Performed plumbing inspection for customer as part of their maintenance agreement. Found a few issues. Customers water pressure has a significant drop when using more than one fixture at the same time. Kitchen basket strainer starting to rust out, and water heater missing expansion tank. Went over with findings with customer. Also advised to customer to not use cleaning products inside toilet tanks due to causing rubber seals to prematurely wear out and cause leaks. Gave customer options and customer opted to go ahead and get heavy duty prv installed. Installed new PRV and set pressure to 75psi. Checked for leaks and no leaks detected. 1 year warranty on prv replacement.

Completed heating maintenance and inspection. I checked amp draws and tested components. I checked wiring connections and temp splits. I tested the airflow pressure. I changed our air filter with customer provided filter. I checked condenser coil cleanliness as well as blower cleanliness. I wiped down indoor and outdoor units Getting rid of the cobwebs in the control area of the outdoor unit as well. Heat pump and air handler are running within manufacture specifications at departure.

Went for a warranty call for loud sound on system. Did change filter and open bathroom vents. Master bedroom is half opened to help other room. Did adjust speeds as well. System is up and running before departure. Thank you for choosing LBA services.

Arrived to remedy a system that’s is not consistently heating longer heating. Upon arrival spoke with homeowner about the system and the seemingly consistent issues with the system. Started diagnostic on the system. Found that one of the breakers for the air handler was tripped as well as the breaker for the outside unit and the water heater. Reset these breakers and started system up. System started heating like normal. Tried testing individual components checking for things out of manufacturers specifications. Was unable to find any issue inside the air handler. Went to the breaker panel and found that the air handler breakers were wired into the air handler backwards. This meant that the heat kit was running on a smaller breaker meant for the furnace control board and system fan. The heat kit requires much more power than this breaker is rated to handle. Made the necessary adjustments to the systems wiring. System is functioning properly at this time.

Found a burnt contactor in the air handler. I replaced contactor under warranty and replaced wiring to the contactor. I installed a new three amp fuse and system is good to go at departure.

Arrived to do a performance maintenance. Set both thermostats to heat and found that the zoning system would not open the basement dampers. Performed diagnostic and found that the zone control board can do either communicating thermostat control and traditional thermostat controls but not both at the same time. System is in need of an additional communicating thermostat. Replaced humidifier panel. Checked systems heat exchanger. System is operational upon departure.

Completed furnace, maintenance and inspection. I cleaned flame sensor. I checked air pressure and temp splits. I tested components and draws. The airflow pressure on the system is well over the max. This will cause the blower to run faster than it should and has already caused heat strain on the heat exchanger. Air filter needs changed out as well as the humidifier pad. When I turned system back on during the maintenance, the gas valve quit working. We replaced gas valve and activated club membership. Furnace is operating departure.

Completed heating maintenance and inspection. I checked all amp draws and tested components. I tested air pressure and temp splits. I wiped down system and checked air filter. Heat pump and heat strips are working as they should.

Clean house, uv, blower

Arrived to remedy and inoperable humidifier. Upon inspection of the humidifier found the humid stat off. Opened the humidifier leak feed line coming off of the solenoid valve. Found that the gray plastic hose was leaking water out of the metering orifice. Remove metering orifice and make sure that it is clear of any debris. Reassembled humidifier and tested system operation. Humidifier started flowing water as intended. Made sure humidifier is operating properly and water is draining away as designed. System is functioning properly at this time.

Bypassed an unnecessary control board that was interrupting communication between the thermostat, furnace, and heat pump. Tested all system operations. Heating systems are functioning properly at this time.

Went for a heating inspection. Inspected heat strips no wear and tear. Amperage for blower and heat strips are passing. Coil is clean on evaporator coil and blower motor. Temp split is passing for system. Thank you for choosing LBA services-Johann

Miscommunication between thermostat, heat pump communication board and the heat pump defrost control board. Set system to auxiliary heat and the system started operating as normal.

Only the blower was running when I arrived. Thermostat was calling for the heat pump to run. However, the heat pump was calling for the furnace to run, but the heat pump was only sending 13 V back to the dual fuel control board on the side of the furnace. I reset thermostat and changed the minimum outdoor temperatures for the heat pump and the furnace. The heat pump setting was allowing the heat pump to run at any temperature. The furnace was only allowed to run under 30°. I ran the thermostat in auxiliary mode after changing the settings and furnace kicked on like it should. I then reset thermostat back to regular heat and the thermostat turned on the furnace instead of the heat pump since it is below 30°. I ran heat pump as well to ensure that the heat pump is operating properly. System is running as it should add departure.

Completed furnace, maintenance and inspection. I changed out humidifier panel with customer provided panel. I checked air pressure and temp splits. I cleaned flame sensor and wiped down furnace. I tested amp draws and components. With customer permission I replaced the drain line for the humidifier and attached it to the condensate drain line for the AC. I changed the drain line from vinyl to PVC for a permanent solution. Air pressure is over the max. Ductwork and blower wheel are very dirty. I showed customer pictures of the dust in the ductwork and blower wheel. I explained our special with the UV system. Customer opted to go ahead and schedule the duct cleaning, UV system, and blower wheel cleaning for Wednesday morning next week.

12-1-25 Office furnace is not working this year. It was installed back in May 2025. On arrival spoke to Ike Furnace was flashing a code. It was either low flame sensor or flame out. I shut down the service switch, then checked my flame sensor, which was reading about 5.6 micro amp I did reset the furnace, burners came on and thr blower There was a little extra odor and it must’ve been the first burn on the furnace actually hasn’t smoke. I don’t wanna register. Unit did have a partially clogged filter which we pulled, and I replaced that tomorrow. System is working at this time.

Found oil spot has gotten bigger. Oil in the drain pan and under. Need to order new coil.

Three amp fuse was popped inside the air handler. I replaced the three amp fuse and checked wiring. We installed the new thermostat and I helped program it through the Google app. Turn system on and system kicked on heat as it should.

Arrived for furnace check today. Static pressure is good. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. I replaced furnace filter. I recommend calling for plumbing to come out and get water heater expansion tank up to code. It needs to be strapped up and I did not have the proper straps necessary. System is running at departure. Arrived to do a performance maintenance. Opened system up and checked for cleanliness. Found that the fan for heating and cooling is collecting dust. Tested performance of the capacitor for the air handlers fan. Buttoned system up and set it to heat the home. Verified temperature split in heat pump mode and with heat strips. System is heating well and switching between heat strips and heat pump on its own. Measured the systems static pressure. System is functioning properly at this time.
