Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Dispatched for loud vibration and ac not cooling. After a thorough inspection it was discovered that the wire to the compressor from the capacitor had over heated and fried the wire. Replaced capacitor and cleaned up the wire connections. System is operating within manufacturer specifications and the vibration has went away. Did they tuneup on the system signed them up for the membership and added 1 pound of refrigerant with UV die. We will come back to see if there’s a leak but system is running well at this time. Refrigerant is still quite low, but we were able to get our temperature difference up by 8°.

Customer called for condensate leaking from furnace. Found that drain and coil pan were obstructed and not draining properly, blew drains with nitrogen and coil pan drained but once unit was running it began dripping from the back of the coil again. Rebuilt portion of drain with a vent to allow pressure to release and let condensate drain. Unit is running and draining properly, advised customer to check it later on and see if it begins leaking after an extended time or not. Thank you!

Arrived for ac check today. Started at furnace and checked static pressure, it is passing. Motor amps are good. Blower wheel is collecting dust. There is a 24 degree temp split. I changed furnace filter. At the condensing unit all pressures and charge look. All electrical components are running within manufacturing specs. I rinsed and cleaned coil. We talked about a few solutions for helping keeping the upstairs cooler. Give the office a call and we can set up a time for a visit! System is running upon departure. Thanks for choosing LBA.

After checking the system, a few concerns came up. One heat exchanger does have a crack and is showing a lot of signs of wear and tear. Number two. Refrigerant is getting very low and it is R 22. Because of this, we cannot fill the system if it runs out of refrigerant. We are also low on air in and out of the system so we have increased energy cost. The fan was replaced at some point most likely because the last one had to run in high speed all the time to try to pull in air that it was never gonna get because the ductwork was just too small. This newer fan motor is doing the same thing. It’s running at high speed all the time. If we end up replacing the system at some point in the future, we will fix the airflow at the same time.

Today the rooftop unit that serves the foyer and the front showroom was diagnosed with a failed blower motor. I called several suppliers regarding this motor and the only source for it currently is the manufacturer and it will need to be shipped in from out of state. I recorded all information for this unit and the blower motor and forwarded it to Rick for review. The new motor will need to be matched with a new contactor and belt. Completed ac inspection. All components tested to manufacture specifications. No recommendations at this time

The rooftop unit that serves the breakroom had previously locked out of service and was brought back into operation via a breaker reset before my arrival. The unit was checked and it was discovered that the belt is slipping. A new belt was sourced, installed and tensioned. The motors, bearings and overall cooling functions were checked after the belt replacement. All checks were within the proper range. Odf bearings ok, blower wheel ok, blower motor bearings ok, control voltage 27.3, indoor blower amps 1.67 (rated 2.8), comp amps 3.9 (8.2), DT 20 (73.4-53.3) degf, filters ok, drain clear.
