Found oil spot has gotten bigger. Oil in the drain pan and under. Need to order new coil.

Three amp fuse was popped inside the air handler. I replaced the three amp fuse and checked wiring. We installed the new thermostat and I helped program it through the Google app. Turn system on and system kicked on heat as it should.

Arrived for furnace check today. Static pressure is good. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. I replaced furnace filter. I recommend calling for plumbing to come out and get water heater expansion tank up to code. It needs to be strapped up and I did not have the proper straps necessary. System is running at departure. Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Arrived to do a performance maintenance. Opened system up and checked for cleanliness. Found that the fan for heating and cooling is collecting dust. Tested performance of the capacitor for the air handlers fan. Buttoned system up and set it to heat the home. Verified temperature split in heat pump mode and with heat strips. System is heating well and switching between heat strips and heat pump on its own. Measured the systems static pressure. System is functioning properly at this time.

Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I checked amp draws and tested components. I tested airflow and temp splits. Airflow pressure is too high on the furnace. Customer is aware of that situation. Furnace is operational at departure. I let customer know about us parting ways with ideal temp. I explained that we would honor the part warranties of the system however, we would not be able to honor the labor warranties since that is directly through the company that puts in the system. I let customer know that today would not be of any cost to them but that we would need to activate the membership in order to cover future maintenance visits.

Flushed tankless water heater. Flushed for 5 minutes afterwards to flush out solution. Cleaned screen

Arrived for heating check today. Static is passing. There is a good temp rise. Blower wheel is clean. Fan and compressor amps are good. I replaced filter today. Today you signed back up on membership. Thanks for choosing LBA.

Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Furnace and humidifier are operational at this time.

Adjusted fan speeds to allow a better temperature split and lower the systems static pressure. Verified operation of all mechanical and electronic components of the furnace. Arrived to do a dual performance maintenance. Checked the blower for cleanliness. Found dust and debris coating the blower wheel. Checked the heat exchanger. Found pock marks and hot spots. Performed an electronic gas leak search. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Furnace and ac are operational at this time.

Dispatched for system not keeping up and ice on lines. After a thorough inspection of the whole system it was found to have a fault in the refrigerant. After adding just about a 1lbs. All pressure and temps are within manufacturer specifications.
