on the estimate for the economize repair however, that’s not gonna be done so I replaced the traps today. I did use new PVC fittings however I used most of the existing pipes upon the roof. This is an estimate repair need to locate the refrigerator leak. Then we can quote the actual repair.
Went for a heating maintenance today. Tested temp split in system and is passing. As well for static pressure on system. Amperage is passing for blower and heat strips. Did clean condenser unit. When I arrive unit 2 on a twinned system was not running at all and found that this board had failed and needed to be replaced. I got a verbal ok to replace the board from Paul. Once I installed the new board I tested the system and everything is running as it should be at this time.
Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is collecting dust. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium. With homeowners approval replaced the humidifier panel and replaced the filter media in the furnace filter. Sealed the backside of the filter slot to help ensure there is no air bypassing the furnace filter. Went upstairs and demonstrated how to clean the filters in the mini split. Furnace and humidifier are operational at this time.

I found the south unit heater had been hit by a forklift and knocked the flue pipe off. I did take pictures to show the screw that had been in the before and ripped out. I reattached flue. This is not a warranty call.

Customer called in about bathtub not draining in granddaughters bathroom. Customer said he’s had Anthony’s plumbing come out three times this past week and they couldn’t get the drain open. Went to the basement to look at the plumbing for the bathtub drain and discovered that the customer has a drum trap. educated customer that drum traps are hard to snake and in today’s standard and drum traps are now prohibited, and replaced with regular p traps. Also look at both toilets. Both toilets are original to the house and recommend replacing toilets due to the age. Provided customer with several estimates and customer will take the time to take a look at each estimate and will call us back whenever he is ready to proceed with work. Informed customer that if he calls within 30 days, I’ll be able to apply today’s trip charge towards repairs.

The furnace is 19 yrs old. There are a few parts that are out of range but still operating. The blower motor is pulling more amps than it is manufactured to withstand. This is indicating that the motor bearing is weak and need more energy to move the motor. The second part that is falling below manufacture specifications is the flame sensor. The flame sensor is the final safety component of the furnace. Once this component complete fails it will not sense the flame and place the furnace in a lockout and will not operate. We just had our semi-annual HVAC check-up, and Johann Aguilar did an AWESOME job! He called within the appointment window, and was very accurate regarding his estimated arrival time. He was polite and efficient, but took the time to answer some questions I had about our system, and put my mind at ease by doing a quick check of our air ducts and by opening the panel so we could assess the effect of the UV light above the AC condenser/coil. (It's working like a charm!) He conducted a thorough assessment of our furnace, and provided a checklist of his work (all "green"--hurray!). We discussed some potential improvements to the system in the future, and everything was completed within 90 minutes. He even rolled our trash container back from the curb to its resting place against the side of the house, after trash pick-up! How thoughtful!! We had our fall furnace check up and determined there was some dust accumulation on the fan blades. We set an appointment to have the ducts and the fan cleaned. While it was expensive the team Reece and G did an out standing job. This was the second time Reece has done work for us and we always find him to be an outstanding person (friendly, knowledgeable and a hard worker). WE have been with LBA for 30 years and plan to continue the relationship.
We had Patrick perform our fall furnace check and he did an outstanding job. He provided all the results and explained each one as needed. Patrick also took a picture of the blower fan to show the amount of dust that had collected. This was needed as too much accumulation and the motor could fail.
