Completed furnace, maintenance and inspection. I cleaned flame sensor and changed our air filter. I checked amp draws and components. I tested temp splits and air pressure. We renewed customers club membership with the monthly membership. Furnace is operating within manufacture specifications at departure.

The original service call was to auger and clear a backed-up sewer line at the residence. Upon completion of the augering due to getting stuck in the line. it was determined that a spot repair was required near the street. After completing the spot repair, further investigation revealed that the home’s sewer line was either not properly connected or had not been correctly added to the city’s sewer line. This condition required accessing the public roadway to perform the necessary correction. Work performed included obtaining all required city permits, coordinating necessary subcontractors, completing excavation within the public roadway, correcting the sewer connection, and restoring the street. The invoice reflects all labor, materials, equipment, permitting fees, traffic control, and associated costs required to complete the work and restore the roadway in accordance with applicable city standards.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing for specifications. Did notice on blower wheel has been collecting dust will recommend a cleaning as well for a uv light to help prevent more debris. Cleaned flame sensor and pressure switch hose. There are a total of 28 unit heaters. 8 of these unit heaters have been abandoned number 17 thru 24. All the gas have been removed from those units. #13 has a broken flue pipe 90 8 to 10 inch that needs to be replaced and not firing due to a bad spark ignited that needs to be replaced. #15 has a blank stat and needs new aaa batteries then we can test that system. #16 is not firing I have gas to the unit and spark but no fire. They would like a estimate for 5 hours of labor plus parts to be sent and they can pass the info on to get it cleared to work on those units

Customer called in needing her gas line to stove temporarily capped off along with dishwasher, and fridge. Customer planning on donating them. Gave customer pricing of $350 to disconnect said appliances. Customer concerned with pricing and explained procedures to disconnect each appliance. Got in touch with office and had pricing reduced to $250. Customer had a $50 coupon as well. Customer approved for work to be done. Went ahead and temporarily called gas line, water line and drain line for dishwasher, & disconnected water from fridge. Checked for leaks and no leaks detected.

12/18/25 Spoke with Jennifer as the rtu that serves their office has an inducer motor that is rusting through and this is a new account/location for us. She relayed to me that the unit did not cool this summer. I will update the estimate to only include the 2 capacitors in other units that are headed downhill and include sometime to run low ambient A/C checks as well as taking measurements for replacement (side discharge). Performed a complete furnace maintenance and safety inspection. During the evaluation, the heat exchanger was found to be failed, creating an unsafe operating condition. Elevated carbon monoxide levels were detected during operation, exceeding acceptable safety limits. A leaking flue pipe and a leaking draft inducer were also observed, both contributing to improper venting of combustion gases. Due to the failed heat exchanger, high carbon monoxide levels, and compromised venting, the furnace is unsafe to operate and has been condemned and red-tagged in accordance with safety standards. The system was shut down and gas turned off to prevent operation, as continued use poses a serious risk of carbon monoxide exposure and potential injury or death. Went for a heating maintenance. Both air handlers are passing for amps on blower. Blower wheel is clean on system. Temp split passes on system. Did replace filter on system. Boiler is working within specs.Did clean filter on dehumidifier. Thank you for choosing LBA services.

Estimate

This task will be digging up to the troubled area and replacing up to a 10 ft section of pipe, we will eliminate the pipe and adding copper new plastic pipe along with 2 elastomeric fittings connecting back onto the existing pipe. There are utilities in the way and this will cover the difficult access to the sewer. This task involves entering the public street to access the point where the sewer line transitions to clay, which is located 5 ft from the curb in the roadway. The scope of work includes obtaining all required city permits and coordinating any subcontractors necessary to complete the street repair. This task also covers all labor, materials, and associated costs required to perform the work and restore the street to city standards.

Today heating checks and filter changes were completed on two hanging unit heaters and five rooftop units. Checklists were completed and emailed. There were two minor and one major deficiency discovered. One rooftop unit has an inducer motor that is operating loudly and has rusted through the housing. The other two deficiencies are two capacitors in two separate rooftop units that are underperforming. A repair estimate for these items has been completed and emailed. All units checked today are operating. The unit with the inducer motor and assembly failing may not be reliable and while the combustion today was good it may start to burn improperly which could lead to excessive carbon inside of the heat exchanger and further damage to the unit. Arrived to discuss humidity issues. Humidifier is working properly. The reading on the stat is just a setting for how much it will run. You may have to make an adjustment to the setting, up or down, to make comfortable upstairs. Thanks for choosing LBA. Merry Christmas!
